My 4th visit to Balmedie which never disappoints.

Spotlessly clean, everything you need and more. So warm and comfortable. Superb kitchen, very well equipped. Ideally situated for the coast, Hemswell and much more. Hope to return again in the not too distant future. Thank you for a lovely break

Excellent accommodation, full marks for everything.

Home from home, everything thought of. Games room was so much fun for all ages, we had three generations. Property owners were so helpful.

We had a great stay at Balmedie.

The hosts were great, the house was equipped with everything we needed/could want and everywhere was lovely and clean. The house was in a perfect spot for various day trips and the village had a shop and yummy Chinese. We had the perfect stay.

The kitchen was very well equipped. The bathrooms were all modern with great showers. The beds and pillows were very comfortable. We had a great time. The owners were very helpful and friendly.

Balmedie is spacious, extremely well equipped, in a peaceful location but very near the centre of the village.

Some good walks from the door. Owners live next door and were very helpful and full of local knowledge. We enjoyed the box of biscuits and the milk in the fridge welcoming us. We particularly appreciated the six local Ordnance Survey maps in the cottage! Sad that the village pub is now closed and up for sale but the local shop is well stocked (and also sells newspapers) and there is a fish and chip van in the Market Square most Friday evenings. We had a great holiday in Balmedie, we really enjoy the atmosphere in the Lincolnshire Wolds.

We had another lovely stay at Balmedie.

We were fortunate to have good weather so we're able to enjoy the spacious garden as well as the games room. The property has a lot of space and is very comfortable.

My second visit here, already booked the next.

We stayed as a larger family to celebrate a special birthday.

We had an amazing time. The house was stunning and worked so well for family members for all ages, from 3 months old to 74 years! The addition of the pool table and games room is fabulous. We would love to stay again!

Lovely cottage

We love Balmedie and are always welcomed.

This is our 5th.visit and we are booked to go again. Everything about it suits our needs. We want for nothing.

We were really impressed by the property.

We were greeted by the owner and shown around the property and facilities were pointed out to us. It is furnished to a high standard. I agree with a previous review, the photo does not do this property justice. We would certainly book again in the future.

Balmedie is a lovely spacious property, very comfortable and homely.

The kitchen is very well stocked with equipment. The games room is a definite bonus. Beds are comfortable and there was plenty of hot water for 7 of us to shower in the morning. Carol came over to say hello when we arrived , although we didn't need her over the weekend it was good to know she was in hand if needed. We had a great weekend and would definitely stay there again if we go back to the area.

We had a wonderful time at Balmedie - with six adults and three children, the space was amazing.

There is a games room upstairs which the children adored, leaving the adults with lots of time for catching up. The surrounding countryside is lovely as befits an AONB. The house was beautifully clean and spacious with everything we needed for our holiday. Highly recommend.Hosts are very friendly and on hand for assistance if required

This is our third visit to Balmedie and again it didn’t disappoint us, the cottage is absolutely spotless, the facilities perfect, great time had in the games room again and everything you could need in the kitchen, also toasty warm which was great with the cold weather whilst there.

Fabulous property ideal for multi generational holiday.

Everything was thought of for the comfort of the guests.

There's really no need to write a lengthy review.

All I will say is, this was our first visit to the Lincolnshire Wolds. The cottage was perfect in every way. Carol and Dave couldn't have been more knowledgeable and helpful. With a back catalogue of 30 plus years of cottage holidays, this easily ranks our number one. Thank you both.

Great cottage in a lovely setting.

The owners were very friendly and helpful but not obtrusive. The kitchen is the best equipped we’ve ever had….and we stay in holiday cottages regularly at least once a month on photographic trips round the Uk!

Balmedie is a truly wonderful restful venue with access to beaches, lovely countryside, churches and inns.

We are in the process of booking our third holiday and don't want to go anywhere else. The neighbours are very friendly too!

The photos don't do justice to how nice this house is, it's situated in a beautiful area lots of countryside the house although far away from a town is fully equipped, very clean, great facilities the owners were very helpful before and during our stay.

