It is very well appointed with everything you could need and was absolutely immaculate throughout. It was more spacious than we were expecting. We loved the wood burning stove, the decor and the little extra touches such as bird seed for the feeders. Thank you Sally Anne. Looking forward to staying again.

Without doubt it is one of the nicest holiday properties we have stayed in. West House is very spacious, comfortable and tastefully decorated. It is very well equipped with everything we needed for a self catering holiday. The views from the house are beautiful. We would love to return to West House to enjoy more of the local walks and we'll certainly recommend this property to friends and family.

There are no adjectives which really do credit to this wonderful area, and such an incredible property.

We had everything we needed and felt at home straight away. With the town a short walk away (amazing food) and stunning walks in all directions if you wanted, we loved it. The views were stunning from the comfort of the cottage and the outside space was lovely for watching many different birds and a resident squirrel. We will definitely be coming back.

  • "Spacious, clean, well equipped property with stunning views."

Sally Ann is a welcoming owner and will sort out any issues promptly. The parking at this property will not appeal to everyone as although you drive in there is a long ( about 25 feet) narrow reverse out with a stone wall of another property on your left . Middleton in Teesdale is a great location for walking and bird watching. The village has two pubs a good butcher and there's a Co op. While we were there the Co op was under renovation and so had a limited, but adequate stock. The east coast is only 1.5 hours away and enjoyed visits to Amble and Coquet Island.

  • "Absolutely loved this cottage."

It was spacious, tastefully decorated, clean and well-equipped. We had high expectations after viewing the photos and those expectations were well met. We had cosy evenings in front of the wood burner staring out the window at the lovely view. And it was also unexpectedly warm enough to sit in the garden on a morning admiring that same view and listening to all the lovely bird song (top tip - put some bird food on the bird table - there's some in the storage room - we saw lots of visitors including a nuthatch). The main part of Middleton is less than 10 minutes walk and we found the service at both the pubs/hotels (Teesdale & Forrester's) very friendly. The food we had at the Teesdale was very nice (decent vegan selection too). High Force & Low Force waterfalls are close by and well worth a look.

  • "Knowing we were arriving late, the owner, Sally-Anne, very thoughtfully turned on lights and heating and left us a lovely welcome basket of goodies which was really appreciated after a long journey."

We immediately felt at home in West House. It is lovely house, beautifully furnished, very comfortable, and spotlessly clean. The kitchen is well equipped for keen cooks and the views are just wonderful. We were able to buy all our provisions locally, which is important in these challenging times, and would definitely recommend the local butcher who alongside delicious sausages also sells fabulous cakes! The local pub provides a very good takeout service for part of the week. There are lots of glorious walks close-by and a drive in pretty much any direction takes you through stunning scenery. There’s far too much to explore in a week- we’ll definitely be back!

Close enough to walk to the pubs, cafes, supermarket and butcher shop, but far enough away from everything to enjoy the amazing views to Kirkcarrion. Cottage had everything we needed for our family, including toys and games our 6 year old and 10 month old. The property was very clean and cozy and the owners made us feel very much at home, they even gave our son a birthday gift! We will recommend this place to our family and friends near and far, and plan to return in the summer.

  • "Central heating not working properly when we arrived."

It broke down altogether on New Year’s Day. Owner gave us a bag of logs for the wood burner pending getting a heating engineer the next day. Not a lot else owner could have done. However the thermostat for the heating is in sitting room which means that when the central heating is on at same time as wood burner the thermostat clicks heating off, thus leaving rest of house cold. The dining room was too cold to use any of the time we were there. Also the vast majority of doors do not fit properly. The door on the main bedroom has to be pushed down to open it. The bathroom door does not shut properly unless you bang it shut.....not conjusive to a good nights sleep if any one needs the bathroom during the night ! The second bedroom door does not close at all ! These are all things that could be addressed easily and without too much cost !

  • "The cottage is in an absolutely ideal location with a view across to an ancient burial mound and open moors, but 5 minutes from the village with all its amenities."

The owner's mum lives next door and gave us loads of advice about local walks, and the owner popped in a couple of times to check we had everything we needed and bought a new kettle instantly when the old one began to work intermittently. The cottage was spotlessly clean and very comfortable indeed, with an exceptionally well-equipped kitchen (not always the case in holiday cottages!) which suited us as we tend to cook for ourselves rather than eating out. The garden is completely private and quiet, so lovely to sit out in when the weather is warm. We have had a really lovely holiday and plan to return to West House within the next couple of years if we can. It is the sort of place we would be inclined to book once a year or for long weekends if we lived closer than Cornwall!
