  • "Very hospitable hosts and lovely cottage."

    Very peaceful location and great to use as a base to explore Norfolk. As we ate out most evenings the kitchen was not used that often, other than for breakfast but when used it had all the equipment we required. Only 'even better if' suggestion would be a blackout blind or curtain for the main bedroom as it does get light very early on in the morning this far east.

    What a wonderful place for a holiday the barn was clean, comfy, warm and the hosts Tim and Helen were amazing. We were there at lambing time and had open access to the lambing barn and the many years of shepherding experience which was shared with us. Situated just outside the market town of Reepham in open countryside you could not wish for a more peaceful and relaxing place to stay. We certainly hope to return again. Thank you for a wonderful weeks holiday

  • "Overall a very comfortable place to stay."

    The beds were fantastic and we had really good nights sleep, and both en-suite showers were really good. Lots of properties aren’t as good as this, so it was a welcome change for a good nights sleep and a great shower in the morning. Plenty of space in the bedrooms, but the lounge was a little more compact. The sofa and armchair were quite low down, so getting out of them was a struggle for me and my dodgy knees. Kitchen was well fitted out with all you needed. Heating and hot water plentyiful. It was a bitterly cold and snowy weekend, and the paving slabs on the patio and leading up the walkway to the door were covered in black ice. Very dangerous in the dark. Would have been ideal to have had some grit to through down and melt it away. If you’re taking a four legged friend, it’s a short walk down to the disused railway line for a flat walk in either direction to either Reepham or Whitwell stations. Both are heritage railway sites and the cafes are fantastic. Highly recommend the Kings Arms in Reepham for a meal. We would definitely use again if we were visiting the area.

    It was clean and had everything we needed for our stay. The patio area was lovely and the view of the pond was beautiful. The barn was perfect for our young family with it being all on one level and open plan. We had a really great stay and explored all over Norfolk as the barn was in such a great central location.     The pond at the back of the cottage was an added bonus. Very happy to see Green Woodpecker on the lawn! The local town of Reepham was excellent. We certainly enjoyed the Kings Arms pub and our meal at the Dial House. The cottage is well located for exploring North Norflolk.

  • "Lovely, quiet place to stay."

    Brilliant shower, comfy bed. Really nice walking areas right from the door. There was so little traffic was a real change of pace. Small, fully enclosed patio handy for my dog. He won't walk on slippery floors but luckily I was mostly prepared so was able to put runners down. Cooker etc. easy to use so a nice, relaxing stay. Can't get takeaways delivered due to location so be prepared. Friendly, helpful owners and was met with some goodies as a welcome. If I had a braver dog, I would stay again and explore Marriott's Way a bit further.

  • "What a stunning property!"

    It is beautifully laid out with excellent facilities, cosy and very comfortable and the owners were very welcoming. It is perfectly placed for exploring Norfolk and a peaceful location to come back to in the evening. Enjoyed watching the birds and wildlife around and about and on the little lake behind the cottage and with little light pollution the stars were amazing at night. We cannot recommend this cottage enough it was perfect getaway.

    It was ideal to reach the places we love to visit. It was comfortable, and having a shower room for each bedroom was a bonus. We have an electric car and there was a charging point at the local Tesco that was always available. We loved the patio overlooking the lake/pond as er could sit there and enjoy a cup of tea and watch a variety of birds and other wildlife. Certainly a property to which we would hope to return

  • "A fantastic holiday cottage in a wonderful location."

    Maybe a few more basics such as washing up liquid, soap and black pepper would have been useful, but otherwise can't fault it. Plenty of kitchen equipment, comfortable beds, en suite facilities for both bedrooms and a nice outdoor sitting area overlooking the pond. We loved it for the wildlife and the friendliness of the owners (and their dogs!). We added some more leaflets to the welcome pack and made some recommendations in the visitor book. We will definitely be coming back for a future holiday - lots to do and see and we didn't get round to it all!

    The setting was tranquil and relaxing and met all our needs. The floor was slightly unclean on arrival, and a vacuum cleaner would have been preferable to broom, brush and dustpan. The beds and seating were comfortable but not exceptionally so. Overall we were very satisfied and the accommodation is very good value for money. We would be very happy to return!

  • "This is the third time we’ve stayed at Sparrow barn, But the first time we stayed in springtime it has been an absolute pleasure to listen to all the newborn lambs we even had a tour round the lambing pens ."

    We’ve seen the Kingfisher and heard the woodpecker on many occasions. At night time the frogs are migrating back to the pond as well. The weather for March has been absolutely marvellous added to the fact that the cottage is really comfortable and nothing is too much trouble for Helen and Tim. The welcome pack was great and really appreciated. We’ve even had some meals out on the patio never thought we’d be doing that in March. There’s plenty of walking round the quiet lanes and on the Marriot way. Looking forward to coming back again in August

  • "Nice location, very peaceful working farm, sadly the barn lacked some necessities."

