Lovely bungalow in a superb location.

Very nicely furnished and with lots of kitchen utensils and extra little touches to make it a great stay. The bed was extremely comfortable and the conservatory a lovely place to relax after some fabulous walks. A minor issue was very quickly sorted by the friendly caretaker. Would be happy to stay here again. Thank you.

We recently enjoyed a lovely 2 wk break at No 16 Woodall Spa.

The area is lovely with plenty to see and do in the immediate area and further afield but not too far. The area is very rural but offering all you would want for your every day needs. A short drive, or walk if you are an active person takes you to Woodhall Spa shopping area. The property is situated in a very pleasant road which is tree lined. The property also offers everything you would want, a real home from home. The garden is enclosed and private and has regular visit from the Squirrels and birds, which was most amusing to watch. Should the weather be wet you can sit in the conservatory and still feel you are outside. We encountered a situation which required the assistance of the owner who was very helpful in resolving the matter and cannot thank her enough for her kindness. We had a couple of issues whilst away one being the toilet seat in the bathroom being loose and the key box could be glitchey but neither were enough to impact on our enjoyment of the bungalow. We had a thoroughly good time and would not hesitate in returning in the future.

Excellent condition, carpet was a little stained but clean.

Kitchen is amazing except the dishwasher knocks off the bottom of the cabinets so be careful. My one recomendaton would be to bring an extension lead or two as there are a lack of sockets.

We enjoyed our stay at Number 16, would have no hesitation in returning, and would recommend it to others.

The property is well located, comfortable,and we appreciated the extra touches like the toiletries and bread and milk. The two electric fans were also appreciated during the very hot weather. Our only observation is that the gardens are unkempt and do require maintenance as they detract from what is a lovely property.

Lovely well kept, clean and tidy, everything we needed was provided, nicely situated walking distance into Woodhall spa which was lovely, lots to see and do Only problem we had was sliding door to the en-suite bathroom jammed twice and a lack of anything to hold onto from the inside required assistance from other person outside the bathroom to un-jam, could be awkward if single occupant staying Otherwise cannot fault the property or the location

No16 was a perfect place to stay in Woodhall Spa.

The bungalow itself was immaculate in every way. Situated in a lovely quiet residential area and within a short walk to the town's amenities. I would highly recommend the property

If only the weather could have been as good as the accommodation!

The cottage contained everything you needed for our stay. Milk and bread was a bonus! The bathroom for those with mobile difficulties was first class as was all other facilities. Would certainly recommend it to others.

Really lovely bungalow.

Very pleasant area. Lots of aviation museums locally relating to the 2nd world war such as Dam Busters memorial and Lincolnshire Aviation Museum. I found the bed a bit hard so had to move to the smaller double room. The dining room light didn't work. I tried to contact both Sykes and Expedia several times about a later check out but heard nothing back.

Beautiful property.

Spacious, comfortable & well presented. Well equipped with quality crockery, fixtures & fittings. A really lovely property to stay in. However, a pair of scissors are needed in the kitchen and a welcome pack would have been nice, especially milk to make a cup Of tea on arrival. Beds are not that comfy though , neither are the pillows. However it is a lovely property and would certainly stay again. The lounge & conservatory are great.

We have stayed in Woodhall Spa a number of times but this was the first time at Number 16, it did not disappoint!

The property surpassed our expectations from the photos and we were particularly impressed with the amazing showers! It was well equipped, everything was clean and fresh and there were all the every day essentials. It was lovely and warm and we thoroughly enjoyed our stay.

One of the best properties we have stayed in.

Inside was spotlessly clean and very comfortable. Everything worked and the walk-in shower was a real treat. Close to shops. Would happily stay again.

Great house in a quiet Road.

The property is really nice and clean and tidy. Great ensuite facilities as well.

A lovely bungalow in a nice rural setting.

Nice and warm when we walked in from a cold day outside. Nice warm showers and comfortable beds. It was a joy to watch the wild birds outside the windows of the dining room and conservatory. There was a small leak from the cistern in the ensuite bathroom which initially we thought was from the wet room design. There were only three comfortable seats and an old wooden reclining style chair in the lounge. Another comfortable chair in the lounge would have suited the accommodation for four people better. Despite these two niggles we would happily book again.

All the pillows were extremely hard and it was not possible to sleep.

The guttering was in questionable condition and dripping could be heard on an ongoing basis. There was a stale/unpleasant smell in the ensuite and the in the ensuite was not usable. The property is well furnished but there are clear maintenance/comfort issues that need addressing. We do not feel it was value for money. Indeed given the issues we believe we deserve a partial refund.

The weather was awful but it was lovely to come back to the welcoming bungalow. The property was very clean, comfortable and warm. It was a great surprise to see the beautiful Christmas tree and decorations. We have stayed before last year and the property was up to its standard of before. Thank you.

