Fantastic property in a great location very clean and comfortable couldn’t recommend enough!

We had a great stay at Cow Hill Laith Barn and are already planning to come up again next year.

This property was warm, comfortable and clean.

The location is perfect for exploring the Ribblesdale Valley which is foodie heaven! We hope to return soon.

This is a lovely property in a stunning location.

Overlooked by Pendle Hill and surrounded by fields, on the edge of the pretty village of Sawley. The town of Clitheroe is a short drive away, and has a few good supermarkets, so you won't be stuck for supplies. The barn is clean and comfortable, with plenty of space and a lovely patio area for sunny days. This is a great base for exploring the area and it's breathtaking scenery.

Cow Hill Laith Barn is a very nice cottage.

Immaculately presented with very comfortable beds, nicely furnished with all the amenities you need. A handy QR code for Wi-Fi, a really nice garden area with beautiful views and a short walk from the nearest pub/ restaurant. We had a lovely stay and would definitely recommend it.

The barn was cosy and comfortable with a well equipped kitchen.

We lacked nothing. The excellent Spread Eagle was short distance away, though care was needed when walking along on the narrow road. The Barn is a great place from where to explore the Ribble Valley and surrounding countryside. The owner Steven was extremely helpful. Thank you.

The cottage is very spacious and pretty well equipped.

It is close to a road used as a ratrun, so quite busy at times. There are a few things that could do with some maintenance - the heating system and underfloor heating are difficult to control and a sheet of very specific instructions would be helpful. We did ring Steve the owner who turned up within ten minutes to help us, which was great. Tiny things like the lack of a towel rail in the downstairs loo, no hooks for dressing gowns or shelves for toiletries in the bathrooms, missing bedside lamp (apparently broken by previous tenants) and broken scissors in kitchen drawer could be fixed with little effort. But these are minor problems and over all it is a lovely place to stay, gorgeous views from the garden and we enjoyed a very comfortable, peaceful week. There are some excellent pubs with great food in the area as well.

Cow Hill Laith Barn is spacious and extremely comfortable with quality bedding, also very well equipped throughout.

The owner, Stephen came to greet us on the first evening; to run through a few things such as the central heating etc. The accommodation is excellently positioned for many attractions, also for getting out for walks around about in the stunning countryside. Well appointed barn conversion in lovely setting just outside the village of Sawley.

Homely and comfortable property. Views of Pendle Hill. Close to the wonderful market town of Clitheroe where a visit to Holme Mill and the Bowland Brewery food and beer hall is recommended.

Beautiful property in an lovely setting .

Overall the barn was quite comfortable but we feel it could have done with a couple of extra touches such as; Another sofa Couple of occasional tables Cleaning products for those of us that like to clean as we go along Welcome pack which probably would have made it 5 stars as we have stopped in many cottages and barns and this is the first that didn't have that welcome.

Having said that, it's a lovely property in an absolutely ideal location and I'd recommend it to anyone planning a stay within the ribble valley and outer areas.

A wonderful 2 week stay, there was everything you needed to enjoy and relax.

Plenty of walking routes nearby. Super clean and tidy. We would not hesitate to stay the next time we are in the area.

Second stay at Cow Hill.

Everything was perfect and we really enjoyed our week away.

A beautiful place with stunning views and the perfect location to spend a quiet Christmas.

The owner thought of everything to make our stay comfortable—from a well-equipped kitchen to fresh towels. We were delighted to find a Christmas tree in place and mince pies waiting for us on the table. The barn has a log burner which made the colder nights extra cosy. It was also perfect for our dog, with a secure garden, lovely walks through the village and around the nearby ruins. The local pub was an added bonus, serving great food. Thank you for a wonderful stay—we can’t wait to return!

The property owner was great, friendly and very informative about the local area. We had a cold snap while we there and the property was lovely and warm. Would love to come back , had a lovely break.

minor housekeeping issues, but in fairness wouldn’t necessarily be aware unless alerted by guest. Indicated on numerous occasions that he wanted to come around and meet us. difficult one this, we used to do the same with our cottage guests, and some guests love a meet, some do not. the happy medium is text contact and or a phone call to check in and make sure everything is ok.Thats how we’d prefer it anyway! Hope to be back soon

This is the second time we have rented this property.

It is in a lovely area views are amazing and it is handy for the A59. We love the house it has everything you would need for a comfortable stay.

Beautiful quite location close to small villages and not far from the city if you want to venture out.

Clean, tidy and well presented. In a great tranquil location. Great walks with the river and very close to Pendle Hill. Local pub was great too, great food and very welcoming. Overall 10/10 stay and the dog loved it to.

An amazing place in a great location.