They have really thought of everything, our kids had a great time and we all loved the games room, we would highly recommend this holiday home.

Cottage was very clean and had everything we needed.

The beds were very comfortable. Carol and her husband were very knowledgeable about the surrounding area, there was even a folder of places of interest. The games room was a big hit with children big and small.

I have never stayed in a holiday cottage or air B&B that has been as thoughtfully and carefully put together as Balmedie.

It was immaculate on arrival. Details like dishwasher tablets, stain remover (necessary with children!), hand soap, plenty of toilet and kitchen roll and and milk for arrival make such a difference. It was like staying at a friend’s house. The property was perfect for 2 families- large enough to provide everyone with plenty of space, and the garden was lovely to tire the children out before bed after a trip to the beach. Thank you too for the books and toys- they kept everyone busy. Carol was an excellent communicator throughout the stay. I hope we’ll be back!

Cannot recommend Balmedie highly enough.

It was luxurious and we cannot wait to go again. Best holiday accommodation ever. The Lincolnshire Wolds was the bonus.

The house is light and spacious, and very well equipped, including the splendid games-room.

Immaculately clean, comfortable and welcoming. Delightful elevated position with wrap round gardens. Peaceful setting in the pretty village of Binbrook. Would highly recommend and hope to return as ideal for spending quality time with family or friends.

We absolutely loved the property.

It had everything we could possibly need and more. Incredibly well equipped kitchen, very spacious bedrooms, super bathrooms and lots of outside space. The cottage was very warm. The property is situated in its own grounds so it’s very quiet and private. Many villages to visit close by and the coast is just a 25 minute drive away. The property would be very suitable for families with a great games room. As a group of ladles, the only thing which could have improved our stay would have been the option to have the double beds as single beds, link type beds. Hosts were very helpful and friendly both before and during our stay. Really can’t praise this property highly enough. Certainly the best cottage we have stayed in. We hope to visit again soon and have shared our ‘find’ with friends and family..

a fantastic stay- despite the storm we were warm and cosy

Had a brilliant stay at Balmedie , absolutely everything you need for a family break .

There were 7 of us and still so much space , the best equipped holiday home I ve ever stayed in and the hosts were absolutely brilliant throughout . Very quiet surrounding area and peaceful , nowhere in walking distance for food as the local pub no longer does food but if you’re well stocked up there’s no reason to leave with the pool room and space here anyway . Surrounding areas have pubs etc within short driving distance the Kings head in Tealby was fantastic for food and they have a taxi service from the premises too . Would definitely recommend Balmedie for quality time well spent with friends and/ or family .and a chance to escape from the world

Tastefully decorated with high spec finish including cozy log burner. Beautiful village location with large cottage style garden. We will definitely be rebooking. Thank you

The owner Carol was very friendly and helpful and everything we could possible need was there for us! We particularly enjoyed the pool table on the one wet day we had. Would thoroughly recommend and would definitely visit again.

Balmedie was immaculately clean and very comfortable.

Kitchen particularly well equiped, especially helpful in these days when we are more inclined to eat in than usual perhaps The two wings, with a couple of bedrooms in each maximises privacy for sharing households. Bathroom provision excellent. We explored the games room and although did not, in the end use it as we experienced excellent weather so out and about plenty and enjoying the pleasant patio area, it clearly would be a boon for poor weather or groups with youngsters. General surroundings so quiet, peaceful and private and the wider countryside very attractive with many places and attractions well within an hours drive. Hosts very friendly and helpful. Carol responded very promptly in sorting a minor problem we experienced and was particularly thoughtful and kind to the elder members of our group. All of our party expressed a strong desire to experience the pleasure of staying at Balmedie again.

We had such a great stay.

Cottage is so spacious - there were 7 of us including 3 little ones and we had plenty of space. Delicious plum bread on arrival! Lovely garden for the kids to play in, comfy beds and sofas, pool table & board games a great addition (the kids enjoyed discovering 'Sorry' and the jelly beans jigsaw!!). Would definitely recommend and am likely to return soon.

We had a fabulous holiday at Balmedie.

