An ideal base for a holiday everything you needed was there a bit of noise from upstairs accommodation and the single bed in room 2 not comfortable but all in all a good apartments

Had an initial issue with the mattress which was resolved without problem, which is good service. Very comfortable accommodation with good parking. The flat was very quiet and clean. Only improvement I'd make is the furnishing of the single room, needs a mirror in there. Great stay, very nice location. Would both recommend and stay again.

We were delighted.

It was perfect for two grandparents and an 11 year old. Very clean, well equipped kitchen, nice biscuits on arrival, good position, secure area at rear for our dog. Getting bbc tv a bit of an issue but after all we were on holiday.

We found the place really nice love touch leaving milk and biscuits and dog treats it was only when we went to bed we found the mattress was really bad there were two big sinkholes in it the only way to describe it and also there was no light in the back garden wich was dangerous at night they really need looking in to

This is a very well appointed apartment conveniently located a short walk from town and local bus stops.

The flat is lovely and clean.

The little treats that were left was a lovely touch. Literally a 3 minute drive into Rhos itself. Had a lovely stay, would definitely recommend.

Lovely accommodation in a great location.

Wirhin 1/2 mile od the seafront and easy access to buses and shop. Gill is veey friendly and helpful and the qlcone biscuits and cakes were greatly appreciated. Alk in all we had a fantastic tine and woyls highly recommend.

Lovely little place to stay.

Very clean, comfy living area and bedroom and a well stocked kitchen. Great to have a space to park and the house is tucked away nicely in the corner of the street which is very quiet. Everything we needed for a visit to a relative in the area who hasn't room to accommodate us any more. Happy to get a cake and some milk on arrival. Hopefully we'll use 10 The Orchard again in the future.

Absolutely lovely flat in a quiet Cul- de-sac.

Very comfortable and fully equipped. The cleanliness was exceptional and smelled so fresh. Very nice helpful notes left by the owner who also sent some kind texts. The flat was advertised as one bedroom but is actually two. I worry that this might put people off booking and disadvantage the owner. Rho's on Sea, Colwyn Bay and Llandudno were beautiful. We enjoyed our holiday very much and I would not hesitate to return or recommend to anyone wanting to visit the area.

A well-appointed flat on a quiet and safe cul-de-sac.

It is clean and both bedrooms and living room are comfortable, while the kitchen has everything that most people will need. A family-friendly restaurant is five minutes away and a wonderful beach is within walking distance. Highly recommended.

Wow what a beautiful apartment, took our two granddaughters 1 and 3 and our dog Max perfect nice little garden for safety for them all to explore, everything was perfect in an excellent location everything so close, best place we’ve stopped at will definitely be back was great thank you

This was my sixth stay at #10 and can’t wait until my next visit.

The property is in a great location in a lovely Welsh seaside town. Private parking directly outside the property is a bonus. Excellent communication from the wonderful owner prior to the stay and she provides refreshments (including cake) for your arrival. 5*, very comfortable accommodation with a well equipped kitchen.

Thoroughly enjoyed this apartment Gill could not do enough for us, hopefully we can stay there later on this year.

Gill provide ,coffee,tea,milk and a chocolate gateau. Thankyou. Very convenient for Rhos. Even if weather bad buses are only every 12mins. So just parked the car. Beautiful seafront in Rhos. Would come again cheers

Great apartment.

In quiet area, 3 min drive to sea front where there is lots of free parking. Everything you need is there, sleeps 3 adults and 1 child. Shower is great. Secure garden, dog friendly, 2 off rd parking spaces. Easy access to Llandudno and Conwy. Looking to rebook next year. Loved it.

This flat was perfect for us staying in , clean and comfy and just like being at home , the kind gestures from the host was also very welcoming the destination was perfect to get to where we wanted to visit , deffo be booking again.

This is a lovely ground floor apartment that was spotlessly clean.

Gill the owner was very helpful and had kindly left some cake as a welcome gift which my children loved! The apartment is in a lovely quiet location that was also really handy for the activities we wanted to do. We were very comfortable and really enjoyed our stay. We would absolutely stay here again!

This is the second time that we have been to this flat and it won't be the last.

It is in a great location, lovely and peaceful and has a homely feel. We love the area and are so pleased that we can stay in this excellent flat.

the flat was lovely, everything was clean,tastefully decorated, the beds and seating areas were very comfortable , lovely thick towels , the shower was very powerfull, plenty of hot water and the heating was easy to work although the flat was warm enough we only turned it up once, the flat is in a nice area and the sea front is easy to get to within walking distance.

if we return to Rhos on Sea i would definetly stay here again.

A little gem.

