A lovely setting and a lovely barn.

Lots of places to visit within easy reach with good roads. I enjoyed the relaxed peace.

We had a lovely stay at Sweet Briar Barn.

Accommodation was well equipped, very clean cosy and comfortable. We had good weather so were able to sit outside on the sunny terrace and take in the beautiful surroundings. Having milk in the fridge on arrival was very much appreciated, as were the biscuits, thank you Dave and Chris. Perfectly located, a pleasant 20 minute walk to Coltishall village, which has great pubs and a tea room on the river, We will definitely be returning!

Fabulous accommodation, spotlessly clean, very well equipped and a perfect lovely peaceful location.

This proved to be an ideal place to stay for exploring the north and east of Norfolk.

The cottage is very comfortable, well equipped and in a quiet hamlet just outside Coltishall, which has a good range of local shops and places to eat. Our host and neighbours were welcoming and very considerate, and we thoroughly enjoyed our stay. All of us would happily return for another visit and have no hesitation in recommending it to others.

Sweet Briar Barn is a beautiful property set in a peaceful and picturesque location.

The house was well maintained, clean, and incredibly comfortable, providing everything we needed for a relaxing stay. The garden felt truly magical—our children loved exploring it and playing outdoors. We had a wonderful time and would wholeheartedly recommend Sweet Briar Barn to anyone looking for a tranquil countryside escape.

A very cosy cottage, the owners had thought of everything for a very comfortable stay.

There wasn’t anything that we thought could be added inside the cottage. In a very peaceful setting with a lovely shared garden. Ideally situated for travelling to the coast or into the villages and towns. The lanes around the cottage are quiet so suitable for cycling. There is a very useful folder in the cottage with suggestions of places to visit. Our favourite beaches were Sea Paling and Happisiburgh. Pay and display car parks around £7 per day, we found it easier to use coins to pay for parking. We would highly recommend Sweet Briar barn and will return in the future. The property had everything we needed and was comfortable and homely and very clean. Lovely tranquil setting but close to nearby attractions. Owners were very friendly. Would definately return in the future.

A very spacious property in a lovely quiet location.

It was ideally situated for all the places we wanted to visit on our holiday to Norfolk, Great Yarmouth, Cromer and Norwich.A trip on the paddle steamer Southern Comfort from Horning was really enjoyable, very relaxing travelling on part of the Norfolk Broads. We will recommend the cottage to friends and family.

A lovely character cottage, set in a rural location, seemingly off the beaten track but minutes away from Coltishall with it's amenities and several good restaurants and pubs.

The cottage has everything you need with a nice area to sit outside with a morning coffee or evening g&t! Great location for all the local attractions: 25 minutes into Norwich, 40 minutes to Cromer. Our hosts were friendly and very helpful. We would recommend this cottage without hesitation.

A beautiful little cottage that was perfect for me and my daughters.

Clean and cute with absolutely everything we needed. Even games and books and dvds for a rainy day. We were lucky and had lovely weather so were able to sit outside and enjoy the peaceful atmosphere and lovely garden and just relax before going for a boat ride at wroxham just down the road. Lovely house in a very quiet spot, 30 minute walk to the pubs/restaurants.

A beautiful cottage in a beautiful location , everything you need and more in a holiday property.

Lovely cottage.

Cosy and comfortable and had everything we needed. Great location for exploring the Broads, the coast and Norwich. And a lovely pub by the river in the village, a great shop and the lovely mini railway. There was a problem with the WiFi in the cottage when we arrived but we were kept up to date with the progress with fixing it.

Sweet Briar situated in a lovely spot quiet but close to Coltishall. Property was clean and had everything we needed . Owner David was very helpful and pleasant. Would like to revisit !

Very nice and tidy place, well equipped and not to far to walk in Coltishall where there is good food and drinks.

We found the property to be very clean, comfortable, homely & well equipped.

It was bigger than we needed really but we enjoyed having the extra space. Only one small moan, we thought the fridge door should be hung on the right & not the left as you had to go round it all the time. Not really a complaint, more of an observation. Everything else 5 stars. Thank you.

Well equipped kitchen and good television. The host was approachable and very helpful.

It had everything you needed for a great holiday. We loved the garden.

We would have enjoyed our stay at Sweet Briar had we had hot water all the time.

5 out of 7 days no hot water.David the owner triad to correct the fault to no avail.Thankful for electric shower.,but carting kettles of hot water upstairs not good. The beds are very comfortable with lovely John Lewis bedding.The lounge comfortable if a bit dark. The location is peaceful and quiet. Shame about the hot water

In an Idyllic spot.

