    We are pleased to hear you enjoyed your week the problem was you booked the busiest week for Sykes and the most expensive. We did offer a change of weeks to a cheaper week through Sykes as a gesture good will but as you needed that week you chose the most expensive week of the school holidays , I would recommend always looking at different dates if you can , Helen Property Owner

  • "Our car club have a spring tour each year and this year 13 of us from the North London MG Club took a trek up to Coniston Water, a 300 ish mile drive, but well worth it."

    We had many varied drives through the area as well as some very enjoyable walks and visits to local villages, towns and attractions, oh and can recommend NHS 111 and the Westmoreland Hospital in Kendal. The house was more than adequate for all of us and the facilities and equipment were appropriate. We enjoyed our stay and all the new born lambs in the adjacent field.

  • "The property is ideally set up for a large family or group gathering."

    The house is in good order, nicely decorated and well furnished. The kitchen is particularly well equipped with more than enough cookware, serving dishes, crockery and cutlery. The bedrooms are a good size and very comfortable. We particularly appreciated that most of the rooms had an en-suite. The hot tub was great fun, especially after a walk. Any queries we had both prior to and during our stay were promptly answered. We will undoubtedly be back.

  • "This accommodation was used for an extended family holiday with 6 adults and two children + a Spaniel."

    Fortunately the weather was better than forecast and plenty of opportunity for walking and climbing from the house. Mountain biking facilities in nearby Grizedale Forest and boating in Coniston Water. The house however is so comfortable and well equipped that poor weather would have been bearable. The hot tub is first class and was very popular. At the risk of blocking our own plans to rebook we would highly recommend Browside as a holiday venue for up to 14 people in a rural setting with plenty of off road parking.

  • "Our second visit with two more small Grandchildren this time."

    We were greeted by Helen the owner on arrival who was happy to help with anything if needed. The house is lovely and ideal for a family of mixed generations. So much room for everyone to relax and enjoy the holiday and beautiful surroundings. Such a well equipped and very clean property too with everything you could possibly need. Cross the road and there is a footpath with a pleasant half a mile walk to the lovely pub at Torver. We had a lovely week despite some rather damp weather but then it is the Lake District so just come prepared for four seasons in one day. We would highly recommend the property and would love to come back. Thank you Helen.

  • "Lovely sized house, great views."

    Could of done with being cleaned properly before our arrival. Beds were uncomfortable. Would of been nice to control the hot tub temperature ourselves.

    Jason I am absolutely flabbergasted with this review, the house was thoroughly cleaned by my two local cleaners who take a lot of pride in their work, They spent all day cleaning as they do every Friday I can only apologize if they missed something. I wish you had mentioned it during your stay then any problems could be rectified straight away. I spoke with you to ask if the hot tub temperature was OK as you stayed in a heatwave and we turned up the temperature at your request our other cottage guests wanted theirs turned down. The beds are all different to suit all needs, and previous guests have commented on how comfy they are, as you didn't fill the house maybe it would have be worth trying all the beds to find one to suit your needs. You are welcome to give me a call to discuss your problems I will try and get in touch to find out what has upset you so much to leave such a review , Sorry Helen. update- The house has had another spring clean just in case with all the beds pulled out we do ask future guests please just send us a text if we have missed a cobweb there is really no need for a hurtful review we do try very hard to please our guests.   • "We had a lovely holiday and the children enjoyed the hot tub."

    We had several enjoyable local walks. We were a bit surprised that we had to strip the beds etc as we were not aware of this as a contractual obligation. This niggle aside we had a lovely time.

    I can assure you and future guests you didn't have to strip the beds. Many guests choose to strip the beds which is a great help for us but certainly not obligatory . We leave a tub outside on departure for us to put the bedding in. I am sorry for the confusion we leave our telephone number so guests can call or text with any queries during their stay, We are pleased you enjoyed your stay otherwise, Thank Helen & Allan Property Owner

  • "12 of us and a dog stayed for 3 nights."

    Had a wonderful time. Cottage was great with all facilities and utilities needed. Hot tubs fantastic. Owners on hand if any problems but did not interfere at all. Fantastic location. Perhaps only downside was that a couple of the showers were very small especially in ensuite of bedroom off the lounge. We will certainly book again. Thank you for a wonderful stay.

    Everything we needed within the property was provided. The two dishwashers were essential for fourteen of us and the washing machine and tumble dryer were well used as the weather was wet and kids liked getting wet and muddy. We all enjoyed the weeks break and would recommend the property for its location and facilities.

    Thank you for the helpful review, sorry we will change the knifes we had just sharpened them before your stay but not a problem, the peeler was in the drawer with the cutlery and I have replaced the garlic press, We do encourage guests to let us know if there is anything missing so we can replace it during their stay it is a very large cottage so we don't always notice sorry.   • "Browside was a perfect choice for our family get together ( 3 couples and 2 widowed) with plenty of bedrooms and bathrooms."

    Which were all comfortable and spotless. It is in a lovely situation with beautiful views. The lounge was fine for 8 but would be crowded with 14. The sofas are very large and too wide in the seat to be comfortable and one of them sags badly. Would suggest some smaller sofas and one or two more chairs.. The kitchen was very well equipped with plenty of crockery, glassware and pans etc but the kitchen knives need sharpening or a knife sharpener provided. All in all we thoroughly enjoyed our stay at Browside and would return.

