Fabulous house in a great location.

Everything you could need for your holiday. The 2 parking spaces saved the hassle of trying to find somewhere to park in a busy seaside town. Plenty of seating for the 10 of us to sit and eat and to watch tv in the evening. Very close to shops, pubs, beach, pier and the Orhm.

Contained all the utensils needed and spare keys which was really helpful for a large family group. The owner was friendly and helpful and there was good communication regarding finding the property and checking in and out procedure. Thoroughly recommend!

The house had everything we need, it was clean and well maintained with easy access to the main shopping and beach area.

Great stay in Llandudno.

Location was absolutely fabulous and you were in the centre within a few steps of the front door whilst it remained cosy and quiet. House was perfect and we enjoyed the comforts it provided. Dinner round the banquet style seating was great. We spent many an hour enjoying food and each other’s company and my mother in law was very complimentary on this wonderful find.

Would have been good to have all en suites , but not expected .

This property isn't as listed, in fact it's way better, a marvellous outstanding house for rent.

It was our 28th year on tour and this is by far our favourite, it's also great value for money. Location fantastic, bars, restaurants, shops, and three golf courses under 15 minutes away The host is attentive, had everything ready as she had promised and dealt with a minor issue immediately. If your going north Wales give this a look.

Beautiful house with perfect location. It had everything we needed for a luxurious holiday. Would recommend to anyone wanting to book a property with children. Llandudno has lots of amenities for them and all walkable with small children.

We have visited Livingstone House several times and enjoyed our visit on every occasion.

Well equipped and maintained, the house is spotlessly clean. Location is great to access Llandudno town centre and the associated amenities. No doubt we will be back again!

Clean and comfortable. Central location within easy reach to what Llandudno has to offer. Customer service polite and friendly.

We were a party of 6 adults, a teenager and a dog for 3 nights.

This property was perfect for us. Good size bedrooms and bathrooms. Table and seating area in kitchen was a bonus for playing family board games . A great location for the town and walking the Orme. We would book again.

Great location, great house with lots of space for bigger groups.

Perfect location for us, very central.

Plenty of room and nicely decorated. We would def stay here again if travelling as a large family. The two sitting rooms were fully utilised and it was great to have a family room and a quieter room. The location and parking move it to a 5 from 4.5 on here. If I was being picky, the things to make it a straight 5* would have been an ensuite on the 1st floor so 2 families didnt have to share a family bathroom and a larger, more comfortable dining room table. The table in the kitchen is perfect for a quick breakfast but not that practical or comfortable for an evening meal or playing games etc. The seating area in the front was not used even though it was lovely and sunny, because it was very uninviting - could have done with a clean and a couple of big pots with plants etc. Not deal breakers but that is just what would have made it perfect.

.. 2 min away from everything, shops, restaurants, tramway, beach, this great cottage has it all. Comfy beds and sofas, beautiful bathrooms, many light and airy bedrooms. A tumble dryer would be very much appreciated, as a big table to accommodate all the members of the family, maybe in the back living room? Kind and very reactive landlord Recommend 100%

Location and facilities were great.

Me and my family stayed here as we come every 2 years to llandudno there was 8 of us and this house was perfect, the beds were so comfy and all the rooms were an acceptable size the twin room at the top of the house was perfect for the 2 year old as the travel cot fit between the beds perfectly the house had everything you'd need I would say a dryer would of been brilliant but it didn't put a downer on the holiday there was also a verity of games in the living room that we didn't find until the second to last day all the kids loved them wish we had found them sooner, we are considering booking this home again in 2 years as it honestly was brilliant placement was great the drive at the back is an added bonus can't thank the owners enough for an amazing property

Lovely place to stay.

The whole family had plenty of room and enjoyed their time in the house. The house is close by to everything so ideal location. We all had a wonderful time in Llandudno and the house was certainly a highlight for us. We would definitely return in the future.

Brilliant location and close to all amenities.

All rooms spotless and roomy. Bedrooms very comfortable and everyone slept really well. Kitchen is well appointed and lots of room to eat.

the house was perfect for a large family get together.

The location was near to the pier with shops and cafes just around the corner. The street was quiet and although on street parking was in short supply due to the Victorian extraveganzer we managed to park our 3 cars without too much trouble .

A beautiful house that was ideally suited for our party of seven in a great location with everything we needed close at hand.

Booking with Sykes was simple and affordable and everyone was very happy with the whole experience. Thoroughly recommended.

Great location close beach and shops but quiet.

