    Rather disappointed to find no toilet roll at all when we arrived after a 3hour journey. Requireing an urgent dash to nearest shop!!

  • "Beautiful cottage with stunning views."

    Very comfortable but a little chilly on a couple of evenings even though the radiators were full on. Would have been nice if the owners had left a couple of logs and kindling for the burner. However really enjoyed our 3 nights and would love to return.

    Glad to hear you enjoyed your stay at Boxwood. and would consider a return visit. The downstairs radiators have now been replaced as part of a refurbishment programme, so we would expect an improvement in comfort levels in the lounge and kitchen area. We have considered providing logs for guests use, but at present the effort involved for the cleaner in humping baskets of logs from the cellar to the lounge, gives us a problem. Property Owner

  • "Brilliant stay!"

    Quality in property and cleanliness 100%. We were worried a bit after reading past reviews but on arrival we were highly delighted. Slept really well, good shower, kitchen had everything and the layout with that view was lovely to come home to. So comfy in the evenings. Well done owners and Lakelovers. Thank you for a great week...oh and the Lakes were as stunning as ever, even in the drizzle! Will return.

  • "Lovely holiday and fantastic location."

    Beds were super comfy. However, the cottage is beginning to look tired and in need of refreshing. Although the garden is accurately pictured, you really don’t realize until you are there that it is next to the parking (for all cottages) - next time I would select a cottage with a private garden off the property or at least a balcony so the fabulous views could be better enjoyed. Parking is very very tight and if you have a car with limited turning capacity (as was our rental) it was very much a challenge to park. Cute cottage, suited our purpose, loved the area and would definitely come back to Troutbeck but would select a more suitable cottage for our needs.

  • "We generally enjoyed our stay at Boxwood."

    The level of equipment is very good, bedrooms and bathrooms excellent. Lovely views from bedroom 1 and lounge. Some areas however looking a little tired and would benefit from a freshen up, eg ground floor ceilings in need of repair, kitchen worktop on last legs due to water ingress, bedroom 1 wardrobe needs a minor overhaul as does the floor in the bathroom. We had intermittent problems with TV signal and arranged a callout, they could not find a fault, possibly a 'Troutbeck thing'. But these areas did not detract from our enjoyment and we realise are part and parcel of the perennial problem of maintenance to a very old property. However, the walk to the garden and parking area is a bit of an inconvenient chore, especially with hands full with glass of wine, book and dog whilst trying to negotiate the heavy gate, that was always keen to 'retaliate'. Likewise unloading/loading the car. I can see there are little options though. French doors leading onto a balcony would work nicely, although I suspect PP may be a problem. Bearing in mind these comments, the cottage seems quite expensive compared to several other properties we have stayed in. All said and done we enjoyed our stay, and what unbelievable weather, so the garden did get used frequently.....we thought we had taken a wrong turn off the motorway!

    Thanks for your feedback. We kindly request that guests pay close attention to the photos of the property on Lakelovers website. These have been updated end April 23, so give a good impression of the current condition of the cottage. We are aware that the kitchen ceiling requires some minor work. This will be addressed as soon as a suitable break in bookings allow. The kitchen worktop was replaced only 3 years ago, is in very good condition, and certainly not in need of replacement. The en-suite bedroom wardrobe issue relates to the door runners being scrapped as the door runs along them. Other than that we can't see a problem. We cannot see any problem with either bathroom flooring, and have not had any adverse comments regarding this before. The TV signal is fine 99% of the time. When it very occasionally plays up, we sometimes need to do a simple re-tune, which solves the problem. With regard to the garden location, this is clearly described in the property summary, the garden being 'close by, a short walk away', which is what it is. The gate is reasonably heavy, but you can secure it open on a chain, or just leave it on the latch and push it open with your foot. Unloading/loading is quite possible by parking for short periods outside the front door. There is plenty of room for vehicles to get past whilst doing this. Even though you encountered a few 'irritations', good to hear that you enjoyed your stay. Property Owner

  • "Stunning views as you look out of the window."

    Cottage has everything you need! However, during our stay there was no hot water at any of the sinks. No instructions how to access hot water i.e boiler or water heater! Husband had to boil kettle in order to get a shave. Shower in en suite water fluctuating from hot to cold. Secure parking, shared at the side of property. Lovely village! Great base for walking. This is the second time we have stayed at Boxwood and would I go back ? definitely. Cosy quaint cottage! Would I recommend to my friends and family yes!

  • "Had a lovely stay at the cottage, very cozy, well equipped and comfortable."

    Only criticism would be the location of the small garden for our dog. The photos and description did not make clear it was not directly attached to the cottage. While only a short walk along the road to the garden, opening the back door in your PJs would have been preferable. We were also surprised by the lack of a recycling bin as we noted blue bins in use in the village. Overall a great stay.