Cosy cottage within easy reach of everything. We all had a lovely time . The only disappointment were the uncomfortable mattresses which Dave the owner informs me new ones are on order.

The cottage was as described, had everything we needed and we had a very pleasant stay.

It had everything to make our stay comfortable. Easy walking distance to pubs and restaurants. Easy to drive to beaches on the north and east coast. Dave and Chris were there if we needed anything. Excellent location and highly recommended.

Great place and base for the area.

Well equipped and the garden is underplayed if anything. The kids (5 and 2) loved playing in it and it was safe as they couldn't escape to any of the ponds adjacent.

Great position to explore the Broads area.

Paths around cottage provided good walks. Lovely local villages to explore and not too far from the North Norfolk coast if you want to explore further afield.

Sweet Briar Farm was a pleasant surprise.

Dave, the owner, met my wife to welcome us soon very soon after our arrival. It is set in a nice country lane but is not hard to find nor too far from the local village. The cottage was very clean with all furniture etc. in nice condition. We think the conversion is very well done; it feels as though it has always been a dwelling. Plenty of crockery, cutlery and so on is provided and we din't really need anything else. Coltishall is fairly central for visiting around Norfolk's attractions and very close to Wroxham, one of the main places to hire boats for the Broads. We could have arrived pretty much anytime after 4PM as the key is in a keysafe by the gate. Thanks Dave; we had a nice week based at Sweet Briar.

Lovely quiet setting and great hosts

The little cottage was lovely in most ways but the shower was THE worst ever .

. I accept pressure is difficult but it was scalding then freezing ...just needs a new one putting in then it would have been perfect...

Fantastic location, so peaceful but close enough to so many attractions and places to visit Welcome cakes were a lovely touch as was early contact and assistance from the owner.

Wonderful week at Sweet Briar Cottage which is comfortable and very well equiped.

We enjoyed the heat wave and used the barbecue several times in the evenings. The location is perfect - feels like you're really away from it all but the pretty village of Coltishall is an enjoyable walk of approx 15 mins. Also excellant position to explore Norfolk - very handy for The Broads and also the coastline, both the northern towns/beaches and those on the east coast.

The cottage was clean and had all of the facilities that we needed. An excellent place to stay whilst exploring Norfolk.

Very well appointed (lots of books/games/Dvds) . Owner friendly and helpful, like the added touch of milk in the fridge and a fresh cake. Would definitely recommend.

Excellent facilities.

The cottage was beautifully kept & clean.

It had everything you needed for a comfortable stay. The owner even popped round to make sure we had everything we needed and there was a yummy homemade cake waiting for us on arrival....lovely touch!

The double bed was very uncomfortable, and upon inspection so were the single beds .

The duvet on the double bed was 13.5tog, which was excessive in summer - especially in the hot weather at the beginning of July. We could not wait to get home to our own bed! Recommend the mattresses were replaced and 'combination' duvets are used. The area around the outside door was really thick with dead rose petals and leaves, the garden furniture was dirty and a few chairs were covered in bird droppings, making it unusable, which was disappointing in the hot weather. Some cupboard space for our own dry goods, in the kitchen would have been appreciated too. Also, the electrical switches were not in obvious places, so labelling would have been a good idea. Parking was tricky - the gateway was only just wide enough for our large car, and there was just enough space for 1 medium and 1 large car on the gravel. The windows (velux) were very dirty too.

The house is perfectly positioned for village, beach and city amenities, beautiful area, plenty of thing to do.

We enjoyed our three nights stay there, just a quick tip for the visitors, to bring soap or bath gel with them as we had to travel to the city to get the soap for bathroom and sponge for cleaning the dishes.

Booking process was great.

I sent in request and called night before arrival. Booking person at sykes went above and beyond to make sure all ok in time. Owner phoned that night to confirm key details etc

The property owner was friendly, helpful and approachable.

When a problem developed with the kettle, it was replaced immediately. The quiet, country location was just right for us, and all the places we wanted to visit were close at hand.

This is a great little spot and a great place to base yourself for a Norfolk Holiday.

The property itself is as close to perfect as you could get and the lovely fresh cake we got on arrival set the tone for a perfect week.

The owner is very helpful and on hand should you need anything or if something needs sorting out. The outside is as lovely as the pictures even in a wet and windy October. The inside is well equipped and clean and tidy. It could possibly benefit from some more characterful light fittings and more rustic pictures to match the outside image. Overall a lovely place to stay.