    The free biscuits, crisps and small amount of tea, coffee and sugar were appreciated however, a pint of milk would have been useful, this has been pretty standard with all other places we have stayed in the past. The necessities lacking include; four comfy seats in the lounge area (a corner sofa would be a good idea instead of the uncomfortable wicker chair), decent pillows as the ones we had were flat and I would have thrown them away, smaller basins in the ensuites would be better instead of the huge ones in there, sound proofing in the boiler cupboard would be fantastic as it is extremely noisy to be in the bedroom and outdoor furniture for the garden area as we could not enjoy this despite the beautiful weather. I had to go and buy two pillows to be comfortable when sleeping I have never had to do this before. The owners also failed to notify us that the power and internet were going off on one day during our stay, this could have interfered with a planned business meeting had the electricians I spoke to not been extremely helpful as the owners were nowhere in sight or close by. The power outage did interrupt the cooking of breakfast until I asked them to put it back on due to this! This is not good enough you need to communicate with your clients. Overall a nice place to stay but the necessities need sorting.

  • "We had a lovely stay at Sparrow Cottage, everything was really clean with good quality fixtures and fittings, bedding and towels were all fresh and soft."

    The wi-fi recently installed was really good, but there was no phone signal. There were plenty of plug sockets, each with there own usb slot, which was really useful and something you don't always find especially on a farm. The farm is situated up a small very quiet lane so there was hardly any noise, it was beautiful to look out of the window straight onto the pond, out the back. Helen and Tim were lovely very friendly and Tim loves his life on the farm with a real passion. Dogs Jip and Finn, were friendly and loved coming over for a fuss. Lovely fresh eggs straight from the chickens. The well known Marriott's Way was only a few hundred yards from the farm and was ideal for dog walking, although the weather, in particular the wind, was really high, making it biting and icy, or we would probably have walked a lot further than we did and would have been lovely if not so cold. It was a lovely relaxing time, although the weather wasn't great it was warm and cosy in the cottage with Netflix and Amazon on the TV in both the living room and bedroom, so it definitely wasn't a problem.

  • "We arrived a little early but were met with smiles and friendliness."

    The accommodation was ready. We had a few instructions to follow with regard to Covid 19. This was clear and concise. The barn was clean and tidy. There was a lovely welcome pack so that we could have tea and biscuits before we ventured out to shop. Tim and Helen could not have been more helpful without being intrusive. Tim lent me his fishing rod so that I could fish in the pond. It was peaceful and very relaxing. We had fresh farm eggs that were gifted to us. They told us to ring them at any time if there were any problems. There weren't any. We saw a variety of wildlife around the barn and pond. Kingfishers, Heron, Linnets, Wagtails and finches and yes there are sparrows! A great base to tour from and visit local seaside places. The roads are small and narrow in places... but it is the country after all! We had the most wonderful time and would not hesitate to recommend this property to anyone. Thank you Tim and Helen for making our stay such a delight.

    Everything was clean and safe for all. The setting on their farm is idyllic. Watching heron and woodpeckers feeding from the pond and surrounding gardens is so relaxing. Tim gave the children a fishing rod which kept them occupied for hours catching fish from the jetty. Would definitely return.

    It far exceeded our expectations. It was cosy and very comfortabke. We have a six month old puppy so we were pleased the courtyard garden was fully enclosed. The surroundings were idyllic and very peaceful. The owners Helen and Tim were the perfect hosts and even invited us to visit the barn where they had a number of new born lambs and calves. We look forward to revisiting this beautiful property again soon.

    Access to Marriots Way within 200m. Great rides to Reepham, Aylsham, Whitwell Station, Taverham Garden centre, Blickling Hall. Barn was beautiful, stunning beams, bi fold doors onto a private patio with views over the pond with many sightings of the resident Kingfisher. Welcome pack was lovely with, tea, coffee, sugar, milk, biscuits and Kettle crisps to get us started for the week. It was fantastic to be in a beautiful rural setting with no street lights enabling us to enjoy the stars at night. Would very highly recommend.

The property

This marvellous ground-floor barn conversion, perfectly equipped for a small family, is situated at Wood Farm, Kerdiston, which is a small working farm with sheep and cattle.

Sparrow Barn is a delightful property in a quiet location, ideal for exploring Norfolk, the beautiful coast, iconic Broads, bustling market towns, pretty villages and the fine city of Norwich.

Enter the property through the front door, leading to the homely open plan living space with exposed beams, equipped with all your kitchen needs and a relaxing sofa area, it’s truly the hub of the property, it combines everything you could possibly need from a property to ensure you have a relaxing trip.

Attached to the living area are French doors leading to your own private enclosed patio area, modest and tranquil, it’s a brilliant place to indulge in some sun soaking with a glass of chilled wine.

Take a walk down the corridor, with space for muddy boots and coats, to the bedrooms.

A twin bedroom with en suite shower, toilet and basin and a king-sized bedroom with en-suite shower, toilet and basin, it’s a great design for families or friends With beautiful views over the pond and gardens, it’s a brilliant backdrop for children to spot wildlife, maybe a kingfisher or barn owl.

You may even get the chance to bottle feed the lambs if you come in the spring.

Head out the front door to explore the local amenities, with Kerdiston being a peaceful place, it’s a great area to relax and take in the scenic views of the countryside.

Access to the Marriott’s Way, a 26 mile footpath, bridleway and cycle route from Norwich to Aylsham is only 200m from the cottage, Reepham is 2.1 miles away, with lots of shops, cafes, and pubs, it’s the perfect place to stop for lunch or evening meal.
