Excellent accommodation!

Beautiful surroundings and location. Everything thought of home from home. Welcome pack to set us up bread, butter, tea & coffee. Take a walk round the delightful tarn and stop for coffee, cake, ice cream gifts etc half way round just wonderful. Thankyou so much!!

Just came back from a short break at number 12 Tarn end cottage, a beautiful cottage in a peaceful area, i was going to say it's a home from home but my home isn't as nice as this cottage

A truly superb place: Location, quality of the renovation, fixtures and fittings, decor, the extra little treats (yes, even chocolate for Easter!

!)…everything…really first rate. It’s clear Bev has put a huge amount of care and attention into 12 Tarn End and it was a joy to stay. I say all of this having taken Lakes/North Cumbria rentals for close to 20 years so have plenty of experience of all ends of the market! Excellent.

Excellent property, very clean, everything we needed was provided, lovely position next to the Tarn, which was a lovely walk round.

Wonderfully appointed cottage, quality throughout.

One of the best holiday lets we have stayed at anywhere, we will definitely be returning to Tarn End next year. Spotlessly clean, excellent shower and high quality furnishings and fittings. Such a shame we only booked for 2 nights!

Attention to detail excellent with everything needed provided. Luxurious bedding and towels with comfortable furniture and facilities. Perfect location in a peaceful setting. We will highly recommend to friends Thank you.

My only negative comment is that the rainwater going down the roof woke me up in the night, but I don't suppose that there is a lot that can be done!

Otherwise very quiet, and we certainly intend to return.

The property is pure luxury.

It is set in an amazing location. The owners left a welcome pack which was very much appreciated. We will definitely do a return visit. We will also highly recommend this property. Definitely a 5 star property.

We enjoyed the peace and quiet also plenty of walks around the Tarn. It is ideally situated for trips out to visit many places of interest. We enjoyed having breakfast overlooking the beautiful views, we would definitely recommend it and will certainly be back, many thanks again, take care Carol & Peter from Bolton.

This was our second visit to the property and the high standards we found on our first visit were apparent again.

The owners are helpful and supportive. The house lacks for nothing, it was warm, immaculate, comfortable and well equipped with a very generous welcome pack that was appreciated. It is a lovely area and the northern Lakes are accessible by car as are the Borders and Newcastle.

A lovely home from home.

There was everything we needed for our holiday: comfy beds and super showers. Everything was spotless. Lots of information provided too from the thoughtful owners. I would highly recommend it.

All positive comment.

Only minor observation would be to clarify parking arrangements. Upon arrival we and others arriving at other properties did not realise that we had to park on car park opposite and put in a pass which was in the cottage.

We booked last minute for a short break, and what a find.

The property was exactly as described. The location is spectacular, views from the lounge, the Tarn a few steps away, fantastic. We enjoyed walks around the Tarn, despite the weather. The property has been tastefully decorated and the furnishings are superb, comfortable beds, great bathrooms, and all fitted with top class equipment. We will definitely booking again for a longer stay. Thank you to Bev & Ian.

Having driven through heavy driving rain and spray on the M74 and M6 it was lovely to be met with a very generous welcome pack including tea, coffee and fresh milk. The house was warm, comfortable and immaculate. We have no problem recommending 12 Tarn End to anyone.

Outstanding!

This is the third time we have stayed at the cottage, it is always beautiful, clean & peaceful. Easy access to the Lake District and surrounding walks. Welcome pack was very thoughtful and well received. Will definitely be back.

Loved our stay.

Perfect location and the cottage was very comfortable. It was lovely to be so close th the tarn and have a daily walk. Also very well located for days out. We couldn’t fault the accommodation and would definitely recommend to friends.

Disgusting!

Fly infestation ! Had to throw away all food, we came for Xmas & a birthday & this was far from a celebration. We cancelled all plans to meet up with friends also as we were so tired & depressed from the situation. Spent 3 days cold as having heating on made them worse. Also the beds hadn't been changed, I had to sleep in with my friend as it was so musty & he found blood on his pillow. Dishwasher stank & microwave had old burnt food under the glass plate. Generally filthy & unhygienic. Left a day early but would have left the first night if I could have but due to it being xmas this was near impossible.

Lovely place to stay, loved the little gifts of biscuits, coffee, bread and milk.

Perfect way to spend a relaxing weekend

We stayed here for a week during the school holidays the weather wasn’t brilliant but this didn’t stop us from doing anything.

The cottage is one of the best cottages we have stayed in, the beds are so comfortable and the cottage has everything you need. Location perfect for visiting lots of different places in the area or just staying by the lake all day we enjoyed rowing on the lake and woodland golf. We also took the train from Carlisle to Edinburgh for the day and would thoroughly recommend this. Definitely a five star stay.

We had a wonderful holiday in no 12 Tarn cottages, probably the best holiday accommodation we have ever stayed in.

The cottage was beautifully decorated, spotlessly clean and felt very luxurious and spacious.There was a very thoughtful welcome pack of goodies waiting for us on arrival which were very grateful for after a really long drive. The Tarn is beautiful and very easy to walk around and the surrounding countryside stunning,would definitely like to return again in the future. Thank you for an amazing holiday.

lovely cottage, beds were so comfortable. The welcome package was very generous too. Couldn't fault anything with our xtay. One thing I would say is please mention in guest information about the parking disc that is in the folder. We could have had it when going into Brampton. But no complaints overall.

Fantastic property!

Highly recommend a stay at Tarn End 12. Perfect location next to Talkin Tarn to enjoy a walk everyday. We found our stay very relaxing, even with 2 young kids in tow!

Fabulous, luxurious cottage in a beautiful location.

Loved the extra special touches including chocolates, milk, butter, bread and plenty of toilet roll as often there are only a couple supplied! Bed was comfy, fluffy towels and everything you could possibly need in the kitchen. Thank you for a lovely place to chill out with plenty to do nearby.

An amazing property in an amazing location.

We had a great time exploring the surrounding countryside. Was lovely to find bread, milk, tea and coffee and biscuits waiting for us when we arrived. Thank you. It’s touches like this that make us feel really welcome when we get to a property.

Great, peaceful location. Kids loved the Easter eggs (thank you!). The walk around the Tarn was fab and kids enjoyed exploring the woods and the play park. PS - we wouldn't have booked if it wasn't for the EV charging point in the car park (we own a full EV so exploring the lakes would have been impossible without it)

Tarn End is in an idyllic location on the edge of Talkin Tarn and Cottage #12 is simply superb!

The cottage is first class and the view from the lounge, main bedroom and patio up to the Fells is stunning and refreshes the soul! Highly recommended!!

Absolutely gorgeous cottage in a brilliant location.

The Tarn has a little tea shop and small play park, the tarn is literally seconds from the cottage and our children loved a paddle and throwing stones in. The cottage had everything we could wish for and was well stocked in terms of kitchen equipment and little touches like chocolates on the bed and a welcome pack were gratefully received and very kind. It had a luxurious feel and fantastic storage. The bath and the view from the bath was just perfection. The location of the cottage is excellent for exploring and we visited the Lakes, Hadrian's Wall and Scotland, and in the local area there are great walks from the cottage door. We discovered a great walk a few minutes away at Castle Carrock where the children could paddle and swim in the river. An gorgeous part of the world, lovely cottage and the peace and quiet was bliss. Would recommend to all ages as there really is something for everyone.
