  • "Well we arrived just after 3pm needed the loo and there was only 6 sheets of loo paper on the roll !"

    ! we thought how thats not good, no kitchen roll but we expected that. We went upstairs to hang our clothes up and plastic coat hangers were broken and the metal ones( which you get with your dry cleaning) in adequate! We went in the garden to find the some areas of the decking to be rotten right through and extremely dangerous!!

  • "Location is perfect short walk to the sea and a pub and coffee shop Parking for one car but really difficult to access as entrance and walls are extremely narrow The cottage was a great size and mostly clean."

    The carpet in the lounge is terribly filthy and despite several mentions on reviews nothing has been done. The carpet either needs replacing or hard floor to be arranged There is no welcome pack so no milk or starter pack only 1/4 of a toilet roll Crockery is limited 4 of everything when it advertises for 5 and bowls were broken and cups chipped The garden is really good to have but small things like a new gate paint the shed repair the decking. It feels the owner is doing the barest minimum and a small expense for improvement of the things I’ve mentioned and a starter pack would make all the difference

  • "We were very disappointed in this cottage and will not be booking it again nor recommending the property to anyone for the following reasons: • Front room very dingy and in need of updating and upholstery cleaned."

    • Carpet very dirty and worn - not practical with a dog allowed in the house. • Oven greasy and oven tray needing a good clean. • Cooker hood filters needed cleaning as very greasy and a fire hazard. • Second freezer draw broken and very sharp. • Toilet seat very stained and in need of replacement as was toilet brush. • Front door lock needs looking at as hard to lock intermittently. • Upstairs needs updating: mattress stained in double room - needs replacing • Door in bunk bedroom is hanging off one of the hinges and will not shut and bunk bed light broken and unsafe. • Window in single bedroom does not open and is in full afternoon sun. • All pillows lumpy and worn - need replacing. • Back garden needs some TLC especially the decking area which is broken and lethal when wet. Our family booked two additional cottages in the same row of terraces for the same price. These were not booked through Sykes and were found to be far superior in every way. In our opinion this cottage is not fit for letting in its current state at the price asked.

  • "The property is very well placed for getting about the coastal routes."

    Few minutes walk to the beach, shop, chip shop, pubs and the excellent bus service for when you want to leave the car. Currently the bus fare is capped at £2 per adult per journey on the coastal hopper, excellent for getting about when you want a rest from driving! The property is located in a quiet off main road position. Access/parking was tricky especially if you have a large car like us and there are other cars parked but it’s possible and the owner gave very good instructions on how to approach. It’s a very old cottage so yes the stairs are very steep and may be a challenge for some especially during the night trips to the bathroom. It has been well equipped with everything you need and of good quality however we didn’t find the beds comfortable at all but that’s personal preference and may suit others as mentioned in other reviews but not for us I’m afraid. The internet was dipping in and out, we were made aware of this by the owner and it was being attended too externally, not his fault. We didn’t make use of the outdoor space because the weather wasn’t great unfortunately, had we had sunshine with the beach being so close I guess we would have had a very different experience but that’s the way it goes in the UK I’m afraid. Take the time to review others feedback this review is based on our personal experience during our stay, the cottage has many good points and some not so good for US.

  • "Lovely cottage in a great location close to the beach."

    The cottage was clean, comfortable & spacious with plenty of storage. Very well equipped. Nice little enclosed garden which was great for our dog. Great for relaxing in the sunshine in the afternoons/evenings. Our only criticism was that there were several cracked plates that need replacing. Will definitely stay again

  • "Loved the cottage just two adults and one puppy ."

    ...kitchen well equipped....bedroom good and bed very comfortable ....great coffee shop and brilliant fish and chip shop across the road...WiFi was a bit up and down but then on holiday and not on our phone that much!!.and parking mmm good luck whoever is driving and hope you don't have too big a car as the little lane and then turning is great fun!! But didn't spoil the lovely experience of staying here....

  • "Lovely cottage in a nice quiet little rd."