Lovely views at the back and lovely to eat Al fresco. The road can be a bit noisy, but not all the time. Everything was high quality, which I like, and plenty of space. Close enough to civilisation, yet rural.

The property itself was much better in person than the photographs.

Everything was immaculate and it truely felt like home. The kitchen was well stocked the seating area upstairs was my favourite as the views are stunning. You can even see Pendle hill it was very peaceful. The host was very friendly and attentive if I needed anything they went above and beyond. Even fulfilling my request of a Christmas tree which was really nice and providing fire wood. I highly recommend and personally couldn’t fault anything.

An excellent stay, the barn was immaculate and the beds incredibly comfortable.

It is located in a beautiful spot overlooking the countryside and River Ribble and is perfectly located for visiting the Yorkshire Dales and Forest of Bowland. The property has been beautifully renovated and the feature window makes for a perfect spot to sit with a coffee and view the sunrise over the hills. There is some road noise but we didn't find it overly noisy to the extent that it ever bothered us and we were staying in the room on the road side. The property is well equipped and we had everything we needed during our stay. The Spread Eagle pub is a minute drive away and is well worth a visit for good ales and wholesome food. The owner was very welcoming and attentive during our visit and he couldn't do enough to ensure we had an enjoyable stay. We look forward to returning to the property in the future.

Owner very responsive to problems with the property and rectified quickly. Busy road outside the property, so not safe to walk into Sawley. Barn in good location with easy access to the Forest of Bowland.

Brilliant faultless accomodation in a picturesque part of the country.

Friendly owner who obviously cares about his guests.

The house is very comfortable, clean, warm and well equipped; the area is beautiful with lots of footpaths for walking and great views.

However, access to the house is effectively by car only, as it's on a narrow road with no pavement and fast traffic.

A lovely converted barn, very clean and spacious in a great location.

Very good accommodation in well converted barn.

Well maintained, well equipped and thoroughly cleaned. Beautiful area, lovely views, walks and lots to see and do. Yes, as others have said it is close to the road but that is the nature of barns. It did not bother us too much. Excellent garden centre - Holden Clough close by, well worth a visit. We also enjoyed a walk doing the Pendle Hill Sculpture Trail ending with a very good meal at the Pendle Inn. Steven is a very good host who took the time to visit to ensure we were settled in and again to check all had been well the evening before we left. He was very keen to know if there was anything he could improve on. We know from looking back at previous reviews he takes this very seriously and puts suggestions into action. Notably, there are now outdoor chairs and sun loungers to compliment the wooden outdoor table with seating. So, we did mention a non-slip mat in the shower and replacement of worn non-stick pans would be a good idea and are confident this will be done. First impressions were good but on further investigation, we noticed that the oven and grill were very dirty, in fact so dirty that I was not prepared to use the grill pan and whilst I used the oven area I kept this to a minimum- the inside of the glass oven door was brown with burnt on food - not pleasant plus the wood burner has not been cleaned out from the previous user.

We also found the road noise to be excessive especially at the weekends and in early mornings. In the freezer there were bags of food and also a carton of juice which had expended and burst -plus packets of crisps and cereals boxes all opened but just left clearly from previous occupiers but should have been removed before our arrival On the plus side the property is well laid out and the seating area on the landing is a nice touch and we spent many hours chilling out in this area. There is definitely room for improvement at this property. Not good value for money

Beautifully laid out, with a fantastic living room and 3 well thought out bedrooms. Most amazing is the location. Views of Pendle Hill, the Ribble and fields from every window. Perfect.

The Barn was beautiful, amazing views from every window and great amenities.

We used the barn as a base for the week for my sister's wedding at the Out Barn, Waddington and it was perfect!

Had a lovely stay at the barn.

It's clear it's a very newly refurbished cottage, everything felt shiny and new and very clean. The layout and facilities are excellent, even the washing machine is a combi dryer which was a bonus. Plenty of towels provided and the views of the countryside are lovely. Sawley village is a few mins walk with a lovely playpark, interesting free ruins and a nice pub. The only issue is the road past the cottage is very busy, didn't bother us but may be annoying for some. Overall I am extremely impressed with the cottage and the location is great for exploring lots of the area, with Blackpool, the Lakes and the Dales all within fairly easy reach.

We booked last minute and could not have been happier with the cottage. Very well equipped, super comfy beds, warm and cosy with gorgeous views and nice walks on your doorstep. My family and I loved it.

It was extremely clean and looked even better in person than in the pictures online. The house was well stocked, and it would have been helpful to list that there would be basic essentials like salt, pepper, flour, milk etc so we didn't have to bring our own. As well as this, the house had so much cooking equipment, so it would be great for prospective guests to know his beforehand. Lastly, we would've appreciated a guide to the heating and underfloor heating in the house! Thank you for an amazing stay, and we would strongly recommend the property.

