  • "I’m not usually someone who likes to write reviews, but for this one, I thought it was important to make everyone aware."

    On the positive side, the house is clean, and the furniture and fittings are very good. Now, the other side: We were disappointed with several aspects of our stay at this property On the first day, we had to wait 40 minutes after the scheduled arrival time of 5 pm to get the keys; we received them only at 5:40 pm This place has cameras everywhere — 3 at the front, 3 on the sides/back, plus a hidden one in the garden which is aimed straight at the Jacuzzi (total of at least 10 CCTV). The listing says cameras are for “security only,” but it was clear they watched us throughout our stay. After the holiday, they even mentioned extra guests they claimed to have seen on camera. One of the insuite toilet was leaking on the arrival and wasn’t fixed during our entire 5-night stay although it was reported. The Jacuzzi was poorly maintained, smelled bad, and felt far from private with a camera pointed right at it. There is also a strict rule requiring a £1,000 additional deposit for extra guests. Despite my compliance and the fact that this deposit was taken in full, it has still not been refunded. Over 30 days have now passed since my stay ended, and despite my formal complaint and multiple follow-ups, no refund has been issued. This prolonged withholding of funds is unreasonable, lacks transparency, and further demonstrates unfair treatment Overall, not what we expected and definitely not a relaxing holiday.

    We take guest feedback seriously, but your review contains several misleading and unfair statements that must be addressed. Check-in: Our standard check-in time is 5:00 pm. The key code was sent to you at 4:30 pm after your group arrived early at around 4:00 pm, before the house was fully prepared. This was explained at the time by our housekeeping team. It was also during this process that it became clear your group had far more people than booked ? a total of 26. This was a serious breach of your guest contract. Moving forward, housekeeping has been instructed to refuse entry in such cases, as exceeding guest numbers compromises health and safety compliance, security, and the comfort of our neighbours. CCTV: Security cameras are installed solely for the safety of guests, the property, and our neighbours, as clearly stated in the listing. They are not hidden. Footage is not monitored in real time and is only reviewed if a security or safety concern arises. Any claim that guests were 'watched throughout their stay' is false and defamatory. Maintenance: No bathroom leaks were reported before or after your stay. Had such an issue been raised, our team would have attended immediately, as leaks are treated as urgent. Your claim of a leaking toilet is therefore false and defamatory. Jacuzzi: The hot tub is professionally cleaned, serviced, and tested before every check-in. No faults were found in your water quality report before your stay. It became clear that your group did not follow the user guidelines provided, particularly the hygiene instructions, which caused the water to deteriorate and required deep cleaning at additional cost. To state that the Jacuzzi was poorly maintained is false and defamatory. Deposit: The Good Housekeeping Bond (GHB) is a standard requirement and is only withheld in the event of clear breaches. In your case, it was retained due to unregistered guests and misuse of the property. Despite this, when you threatened to leave negative feedback unless the bond was refunded, we returned it in full as a gesture of good faith. You then chose to post this review regardless. Going forward, our management team has confirmed that deposits will be strictly enforced in cases of damages or breaches, regardless of the prospect of negative feedback, in order to protect the property and ensure fairness to genuine guests. Your comments do not reflect the reality of your stay and overlook the booking terms you agreed to. While we welcome constructive feedback, we will not allow false claims to misrepresent our home or mislead future guests. Property Owner

  • "We booked Beechgrove manor for a family weekend and it was just what we needed."

    The rooms are spacious and clean and there are plenty of bathrooms. The kitchen is well equipped and we had everything we needed. The garden is large and enclosed. It would have been nice if the lights in the gazebo’s were working but there is obviously still a bit more work going on so it can only get better. The hot tub is a welcome addition. We all had a great time and the children and dogs were happy too. Thank you for a lovely weekend.

  • "Everything about this property is elegant."

  • "We recently stayed at Beechgrove we booked the hot tub which was broken and didn't get fixed while we were there!"

    ! We were offered an extra night as compensation but the tub was still broken so the grand kids werent entertained. So no compensation really !!! I think the amount of compensation should be reconsidered!! Please advise ?

The owner has advised the hot tub was damaged by the previous guest and so not all the motors were working and only one button was still working for the jets but they were just not as strong as they should be. He managed to get a temporary fix before your stay but could not get a full repair until after as there was no one available, which is why he offered you the extra night for free. It seemed that you were happy with this at the time and enjoyed your stay so I am sorry you did not express this at the time. We hope you had a lovely stay otherwise. Property Owner

  • "We had a wonderful weekend celebrating my daughters 30th Birthday at Beechgrove Manor!"

    The property was cleaned to a very high standard and all the bedrooms were very spacious. We were lucky to get good weather and we really enjoyed socializing in the beautiful garden area. The town of Workington is within walking distance and although a little tired it had plenty of shops,cafes pubs etc. Beechgrove Manor is a wonderful property and we hope to return again one day!

  • "What a marvellous manor house!"

    From the moment we entered the gates, we felt like we were in a truly royal place. Our group of 16 had an incredible time here. The house was immaculate, spacious, and beautifully decorated throughout. The well-equipped kitchen made it easy to prepare meals for our group, and the luxurious bedrooms and bathrooms made us feel like we were staying in a five-star hotel. The grand staircase, chandeliers, lounges, and dining room added a royal touch to the experience. The location was fantastic, closer to tourist destinations in the Lake District than we expected, with easy access to Keswick, Maryport, and Whitehaven. The town centre was only a short walk away, and we found plenty of great pubs and takeaways nearby (Double Happiness Chinese takeaway was our favourite!). We loved the on-site facilities like the games room and hot tub, though we couldn’t enjoy the garden due to rain. The hosts were incredibly helpful and responsive, and the security deposit and check-in process were seamless and straightforward. The only downside was that the broadband occasionally slowed down during peak hours, especially when streaming, but this was a minor inconvenience. We already miss the place and are planning our next visit! Highly recommended for anyone looking for a relaxing, luxurious, and memorable getaway.

Maryport 6 miles; Cockermouth 7.7 miles; Bassenthwaite Lake 23 miles.

Workington is an ancient market and port town on the west coast of Cumbria, based at mouth of the River Derwent. The town has a selection of shops, bars and two theatres, as well as five churches and history dating back to Roman times, with forts positioned on the coast as coastal defences. Curwen Hall is a striking ruin, which was originally built around a pele tower that dates back to the 14th century and was used to shelter Mary Queen of Scots on her last flight to Scotland before her execution. In more recent time, Workington was known for the production of high quality iron ore and mining, and the town’s industrial history can be learnt at the maritime museum based on the cliffs in nearby Whithaven. The western side of the Lake District National Park can be reached in less than half an hour’s drive, to the west is the Solway Firth and its designated Area of Outstanding Natural Beauty, and to the east are the Lakeland Hills. A wonderful base for exploring the Cumbrian coastline.