    (Parking really isn’t that much of an issue, as previous people have mentioned.)Not sure how quiet it’ll be when the refurbishment of the pub opposite is done. In good area to access places to visit. Cleanliness was good, except the bathroom. Mould around edges of the bath, and the seal at the bottom of the shower screen needs removing and cleaning. Had trouble with the internet, contacted owner.. the fault was external but was sorted and resolved as soon as was possible. Over all we enjoyed our time in the cottage. Small things that could have made a difference, milk in the fridge on arrival. I had to buy kitchen cleaner and hand soap for the bathroom. Not a biggy, but the small things count

  • "It was a great little cottage in a nice location for the Norfolk coast, and somewhere I'd be happy to return too."

    The lounge was comfortable, the kitchen well equipped, the beds were comfortable and it had a good size bathroom. The only issues we had was no Wifi during the stay and a major issue with the lock on the front door. Even after 3 days it was a challenge we still struggled to open the door from the inside and outside... If this is fixed my rating would go up. We did have a power cut for 12 (overnight) hours whilst we were their that was problematic, however this was for the area and not just the cottage. As posative the owner did all he could to support.

  • "Initially we had a problem getting in, the front door lock is malfunctioning also it was pouring with rain and dark, not ideal, perhaps a sensor light at the front would be helpful for those arriving in the dark."

    Upon entering the property there was a carbon monoxide alarm bleeping due to low batteries, it should’ve been changed in August 23 according to the label. I informed the owner who sent another which we assembled and put up, I did also mention the lock to him. The location of the property is ideal, short walk to East Runton beach which in itself is a short walk along the beach to Cromer. There are 3 pubs in the village, a convenience shop and a caravan club restaurant, although pub and restaurant are seasonal. Property set up was ideal given the size of the cottage. Found it to be mostly clean and tidy. There was no recycling information but we found a recycling point in the car park along the road to the beach. Whilst we were aware of the stair case and downstairs bathroom it’s not until you are there that you realise they really are very steep and narrow which was tricky in the middle of the night! I would think twice about a winter break here again because so much is closed, I forget that these places are seasonal!

  • "It’s a lovely cottage within a very short walking distance of the beautiful beach of East Runton."

    The cottage is set back from the main road so it’s quiet. Getting onto the lane was tricky however. I’m a confident driver and can usually manage tricky turns etc with ease but found this difficult The cotttage was comfortable with everything you need. Cleanliness was ok. The double bed was very hard but this would suit some. Those with dogs who aren’t so well behaved off lead need to be aware that you will need to walk your dog to the garden as this is set back from an access path

  • "We had a lovely week in this cottage."

    Easy access to the beach and therefore Cromer along the beach or along the road. Property is as described, so no surprises. Note the instructions given re parking when you phone about key collection then you won’t have a problem; there’s always a parking space opposite the front door. The kitchen is well equipped and putting the dog on the lead to take her in the garden wasn’t really a problem. The location is incredibly quiet and a good base for touring the area.

  • "The location was very good, close to a beach, shop, take away and pub."

    The cottage itself was comfortable, however there were some issues. The living room was not very clean on arrival the carpet and seating was covered in dog hair and smelled. The stairs are very narrow and steep with a difficult turn at the top making it very difficult for a person with mobility issues. The bathroom being downstairs off the kitchen was not easy in the night but good in the day having a downstairs toilet. Parking was an issue as it is very narrow with a difficult turn and you either reverse in or out. However in its favour the beds were really comfortable, the kitchen well equipped, and the garden safe and good for kids to play in.

  • "The property was as described."

    However, the narrow steep stairs are definitely not for anyone with weight or mobility issues. Having the only bathroom downstairs is very inconvenient due to the stairs. The kitchen was well stocked with dishes and utensils. We did have issues with the shower. The shower head sprays everywhere and needs to be replaced. No amount of adjusting could rectify that and we had to clean the drain of hair as it was not draining properly. There is also some mould issues up the wall which need to be cleaned/removed. The house is cozy and so close to the beach and the town of Cromer. The local convenience store is seconds away and stocks everything you may need in a hurry. Would not hesitate to book a different property based on our needs, but Number 5 was a lovely stay. The owner was prompt in replying as far as check in etc.

  • "Beautiful little place."