Immacutately presented with a well equipped kitchen, cozy living room and amazingly comfy beds - best sleep ever! Only downsides are limited to no mobile coverage and a narrow country lane to the village.

This property is absolutely beautiful.

Stunning surroundings, excellently equipped, cosy, spacious, stylish and a perfect retreat for a family or a small group of friends. The hosts were great and the cleaning staff left no stone unturned - spotless. The photos don't do this home justice! Will definitely return to this gorgeous house

The barn is really nice with beautiful big windows and views of the river and Pendle Hill.

We saw 3 herons from the first floor landing window. It's a short walk (5 mins) on a quiet road to a pub, and 5 mins more to a nice playpark. The fields round about are quite boggy so I'd recommend wellies. The barn itself is fully equipped for cooking etc.

Absolutely loved our stay, the property was fantastic, had the feel of an old authentic cottage yet had all the modern touches like a fully equipped kitchen and ensuite bathroom.

Really nice touches like milk on arrival in fridge, washing machine and dishwasher tablets provided. These little touches make all the difference. Would stay again 100%.

We had a wonderful holiday at cow hill laith barn.

Beautiful conversion in a lovely setting. Very well equipped kitchen and lovely bedrooms. Spacious living room with comfy sofa and chairs. Ideal place for touring the area as it's only a mile or so from the A59. The weather was beautiful the week we stayed so we took advantage of sitting on the patio. Just a couple of suggestions for the future. Some foldaway chairs so you can sit on the grass as the sun disappears early afternoon from the patio and a video player in the lounge in case of bad weather and unable to get out and about. However, we would definitely stay here again and I certainly would recommend it to others.

The location and the barn were excellent.

We had booked the barn as a mini moon after we got married and wanted to spend some time getting away from it all with our two young children. The photographs of the barn don't do it justice, it really is beautiful. We enjoyed walking to the local pub which overlooks the river and the children enjoyed playing in the local playground. It really feels like you are escaping from it all. We enjoyed exploring the local villages and found some lovely tea rooms and cosy pubs nearby. We hope to return again perhaps in the winter to enjoy the log burner and beautiful views.

Lovely cottage, everything we could want and more, really cosy, excellant heating system and a wood burner, twice as many dishes and cookery items as you could use.

Absolutely loved our time in Sawley ~ the Barn is in the ideal place for touring the area ~ and was the perfect, cosy, clean accommodation for our stay.

In a picturesque spot on the outskirts of Sawley the views were lovely, and everything you could wish for in accommodation was catered for, spotlessly; and of a very high standard. The owners were particularly helpful as I have an annoying allergy to fur and feathers and it is so reassuring to find somewhere which caters to my hypo-allergenic needs. I climbed Pendle with my daughter for the first time in 40 years and thoroughly enjoyed visiting my old family haunt. I will definitely go back to Cow Hill Laith Barn again.

very well equipped even down to the little things like milk in the fridge/tea/Coffee on arrival, and basics like a couple of dishwasher tablets. lovely views across open fields, hardly noticed the road. Ideal location for visiting family in Preston and day trip to Malham. very Happy.

We stayed for 3 nights at this wonderful barn conversion with our 3 children - the property is immaculate and well located for cycle and walking (we did both).

The property was spacious and very warm, and the wood burning stove a lovely touch. The provision of tea/coffee/sugar and a bottle of milk was really nice after a long journey. The busy road was the only downside of an otherwise amazing stay.

Lovely views from the cottage of a very grand house sitting on the hill, the pub across the river and the neighbouring sheep & cows. Ideally located for exploring the Yorkshire and Lancashire areas. Would definitely recommend this place to others and would probably stay here again as it was pretty much perfect!

This property was as described and we found it very pleasant to stay in.

Two observations (rather than criticisms):- 1) No information on local amenities (eateries, doctors, dentists etc) which we have usually found in other properties we have rented. 2) Little information on using the facilities of the property ( how to raise the temperature of the heating system and instructions on how to deal with waste correctly both general and recyclable).

Helpful and friendly owners

We had to ring up the owner to work out how to get to the cottage (due to an inability on our part to read town names correctly) and he was very friendly.

Also provided with a small bottle of milk, which was very thoughtful. Cottage was immaculate throughout and so spacious! Even though this cottage is right next to a road you do not hear the traffic from this whilst indoors, seating area outside and lovely view! Will definitely stay here again.

Loved everything about this place.

Great location, not too far away from civilization, but just enough for peace and relaxation. Beautifully furnished, and clean. A great place for a nice relaxing break.
