Lovely cottage and situation.

Stayed many years ago still as nice. Shame about the pond weed, husband unable to fish. Only one bad thing to report, toilet seat in needs replacing, very stained.

The property was perfect for what we wanted.

It was a lovely location and very well stocked with all the essentials we could’ve needed. The only downside was that the bath plug wouldn’t stay in so I had to shower my daughter instead. Fishing seemed to be great but most of the lake was covered in weed so finding good spots was difficult. The only point to note is that the light fittings are very low and if you’re above 6’ then you’ll bang your head on most of them. We had a great stay and will definitely book again!

Beautiful holiday home with the water out the back.

Easy to get to most places in Norfolk and Tesco 10 mins away. The local Chinese was banging. The property was generally clean but could do with a deep clean as dust gathering in some places and some small objects were found on the floor.

So lovely to walk into a fresh, bright property that is obviously loved and well looked after.

The quiet situation of the cottage, along a little used lane and looking across to a waterlily covered stretch of water, added to an idyllic stay where getting away from the hustle and bustle of every day life was achieved to the full. That the cottage was also close enough to the seaside towns of Cromer, Sheringham, Mundesley etc and NT properties such as Fellbrigg and Blickling was an added bonus.

Quiet rural location.

Very peaceful. Convenient for coast and the Broads . Clean and well presented. We'd stay again and would recommend!

Nicely appointed.

Mostly very clean and comfortable. Easy parking. Central heating worked well (we were there during a cold week in May). Lovey, peaceful outlook. Plenty of clothes hangers (something of a rarity). The double bedroom is very cramped. There were only two of us so we could spread our belongings out into the second bedroom. I think it would be too much of a squeeze for two couples. Not wanting to sound too negative but there were a few niggles, which could be easily sorted out, as follows: No hand towel in kitchen (just one tea towel), patio table and chairs has not been cleaned, shower screen leaks, a washing up bowl would have been good, cobwebs inside bedroom windows, no waste bins in bedrooms, couldn't find instructions for oven or microwave but I worked them out, a bit of a challenge to get the TV to work, no spare sockets in the doube bedroom).

Loved the cottage, check-in process was clear.

This is a delightful little house in an attractive setting.

There were elements that we enjoyed about staying there. However, there was a problem with the hot water supply, which was highly intermittent, so that a shower that was warm for about three minutes then became stone cold, and so that washing-up water sometimes had to be heated in a kettle. A visit by a supposed engineer part-way through our stay (arranged by the owner, whom we phoned) made matters worse. There were other lesser issues that we have mentioned to the owner, such as inadequate instructions for an unusual television.

Attractive and comfortable house with adequate facilities.

Would have liked a smart tv in the main lounge and couple of reclining sun chairs on the patio.

A lovely cottage in a delightful, peaceful setting - super outlook over the lake and lots of wildlife.

For us the downside was the rather isolated location of the property - very narrow, single track roads to get to it from the main road. It would put us off returning to it but can’t fault the property itself. Janet and Graham

We booked this holiday cottage last minute & after looking at the photos & information.

The location is ideal for a holiday in Norfolk. Instructions sent to us how to access the property were helpful. On entering the cottage it looked ideal & well equipped. However we started to notice things like inaccessible electric sockets and not many, not even a shaving socket in the bathroom. There were cobwebs everywhere between the furniture & walls & also in the bathroom with spiders present in the bath. We got the impression the property had either been empty for a while or not cleaned as thoroughly or checked before our arrival. The worst issue was when we stripped the bed linen as requested on departure was the disgusting state of the quilt after the cover was removed being badly stained & dirty. We felt sick thinking we had been sleeping under it.

Very quiet and nicely equipped, furnished to a very good standard.

Comfy beds, best I’ve slept in years. New blinds throughout as one previous guest was complaining. Enjoyed our stay here. Minor negative points: Shower a bit fiddly as comes off taps, but nice and hot and water flow good. The bracket comes off wall. Dont hesitate in booking. Offered good value.

The windows all needed new blinds.

They were really unacceptable. Broken and didn’t provide any level of light reduction to help sleep. The shower was a bit dodgy, only a tap adaption not a real shower, very outdated. Fell off the fitting too. Unusual to not have a welcome pack, no milk etc in the house. Especially as it’s so remote from any shops etc. poor.

Lovely cosy & comfortable property.

Surprised to find shampoo & conditioner plus shower gel. Tea/coffee/sugar was also provided. We had a problem with the front door key, phoned the owner & a locksmith was on the phone to me within the hour, problem solved. My daughter & myself had a really relaxing 10 days at this property & we would both not hesitate to recommend it.

We were overcharged having seen other adjacent properties listed at nearly £200 cheaper at same time!

! We didn’t sleep well as the bedrooms had tissue paper blinds that kept out no light at all….. this needs addressing urgently now clocks changed! The hot water is set way too hot and scalded friends Son when having shower, if you turn on tap downstairs to pour glass of water, as I did, he screamed!!! Would stay at neighbouring properties for price they charge but not here. Some sort of compensation required

We have a lovely stay,beds were extremely comfortable.