    Immaculately spotless & well maintained. Just little issue with electric- it tripped a couple of times & no lids for casserole dishes to put in oven. Steps for going upstairs very steep which are a problem during the night. Maybe fit one in double bedroom? Otherwise fab.

  • "Excellent location near the beach and the pub!"

    Also very quiet despite being a moment to the coast road. Slightly tricky parking the car in front of the house - not sure an estate car would make the corner! Very well equipped - only downside being the rear enclosed garden was across a common path so our younger (and not so well trained yet!) dogs had to go on the lead every time they needed to use the facilities. Highly recommend the pub - excellent Sunday lunch and very (dog) friendly bar staff and customers.

  • "The cottage is in a good location and walkable into West Runton (where there are a few restaurants) and 20 minutes into Cromer - we would use it again."

    It was clean, beds comfortable and the cottage was well equipped if you self-cater and even had Sky! It was great to have use of the garden. The only thing to flag is parking is difficult as it is a tight sharp bend to navigate - so if you have a big car you will struggle and the stairs are steep so not suitable if you are not very mobile. Overall we had a lovely stay.

  • "Absolutely wonderful."

    Cottage is fab, clean and decorated really well. Bed linen lovely. Location spot on. Local shop couldn't be better. It has been a total joy. Local families resident were a pleasure to listen too playing happily in their gardens. We had sunshine all week but this little gem would be great in any weather. Will definitely book again. The beach is to die for. Thank you for a wonderful 60th birthday week.

  • "Fantastic holiday, lovely cottage, clean, comfortable, lovely crisp white bedding."

    I’m very fussy with cleanliness. All the essentials were provided, hand soap, kitchen cloths, toilet roll etc. lovely garden with seating area, although you have a communal path between the house and the garden this was not a problem - if you have a dog the garden is secure and has a gate. Any pictures I have seen of this property do not do it justice. The parking was tight but I managed to park my car outside the cottage everyday. Someone we spoke to chose to park in the beach car park across the road instead for the week, which wasn’t very expensive. The owner was also very helpful and quick to respond to any questions prior to arriving.

  • "Comfy cottage at a good price."

    All very clean and tidy. The back garden is secure but over a shared path therefore unable to let our dog directly out of the back door. Stairs VERY steep which we new. The only real criticism was the fitted sheet was a double on a king sized bed probably the fault of the cleaner.! All that said it was pretty good

  • "The cottage was lovely, warm, very clean, well equipped and nicely decorated, and the neighbours were very friendly and helpful."

    It is in an ideal location, 5 minutes walk from a lovely beach, local shop, pubs and the beautiful village of East Runton and walking distance to Cromer. It would be good to have had a 'Welcome Folder' with details of wi-fi code, nearest chemist, shop opening hours etc., as we have had in other cottages we've rented. Also a 'Guest Book' for guests to write about their experience and of places they've visited, restaurants etc. The parking is a bit tight, but quite manageable. The only problem is that where the parking space is for 5 Melinda Cottages, the neighbour over the back has an over hanging tree that dropped sticky sap plus bird droppings on our car. The over hanging branches need cutting back. We're not precious about our car, but some guests may be. Other than that, we had a lovely holiday and would definitely consider returning.

    The cottage itself was very clean and comfortable with a very well equipped kitchen with everything we needed and more! Location was absolutely perfect, the beach only a couple of minutes walk away, ideal for lovely dog walks! If I had to be really picky and the only small negative was the lack of information on how everything in the cottage worked being close to hand, but as I say I’m being really picky. Would definitely return to this cottage and highly recommend to others.

  • "This cottage is not suitable for anyone with mobility issues."

    The stairs are very steep and as the bathroom is downstairs it makes it very difficult for those who need to use the bathroom at night. Access is difficult - a wide car would not get into the entrance to the cottage. Extremely poor shower, and no toilet brush. Kitchen was minimally equipped- I have never seen so many knives - most of which were blunt. There were cracks in the plates . There was no way to light the hob as the ignitor was broken. The location was great.

  • "On arrival the cottage was very clean and as described."

