  • "Extremely quiet location despite three young children living next door who we didn’t hear at all."

Eva the owner who lived next door was was there if we needed her but left us to our own devices but when we by chance met over the garden fence she was pleasant and friendly. The Cottage was spotlessy clean and we would highly recommend it for a holiday.

  • "A very tidy, well appointed and equipped cottage in a wonderfully remote setting."

Felt very 'at home' as soon as we went through the door, everything we needed was there for a cosy 'get-away-from-it-all; break. We be looking at booking the same cottage again, next year.

  • "We had a fantastic stay in the cottage with our two young children."

Eva, our host, was very welcoming and responsive to any queries. The cottage was spotless, kitchen well equipped and garden huge. We spent each day out and about; there is a good variety of activities in the area. Would not hesitate to recommend.

  • "Warren House Cottage is a delightful property, set in beautiful, peaceful countryside."

It is spacious and well equipped with a large kitchen, huge living room and main bedroom. We much appreciated the plum loaf and milk which were left for us and the eggs which were offered during our week's holiday. The friendly owners are on site and available if needed but have organised the garden very well so that you have your own large, private outside space. A dishwasher would have been a bonus, plus a bigger fridge, but neither of these minor issues would deter us from booking this cottage again - it was superb. The surrounding area has much to offer, including historic Lincoln. The cottage is close to great walking country - The Wolds, and for cyclists, it is only a 15-minute drive to the Water Rail Way - a lovely off-road trail alongside the River Witham which takes you to Lincoln in one direction and Woodhall Spa in the other.

  • "As soon as we approached this cottage we knew we had made the right choice."

It's in a lovely and peacefully remote location and all you can hear are the sounds of the birds singing throughout the day. When we arrived there was some milk in the fridge and greeted with a lovely plum loaf which didn't make it to the end of the day. The cottage itself was just amazing, well equipped and we fell in love with it. Plenty of space for our needs. We were a family of four including two young children. We had a couple of requests (we didn't want to bring more gear than we needed) such as a child gate, high chair etc which Eva kindly provided. Eva and Bill were amazing hosts and went above and beyond. We arrived with our 16-month-old feeling ill and we needed some Calpol. Eva saved the day within just a couple of hours of our arrival. Thank you :) We were blessed with amazing weather whilst we were there which allowed the children to enjoy the fenced off garden space everyday which they loved and Eva had left a slide and a drive in car for the children to play with whilst there. There's a really informative and useful welcome pack which we used most days to help plan our days out. We would definitely recommend this cottage and we hope to return soon.

  • "Could not fault the cottage, it was clean comfortable, well equipped and very homely."

Made good use of the lovely log burner as the weather was sadly still rather cold, but plenty room for boots, and to dry off wet clothes. Eva and Bill were super hosts, most welcoming and responded positively to any suggestion made. Perfect place from which to visit so many lovely places, country homes, beautiful gardens, nature reserves and woods, plus of course the wolds for walking. And of course Lincoln! So much to do and see there, plus lots of cafes and good restaurants.

  • "We loved our stay at Warren House Cottage."

..it was so peaceful and provided us with the perfect base for exploring Lincolnshire. Eva and her lovely family were so friendly and on hand if anything was needed. The plum bread which we found on arrival was delicious and just what we needed after a long walk. The cottage is very well equipped, comfy sofas and bed. The weather was a bit unpredictable but we managed to have drinks and dinner one night in the covered gazebo overlooking the fields and sunset. Wonderful! I wouldn’t hesitate to recommend this cottage and will definitely be back if we come back to the area. The coast is not too far away and lots of interesting villages and towns to discover.

The cottage is situated within such beautiful countryside, after reading the welcome pack we decided to visit Hubbards hill which was lovely the children enjoyed wading in the babbling brook. We enjoyed the outdoor space at the cottage, just listening the wildlife was so grounding for us, we live in London.. Eva (the owner) was extremely friendly and very attentive. In all a very relaxing, much needed time away from home.. Thank you x

  • "A beautiful house in a peaceful location."

Eva and Bill are super hosts, they are on-site and there to offer help and information if you should need them but not in your space. The main bedroom here is cavernous, the bed huge, lovely white bed linen and super comfy. I looked forward to going to bed whilst we were there. The kitchen is very well equipped and works well whilst cooking and dining. The lounge was another super large area with log burner, not that we used it as the house was toasty enough for us. Outside has ample parking for three vehicles, safe and secure with gates to shut. Lots of walking from the house on quiet minor roads. Lots of pheasants, buzzards and hedgerows full of life. Eva and Bill put up external Christmas lights, a Christmas tree and decorations for inside the property which made it feel like home. We really loved everything about our time at Warren House Cottage under difficult circumstances, the extra little touches made all the difference to us and are thankful for their kindness.

  • "The cottage is very easy to find and although it feels like it's in the middle of nowhere (because it is just so peaceful), is actually only a short drive from the main road to get to Lincoln and other larger towns."

