    It was so peaceful and beautifully positioned with a stream at the bottom of the lawn and a paddock and fields beyond. The owner who lives on site was really helpful, and you could have a laugh with him. Would we go back? You bet we would.

  • "The decor, furnishings and fittings of the cottage - the Hay Barn - could not have been to a higher, more tasteful standard."

    Parking was convenient to the cottage, which is set in beautifully maintained grounds, complete with stream running through gardens featuring a 'Japanese' footbridge. The surrounding area is tranquil, disturbed only by a low hum of traffic along the distant A47 and, in early evening, occasional overhead visitors from nearby RAF and USAF airbases. Our only regret is that we had booked for four nights. It should have been a lot longer to fully enjoy this delightful holiday rental and its wealth of attractions - zoo and Broads - just a short distance away.

  • "Had a lovely stay the property had most things we needed but perhaps 1 or 2 dishwasher tablets could have been provided."

    Comfortable furniture and beds and felt cosy we rarely had to use the heating. Kitchen well equipped, managed to use the washing machine but would have been helpful to have some simple instructions in the welcome pack. Did have a problem with working the shower but this was resolved quickly by the owner. To provide more privacy to the property when sitting on the veranda perhaps install a gate / fence by the 2 trees. We would definitely stay here again and would recommend.

  • "The Haybarn was fine for a short stay but personally it would not have suited us for longer as the double bedroom is rather small with little room for 2 adults to occupy the space at the same time and the only hanging space was on the back of the door."

    We were also relieved not to have taken the dog with us in the end as she might have terrorised the friendly chickens who wandered freely around. The kitchen was well kitted out and a welcome pint of milk was waiting in the fridge. The owners are lovely and on site nearby.

    Only left a day earlier due to disappointing house hunting. Holiday property was beautiful. Beds so comfy. Summer time must be really great as you could have sat out for ages and probably have breakfast outside too. We felt comfortable from the outset. Even our dog settled straight away.

  • "Haybarn is a lovely warm accommodation, ideal for our cold, wet weeks stay Nov / Dec."

    It has a spacious open plan comfortable lounge, dining room and kitchen however the cooker is virtually unusable as all the markings on the facia of the cooker have worn off so you don’t know what control knob does what. The Lounge has an electric fire for extra heat, this is a fan assisted convector heater and the fan is quite noisy. Haybarn has a lovely shower room / toilet / wash basin. The shower has a large cubical with a wonderful shower. The twin bedroom is adequate with a wardrobe and hooks on the bedroom door for hanging clothes. The most disappointing room of the Haybarn was the double bedroom due to the lack of space having to walk sideways along the bed to get in and out of bed. There is NO wardrobe here, what was we assume would have been the wardrobe now houses the central heating boiler behind a locked door so you have no control over the central heating, the heating fires up and wakes you up at 6-45am. There is a chest of draws and only 3 hooks on the bedroom door for clothes hanging. As the chest of draws is quite large these could be removed and a wardrobe could be installed in its place As there was only my wife and I we were able to use the twin bedroom for dressing / clothes storage. I hope my comments above are looked upon as constructive but my main concern was having the central heating boiler in the bedroom, it might be perfectly safe but very annoying. I am aware that some things in my review have been mentioned in previous customer reviews, i.e. the problem with the cooker, and it’s disappointing that they have not been addressed.

  • "We stayed a week at the Haybarn, we had been expecting a nice quiet stay as this 'let' is in the middle of nowhere."

    It turned out that the property we stayed in was the ground floor of a two story building, the first floor appears to have no sound proofing between the two floors, the hard flooring of upstairs magnified every sound. We were awoken each morning around 05.50hrs as the upstairs occupant got up and ready to go out, they would arrive home around 21.30 each night.(maybe supply them with a pair of slippers?) The main bedroom houses the water boiler in what once was the only wardrobe, so whenever the hot tap was run, the boiler fires up, I suspect that the boiler is also linked up to the upstairs accommodation as the boiler fired up at various times throughout the night. The accommodation is supposed to sleep four but there is only one tiny wardrobe and nowhere to store suitcases, the main bedroom is far too small for the double bed, we have bruises to prove how small the gap is between the bed and the radiator. There was only two of us, any more would have been a real squeeze. WiFi is rubbish, although not necessarily the owner's fault, as the signal to our phones was poor in that area owing to the remote location. A washing machine is supplied, but there did not appear to be anywhere to dry or air the washing. On a positive note, the shower was great and the water pressure good. Heating was good (once we had turned the radiators on). It was nice seeing (and hearing) the male pheasant on the lawn each morning.

  • "We really enjoyed our stay at the haybarn spotless clean and comfortable our dogs enjoyed it too lovely garden area for them to explore, only down side which is not the owners fault was going in October with the tractors making a right mess of the roads meaning you can't really go walking with our dogs I know there is an hose pipe to wash them down but its not much fun getting yourself caked up in mud as well as the dogs but thats only being picky."