    Very cosy with a good sized kitchen and a separate dining area. As described in the property detail the steep stairs and shower over the bath may mean the cottage is not suitable for people with mobility issues. The garden would be a fantastic spot to relax in the summer. The location is perfect for the beach, walking, shop, pubs, restaurant and public transport. All these facilities within a 3 minute walk. Parking outside the cottage entails angling the car between 2 properties to enter or leave the private lane, with average reversing and parking skills this is easy after getting used to the required angle of approach. There are alternatives in parking on Felbrigg Rd for free (after the right hand bend park on the right by a small grass bank) or pay £28 for a week to park in the Beach Rd car park (you can use the ticket in other NNDC car parks such as Wells and Sheringham which offsets the costs). You park under a tree on the lane which can result in large bird droppings on your roof, the neighbour uses a car cover to negate this issue. If you have 2 cars consider bringing the smaller one. In the cottage only one issue, a young child next door during the day would very often be screaming for no apparent reason. Hopefully the child will soon grow out of this behaviour as in the early evening we had to turn on the TV to drown it out. Overall a very enjoyable holiday and I would recommend the cottage.

    It does have a steep staircase but that is what is expected from a property of this age. The property was very clean and welcoming, well equipped. Paul the owner was very accessible and helpful when I got in touch with him. Overall a great place to stay in a nice little village with plenty to do and see in that area of Norfolk. Would not hesitate to return.

  • "The cottage was cosy and well equipped but wasn’t really suitable for older people ."

    The stairs are really narrow and steep ( older cottages always are) and the bathroom is on the ground floor at the back of the cottage, so quite a trek in the middle of the night! But for a younger couple or family it was a good choice. The bathroom and kitchen are lovely, very modern and had everything we needed. When I rang the owner for key details he said he had some issues with the cleaner so had to get a new one. I hope this works out because though cottage was fairly clean overall it needed some attention in places. The freezer still had food in it from previous people, the kettle was full of lime scale and the dining table was very sticky. The cupboard under the stairs ,where the vacuum cleaner and brooms are kept, looked as if everything had just been thrown in so was a big jumble of stuff. It was very difficult to get things out to clean up sand or spills etc. The little garden was nice but again the shed had loads of junk in it, an old cupboard, oven, kettle etc. Things that really needed chucking out to make space for things that are needed. Parking is a bit hairy, thank goodness my husband can reverse park in a very tiny space but we managed! This cottage is in a lovely quiet position in east runton with loads of things to do close by and ideal for families that need a beach within a short walk but attention to cleaning and tidying of cupboards would make a huge difference.

  • "The cottage is in a good location and facilities are commensurate with the Syke’s 3* rating."

    Unfortunately the cleanliness of the cottage (inc. bathroom, kitchen and carpets) really let the property down. This was part concerning given enhanced cleaning should have been in place due to the C-19 pandemic. That, along with some maintenance issues, dampened the start to our holiday - which we spent deep cleaning the cottage. We are used to pets and booked the cottage knowing it’s sometimes let to guests with dogs; (although we didn’t bring any four legged friends with us due to space). However, on arrival the cottage smelt overpoweringly (of dog), to the point of being really unpleasant. We filled the hoover twice, vacuuming the living room carpet, landing and stairs (which is no mean feat given their relatively small area), and had to keep the doors and windows open whenever we were in the cottage to air it. There were food spills in front of the microwave in the kitchen but by far the worst was the bathroom: The seal on the shower screen was thick with black mould, as was the shower hose, and plug. Black mould also extended ~ a foot up the corners either side of the shower. The seal around the bath had started to peel with (pink) bacteria and mould gathering underneath. The bathroom window sill was dusty, as were the bottom rungs of the towel radiator. Maintenance issues; (mentioned in a previous review in June) persisted: Bathroom and kitchen taps were dripping (during our stay the kitchen tap was dripping so much it filled the bowl in the sink a couple of times every 24 hours). Rusty garden furniture. In addition; the towel radiator in the bathroom has also started to corrode and was rusty - I received an interesting response when I reported this to the owner. We also spent some time hammering carpet gripper back down after both my daughter and mother cut their heels (on different treads) coming down the stairs. Other minor issues (e.g. less bowls than beds in the property) were also left with the owner. We contacted the owner at the time of our stay to report the issues. He was apologetic and has offered some compensation - albeit this is still awaited.

