  • "We had a very pleasant stay."

    The location of the house is excellent. One can walk to the town centre in a few minutes, and also walk out of the house onto paths into the surrounding hills. The kitchen is well equipped and large enough for 8 people to eat in. The main living room is a pleasant communal space. It took us some time to work out how to turn the fire on in the living room. And although we thought we'd worked out how to control the central heating, it seemed to revert to 'Auto' which meant that it was cold in the morning downstairs. This could have been our incompetence. Even so, 7:45 a.m. seems late for the central heating to come. I'd suggest 6 a.m. to make sure the house is comfortable when people get up. Our one criticism is that the house was not well supplied with basic items. Even though we were just staying for one week we had to buy toilet paper, paper towel, dish washing liquid, dishwasher capsules, as well as herbs, spices, sugar, etc. There weren't even enough garbage bags for the week. I don't expect to be provided with a week's supply of coffee for 8 people. But given how much we were paying (over $2,500 for one week), I think it's fair to expect these things to be fully provided. Regarding the kitchen, it would be good if there was a well-stocked herb and spice rack, along with things like baking powder, sugar, etc.. It's annoying to have to buy items that on will use very little of, and given the rental fee it seems a bit stingy for these not to be provided. Since we were all coming here from abroad, we couldn't bring such items from home. Other rental places also provide a few teabags and biscuits as a kind of welcome so that you can have a cup of on arrival, which would have been nice.. These points are intended as a suggestions to the owners. To say it again, we had a lovely week here; the house is clean, spacious, well-equipped, comfortable, and in a fabulous location.

  • "Clean but not as spotless as usual."

    We have stayed at Orchard House many times over the years so it's a bit like coming home. It is a beautiful, well equipped house for the three generations of my family. Situated at the top of quite a steep walk up the hill from Ambleside, but with walks from the door and parking for up to three cars. We set up a trail camera this year and recorded foxes, badgers and many different types of bird. There is a (restricted) view across Ambleside to Lake Windermere from this wonderful, peaceful location.

  • "We had a wonderful week in this fabulous house."

    The house is so spacious; it worked perfectly for our large group. The kitchen area was particularly lovely; we could all sit around the table and chat after our long walks. The house is is a great location too.

  • "The house was lovely, very high up so the views over the trees and Ambleside to the Lake were beautiful."

    It was well equipped and the high chair and travel cot were of a very high standard. We were happy that there was a child gate provided which were able to use to keep our little granddaughter safe in the upstairs living rooms - thank you. The whole family had a great time and we thoroughly enjoyed our stay.

  • "Hi, we had a wonderful stay thank you, with 3 generations under one roof it was spacious enough for us all, with lovely views across Ambleside towards Windermere."

    The children enjoyed stroking the local cat in the garden. We enjoyed a variety of walks, either directly from the cottage or via a short drive including Loughrigg, High Sweden Bridge and Wansfell and swam in Rydal and Grassmere. Just to let you know that the smoke alarm in the Utility room and front twin room need replacing as they beeped, and the TV connection was intermittent at times. The balconies would benefit from some upgraded seating and table, possibly similar to that of the neighbouring balcony we could see. Future guests should note that cars cannot be parked in front of the garage as access is required, and some days there was a lot of activity in and out of the garage, but otherwise it is a very peaceful location. All in all a wonderful stay thank you.

  • "The house was extremely spacious and well kitted out."

    The fixtures and fittings were of very good quality throughout We thoroughly enjoyed our stay.The one niggle we had was the squeeky wooden floors throughout. Quiet movement at night was impossible. I do not know the solution to this

  • "We were very pleased with Orchard House."

    It felt like home as it was so comfortable and spacious. Lovely views and perfect secluded position. Very well equipped for self catering. We do a lot of cooking and we found everything possible that we needed. Everything that you could possibly want out of a holiday Orchard House had.

  • "Would benefit from some outside(or balcony) seating."

    Remote control batteries. Lovely house and location(apart from steep climb)

    Thank you for taking the time to provide additional feedback following your stay. The balcony seating was temporarily interrupted by the destruction of existing chair by previous guests and the necessity to replace in midst of severe supply-chain delays for garden furniture. There are now three balcony chairs at the premises, two garden chairs in the garage, one wood garden table (seating 6) and one wood garden bench (seating 3) outside the property. Remote control batteries have been replaced. It is the hillside on which the property is located that provides the quiet and views that guests enjoy" Many Thanks Property Owner

  • "Would be good to advertise that it is up a very steep hill as may be important to elderly etc."

    Beds very comfortable though the bed ends were annoying for tall sons! Very lovely kitchen and sofas very comfortable. Underfloor heating and bathroom radiators had fuse taken out so couldn’t dry towels. Overall a beautiful house in a beautiful setting. Would stay again!

  • "Great holiday accommodation."

    Lovely bathrooms with rain forest showers and posh baths. The bedlinen and towels were laundered to hotel standards, so we all felt very confident about cleanliness. There is lots of cooking equipment, crockery etc so easy to prepare meals. The house is in a good location - however, it might be worth pointing out that it is a steep climb back up from Ambleside. It was fine for us, but I think older / mobility impaired guests might find it a struggle.

  • "Orchard House has a lovely traditional Lakeland feel."

    Super big kitchen and sitting areas, bathrooms and bedrooms, all large and airy. The garden has some beautiful big trees and an amazing meadow with stunning views across Ambleside. The walk back up to the house from Ambleside is quite steep. But without it you would not get the views from the house and grounds which make this property so amazing! There is a beautiful circular walk virtually from the door which would make lovely evening strolls possible.

The property

Orchard House enjoys a particularly fine location right on the edge of the village at the end of a quiet lane and provides a light, spacious and high quality retreat in any season.

The detached property is one of two built in the divided grounds of a former Lakeland residence - there is no passing traffic and yet you are handy for all the village facilities. There are numerous walks from the door including over Wansfell to Troutbeck, Loughrigg Fell, Rydal Mount and the Coffin route to Grasmere, and the lovely paths to Low and High Sweden Bridges and beyond onto Low Pike and the Fairfield Horseshoe or Red Screes.

Ambleside centre is within walking distance for all your local shopping plus a host of eating places to suit every taste and pocket. Orchard House is set in almost three acres of grounds on various levels with woodland and a stream, which attracts a wide variety of birds and wildlife.

Paths lead to a higher-level private meadow from where you can enjoy exceptional views over Ambleside to Lake Windermere and the fells beyond. Accommodation: Built to take advantage of the fine views with the main living accommodation upstairs the interior has been carefully planned with every thought for your holiday comfort.

The three ground floor bedrooms are - master double en-suite with king-sized bed (bath, handheld shower, basin and wc) and two spacious twin rooms.

About the location

AMBLESIDE

Grasmere 4.4 miles; Windermere 4.7 miles; Keswick 16.7 miles.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.