A most comfortable ground floor apartment with its own private garden which attracted the morning sun. Simply furnished with all you will need. Warm, cosy and quiet. The owner of the property was very kind leaving us cake, milk, tea, coffee and treats for our dog - all very much appreciaed. The apartment is just a short walk from the centre of Rhos on Sea and the new beautiful sandy beach and promenade. We walked along the beach to Colwyn Bay. We also walked to Angel Bay and saw the grey seals resting on the beach. There is a well stocked co-op store just five minutes walk away. Q. Would we return? A. Yes .

We arrived late tea sugar coffee etc with milk and cake were lifted for us so lovely was clean would highly recommend

A well equipped and comfortable apartment in a wonderful location. The owner has provided a 5 star holiday home and I can’t wait to return - highly recommended.

One of our dogs was poisoned by fibreglass insulation in the garden of this cottage as there was loads of it lying around.

He needed emergency vet treatment and nearly died. Sykes cottages do not want to know and have not responded to any of my complaints. When we arrived, the flat was cold and felt damp. We looked around and saw lots of dirt, dust and mixed dog hairs everywhere. We worked out how to turn the heating on to warm the place and set about unpacking our belonging, however on closer inspection we found the cupboards to be really dirty so we kept our belongings in our suitcases and lived out of them for the entire stay. On the first night my son awoke in the middle of the night having an asthma attack, he is asthmatic but haven't had an attack like that for a long time so we were confused as to what caused it. He continued to have asthma attacks for the duration of our stay. Thank god we had his medication. The next morning, we looked around and saw how dirty and dusty the room he slept in was so realised that it must’ve been this that had set his asthma attack off. We cleaned his room ourselves to make it less dusty for him. On the second day that we were there, one of our dogs (cavapoo) became quite ill, he stopped eating, was vomiting very aggressively and was not himself. All through the night he kept vomiting and being sick, he hadn’t eaten any food and hadn’t passed urine or pooped. By the Sunday morning he was so lethargic and sick that we had to seek an emergency vet who confirmed that he was poisoned. It was touch and go and we were told to prepare ourselves as the vet wasn't sure he would make it through the night. The next day it was confirmed that he had eaten fibreglass insulation. We went home and for the next two days and nursed and looked after our dog who was completely lethargic and just laid still on the sofa for the next few days. We had to syringe feed him water and give him pills to help his stomach. The day after he became ill, my husband had a good look around the garden to inspect it and to determine where he could have gotten the fibreglass insulation from that cause his sudden illness and found there were loads of pieces of fibreglass insulation all around the garden and decking area. He picked each piece up and disposed of it correctly. We informed the owner of what was happening and her response was “sorry i don’t know what that is” The next day i expected her to be in touch to enquire how our dog was doing but we heard nothing more. Throughout his five day illness, the owner Gill did not reach out to ask if he was ok or showed no concern. Our dog finally started being a bit better on the 6th day that we were there and whilst we are extremely happy and completely relieved that he survived, we basically spent the entire holiday in the flat nursing our sick dog back to health. On our final day there, my husband went for a shower and when he tried to come out of the bathroom, he found he could not get out and was locked in. We tried everything to get him out but did not have any tools to turn the outside lock. We phoned the owner who came with a screwdriver and opened the door. My husband suffers with anxiety and had a massive panic attack whilst being stuck in the bathroom. Once the owner had opened the door, she proceeded to take the screwdriver and started to take the entire handle and lock off the bathroom door whilst my husband stood in the bathroom with just a towel around him. She spent about half an hour trying to get the lock off and in the end decided that she couldn’t so she left it as she found the lock was bent which caused it to jam hence why my husband became locked in. She then phoned someone and made arrangements for them to come the next day to do it after we checked out. I have no idea why she started to try and take the lock off the door because once she took the screwdriver and unlocked it and freed my husband, we expected her to leave. However this was not the case. She then had a phone call and left quite suddenly leaving the front door wide open and a bathroom door with a handle and lock hanging off that now couldn't close at all. Which in turn left us with no privacy from each other. Overall the holiday was a disaster, the place was dusty and disgustingly dirty. I am now seeking legal advice as sykes cottages have not responded to any of my complaints.

A five star property!

Excellent communication from the owner making sure your stay gets off to a perfect start (thank you). This was my third stay in 12 months and will definitely be back in 2024! A well equipped property with a welcoming hot drink and cake provided. Very comfortable sofas, bed and lovely shower. Very well equipped kitchen. Wonderful area to sit out

Our second stay at The Orchard, two adults and two young children.

