Interesting staying in upside down accommodation, Bedroom & Bathroom on ground floor, living space & kitchen on first floor. Very good with bedroom on ground floor which was nice & cool in the very high temperature, during our stay. Very well kitted out with all we needed & more. Also lots of space to spread out. .

I booked the property because I'm a Buddhist and seek peace and quiet in life, I got all that I needed the property is well away from any main roads so delivers well on the peace and quiet front.

A big point for me was the dog friendly attitude such that my ptsd assistance dog was able to enjoy it with me. It is well within reach of a beautiful quiet beach at Theddlethorpe and I would recommend anyone visiting to check that out. The owners are ultra helpful without being intrusive, the barn itself is very well equipped and furnished just watch for the sloping low roof upstairs which you are warned about (but you'll forget lol)

If you want time away in a comfortable, home from home, dog friendly, peaceful and quiet holiday, this is the place for you. Would highly recommend Berry Barn. Catie the host was superb. Looking at booking another stay later in the year. Not the same for Sykes! After booking the holiday and paying the deposit, the final payment was by direct payment. They failed to take this and instead sent me 2 emails, one at 03:16 am, stating I had 24 hours to pay the money otherwise the holiday would be cancelled. They ignored my phone calls and did not reply to my email. I will not be using them again!

This is a peaceful location but still within easy reach of places to visit.

Berry Barn was fantastically well-equipped and our host had provided a welcome pack that meant we didn't have to hunt around for a corner shop or supermarket on our first full day, which took the stress out of hunting around for a shop and meant we could concentrate on sightseeing. The fact that we were able to take our 2 small dogs with us was a bonus. The coastal walks and beaches are fantastic. We visited at the end of October '24 and had to find diversions to get to the coast as usual routes to Roman Banks are partially closed due to works. But the coast is well worth a visit and there seemed to be plenty of other attractions to visit.

A lovely cosy cottage equipped with everything we needed.

Clean and well maintained. Would not hesitate to recommend this cottage to our friends and hopefully we shall return one day..

Next project patio area, but appreciate its a big job and you need weather and time to improve on it. Otherwise a great cottage

On a whole the cottage was ok .

. but we found it not very comfortable the settee was really hard and un comfortable .the spare bed could feel every spring very old . the back garden was ok for the dog but not very inviting to sit out og a morning or evening to enjoy the out doors ..

We had a lovely week in a quiet comfortable cottage, you could open the skylight and listen to the birds in the tree singing, it had everything that you would need plus a welcome pack from the owner, would recommend

Loved our stay at Berry Barn, great base to explore the surrounding areas equipped with everything you need for a relaxing vacation.

We booked the barn as we wanted peace and quiet on bonfire night for our dog.

Great cottage in a very quite area ,only 10 mins from the sea front.

Nice small area at the back to sit for a coffee.Bed very comfy and nice shower.All this downstairs .Then upstairs all one room ,good kitchen with all you will need.Lounge area sofa is a pull out bed which was not the best to sit on.House was warm and no complaints.Our 2 dogs were very happy there.Would recomend .

Our October break was the best at berry barn.

our host went above and beyond, especially when I was lost. So peaceful, quiet, some lovely walks. A warm welcome greeted my pooch and I and Catie was on hand if we needed any help. If you want tranquility, Berry Barn is for you, leaving your busy lives behind you.

The welcome pack with tea, coffee, milk, butter and bread was very welcome after the journey. Lovely place and lovely people. Would go again.

This was a sublimely comfortable place for our break - with everything needed for the comfort and happiness of people and dogs.

Catie is a lovely hostess and was friendly but not at all intrusive and we thank her very much for her lavish hospitality. The country setting suited us perfectly, and the dogs enjoyed their walks on the country paths, as well as an occasional beach run! Definitely to be recommended for a peaceful and comfortable break

It was equipped with everthing you can think of, and more. Very clean and comfortable, and in a nice quiet rural area. There is a small garden area that is secure, so my little dog could go out safely. Catie and her husband were really friendly and welcoming, on hand if we needed them, but not intrusive at all. The welcome pack of food basics, bread butter milk orange juice etc was a lovely touch. Would recommend to others.

Conveniently located between the Wolds and the Coast, this little upside down cottage is a perfect base for exploring.

Great layout for dog owners, well equipped facilities and with super relaxed and helpful hosts. I wouldn't hesitate to return to Berry Barn and thoroughly recommend it as a fantastic value, quirky and deceptively roomy little holiday home.

A quiet retreat and excellent place to stay.

The owner has clearly worked hard to ensure the barn has all the required facilities. A good place for exploring the coast and the county of Lincolnshire.

The accommodation was great and we even had a little garden. A gift package was very welcome. Catie was a good host and made us feel very welcome. We hope to go back as the area was very unspoilt.

Berry Barn is a lovely cottage, sympathetically renovated to a high standard.

Located off the beaten track, an excellent spot to get away from it all, with good opportunities for cycling and walking in the area. The unobtrusive but excellent & welcoming hosts, Catie and Graham, live just over the garden wall and are on hand should you need them. Highly recommended for a quiet stay in the Lincolnshire countryside.

Kitchen area was very well equipped.

Sloping ceiling in lounge was sharper than expected. It could be improved by moving some of furniture to give more open space in centre of room where there was most head room. Also dining table could be turned at right angles to give more space with more head room. Difficult to control temperature in shower. Property in good position to cover surrounding area. Some good places for eating out locally.

This Strubby retreat provided everything we could have wished for and more.

The barn conversion was well appointed, welcoming and the owner Catie, had left flowers as well as inumerable consumable goodies for us on arrival. The accommodation is located in a lovely area of Lincolnshire and the beaches at Mablethorpe, Sutton on Sea, etc, were within easy reach and provided excellent walking. FIVE STAR!

The cottage was situated in an attractive country position with good views and walking areas for people and dogs.

The facilities provided were complete even down to the basic essentials for a first night (assuming the occupants had not bought any groceries beforehand). All areas of the cottage were clean and the areas were roomy with plenty of light. Catie, the owner, could not be more helpful with any requirement we may need that would be classified as a feature of the rental. We found the whole experience contributed to a restful and tranquil week. I would certainly recommend.

Berry Barn is a delightful hide away.

The cottage is cosie and warm and comfortable. Beautifully and thoughtfully decorated. It is a home from home. It was a real retreat for us to escape from a busy life. Everything was there that was needed. The owners were so friendly, helpful and accommodating. We had a lovely welcome pack of food, and when we were snowed in we were given extra milk. Nothing was too much trouble. We definitely hope to return as it is handy for visiting family in the area.we found some lovely beaches for bracing walks, enjoyable any time of the year.The village is small and also has an interesting old church. A car is a must as the it is about 4 or 5 miles to a town for shopping and amenities. We loved the peace and quiet it offers as a result of its location. Would highly recommend this holiday home.

Emphasis that there is an enclosed garden for the dogs, wasn't clear on details so was very pleased when we arrived to find a 'secret' garden enclosed where dog could roam happily.

Catie is the most charming and helpful host Berry Barn has been converted to a very high standard and contains everything you may need.

Situated in a quite rural area, (So Peaceful). Within just a short drive, we were able to visit somewhere different for every day of our stay. We would recommend this accommodation to everyone. Thank you once again Catie for you hospitality. We would love to return sometime soon. Ian & Winnie Waters
