"We've just come home from a 7 day stay at 26 Llawr Pentre cottage in Old Conwy."
The description of many features was certainly not matched by what we found on arrival.
The garden with outdoor furniture should not be advertised as a feature of the property, it was unusable, totally overgrown, with rough ground, broken pots, stones and bricks, dead plants, a shed and many bins. There was a dirty stacked plastic table and chairs, not the inviting area for 'alfresco' eating we were expecting from the description. Very disappointing.
We took our small dog because the property is advertised as pet friendly. However there is no back garden, and certainly not an enclosed space to keep a pet safe as provided by most other pet friendly cottages we've been to previously.
There is a 'downstairs cloakroom' in the description?
There is an outside toilet used also for storage, with no basin for handwashing. Hardly a 'downstairs cloakroom.'
Outside the back door, isn't a garden area as we'd expected, but a narrow concrete path round the house, with a high stone retaining wall and a lot of random broken and stored items. We are both in our 70's, my partner almost tripped over a large block of wood in the center of the path. We then discovered it was actually fixed to the floor.
The stair and landing carpets were quite dirty and stained. Considering the amount of cleaning equipment left for the holiday occupants to use, with the expectation that it's left in a clean state, this is quite surprising.
The light switch was hanging from the bathroom ceiling.
We were already aware that parking would be 'first come first served'. In practice this was quite an issue as many large vehicles appeared to be permanently parked in the available spaces, leaving you unable to park safely, unpack etc.
There is a straight 3-4 ft drop from the drive where parking takes place, into the stream (we never found a space) so drivers need to be aware of this beforehand. Anyone with limited mobility or is unsteady, would not be advised to attempt getting in or out of the car there.
There is no designated space for you.
Access to Llawr Pentre and particularly getting out onto the main road again is a challenge in heavy traffic, a steep gradient at an acute angle to the road.
This is actually the most expensive holiday property we have stayed in, unfortunately not reflected in any way by the standard or maintenance inside and out, or the very welcome little extras supplied by most other owners.

My garden furniture has never been questioned before , it consists of four plastic chairs and a table. I have never found them unusable and have spent many happy hours sitting in my secluded garden. My gardener came on July 3rd and sent me picture of his work. Granted the lawn had not liked the heatwave. The bottom part of the garden has never been used for sitting there is usually a wooden ladder with plants on but because of the heatwave and plants would suffer I moved it to beside the outside toilet which you took a photo of.
I do have a pet friendly house but it doe say that the garden is not secure.
The block of wood was put there for my safety as I have a ladder to get to the wooden garden structure and to stop it slipping was nailed to the round. It had not occurred to me it could not be seen in daylight and there is an outside light for night time. You suggested it could be painted yellow which I shall take on board.
You ask where is the cloak room all I have in my kitchen is a wooden unit with pegs on to hang whatever on and you want. The outside toilet granted is small, there is no room for a basin as I told you but there is sanitising gel. It also houses my central heating boiler, garden hose, 3 brushes and toilet roll and brush in a basket.
Unfortunately the stain on the landing carpet was done by a pet which I forgot to inform you about and now my dilemma is do I change my pet policy or buy anew carpet which could happen the next day. As I have other guests arriving with pets I don’t want to do anything until after the season. The stain has been cleaned countless times.
The light switch was reported to me on 18th July when I was out of Wales but managed to get an electrician to come and repair it at 6.00 pm. When you rang me twice about it I asked why you didn’t let me know and I would have sorted it out immediately and you said you were on holiday and more or less didn’t want any one to come.
Yes there is no designated parking and I am not able to bar any vehicle from parking and yes it is a awkward to get out of Llawr Pentre and you mentioned in your photos of an acute to get into it. Most guests get off the A55 at Llandulas and drive into Old Colwyn and branch off the main road at Llawr Pentre.
The Kant bins you mentioned are required by Counwy County Council except the brown bin which I pay annually for garden waste.
You mentioned in your many things as negative but I hope you enjoyed the great things within 5 -15 minutes away the lovely Fairy Glen, Min y Don park, Wynn Gardens, shops of all kinds and follow the river past the communities gardens to the sea without getting in a car and plenty o great places within easy distance

"Its a very cozy, but outdated cottage, in need of a lot of repair!"
We did enjoy the stay, and had everything we needed, but just a bit dissappointed with a few problems, but with a bit of tlc, it would be lovely.