  • "We had a fabulous week at the cottage."

    Great location. It was such a cosy cottage and the decorated Christmas tree was a lovely touch. The kitchen was well stocked and we loved the open plan layout. We enjoyed cosy nights in by the fire and loved the views of the valley in the day. The bedrooms were really comfortable and great to have nicely presented bathrooms. Glad we found this little haven as did Ralf our dog. Thank you!

  • "Buildings works 3 metres from front door, from 07."

    45 in the morning until after 4pm everyday. Cottage very tired carpet tread bare and smells. Shower seal mouldy very unhygenic and unsightly. Back bedroom gutters leaking kept us a awake for most of the night. Front door leads directly on to road with no warning of cars passing. Garden furniture absolutely discussing if weather would of been nice we would unable to sit on the chairs or use the table. We not stay in this cottage ever again

    Thank you for your feedback Mr Richardson. We are very concerned that your recent stay at Boxwood did not meet expectations. As the owners of the cottage we do try to ensure that the condition and cleanliness of the property is maintained to a high standard, we regularly stay ourselves throughout the year attending to any issues that the cleaners are not able to address. With regard to the noise from the landscaping work opposite the cottage, we agree that there can be considerable noise at times. We experienced this ourselves during our stay in May. However all guests who have stayed at Boxwood throughout 2022 have been informed of the potential disturbance well in advance. We do give all guests the option to continue with their holiday, or re-book a different time which suits them when the landscaping should have finished or provide a full refund should they want to cancel. Unfortunately there is not a lot more we can do. You are correct in stating that the door opens out directly onto the road, we feel this is only a problem during the landscaping work. We have not had any negative comments regarding this previously. There has been a leak from the guttering situated between Thyme Out and Boxwood which does make a noise during periods of heavy rain. We were only aware of this during our last stay in the beginning of July. This has now been repaired. The garden furniture is stored outside in the garden. We do not agree that the garden furniture is in any way ‘disgusting’. It may require a wipe over as it is situated under the tree in the garden. This is the Lake District after all. We agree there were 2 small patches of mould on the sealant in the shower area. This has now been addressed and re-sealed. We would not consider this to be unhygienic. We have inspected the carpets thoroughly and cannot find the threadbare patches you refer to. As you have not detailed where these are exactly, we cannot really provide a positive reply. If we found carpets to be threadbare, then we would replace them. We believe the property to be clean, well equipped and welcoming. If you scan down through the comments we have had during 2021/2022 on the website, then they tend to support this view. We accept that occasionally things will get missed, but we do our best to ensure this is minimised. The Owners Property Owner

  • "Information Car parking for second car not clear , was ok as other cottages vacant , Green bin filled with someone else’s rubbish , managed to get ours in just ."

    Listing says electricity and fuel included , no logs provided. Cleaning ok , shower tray had hairs in and Xmas decorations under sofa .

  • "We lost our key late one night and were unable to contact Lake lovers as the phones were down."

    We had to spend the night in a hotel, which was costly. The staff in the Windermere Office were very polite and attentive and said if we presented copies of the invoices for our hotel stays they would send them to head office for consideration. We received an email refunding our money (in full !!) within 24 hours. There are so many complaints these days in the press about poor customer service. Lake lovers showed us what excellent customer service loos like..

Beautiful Lake Windermere is equally close, served by regular cruises crossing between Bowness, Lakeside and Ambleside while car ferry takes visitors from Bowness over to Beatrix Potter’s Hill Top and the picturesque village of Hawkshead.

About the location

TROUTBECK

Windermere 3 miles; Ambleside 4 miles.

The small Lakeland village of Troutbeck can be found between its more famous neighbours Windermere and Ambleside, close by the Kirkstone Pass. A mixture of houses, cottages and farms, the village is scattered along a narrow lane bordered by a drystone wall. Many of these buildings date back to the 17th Century with features such as mullioned windows and heavy cylindrical chimneys and the northern end boasts its own 17th century inn. Close by, the bustling towns of Windermere and Ambleside are popular with visitors, providing a range of amenities to suit all tastes. Lake Windermere offers boat trips, including the lakeside ferry to the Lakeside Aquarium and Grizedale Forest Park. The ‘Windermere Steamboat Museum’ displays a fascinating collection of boats whilst children will enjoy the ‘World of Beatrix Potter’ in Bowness, where technology brings her characters to life. Within easy reach of destinations such as Coniston Water, Kendal, Keswick and the Lakeland Mountains, Troutbeck is ideally situated for exploring all that the region has to offer.