We were a group of 12 including 5 older kids. The living rooms are large and the kitchen is well equipped for a large group. One minor gripe is that a lot of the furniture is against the radiators which makes the heating ineffective. The attic bedroom was particularly cold due to the placement of a large unnecessary chest of drawers

Certainly spacious with large rooms and good bathrooms. It is also close to shops and all ammenities. However, it is the small things that prevents it from being luxury, as it calls itself. The pots and pans are not in a good state and need to be repalced. Two of the kitchen windows are really quite dirty where the birds have been using it as target practice and we could not locate a single booklet regarding any of the electrical appliances which is normal for other properties. Minor things perhaps, but It is those details that prevent it being seen as luxury and they are easily fixed.

Livingstone house was very centrally located to restaurants, shops, beach, Pier and and large enough for the whole family to have their own space.

Lucy was very helpful in explaining that one of the showers took 2-5 mins for the water to come through but when it did , it was fabulous! Perhaps a note in that bathroom explaining the shower , might be a help. Secondly, there was no explanation in the welcome book about which were the days for each bin. All in all ….a fabulous house. Would we stay there again?…. YES

Livingstone house is a beautiful property with everything finished to a high standard.

Plenty of room.for us 7 adults and 3 children. There is everything you could possibly think of provided and the owners are very accommodating. Location is perfect. A couple of minutes walk from the beach and shops, restaurants and a pub directly across the road. We would happily return.

we really enjoyed our stay there was 12 of us from children to elderly, there was enough space for all of us.

We thought it needed a little tlc but that was all. The shower in the ensuite did not work very well.Over all great location would definatly recommend

The property is lovely and suitable for large parties.

We do feel the property needs some updating and could do with an overall of the heating system, we at times were cold. The property is in a brilliant location and we enjoyed our family holiday.

Only marking down as on our stay the sprinkler system leaked causing a bit of an inconvenience to my 30th birthday weekend.

The owner was quick and apologetic in solving the issue with an emergency plumber but never the less put a literal dampener on our weekend. Would stay again though, lovely property.

This was our 3rd stay and we’ve absolutely loved it each time.

The house offers everything you need for a large group, from car parking, its room sizes, it’s facilities, location. It’s absolutely perfect and we’ll definitely be there again next year.

The property is stunning, so much room and tastefully decorated.

Plenty of room for everyone. Small problems we had when we arrived were dealt with straight away. The court yard at the back is very small and if you are going with a dog it is not big enough and you will need to be taking them out on a regular basis. That aside brilliant location so close to the town centre and you have parking so no need to drive.

No instructions regarding dishwasher use, but appart from that excellent house for a big family, brilliant location, we had a fantastic holiday.

Our family had a lovely week stay at Livingstone House.

It is located in the perfect position to access the town, the promenade, the pier etc. Parking was a bonus at the back of the house. The house itself is lovely. All the rooms set out well over the three floors. Beds comfy, bathrooms clean. The house itself was generally very clean however inside some of the drawers and the kitchen sink needed an extra clean. Also we didn’t need to use many things but some of the kitchenware especially pans need updating as the inside surfaces are quite worn away. But as I said we had a great week and would definitely return in the future for another family holiday

beautiful spacious home from home. We had a,so fearful stay with everything we needed.Plenty of space to find somewhere to chill out, comfortable beds and such good sized rooms,lovely decor and so well situated for all amenities. Just. a couple of issues,the table was sticky,unable to get rid of , and you stick to it ! maybe wrong varnish but annoying as we had to use a towel to cover it to play games or else everything stuck to it !Also two of the stools also in the kitchen need repairing as the legs need tying or soldering as they are not safe for adults. Other than that a fabulous stay thank you

The Cottage is ideally located for everything in Llandudno Beach Shops Pier Cable Tram etc.

Plenty of space in the cottage for children to be entertained in downstairs rooms. Had an enjoyable stay.

Lucy was a fantastic host and always on hand to answer my questions and support us during the stay. The house is absolutely beautiful, amazing vibes and well thought out facilities. The rooms are all of good size, with practical furnishings. There are enough bathroom facilities for large family use, and parking available. We thoroughly enjoyed our stay and will 100% be returning! Thank you again Lucy and co. X

Fabulous property in an excellent central area in Llandudno.

Unfortunately it wasn’t as clean as it could be. Bedrooms, bathrooms and kitchen were clean. However, some dirt under settees, cobwebs on windows and dust on ornaments. More cutlery needed and enough of each glass for number of guests needed. Beds very comfortable. Main shower on top floor didn’t work. We only stayed the weekend so didn’t let anyone know. All in all, a great weekend and we would stay again.

What a beautiful house, so much room.

The TV in each bedroom is a great bonus, the kids can watch what they want of a evening or play on their game’s console. The house is central to everything, great for a walk round the Orme or the shops and the pier. We loved it so much we’ve booked for next year.

Recently returned from a 4 night break with family at Livingstone House.

Plenty of space for eleven of us ranging in age from 27 to 87. Great location close to amenities & the sea front & pier. Lovely cafe next door & pub with great food just a couple of mins walk away. We all had a great holiday. Thank you.