    But cottage is wonderful maybe wrong time to go for us

  • "A delightful cottage once you get there."

    The gardens centred around the little stream, the added touch of nooks and crannies complete with garden furniture, the summer house with seating area out over the stream all gave a restful feel to the cottage. It was helped of course by the sunny week we experienced. The interior contained all you might want on holiday with plenty of space in the kitchen area to store groceries. I would suggest that the directions for getting there be updated as the garden centre referred to in guiding us to the correct road is no more and it would be helpful if it could be stressed that the lanes going to the cottage are single lanes with the occasional passing place. While all this added to the country experience it could be off putting for anyone not used to driving on such roads. Having said all that if it is a peaceful rest you want this would be hard to beat.

    We arrived to a lovely warm welcome and were treated to a week of bliss - the trickle of the stream, the neighing of the horses, the clucks of the chickens and the odd fighter jet! Its central location means you can easily explore all that Norfolk has to offer and the verandah is the perfect place to relax after a busy day out. We couldn't recommend The Haybarn more highly!

    May be a good idea to have fly screens on windows and doors to allow them to be opened when hot but not let in all the flies, midges and mosquitoes (of which there were many, especially in evening and at night)

  • "Overall a very good week."

    My only criticism being that I was glad I took notice of feed back left on TripAdvisor, take a spare toilet roll. I did mention this to the owner, he thought there should be two in the cupboard under the sink in the toilet area upon arrival. Needless to say the cupboard was bare. The Haybarn is set in a lovely peaceful area. If you want peace and quite, this is the place to go.

    Soft mattresses. Kitchen had most things, pots pans etc but nothing like oil, kitchen roll etc, so take your own. Only 1 toilet roll provided. Office sign said closed most of the time, not sure if someone would have answered if we rung. Lovely hot powerful shower, no bath. Worth noting this is not the only holiday cottage/apartment on site. The loft room above is rented, we had quiet neighbours above but it must have wooden floors, footsteps were very loud as were door handles. There is also a cottage opposite. So you're not alone when out in your pjs and coat weeing the dog! Lack of basic additional extras, for example, no soap or hand wash in bathroom. No toiletries. Heating only on Oct - April, only controllable by owners. A blanket would have been nice to take the edge off. Odd activities took place on the grounds, power washing cars at 8pm the first night, car mechanics with engines running and revving Saturday afternoon. Lovely stay but wasn't the peaceful solitary retreat we were hoping for.

    Biggest thing of all we was misinformed that their was a first floor with other people in it very noisy it wasn’t stated clearly from your website as I have since found out through trip advisor other people have also complained about this .

  • "It said there was WiFi but all week there was no internet."

    We infomed the owners but still didn't have internet all week.We heard other residents reporting it aswell.This meant we had a job to sort out days out using google maps for postcards. There was also a strong smell of fuel outside the haybarn from the tank outside.

  • "We had a fantastic early autumn break at The Haybarn."

    We received a very warm welcome from the owners on arrival. I was taken aback as to how beautiful the property was. Very tastefully decorated and immaculately clean. Massive kitchen with everything that I needed for my week away. It was great to have a lovely hot shower each morning too. The property is really "in the middle of nowhere". This was all very nice and it is why I picked the cottage in the first place, however it was a bit scary at times trying to walk two dogs along the country lanes trying to dodge local motorists who are obviously too familiar with the area. Thankfully the very nice owners allowed me to exercise my dogs in their garden and paddock, though as it is working farm my boys had to be on the lead at all times (but that did not phase them - they loved it just being in the countryside!!). We loved saying hello to the horses each morning, and my youngest dog was fascinated with the hens. We managed to get out most days, and visited various National Trust properties, spent a day in the Norfolk Broads and went on a boat with the pooches, and we also took a day out to Cambridgeshire to visit a National Trust property and an ancient Abbey. Thank you so much for allowing us to come and stay in your beautiful cottage. It was a brilliant holiday, and I would really hope to return again soon - possibly in the summer, when we could take advantage of sitting out on the veranda and watch the day go by, and seeing the local wildlife.

Swaffham 5 miles; Dereham 6 miles; Norwich 22 miles.

The thriving village of Necton is situated at the heart of Norfolk, between the market towns of Swaffham and Dereham, and hosts a welcoming pub with restaurant, a village store with butcher’s and a post office, whilst an impressive Norman church dominates the village and boasts a beautiful carved oak communion table dating back to 1086 and a wonderful Jacobean pulpit. Visit Bradenham Hall, a fine Georgian house with over 27 acres of beautiful gardens and arboretum, reputed to have been visited by Lord Nelson, or enjoy the infamous Peddars Way and the Norfolk Coastal Path, offering 93 tranquil miles of picturesque Norfolk countryside close by, great for walking, cycling and horse riding.
