Description

11 Seabreeze is located in the village of Llandudno, on a cul-de-sac close to West Beach, between Great Orme and the Little Orme.

Families and friends can enjoy a relaxing holiday for up to 10 people with the 2 extra sofa beds available, and just as easily tour the destination, returning to the wonderful Sea Breeze for memorable nights in and relaxing afternoons in the hot tub.

An open archway reveals the lounge, which is centred by a gas fire, with a bay window overlooking the garden, and reclining sofas including USB charging ports, where you can appreciate it all from.

The lovely dining room lies adjacent for four people, and the modernised kitchen is equipped with everything you need for a comfortable stay.

Beyond this, a king-size bedroom awaits, boasting views over the garden, with a wardrobe, and a TV to create that home-from-home feel, across the way from the family bathroom, which is finished to a quality standard, with a walk-in rainfall shower.

Before a good nights sleep, why not cosy up in the snug, with its sliding doors leading out to the enclosed rear garden should you wish to continue the evening there, or just relax in front of the TV.

Upstairs, three bedrooms await, the twin room is tucked away beneath sloping ceilings, with a Velux window above, and a super king-size room is elevated by views of the garden, a full-height mirror, and a built in wardrobe.

A double room benefits from furniture, including a dresser and wardrobe, each as pleasantly designed as the next.

Lastly, the family bathroom is fitted with a bath, and a handheld shower.

The town features an excellent selection of shops, pubs, restaurants and cafés, as well as Venue Cymru, which is North Wales' premier theatrical stage, all this is just a stone's throw from the promenade.

Only four miles away is the town of Conwy, a designated World Heritage Site.

A true medieval gem, Conwy is dominated by a charming castle and completely enclosed by its well-preserved town walls.

Discover miles of sandy beaches along the North Wales coast and excellent walking and climbing.

A beautiful place to visit.

The property was in a lovely location for anyone wanting to explore North Wales.

The price for the property was reasonable but this is likely due to the poor standard of the property itself. We were off to a bad start, as when we arrived the property hadn’t been cleaned and had been left in a state from the previous guests. This was a genuine mistake from the house keeper and this review is not a reflection on her. All the same the house was not clean, and needed more than a clean between change overs. There was smell in the property that we couldn’t get rid of, probably from the rug in the lounge. The couch’s and cushions in the lounge were old and dirty, the curtains and blinds were cheap and marked, windows dirty inside and out. The bedding in all rooms was threadbare and mis-match, not freshly laundered or ironed. The quality and cleanliness of the duvets and pillows was poor, stains on them and also on the mattress protectors, noted when we stripped the beds. The two teenagers staying with us would not sleep with the bedding (due to the smell) and we had to buy blankets for them. There is also no blind in the small bedroom (skylight)! The towels left were also of poor quality, no hand towels or bath mats were given. The bathrooms were of poor quality, the shower head in the main bathroom was up against a box running along the wall so you couldn’t stand straight in the shower. Whilst the house keeper made her best attempt at cleaning the property, the floors were not cleaned/mopped upstairs and the downstairs bathrooms we cleaned ourselves. The outside space we didn’t need to worry about given the time of year but the gardens were untidy. The driveway was long but narrow and we ended up going across the grass, our Dad fell coming back one evening. Not helped by the fact that there was no outside lighting. The house all round needs some TLC, given its location it could be a really lovely place to stay. It is interesting to note some of the other reviews and comments, a lot of what we have mentioned has already been raised, the owners wrote back in November ‘25 that they were making improvements ready for the new season, which has been and gone and it seems we have had the same issues, none of which have been addressed. There were that many issues it was impossible to feed this back at the time. We’d have been complaining all week. We tired to make the best of the situation and for it not to spoil our time away. Sykes offered compensation payment of £10 per guest for the property not being available/cleaned when we arrived. The idea being we would leave the property for a drink etc. We actually started cleaning the house ourselves before the house keeper arrived as she just wouldn’t have cleaned the house in the time she had so we didn’t go out as they’d suggested. This payment was not paid whilst we were away and they have since emailed asking us for receipts, which we have not got. Hardly fair given the circumstances.

Seabreeze is a great holiday accommodation in a really handy location for the West shore, shops and walks.

A 15 minute walk to the pier also. It is like a Tardis, as there are plenty of rooms and space inside. The accommodation was lovely, clean and presented in a high standard, Room for improvement includes having the windows cleaned both inside and outside. Some of the window blinds were difficult to operate and we didn’t want to pull them too hard. The refrigerator light doesn’t work and there are a few wonky floor tiles throughout the ground floor. These are minor relatively quick repairs and would have made our stay even more enjoyable. But, don’t get me wrong, we had a great relaxing time, thank you.

Good accomodation in a very good location close to the West Shore but also within walking distance of main beach, pier and shops etc.

Very spacious with 3 good sized double rooms and good sized bedroom with 2 single beds. Beds were comfy and slept very well. Kitchen, toilet room and 2 bathrooms look like they have all been recently updated and modern. Only minor issues were windows were quite dirty both inside and out, some of the curtain rails were old so was difficult to close and open the curtains and there could have been more information about heating, waste collection etc at the property. We had a good comfortable stay and would recommend especially for larger groups as so much room in the property and you can see the owners are working to improve the property.