  • "The cottage was very comfortable, and despite reviewers suggesting five adults would find it crowded, there was plenty of space in the downstairs rooms."

    We travelled by train and found it a relatively easy walk from Cromer even with luggage, and thereafter explored several alternative walking routes. The bus services were also good. A great area for dogs and a very pleasant beach. We appreciated the well equipped kitchen, the lovely little enclosed garden area and use of beach equipment in the shed.

    Garden is lovely on a sunny day. The garden is accessed by a communal path as described. Parking is opposite the cottage, requires good reverse parking skills. I’d definitely recommend this cottage. Comfortable and clean, and perfectly located.

  • "We had a lovely break in East Runton and 5 Melinda cottages was a perfect base with easy reach of the beach at East Runton and into Sheringham and Cromer."

    The cottage was clean and well equipped but the beds were really uncomfortable. All 4 of us did not sleep well over the 3 nights, we all ended up sleeping on top of the duvets for an extra layer over the mattresses springs, also they were very noisy, whenever you turned over the bed/headboard banged and creaked. We would advise the vendor to invest in some new comfortable beds for future visitors. We had seen that others had commented on the parking being an issue but luckily we have a smallish car that we were able to manoeuvre down the narrow driveway and into the small parking space, I think if you had a big car you would struggle but understand that nothing can be done about this issue. The only other negative was that although the garden area is secure and enclosed, we were not aware and people staying at the property should be aware that you are unable to open the back door for your dog as there is a pathway between the cottages that then leads to the garden area. Which meant putting our dog on the lead and taking him into the garden but we appreciate that this is a typical lay out for old cottages and couldn’t be changed. However, we had a great break staying in Melinda cottage and were really lucky to have brilliant hot weather too.

Also in easy walking distance to Cromer. The only complaint was the mattress in the single room was very uncomfortable

  • "We had a lovely holiday in a very comfortable cottage."

    Ideally suited for family with young children. We are in our seventies & found the stairs rather steep & narrow. Need to be a very cmpetent driver to manage the narrow access to the property but with the beach so near we rarely needed to go in & out. Lovely setting & great beach but access is steep so need to be reasonably fit. The cottage garden is lovely & much enjoyed by our dog & little grandaughter!

    Our expectations were therefore not great . However the cottage was clean and we felt , in line with its 3 star rating in terms of general comfort, if a bit worn in places. Decent kitchen and a comfortable bed . Also it’s location is excellent - especially during a heatwave! 2 minutes from the beach and other good village facilities . But there were issues for us with an unsecured and shabby garden (which was not clear in the listing ) - and car access/ parking was extremely difficult . Also very steep stairs . For most of the week we were just a couple . In my view this would not be a suitable cottage for 4/5 for a full week . Just not big enough inside or out . The neighbours are not very friendly either !

    Garden not suitable for medium size dog also alarm in neighbours garden went off with a high pitch alarm and frightened our dog. Parking is extremely difficult would be easier to pay for a weeks parking rather than struggling into tight lane and in and out on to a busy road. The scaffolding made it more difficult too. Positive note beach and chip shop lovely

    Bedding could be better quality, and a thorough clean of cupboards would be good, eg: remove opened packets of biscuits!? Location near the beach was good it was just a tired cottage and previously tbe standard has been better.

  • "This was a disappointing cottage."

    The location was lovely but the access to this place was very difficult. The garden was totally neglected and nothing like the photograph illustrated. TheTV did not work. The quality of furnishings was very basic except a nice kitchen. Two beds were not even made up with no bedding supplied either. Very overpriced also. I have stayed in many cottages over the years and never before had to leave a poor review.

    Stairs were very steep not good if you have to use the bathroom in the night . The folder instructions were left in was sticky and no up to date info in there. The cottage was full of flies ... not good And the narrow entrance which has to be reversed up should be on the description of the cottage on your site.

    It had everything you needed as if you were at home. I would rent this cottage in the future. The only thing I would say could of made it more comfortable would have been the sofas.   • "There was an issue with both the shower and the TV which we reported to the owner."