Fabulous, spacious house in an equally fabulous location.

Beds were all comfortable and despite the town centre location, the house was quiet allowing for a good nights sleep after a day out exploring. Only thing we would have liked is more cutlery and larger towels plus a few more toilet rolls upon arrival but these were just a slight inconvenience which did not spoil the stay. Would definitely recommend!

Very spacious, comfortable and well equipped. Spotlessly clean and well maintained, we loved our time there and hope to return.

The house is absolutely beautiful and spotlessly clean.

Perfect for family get togethers or just for two. My husband and I went with our two small dogs and loved it. You can really spread out. it’s central to everything perfect, just a lovely place to stay.

The house was absolutely great - really comfortable, really well described and located, great facilities and good parking.

The house is ideally located near Falmouth but not so near you feel like you can get away It is also fairly secluded and well fenced in.

It is well set up so you can settle in quickly. Would highly recommend as a great Cornwall base.

Livingstone House was very clean and comfortable.

The beds and pillows were so comfy and zip linked superking beds should be in all holiday accommodation as we were not holidaying with partners so this gave us more options. No expense spared in furnishings. Had everything you needed. Fresh decor throughout. All couches also very comfy. Loads of room. Plenty of keys to allow us all to go our separate ways. Parking a definite bonus. Livingstone House was very centrally located for the shops and beach. Small front chipped garden with the sun in the evening, but no table & chairs as stated. Just three wooden folding chairs in poor condition which let the place down. That was the only negative throughout our stay. I would highly recommend Livingstone House and it’s cleanliness, comfort and central location. We have used Sykes cottages 2 years in a row now and have had excellent service from start to finish. Will definitely be using again. We all had a lovely stay and Livingstone House is perfect for a family gathering.

Perfect location being in centre of the tourist area and lots of space in the house.

Three floors which had 2 toilets on the top, 1 in the middle and 1 on the ground floor. This housed 3 showers and 1 bath! Spacious living areas downstairs with plenty of seating for different tastes of entertainment and TVs in almost every room. Fully equipped kitchen that we cooked a roast dinner for 7 on. We had a great time with our party ranging from a 70+ to 22 month child. Would thoroughly recommend this property for a great stay at Llandudno. Llandudno had all that you needed for shopping, entertainment and links to the surrounding area, with 2 beaches and a retail park. To say we had a great time would be an understatement.

Livingstone House has a great atmosphere and was a great location for our family reunion.

Lovely property beautifully furnished,this is the only property I have stayed at that has no information leaflet or instructions for using heating also no welcome pack.

Loved the house, so spacious and beautiful furnishings.

The only thing negative about it was not having a tumble dryer And having to rely on the heat of the radiators to dry cloths. We also had two crawling babies with us which was difficult with the hard floors so a large rug in one of the lounges would have been useful .

Excellent Property for an extended family weekend away (10 people and a dog).

The property was plenty large enough with good Wi-Fi and was also very clean. The location is also in an excellent position for the pier, beach, and town center and the car parking was an added bonus! We would recommend booking this property.

Excellent property, beautifully presented.

For us it needed 2 things to be perfect...a bottle opener and toilet roll - had to rush to shops when arrived. Otherwise it was wonderful, the position was fantastic and it added to our lovely stay.

The place is like a tardis, all of the rooms are large, which in turn gives you loads of space. There was only 7 of us, all adults but we all agreed that even if it was at full capacity, there would still be plenty of space for everyone. The kitchen had everything we needed ( barring a wine bottle opener but a trip to the very local Sainsbury’s and £3 later solved that issue). Ample space to park 2 cars, which was a massive bonus too. Minor issue with one of the showers going hot and cold but in saying that, there are 3 showers so not a big enough issue to complain about. The big question is, “ Would we stay again?” Absolutely!!! We had a fab weekend, and the accommodation certainly made a massive contribution to that.

Livingstone House is a lovely period property.

Close to all amenities, Llandudno shopping 2 mins walk, beach 5 mins, Great Orme 5 mins. Property is clean, tastefully furnished and decorated. Full of mod cons including tv's in every room, wifi, a wonderful arga type cooker and a large double American style fridge freezer. We loved our stay there and would have no hesitation in booking again if going to north wales.

We thoroughly enjoyed our stay at Livingstone House with three generations of our family.

We picked the house as it had all the bedrooms etc that we required. The house was in an excellent position for accessing all the various restaurants etc in Llandudno. The only slight drawback was that the heated towel rails were on the central heating system. Jane W.

Our party were all pleased with the whole package of luxury, cleanliness and comfort. When telephoning for the key details, I spoke to Lucy who was very helpful and asked if we had any questions regarding the property. We managed to park three cars on the property’s rear car park, very handy. Unfortunately, we were only staying for a long week end would have liked to spend a longer period at the property. We would definitely book again.