The flat is compact but very well equipped with excellent facilities - the owner has obviously invested a lot of time into ensuring everything is provided for a comfortable stay. The kitchen is wonderful with high quality appliances which really makes a difference when you are self catering. The beds and sofas are very comfortable and the shower is hot and powerful - excellent bath towels too. It was great to have a proper clothes airer. The flat is warm and has been decorated with attention to detail in a seaside theme which adds to the holiday feel of the place. The only issue we had was noise from the flat above on the first two nights of our stay a loud washing machine and TV disturbed us until nearly 2am in the morning. Obviously this is beyond the owner's control and we are quite sensitive to noise so this probably wouldn't be an issue for most people. The owner is helpful and approachable and has left a great folder of information as well as comprehensive contact details. Rhos is a fantastic place to stay with a young family, located within easy reach of Conwy and Llandudno as well as many other attractions and the local bus services are great. The flat is located only a 5-10 minute walk from all shops and the beautiful sea front which has a great little play area, reasonably priced cafes and crazy golf. Fabulous fish and chip shop also nearby open for lunch and tea - good kids menu which is big enough for adults too. Well stocked and friendly pharmacies and supermarkets are minutes away on foot or by car. Overall a great place to stay and we would happily return again - thanks to the owner for making us welcome with a travel cot and highchair and little touches like tea making supplies and cakes, your hard work is much appreciated by guests.

A lovely property that was perfect for me and my 8 year old son.

It was comfortable on both warm and cooler days. All essential facilities were provided and thoughtful attention to detail - a cosy throw for the sofa, thick towels, and cushions on the beds. Even the cupboards emitted a pleasant smell when opened - I would love to know what the owner uses to clean them to achieve that! Perfectly located for Rhos on Sea beach, a local restaurant within easy walking distance, and shorr drive to Llandudno. Highly recommended.

This was perfect for our short visit to see our son.

The fourth bed was not really suitable/comfortable for an adult but we all had a fabulous time.

This ground floor apartment was neat and compact.

Parking was good. You really needed sat nav for the last mile to the apartment it would be easy to miss the turning into the short road. We had issues with the hanging space in the main bedroom it was easy to bang ones head on the hanging shelve. The main drawback was the garden no flowers or lawn just slate waste and trees. The king sized bed was very comfortable.The quality of the fixtures and fittings were good and we really liked the big M&S towels after a lovely hot shower.

We had a lovely stay at this ideally situated cottage.

The owner had left really useful maps and information, which we really appreciated. It was peaceful and had everything that we required. We intend to return for another visit soon.

The apartment was nice and clean and it's situation was lovely and quiet. The bed was very comfortable and the kitchen was well equipped.

50 toll road cafe half way through many good National Trust and RSBP places within easy reach enjoyed it very much rained but cleared up we got to the site we wanted most enjoyable stay car park right outside window good for 2 cars.

This was my 2nd visit and on my return home booked to return later this year.

Beautiful flat that has everything you need for a few days in what must be a hidden gem of a village on the lovely north Wales coast.

This was our second visit to this property and we will consider coming back in the future. Clean, contemporary, excellent off road parking in front of the property. Great for a stay any time of year - the central heating system and additional electric stove effect heater in the living area made the flat boiling! We of course turned it all down when we got too hot but you certainly won’t be cold here! We love the fact this flat is in a pleasant, modern cul-de-sac (sort of) which is quite private and has great parking. The seafront down at Rhos-on-Sea is an easy 12 minute walk. There are lovely places to eat and drink within walking distance, even in the middle of winter. We had a fantastic New Year’s Eve celebrating at The Angler’s bar - amazing. Great, friendly, lively and beautiful town. We will certainly be back.

Excellent location of the property, close to Rhos and Colwyn bay/Llandudno. Private parking right outside the apartment and felt very secure. Well equipped kitchen and comfortable sofas and double bed. Patio (with furniture) would be excellent for warmer days. Apartment is very clean and well prepared, with tea/coffee/milk/cake left by the owner (in addition to hand gel, soaps and shampoos etc). Would highly recommend and can’t wait to return.

had a lovely peaceful week in a beautiful part of wales apartment was really lovely big comfy bed and beautiful soft towels i even brought our own as some are abit rough some places heating was easy to use even for the wife owner was really nice and helpful and lefted us tea coffee suger milk and a welsh brack only i would like to surgest a couple of throws in cooler weather and a small laundry basket

The flat was perfect for a relaxing break.

It was very comfortable, well equipped and in a good location for exploring the local area .

Lots of spiders, dusty or dirty in places, double bed broken, child's bed was lumpy, drinking mugs to heavy, for us 75yrsolds, had to go and buy 2 light mugs, wifi very very poor and cheap, insecure, needs signage to No10.