"I'm afraid that 26 Llawr Pentre was very disappointing, and we strongly urge you to inspect it well before the main 2026 season gets underway."
Our issues with the property are as follows:
1. Arrival instructions need to point out that it's not possible to turn right from Abergele Road into Llawr Pentre because it requires a 300 degrees switchback turn off a main road; also, since no Llawr Pentre sign is visible from the main road, it's difficult to find it from the opposite direction too; it took us about 20-25 minutes of circling the neighbourhood to find a way in; reference to the pub opposite the entrance, and to the nearest road for turning a vehicle is needed;
2. The instructions need to say that moving and parking all along Llawr Pentre is very tight, may require a lot of reversing and 7-point turning, and may result in no space being found; alternative parking close by, eg at the top of the steps on the North Wales Way, should be mentioned;
3. The owner was not there to greet us; she had warned us of this by phone the previous day, but we really needed her there - see** below
4. Our first impression on entering no.28 was of mustiness; the house needs a deep clean, and at this time of year needs to be warmer; no way of adjusting the heating level was found in the instructions** or was discovered by us;
5. The guidance notes**, on several sheets of A4 paper in bold capitals, were badly organised, difficult to follow, and seriously incomplete; where for example were medical urgency/emergency instructions?
6** The WiFi was not working and there were no instructions; the back of the WiFi hub provided a password but to no effect; we phoned the owner but the call was not answered and there was no facility for leaving a voicemail; this was EXTREMELY inconvenient as one of us had a report to write for a charity board which necessitated downloading data during the weekend; it was to have been an evening task, but instead had to be done at Colwyn Bay library during working hours, which took more than half the daylight hours of our middle day, the bright, dry day we'd planned for Snowdon; instead we got a miserable soaking the next day (Sunday, when the library was closed); hooray at least for the excellent library staff and facilities!
7. Finally, the beds were dreadful! The mattresses are both worn out, very flabby, and in one case barely 6 feet long and with springs sticking up.
Thank you for sharing your feedback. I’m sorry to hear that your stay did not meet your expectations, and I’d like to address the points you raised.
Regarding directions, it is possible to reach Llawr Pentre from Abergele Road. Most guests arrive via the A55 and follow the road directly to the cottage. As you were coming from Colwyn Bay, there is a right turn just past the swing that leads to Llawr Pentre, and there is a road sign indicating this.
In the cottage information, it is stated that there is no designated parking, as well as on the website. The property is 140 years old, and as with many older cottages, guests park wherever space is available nearby.
I visited the cottage at lunchtime on Thursday to prepare your welcome pack, and there was no musty smell at that time. If there were any concerns with cleanliness, Sykes or I would have been happy to assist had we been made aware.
When we spoke before your arrival, I mentioned that the heating was set to manual and could be adjusted using the plus or minus buttons. I also provided wood, kindling, smokeless fuel, and firelighters for your comfort.
My guidance notes are simply intended to help guests discover local attractions, shops, and useful amenities—we have many lovely places nearby, and I like to share this with visitors so they can get the best out of the local area.
I’m unsure why the Wi‑Fi did not work for you, as it was working prior to your arrival. You mentioned trying to call me, but I don’t have any missed calls or messages. Sykes also has a dedicated line for guests who need support at any time for issues such as this.
Regarding the mattresses, I know this can be down to personal comfort, and this is highly important for our guests. I have attended the property as well as the cleaners and found no issues here. However, thank you for letting me know—I will arrange for two new mattresses to be ordered as a precaution.
Regarding the weather, I am sorry to hear that it did not behave well, as you may know that the weather in this area has a mind of its own. Despite the situation you faced, I do hope that there were still some aspects of your stay that you enjoyed, as it truly is a lovely old cottage in a well-suited area.