It is situated in the delightful village of Binbrook with everything you need within a few minutes walk The local pub The Plough serves excellent food and service excellent. The local Chinese takeaway was also great. Being within 30-40 minutes of many different places for both adults and children it is ideally suited to families of all ages / generations. Carol the host was friendly and nothing was too much trouble We look forward to another visit

Balmedie in Binbrook lies in the heart of the Lincolnshire Wold, and is ideally located for cycling or walking in this beautiful area.

The natural history of the area will not disappoint. Our party comprised two couples, but the spacious property could easily hold more. The kitchen is very well equipped, though we only dined in once, as there is a village pub serving good dinners just a minute walk away, and other pubs nearby in Tealby and Rothwell. The pleasant hosts were very helpful.

Everything and more you could need for a comfortable stay.

Nothing too much for the hosts and an ideal village location to get away from it all but near to major towns and cities.

Beautiful house, great facilities, owners next door very friendly and helpful, excellent games room for all ages, separate games room with full size pub pool table and arcade table football.

Kitchen and dining facilities are first class. Lovely big garden,lots of wildlife inc squirrels every morning, fantastic family home , we have already booked the next stay. 5 stars!!!

We stayed here during the summer during COVID pandemic - house was very clean and owner had supplied alcohol gel and wipes both outside and at key points in the house.

We loved the property and particularly given that we were being careful about venturing out etc the kids (and I!) particularly enjoyed the games room. The location was great with some good walks in the countryside on the doorstep. Thirty to forty minute drive to some stunning coastline and lots of other forests and parkland within easy access. The owner who lives next door was extremely helpful and supplied us with a couple of things which we had forgotten. We would happily stay here again.

The house was amazing.

Home from home with everything you could need. Extremely clean, with various products and sanitisers throughout the property. Hosts were fantastic, offering advice on local area and to answer any queries. Will definitely return.

The hosts were really welcoming, friendly and informative. We had everything that we could possibly need for a real home from home experience. We have previously stayed in similar self catering properties and this definitely goes to the top of the list. Would highly recommend staying here.

the house was lovely and all the accomodation exceeded our expectations. the hosts were friendly and informative and had left us a welcome pack. the garden was pretty and the chickens friendly. considering covid 19 we were happy and safe beimg there. THOROUGHLY RECOMMEND.

The holiday cottage was lovely really spacious and very clean.

The facilities where really good everything was their for your convenience, even tea , coffee and milk there for you on arrival. It was everything you could wish for and more.

The location was just right for us it was in the middle of so many places to visit, and we were out every day doing something, it's a bit remote but if you have transport you are ok, and if you want to eat out you will have to book and reserve your table as we found out, if not you may have trouble getting somewhere but their was eight of us and a high chair for the baby so that didn't help, but we had a very enjoyable holiday, but there was a fish and chip van in the village on friday only which we made use of as it was getting late by the time we got there and unpacked, and it was very nice to.

The cleanliness was excellent.

Extra sanitiser had been placed throughout. Hosts were available if needed and ready to give information - very friendly and approachable. The cottage was very nicely organised - we loved the kitchen and utility room. There were many cooking implements to use and a good sized fridge and freezer. The outside table and benches were good to eat at with a nice flower border.The showers and bathrooms were lovely. The village of Binbrook is incredibly peaceful and a good place to walk or cycle from. Every day we walked and cycled - and yes there are plenty of HILLS!! Our family of 6 adults and Grandad had a lovely week.

Carol the owner was so friendly. The property is exactly as the photos. Large rooms and comfy beds. The local pubs weren't doing food due to the covid virus. So we ate out lunch and ate in every night. We had all the utensils we needed. Carol asked if all OK so we suggested pizza trays and cutter and more baking trays for chips. She said she likes feedback. The boys said the pool table needed upgrading but they all played on it so can't be too bad. We were so lucky to have good weather and the boys played football in the large back garden.. One of the boys said a TV in the games room would have been good Would most definitely go back. The cottage exceeds all expectations, beds comfy, lovely log fire, fantastic kitchen which is well equipped, great family area, games room with pool table which led to some great competition. What more can I say, that is this an exceptional holiday house and would highly recommend it! The host was there when you needed her; she is very friendly but left you to get on if you didn't need her.