We had a wonderful stay at No16.

On arrival we found the property to be extremely comfortable and welcoming. We loved the ensuite room with the garden view and the furnishings were lovely. A slight criticism was I could not find a t-towel anywhere and had to buy one. Also, there was no food waste bin in the kitchen. I had brought biodegradable food waste bags with me but a receptical to put them in would have been good. Overall a great relaxing quiet stay and would definitely return and recommend to family and friends. Thankyou.

Home from home

I would highly recommend this property.

It had everything we needed and more. It is very close to the centre of Woodhall Spa, which gives easy access to shops, cafes and restaurants. The Kinema is well worth a visit.

Absolutely lovely home from home.

Added bonus was the handrails in various key places for diability requirements. The only downside was the large mats constantly rucking up and creating a trip hazard. Not a good thing if you have disabilities like myself. We would be happy to stay here again, but would roll the mats up and move them for the duration of our stay. One other thing that could be improved for visitors from other council areas would be better instuctions for waste disposal and bin collection days as the bins still had waste from previous tenants. More than we would have expected. None of this however would stop us re booking for another visit as the bungalow itself was perfect for us and the locallity was spot on. Very quiet area and very close to the village shops.

We chose this property due to the perceived benefits of a bungalow with a wet room fitted with disability aids.

We are an older couple with mobility issues. Beautifully clean property in lovely area. However, maintenance issues (several of which have been reported in previous reviews) need to be addressed. The hedging on either side of the drive is very overgrown and difficult to drive through without scratching the car. This has been reported in previous reviews. We arrived at the property after a very long drive in horrendous weather conditions, the key safe would not open, despite putting in the correct code. After struggling with it in the pouring rain, we phoned the contact number to be told that It often sticks, give it a bang! Not as easy as it sounded, took a further 10-15 mins and a bruised hand, to give up the house key. Patio: needs cleaning (It had been raining hard all day and I slipped and fell, no bones broken thankfully) En-suite bathroom: awful smell from the walk in shower drain (also reported in previous reviews) which permeated through to the bedroom. Sliding door between bedroom and en-suite: found myself trapped in the en-suite after a shower as I couldn’t slide the door back. Yelled for my husband who initially could not make it budge, then after considerable force released me from my watery prison. General Bathroom: toilet seat broken, unstable and lid missing. P bath and shower very slippy, no mat for safety. Trip Hazards: beautifully carpeted throughout, but generally protected by rugs (Living room, dining room, bedrooms) which ruckle up causing a trip hazard in most rooms. (Also reported in previous reviews). Clear glass panel next to inner front door: Suggest visible stickers to indicate this is not an open space. Mattresses: very comfortable and clean, but concerned that there was no mattress protectors (and I don’t mean the waterproof ones) between the bottom sheet and the mattress. This could develop into a hygiene concern should a visitor have an accident. This is a beautiful bungalow and very desirable as a self catering rental. It is obvious that a lot of money has been spent on such a lovely property, but for a little more attention to detail it would be near perfect. And safer! Diana

Comfortable, clean, well equipped bungalow in an ideal village.

Woodhall Spa has lovely independent shops and plenty of choice for eating out. Would highly recommend Lorenzo Italian restaurant. We completed a downloaded treasure trail which was an excellent way of exploring the area.

We had a lovely holiday but feel these points should be forwarded to the owners of No 16- 1, The bathroom toilet was without a lid -- The seat was also very loose 2, The rug in the lounge creased up badly making it a trip hazard 3, There was only one bathrobe

we all were very happy with this cottage and give it five stars

All you could wish for. Very quiet yet not too far from village shops etc. Would definitely recommend.

Wow!

Is what first springs to mind,very spacious and spotlessly clean. Just a couple of niggly little things,there need to be instructions for the closing of the conservatory doors and the front hedges need cutting back as your wing mirrors keep being caught. Other than that we had a wonderful stay in a beautiful bungalow and a very peaceful area,in fact basically all you could hear were the birds.

A lovely bungalow in a beautiful position.

It is very well looked after with every facility one could want. It is ideal for someone like me who needs some disabled facilities. Our only concern was the mats under the furniture in the lounge and dining room which could prove potential trip hazards.

This is a beautiful property and so comfortable for 4 people.

Number 16 is a beautiful bungalow in a lovely part of the UK. We particularly enjoyed sitting in the February sunshine in the fabulous conservatory - a real Springtime treat! Woodhall Spa is very special - from the fantastic bakery/delicatessen to the Kinema and the Tea House in the Woods, to the Dower House and also the Petwood Hotel. All are top notch! Many thanks.

Superb bungalow, lovely, clean and comfortable, great walking distance to village, only approx 12-15 minutes through gitty.