Sheets, towels etc clean and soft.

Quiet area, which made for nice relaxing break, used public transport for much of the stay as good links.

Flat clean, well maintained and everything we needed for self catering. Cake was much appreciated! Owner texted us when flat available, giving us further information on the locality. Netflix is available-ideal if you are already with the streaming company. Would stay again.

Holiday property was in an ideal location, and exactly as per description.

We liked the idea of self catering, so we could do as we liked, and it was nice to have a garden too. There were 2 adults and a child and it was a great size for us. Would recommend. The owner checked all was ok when we arrived ,via text, which added the personal touch. Would stay again

Fantastic property, credit to the owner, great location, very quiet and relaxing, TV with Netflix and catch up was certainly an added Bonus, and we will certainly be returning.

We are a family of 3 & had a really enjoyable stay in this lovely ground floor apartment.

It was clean with pleasant decor & the beds were very comfortable. The owner sent a welcome text message which was helpful rather than scrolling through emails to find the property arrival instructions. They'd also left a cake, milk and tea and coffee which was a nice suprise. Whilst not important to some it was to us, the WiFi worked really well. We have a disabled son and this is needed for his downtime. It was about a 10 minute walk into Rhos on Sea front which was ideal & a short drive to other local attractions. I would certainly recommend this property to others & stay here again.

Great modern flat provides a good base for visiting the area.

We were two adults and found the flat ideal for our needs. We thought it may also be suitable for a family with up to two young children. It would help to know that the entry door is on the far side of number 11, out of sight as you approach.

We loved the apartment, it met all our needs.

Gill provided information which we found very useful. The location was ideal and we will return.

The property was well finished, has great access, and our little 18 month old boy loved to dance and play on the plush rug in the living room :)

The apartment was lovely, great set up for a family with young children.

The owner had left cake and milk for us on arrival which was a nice touch. Location was great, Rhos centre and beach only a few minutes walk and a good base to travel further on days out. Highly recommended this property and wouldn't hesitate to return.

Clean place ideal for a quiet holiday with handy guide of local amenities

The appartment was very well fitted out with everything you needed, it was very comfortable and clean.

It is very close to Rhos on Sea beach. Also lots of food outlets in the area, the owner had left some recommendations for eating out , we used three on them all very good. Lovely on arrival to find milk in fridge a lovely cake and tea, coffee and sugar all waiting for us. Only thing I would ask is the owner had three containers for rubbish but needed another one for food as there are four bins outside, but that is a minor point, we did enjoy our week at the apartment and would book again if available.

This pleasant and welcoming apartment was both comfortable and conveniently placed in Rhos, only a few minutes from the sea front and right in the middle of Rhos.

It was equally as comfortable as staying in a hotel, with the greater convenience of a kitchen and lounge. I would definitely recommend 10 The Orchard to anyone looking for a relaxing time in Rhos. It’s situation in a limited access road makes it quiet , and the two parking spaces specifically for the property is a boon. Would definitely go again.

It's a very nice and comfortable place to stay and best part is very close to the Conway castle and other major attractions also to explore.

..10 min walk to beach ... lovely food at Hickory’s smokehouse which is a couple of minutes walk. Would definitely recommend any return.

The thoughtful little extras were a nice touch. The cottage was in a lovely area, with off road parking for two cars and only a 10 to 15 minute walk to the promenade. We would have no hesitation in recommending this property.

Great location and super accommodation.

The property is an ideal location as a base for travelling around North Wales.

About half a mile walk from the Sea Front and Promenade. The property was clean, felt very homely, well set out and in a quiet location but close to all the town's amenities. The property is alarmed, so you have some piece of mind on the security of anything left in the property. Proper Cooker, Microwave, Toaster, Washing Machine, Fridge / Freezer, Iron and Ironing Board, Hair Dryer,Television with Freeview, DVD Player, Games Console and Free Wi-Fi. Everything we tried worked OK and we had no problems at all. Different containers for recycling items, which is encouraged. Some little extras, Tea, Coffee, Sugar, Milk and a lovely Cake (ideal if you arrive and have not been able to shop on the way) Anti- Bacterial Hand Wash in Bathroom and Kitchen, Surface Cleaner in Kitchen. We did have the heating on a couple of nights and the property heats up very quick, so ideal for anyone being here in the colder months. We thoroughly enjoyed our stay and would recommend to friends and family.

Super place and fabulous decor, a really lovely stay.

A hoover would have made it easier to leave clean and the toilet seat needs adjusting so it doesn't keep falling down- but these are minor hitches in a super place...Cake and milk VERY much appreciated!