    Great location, lovely to sit in not tub and look out at views. Coniston a 40 minute walk away with small co op, and spar. Garage and good chip shop in village. The entertainment from the sheep and dogs was added bonus. Steep drive and steps to house could cause some problems, but house itself all on one level. Would thoroughly recommend.

    The attention to detail was impressive - eg flowers on the table on arrival and lots of information about the Lake District and local walks, it was exceptionally well equipped, very clean, the teenages enjoyed the hot tub, there was adequate parking and the garden was dog proof. There was even a TV in each room! It was a memorable week, no rain and temperature in the lower 30s! A great place for a family reunion.

  • "Just enjoyed a fabulous extended family holiday at Browside."

    There were 8 of us plus 1 dog. Plenty of room to spread out and enjoy both the property and the surrounding beautiful countryside. Great access to the local pathways and facilities. The walk to Coniston was around the 5k mark going along the lake side and full of things to see. Paddling in the lake was very popular. The hot tub was clean, well used and great after a busy day exploring. We would thoroughly recommend the accommodation and the location. Watching the local farmer and his dogs round up the sheep in the adjoining field, was the icing on the cake.

  • "Bit of a mixed stay."

    Some good stuff, quite a bit disappointing stuff too. I won’t write too extensively, but here are the highlights of what I would have wanted to know before booking (or if I had already booked what was coming). The good: - location is great and the views are amazing - the hot tub is lovely and clean/modern and is well maintained - big fridge and freezer The less good: - very poorly stocked. Not even sugar and tea. Literally you will have to bring or buy everything you need. It’s quite frustrating and not what I expect or have experienced from other holiday houses in this price bracket. - the knives are blunt, and the pots are old and food sticks to it. Bring your own (add it to the list of your own stuff you need to bring). - the owner/manager lives next door and you have virtually no privacy. We had 6 people plus a baby staying for the week and needed a bigger place cos my brother and his family (2 adults 2 kids) came for the weekend. Total 11 people in a house advertised for 14. We also on the Saturday had a friend staying in the area (2 adults, 1 kid) and invited them for lunch. Had the owner come to us and say the house is only for 14 people and we aren’t allowed to have more and also that we only booked for 11 people. Didn’t seem to believe us when we explained that we were the usual people and had a couple and their kid over for lunch. This is indicative of always feeling like we were being watched. Not terribly relaxing. - damp smell in one of the rooms and we had to move out of that room and close the door. We had the extra room to be able to do so, but if we didn’t, it would have been a problem.

    I am very sorry Browside didn't meet your expectations, we do always try to help guests when needed, for future guests we see you at check in and then only if there is a problem or maintenance on the property including maintaining the hot tubs. We have sharpened the knifes and checked the nonstick pans that are still in the cottage. I am sorry you missed them we leave them in the pan drawer under the hob. I agree bank holiday weeks in the school holidays are more expensive than in school dates. Due to Covid-19 we were asked to take shared condiments out of the property. We are pleased you enjoyed some aspects of your stay and try to improve the negative aspects Thank you Helen & Allan Property Owner

  • "The views from the property were fabulous including from the hot tub!"

    The property itself was very comfortable and clean, the kitchen well equipped. Every bedroom was en suite which made life very easy. The owner was very friendly and informative about walks, shops etc. The parking is fine, the driveway is no longer shared and there are gates to the road you can close if you have small children as we did. The steps outside do mean that very small children need to be supervised.

    The area was in driving distance of any walks we wanted to do. On top of old man Coniston and a little pub in Torver ( The Wilson arms) . We had a lovely meal and they accommodated 18 of us, no problems . I We would highly recommend the two cottages , added bonus hot tub which everyone enjoyed .

    The furnishings and appointments were uniformly of a very high standard and clearly maintenance and best quality appointments were important to the hosts. We found the location ideal for our family gathering and the views from picture windows were enchanting especially when the local shepherd was working his sheep with three dogs simultaneously. It gave us a wonderful Lake District holiday -and the hot tub played its part, too!

  • "This is a fantastic house and the owners are lovely, If there was anything we wanted that was not provided we only had to ask."

    The house has a lovely warm welcoming feel to it which makes you feel at home straight away. All the rooms are tastefully decorated and the beds are extremely comfortable. The kitchen is well kitted out with everything you need for whatever you want to cook, even cake tins if you feel in the mood for baking. Both the dining room and the lounge have views to die for and the seating in both very comfortable. The hot tub was an added bonus and the decked patio area looked out over Coniston water. There were 10 of us staying + 2 dogs for 2 weeks and at no time did it feel crowded. We all had a fantastic holiday and could have stayed for ever. There is an excellent pub approx 1/2 mile walk down a footpath (ex railwayline) which does excellent food and allows dogs in the bar and also another on the way to Coniston, Probably about a mile away. The Fish and Chip shop in the village is excellent and so is Sara's Indian Restaurant and take away. There are 3 small supermarkets, the co op, a Premier shop and the spar at the garage, also an excellent bakers, so you can shop local if you do not want to spend your time travelling to Kendal for the major supermarkets. We would highly recommend this house and we intend to go back in the not to distant future.

Coniston village is just 2 miles away, and Torver is only 0.5 miles along the old railway line path, handy for the daily papers and fresh home-made bread.

Bustling Ambleside is just 30 minutes' drive away and has a host of excellent restaurants, shops, and outdoor shops to explore.