    The owner arranged for a plumber to come and fit a new shower very quickly although we had to get up early than we would have done to let him in. The issue with the TV was not resolved. There was a note in folder from a previous holiday occupier stating they had issues so it was a known problem. We did advise the owner again he did state that he was trying to get hold of someone to come we left the key but they did not turn up. This was not resolved in the whole of the holiday. We had limited choice of channels to view. Around 4 channels at any given time. Although there were other TVs in the dining room and bedroom this meant we could not relax and watch in the lounge. The other issue was the condition of the sofas in the living room. These are really passed their sell by date and are not at all comfortable and in a poor condition. The property is in a great location and although a little dated in decor is very well equipped. The parking is quite a knack if you have a large car it might be a struggle. It is a shame that a couple of issues have stopped this being a great holiday.

  • "The cottage is in an ideal location."

    However we found the steep stairs caused problems and were concerned that the toilet is so far removed from the bedrooms. Vehicular access and parking was extremely difficult. We were also disappointed with the two sofas in the lounge which were extremely uncomfortable. Although the property is advertised as Dog Friendly, our dog had great difficulty walking on the laminate floors. It is extremely unlikely that we would consider returning to this property.

  • "Owner seemed very friendly and helpful."

    Kitchen, Dining Room & Bathroom very satisfactory except oven which requires a good clean. Kitchen well stocked with all necessary equipment and clean. Lounge ok but sofas require replacement (this may be planned by owner). Master Bedroom comfortable & storage more than adequate. Remaining Bedrooms not used but appear very satisfactory. We trust any negative comment here is accepted as constructive criticism not a complaint as we thoroughly enjoyed our stay. Beach 5 minutes walk. Good fish & chip shop 2 minutes walk. Greek restaurant 2 minutes walk. Pub/eatery 2 minutes walk. North Norfolk Coast beautiful and dogs welcome on all.

  • "The cottage was extremly comfortable with brilliant facilities & very good location."

    Lots to do in the area made it great for those with or without a car.Buses were frequent & could get to lots of places.Lovely beach & friendly shops.My friend & I were suprised that only one bed was made up when we arrived & we had to make up the spare room as we are not a couple.Towels were suplied & everything else brilliants-so rearly enjoyed our stay.Parking a bit tight so got a weekly ticket for carpark across the road.

  • "The Dozy Dormouse no longer exists which made it difficult to find."

    It is now re-opening as 'Sammy's Bar and Grill'. A mention of the quite tight and narrow turning to the parking area would have been helpful and reversing in is better. Also as we were in two cars the information about being able to park in the carpark across the main road with a weekly ticket ( £27.50) would also have been helpful.

The property

This is a lovely mid-terrace Victorian fisherman’s cottage, located on a private no-through lane and close to the sea front in the popular village of East Runton, near Cromer in North Norfolk.

This attractive cottage is ideal for friends and families alike, looking to explore this wonderful coastline from a great location.

Park up directly outside your cottage and step into the cosy sitting room which has a gas fire, ideal for relaxing with a movie after a day out exploring.

The kitchen is located at the back of the cottage, just beyond the dining room and with a door to the back garden.

From this attractive cottage travel along the coastal road and you can take a boat trip to visit the seals or a train ride on a steam train at nearby Sheringham.

EAST RUNTON

Cromer 1.5 miles; Sheringham 3.5 miles; Holt 9.5 miles.

East Runton is a small village, set near the North Sea in Norfolk and was once a traditional fishing village. The village now boasts its own shops, pubs, fish and chip shop and a lovely sandy beach with lifeguards. Nearby is the popular coastal town of Cromer with a beautiful Victorian pier offering visitors the chance to see theatre shows, visit the museum and also the RNLI lifeboat station. East Runton is situated on the Norfolk Coastal Path which is very popular with walkers. This area of North Norfolk has many different places of interest worth visiting, including may miles of beaches, nature reserves, local golf courses at West Runton, Cromer and Sheringham, as well as the popular National Trust sites at Sheringham Park and Felbrigg Hall.
