"Great location with a welcome pack of wine, crisps and cake much appreciated."
Slightly irritated that there was no washing up liquid supplied. If we are expected to clean crockery etc without a dishwasher then at least supply washing up liquid. A dish drainer would make life easier too. Perhaps leaving more than one and a third toilet rolls might be more considerate. A towel hook in the toilet would be useful. The sink plug in the bathroom didn't hold water. The lack of non stick pans took a bit of getting used to, they required a lot of effort to clean. Having read previous reviews some of the issues we raised have already been noted but apparently not addressed.
Overall the house was spacious and comfortable and we enjoyed our stay.

"A fabulous location."
However lacked the finer details in cleanliness and facilities. Issues from the outset, which the owners in fairness tried to rectify eg- changed bed linen and provided a coffee pot upon request. Nice open fireplace but no wood provided for a first fire. Only half a toilet roll provided - no spares. This property would benefit from a more professional approach to the business eg professional cleaner and attention to detail and was not to the usual high standards we have come to expect from Sykes cottages.

"Phloxhaven is well placed for the local facilities."
It is a comfortable cottage with the charm of an old cottage. It is placed with the temptation of the view across the river but no actual view. It was excellent for the dog, very enclosed and safe.
On the downside there were no spare toilet rolls only the less than half on the roll. The extractor fan did not work and the oven/grill were in a very difficult position to use.
The cleanliness could have been better, particularly the hair in the bath! The garden light was broken making it difficult to see the dog out for his late night empty.
There was a washing machine and pegs —- but no line or maiden?
All in all we enjoyed the property but room for improvement.

We had a fab stay and would definitely stay again."
The cottage is lovely and it’s lived in feel made us more comfortable as we didn’t have to worry about everything being new etc.
Just some specific feedback on stuff that was missing/broken or would be good to have:
A clothes horse or washing line else no point in the washing machine

"A lovely stay for a couple of nights (shame it wasn’t longer!"
).
A lovely quiet retreat surrounded by nature. An escape from our busy lives in Surrey. Some nice local pubs too with very friendly staff. We will definitely be back.
The property has everything you need.

"Nice property with a lovely secure garden for our dog."
Nice location for walks to the quayside & the local cafes & pubs.
Our only downside was the downstairs bathroom & toilet, as something we are not used to, but that is personal preference.
Maybe fit a clothesline for washing in the garden.
We had a lovely stay, thank you Reedham is a beautiful village.

"We enjoyed our stay at Phloxhaven."
We found everything to be as described and car parking at the property was a bonus. The village had all the amenities you needed within a short walk of the cottage and the river was located at the bottom of the lane. Simon was most helpful to deal with any queries. Would recommend this property and this lovely location.

"Initially we were quite dismayed owing to the dishevelled appearance of the outside of the property but once inside was delighted to find a comfortable and clean cottage for our stay."
The garden was good for the dog, the beds and lounge were comfy and kitchen was well equipped. Only a short walk from Reedham and local shop. Point to note, bathroom downstairs. We had a wonderful stay.

"The driveway was easier than expected, the welcome pack was very much appreciated and enjoyed."
Catering for pets was a real bonus and well thought out. I couldn't work the shower properly but that could have been me. Very well presented and everything we could have needed was there. The only downside was 'Sykes Cottages management' and because of their atrocious support we will never book anywhere with them again but the cottage itself was great.and i feel for the owners.

"Property as described."
Lovely welcome pack awaiting our arrival. Parking car on drive was not the easiest manoeuvre. Lovely village of Reedham exceeded our expectations. Both pubs good to eat at. Both shops open for brekkie provided great grub. The chippy was good for a meal. The convenience shop could be called upon for the odd requirement. Cottage back garden was huge.