The property was disappointing We arrived to a very cold cottage which took 24hours to get to a reasonable temperature This should have been considered by the owner as it got us of to an uncomfortable start
The property is a period dwelling with some cottage features and furnishings however it needed maintenance and a good clean
There was little available that made our stay a treat at Christmas and we were disappointed and wouldn’t recommend it to our friends and family
However the location is great and amenities are available to make a good holiday
The owner needs to consider a holiday is the accommodation I felt she was running it on a budget and it compared poorly against other accommodation we have stayed in
Good morning, it grieves me to see your feedback and the comments you have left. I did apologise to you about the heating as I was not able to get there in the morning but I had hoped that with the fire starter pack left you would have been comfortable very quickly. It is strange that it took 24 hours to get warm. I had hoped the real Christmas tree and decorations provided would have left a festive feel. I do not work on a budget and if you had let me know straight away I would have got this rectified with my cleaners.

"This was a lovely old cottage in a very quiet part of Old Colwyn!"
It's a very short walk from a cafe, a lovely bakery that we used a lot , an Aldi supermarket or a Co-op and also bus stops! The buses are very frequent as we don't drive either! The property itself was lovely and reminded me of my Nan's who had lived a short walk away! The power shower was lovely to use, bedroom was big with plenty of storage! The only negative was the very steep stairs to go up, but my Nan's was the same! We thoroughly enjoyed our stay there,even though the weather wasn't good! The Plough Inn a short walk away is recommended for food, especially their roast dinner on Sundays!!

"The cottage is set next to a stream very peaceful and right in the centre of the town, the garden is not secure for dogs so they do need to be on a lead when outdoors."
A warm and friendly welcome from the host on arrival and a little tea and coffee welcome pack too!
Easy access to nearby shops, Aldi co-op and independent shops butchers bakery also a deli.Pleanty of of dog friendly pubs and a little cafe, lots of fast food shops Kev's fish and chips are excellent.,pizza burgers ect .

. this is not issue. The mattress is too soft for us.. the toaster is not working so we used grill for some toasts also the kettle cap came off! Lovely walking to the beach via the tunnel.. not much restaurants around Old Colwyn but happy to drive to Rhos-on-Sea for dinner.

"The cottage was cosy enough for two adults and one mutt."
Vehicle parking might present a problem, due to the confined nature of the location. Access from the main road,into Llwar Pentre is acute and can only be safely approached and entered from the Aldi direction.....It has a Narrow entrance point and steep drop for approximately 40 yds, with a ninety degree left turn at the bottom of the drop. From here the cottage is about 100 yds away, on the right.
I would quite happily stay there, again, peacefull, quiet and handy for travelling to various locations. The Bodnant Gardens are astounding.
The one caviat, if you are not fond of hill starts, onto the main road - think on!

"We had an amazing stay, it is charming, comfortable, and homely The cottage was perfect for our needs."
It is a (I think quite old, hence the charm and beams in the ceiling) gem just off a little river and hence isn't a new build without charms, but is full of character, with the odd quirk one would expect. It is very well equipped and the pictures certainly don't do it justice, and made our stay a breath of fresh air. The location was perfect too, we found it very hard to leave and come back to London! We'll be back.

"A really quaint cottage with a lot of potential."
In a really good location to get around north wales. A couple of great pubs in your doorstep. And other small convenience stores too. Is listed to house up to four people. Upstairs was fine. In the living room we did struggle to be seated just a small couch and dining chairs to sit on which was a little difficult for three days. With a little tweaking we would use this cottage again.

"Mrs Williams a lovely lady, very kind and helpful, but unfortunately the accommodation was very tired and worn, carpets throughout very discoloured and dirty, staircase carpet was full of dog hairs and hadn't been hoovered prior to my arrival."
I was very disappointed with the overall cleanliness of the entire cottage. Everything in the cottage, including the bath towel had a damp and musty smell. I'm sorry but I wouldn't recommend this cottage, until it had a very deep clean.
