Arrived on a wet and blustery evening.

Cottage soon warmed up with heating on. Very comfortable lounge, spacious dining room. Well appointed kitchen with plentiful equipment. The main bedroom was comfortable and spacious. Twin room was smaller but perfectly adequate with full size single beds. Huge bathroom with lovely size walk in shower. Parking directly outside property was never an issue. Great location in the village, about 15 min walk to the beach, 5 min walk to shop and various takeway/restaurants. Would gladly return

The cottage was very comfortable and the decorating and soft furnishings were all very well thought out and in keeping with a seaside cottage .

Its very accessible from the main routes and the beaches at Heacham are lovely The enclosed garden was one of the main features we booked for as we had 2 dogs with us , this didn't disappoint and felt confident they couldn't escape. The only feedback I would give and to benefit all is that every bottle of cleaning product available in cupboards was empty and there was no charger to charge the hoover up , however I did manage to find this by going into the garden shed . Also as a dog friendly cottage maybe invest in a better hoover as it wasn't at all adequate for dog hairs. Some guests maybe happy to not clean after their stay but I prefer to try and at least leave clean and tidy upon departure

Myself and my Mum have stayed in a number of Sykes cottages over the last couple of years but it was a big disappointment to us at Bay Tree Cottage and is in need of a deep clean.

Cobwebs in lots of corners, under light shades and in corners of most windows that were overdue an outside clean I might say. Most cupboards in the kitchen smelled fusty when opened as did the cramped back bedroom with 2 single beds. But the most horrifying thing was when I stripped my single bed on the morning of checkout. The duvet I had been sleeping under had been soiled badly through to the other side of it and was only fit for the dustbin NOT to cover over and use again.Single quilts are so reasonably priced that this is totally unacceptable!! The garden was very unkempt. lots of bare patches on grass, untidy borders and dirty table and chairs that we just couldn’t enjoy a glass of wine at in the evening. We feel we paid a high price for a very second rate cottage and Sykes as a company need to be inspecting their cottages periodically to see that customers are getting what they pay for!
