    “Advertised as detached cottage but on arrival found there was an adjoining annex with a connecting door (used by owners when in UK).”

    The large balcony shown in your pictures is actually split in two by a fencing panel also. Would not have booked if this had been made clear as only book detached properties.

    Sadly there has obviously been a miss understanding the cottage is a detached house. The owners of the property have their own bedrooms and shower room at one end of the building which closed off for rentals, as this part contains their personal belongings as explained on website, I can also that the owners have never stayed at the property when guests have being staying in property and will not the future as when they are here they use the hole of the property for themselves. With regards to the balcony it has been reduced in size due to problems with a leak which has been fixed temporarily, until we are able to get a window to complete the repairs. I would also like to point out that the balcony is still over 20’ long by 11’ wide. It has plenty of space for both garden table and chairs and also garden sofa and arm chair. I hope this will clear up any miss understanding in the future. - Sykes owner relations

A delightful detached cottage, set in the grounds of Llanbedr Hall, on the foothills of Moel Famau, in the village of Llanbedr-Dyffryn-Clwyd, an Area of Outstanding Natural Beauty.

With far-reaching country views, and three balconies from which to enjoy them, as well as tranquil private gardens, this property is perfect for a group of adults or two couples who are looking for a peaceful location to holiday in beautiful North Wales.

As you approach this property down the private drive, you will enjoy breathtaking views across the Vale of Clwyd towards Ruthin Castle, and as you arrive at the entrance you will catch sight of the beautiful gardens just waiting to be explored.

Enter Cedar Gardens onto a half landing and then venture up to the bright and airy dining room with a picture window.

This splendid room leads out onto a balcony, the ideal spot for coffee after dinner.

A door from the dining room leads to the modern and well-equipped kitchen with a breakfast bar for enjoying tea and toast, leading out onto the spacious covered balcony where breathtaking views can be enjoyed, with particular impact provided by the ancient and majestic Cedar of Lebanon tree at the edge of the lawn.

Downstairs there are two comfortable king-size double bedrooms, whilst along the corridor you will find a quiet reading room for relaxing with a good book or enjoying a game of cards around the bridge table.

There is also a splendid sitting room with a further covered balcony where you can sit and enjoy the peace and quiet of the surrounding area.

Off the sitting room you will find a kitchenette, where you can prepare a picnic or some afternoon snacks and drinks.

Outside, you can discover the delights of the upper and lower gardens – why not play croquet, lawn bowls, or just find a sunny spot in which to sit and recharge your batteries?

The lower garden offers a lovely garden room, a hidden oasis nestled in a woodland setting, allowing you to embrace the outdoors whist keeping warm and cosy, whatever the weather is doing.

Nearby, Offa's Dyke path can easily be accessed, opening up the beautiful scenery of Moel Famau and Loggerheads Country Park, whilst Llangollen's Horse Shoe Pass and the stunning Snowdonia Mountain Range can be explored from this excellent property.

To recharge and rejuvenate in the wonderful Welsh countryside, this splendid property is perfect all year round.