We stayed at Balmedie while visiting family for Christmas.

The house is beautifully presented, and has everything you might need for a holiday or a family gathering. The kitchen is huge, and the triple oven made cooking Christmas dinner for a large group really easy. The kids loved the games room upstairs which kept them busy for hours with pool and table football. The TV has Netflix and all the catch up apps as well as normal TV so there was plenty of choice for the Christmas movie. Binbrook is a small quiet village but it has a pub serving food most days, a cafe for breakfast and lunch as well as a village shop and post office. Every you need is nearby.

We were very impressed with the bedrooms and bathrooms. The beds were very comfy and the bathrooms very modern. The kitchen was exceptionally well stocked with more utensils you could wish for. The owners were very welcoming. Would definitely stay here again!

Lovely place to stay.

Plenty of room in the house and the garden was beautifully maintained. The owner was very kind. Contact via email was made before we arrived and some basic commodities were left for us. Had a wonderful time as a family to relax and go for walks. Would definitely stay there again. Maggie

The property was roomy and clean.

The beds were comfortable. The kitchen is well equipped, light and airy with plenty of workspace for everyone. The Bathrooms are bright, with plenty of hot water and good pressure on the showers. The car port is great for storing bikes and handy access into the rear porch/utility room. One of the best properties we have rented in 12 years.

Very lovely and comfortable hosts had left milk bun loaf and butter which was lovely would definitely stay there again.

The accommodation was fantastic met all our needs.

The location was ideal with pub and shop available within a few yards and the beaches just a few miles away.

Balmedie met our expectations fully.

It did not exceed them because our previous booking of a Sykes property set the bar so high. The bungalow - too big for a cottage - was very well furnished, clean as a new pin when we arrived (hopefully not far off when we left) and extremely comfortable. There were 6 of us so we could spread out a bit and if we are able to put a group like that together again we would not hesitate to book Balmedie again. Two minutes walk to the pub for a pint and good food helps too!

This is the first property we have used where we have not had to buy toilet rolls, washing up liquid, dishwasher tablets and condiments.

We were welcomed with plumb cake, home made jam and butter. There was milk in the fridge. We could not find fault with anything in the cottage. It was like being home from home. Very comfortable and welcoming. We used the game room every day. The owner was available every day - she is a lovely person, very friendly and helpful. With all the living arrangements on ground level it was ideal for my mum who is 86 and she managed the 3 large steps down to the lounge and a bedroom with ease (I think it would work for a person in a wheelchair) The rooms are spacious. The village was quiet, friendly and peaceful, the children aged 10 and 12 could safely ride round the village. The local convenience store had the basics and the local pub had good food and was very reasonably priced. The coast is only 30 minutes away and there were plenty if other things to do and see in the surrounding area. We loved the cottage, would definitely use this as a base should we return to the area. We would highly recommend it.

This property is modern, very well equipped and has a good lay out.

The layout suited us well, as we were two family groups on holiday together. Having a double room and twin room at each end of an L shaped house meant we had space. We then used kitchen and games rooms once the children were asleep, but didn't use the lounge in the evenings as it was next to a twin room. The garden is spacious and has seating, but isn't enclosed so children needed to be watched which was fine for us. The games room is great, with a selection of books and games. The kitchen and bathrooms are brilliant. All new and well equipped. We enjoyed our stay in this house. Thanks again!

Had a lovely family weekend, celebrating a 40th wedding anniversary.

The cottage is very modern and well equipped, kids enjoyed the games room and board games. Host, Carol, is lovely and very helpful. Pub, serving food, is on the doorstep, as well as a Chinese takeaway, both very nice. Would highly recommend.

Lovely place to stay, comfortable beds, well equipped everything you could possibly need, grandsons enjoyed the games room, owner was friendly, welcoming and helpful.

However for families requiring beach activities it is a 45 min journey to these places.