It is decorated beautifully and all comforts are provided. The information pack left by the owners provides very useful information on local shops and restaurants and we were able to find everything we needed to enjoy our stay. It was the end of October when we visited and the wood burner was a very welcome treat at the end of a cold day out. The owners had left a small supply of logs for the first night and we bought our own from Mole Country Store in Market Rasen for the rest of the week. (The central heating works perfectly fine though so you don't need to light the burner if you don't want to.) I really can't think of anything negative to say about the place and would have no hesitation to book again. Local recommendations - The Corn Dolly cafe in Wragby, Wisby Butchers in Wragby, Lincoln Cathedral, The Bubble Car Museum in Boston, Seven Districts Coffee Roasters just outside Lincoln.

  • "Lovely clean cottage with excellent facilities."

Top quality furnishings and lovely comfy bed. To make it perfect for us would have been a much bigger fridge and perhaps a dishwasher ( only because we can’t survive without one at home ! ) Was lovely to sit outside ( yes in October !!) and watch the sun set from the garden gazebo whilst enjoying a chilled glass of wine. Managed to get out and about every day and visit all the surrounding areas. Struggled to pick up any tourist information on walks which was completely our fault as we should have got organised better before we left home so had to rely on our iPhones which wasn’t ideal. Due to the current situation a lot of shops were closed and even local libraries were unable to give us any printed information which was a pity. All in all a lovely break.

  • "The cottage was absolutely beautiful, the photos do not do it justice!"

It felt like the owners had thought of all the little details to make it feel homely and comfortable, from the milk in the fridge so we could have a cuppa when we arrived, to the umbrella in the porch in case it rained. Stayed here with our two year old, and the owners were really helpful in providing some useful baby kit such as a travel cot, high chair, baby bath and plastic cutlery which saved us bringing it. The cottage is on a peaceful country lane, with lots of interesting things to visit within a reasonably short drive, eg Lincoln 30 minutes, the beach was about 50 minutes. Highly recommended!

  • "Lovely cottage with everything you needed plus more."

So quiet and peaceful surrounded by fields. We obviously didn't have that much contact with Eva and Bill the owners, but not surprising due to Covid 19, but everything was spotlessly clean. Ideal area for a relaxing holiday, RAF Coningsby not far away if you are into Typhoons, Sutton on Sea for quiet walk along the beach. For just us two it was ideal, also for a couple with young children would be perfect. Hope to return sometime in the future.

  • "We had a wonderful week here with our 6 and 8 year olds."

The cottage itself is gorgeous; the garden was bigger than we expected, and inside everything was to a really high standard. Location wise it was great for us; plenty to do not too far away. We visited Rand Farm Park at the recommendation of the very friendly owner; our boys loved it there and it is only down the road. Also twice visited the beach they recommended, which was a straightforward 50 minute drive away. Went to Chambers Farm Wood nearby and Hartsholme Country Park in Lincoln, which were both great to explore. We were pleased also to have one really rainy day so we could stay in all day with the log burner on! We will definitely book again and would recommend to anyone; a great find and I think also a great price.

  • "This cottage really is a home away from home."

Set in beautiful and very peaceful surroundings, it is between 45-60 minutes drive from the coast or into Lincoln to explore the city. There is also lots to do nearby for families with children of all ages or couples. The cottage itself if well-equipped with everything you could possibly need, has a large sitting room and spacious kitchen and bedrooms. The owners are really friendly and are on hand should you need any advice or help before or during your stay. For us it is the little things that really matter and this cottage has lots of those added finishing touches. We particularly enjoyed sitting out on the picnic bench and enjoying a bbq but I imagine the log burning fire would be equally tempting in the colder months. The owner has also put together a helpful file with local information and even a history of the cottage as well as appliances guides for ease of use. There is a post office nearby for essentials and it is a 10 minute drive to the nearest convenience store. There is a farm and wildlife park within 15 minutes drive and we thoroughly enjoyed these. Thank you for such a lovely week away- we would definitely return!

  • "The cottage was extremely comfortable and very spacious for the 2 of us."

We were visiting this area as we had a family event close by the previous weekend and were due to attend a friend's wedding in Lincoln the following weekend, so we were looking for a quiet location to have some "chill out" time in the intervening period. The cottage provided that and the area itself was lovely. Sadly, due to the coronovirus, the wedding was cancelled and in line with Government advice about social distancing and non essential travel we reluctantly decided to cut short our holiday and return home early. We'd love to return to this area and to the cottage itself at some time in the future once things have hopefully settled down again.

  • "The cottage was more spacious than most cottages we have rented."

It was spotlessly clean. The log burner was very efficient, better than some we have encountered, but we had to clear out a huge amount of ash before we could use it, I am sure it was just an oversight as everything else was so clean. The situation of the cottage was such that it was within striking distance of both Lincoln and the Wolds. We would not hesitate to recommend this property to couples or a family of four.