Our fault that we didn’t realise we had to request twin beds not a double!

Only suggestions would be for fridge/freezer to be on and cold for guest arrival and maybe a small bottle of milk for first cuppa?! Bins were full so we had to put rubbish bag in a recycling bin on departure( we did let owners know). Other than these very minor points a lovely house that we’d highly recommend and use again

We arrived in the teeth of Storm Darragh, it was lovely to walk into a warm, cosy house complete with Christmas tree and decorations.

The house is very well equipped with everything needed. The mobility aids in the unsuited bedroom were great. My husband who has Multiple System Atrophy and has balance/mobility issues felt very safe using the bathroom. The location is quiet, handy for trips into Woodhall Spa and further afield. A perfect base for exploring!

A week spent at this beautifully presented, very clean, spacious bungalow.

Any piece equipment you can think of is supplied, along with many handy “gadgets”. Woodhall is a lovely village within striking distance of several Georgian towns. A very enjoyable afternoon spent at the Kinema in the Woods followed by an excellent meal at the Tea House next door. Appreciated the cleaning materials, which allowed us to tidy up before we left (sometimes not always available). Many thanks for Christmas tree, decorations and extras …it all added up to making our Wedding anniversary special.

The standard of the cleaning was excellent. We were grateful for the milk etc that were left for us. Such a lovely comfortable bungalow with lovely furnishings. We will definitely go back sometime.

The property was very clean and comfortable apart from the stench from the shower trap.

I tried covering it with shower mat and leaving the extractor fan on but it did stop the smell. We know this is an ongoing problem but it has to be sorted.

A lovely, roomy and peaceful bungalow, very well equipped and extremely comfortable.

It was a great base for exploring the area and a warm, welcoming place to return to at the end of our days' adventures. The ensuite wet room has excellent disability aids which was a huge bonus for my wife who has Parkinson's. Woodhall Spa, the centre of which is a gentle walk away, is a bit of a hidden gem and it's fascinating little Cottage Museum is highly recommended. Otherwise Lincoln, Gunby Hall, Tattershall Castle and the coast are all within easy drives. Beware Horncastle, sadly faded now. The bungalow is certainly at the top end of the many holiday cottages we have rented over the years and we had a very happy week there

Lovely cottage, nicely situated, every thing you needed was there.

Only problem we found was a stagnant water smell in the en suit which became very prominent in the bedroom overnight. We intend to go back soon.

What an amazing place.

We simply loved everything about our holiday at Number 16! The house was perfect, the facilities were perfect and the location was perfect. We stayed with 2 young children and used the location to our advantage, making use of the beaches in Skegness and Mablethorpe which were not too far away. The private garden was lovely and got plenty of use after a day out exploring. The locality to the RAF base at Coningsby was a real jackpot too. The house itself was spotless and had everything we needed for our stay. Thanks so much for letting us stay your beautiful home.

We enjoyed our stay a nice place a few niggling things.

The rugs kept moving all the time a lot ..being a parent of a special needs person the wet room door sliding door would be a problem no handle just a small adjustment plus seat looking worse for wear .but it was a nice place beds comfy garden nice drive a bit awkward because of bushes making opening smaller but thank you for letting us stay we appreciate it J

One of the best holiday accommodation we have ever stayed in.

If peace and quiet is what your after number 16 is the holiday for you. Only a 3min drive to all local amenities.The Kitchen has everything and more you could possibly need. Super comfy bed with a excellent en suite. Lovely sitting in the conservatory with the bifold doors open looking out onto a very well maintained garden. We would not hesitate to book number 16 again, thanks for a lovely stay.

The best holiday accommodation we have ever had - we would love to live here, and had a wonderful time.

The bungalow is in a lovely peaceful area surrounded by a very private garden. The bungalow is very spacious and clean, the bed and living room furniture comfortable, and the en-suite shower room excellent. The kitchen is well equipped - if you want to cook. The bathrobes were a very welcome extra. We enjoyed the conservatory when it rained and sitting in the garden when the sun came out. If you want a quiet and relaxing holiday this is definitely the place to stay. One small niggle - the rugs are a trip hazard and constantly needed pulling straight.

Absolutely fabulous.

There aren’t enough superlatives to describe this beautiful bungalow. Converted from a 3 to a 2-bedroom to provide a large dining room in its place all of the rooms are large and beautifully furnished. The owners have thought about everything with new towels and bath robes and books and games for an evening if there’s no football on TV. 2 bathrooms, one with a superb walk-in shower and hand rails, which make it accessible for people with mobility problems. We didn’t get the opportunity to use the lovely secluded garden as the weather was a bit unsettled but it is lovely and I don’t think I’ve ever seen a cleaner garage, it puts mine to shame. A fabulous property into which I could have happily moved.
