he came straight away and fixed the shower but he needed a plumber to fix the toilet. he said he rang one but they hadn't got back to him toilet was never fixed in the week we were there.he needs better maintenance once staff its just these little things that let it down. no mirror or seat at the dressing table in one of the bedrooms.

"Review for Coed Llai, Lon Sant Ffraid, Treaddur Bay, LL65 2YR Holiday booking – 21/06/25 – 28/06/25 (we returned one day prior to end of booking) After not having a holiday for 6 years owing to health problems, we, as a family, decided to return to Anglesey for a much needed break."
We have had some good holidays there in cottages costing roughly £700 -800 per week, but thought we would treat ourselves by staying in a more expensive holiday let, Coed Lla, in Treaddur Bay. I booked in it August 2024 for the sum of £1847 for a week in June. It was expensive but sounded as though it suited our needs and those of our three small dogs. I did check on the latest reviews before we left for our break and was dismayed by the number of problems encountered by previous guests, then just before setting off, there was a fire in the Conwy tunnel which we thought might prevent us from getting to Anglesey. In the event, we made the journey with no problems and arrived at Coed Llai about 5.30pm on 21st June 2025. The owner had told me that should we arrive late and be unable to collect the key from the keyholder in the owner’s shop next door to the bungalow, they would leave the door unlocked and the key inside. • As we entered the driveway to Coed Llai, we saw that the front garden was not enclosed (despite being advertised as such) but partially open to allow vehicles to park in the front garden which was gravelled. The gateway was off the busy main road running parallel to the seafront and there were no gates. The drive continued past Coed Llai alongside the side of the shop and on to The Lodge, another holiday let situated behind Coed Llai. • As my daughter unpacked the car, I popped to the shop to collect the keys. We soon found out that the front door key did not lock the door so I returned to the shop and was given another set of keys which also did not work. I returned again to the shop and a staff member accompanied me back to the bungalow where he was unable to lock the door. He brought another staff member to try. He observed that the door would not lock and agreed with me, that a locksmith should be called. The first staff member then said he would contact the owner - who was on his way abroad – and ask for the locksmith’s name and number. He returned and told us the locksmith would be over “first thing” the following morning. It was actually early evening when he arrived to fix the door. In the meantime, we had to sleep and leave our belongings in an unlocked property. Unfortunately, things just went downhill from there; • The living room smelled of stale sweat as the furniture (fabric) was stained and needed deep cleaning or replacing with leather, wipe clean seating. • Several of the cushions smelled of body odour. • There was a large, rectangular glass coffee table with two, weighted, moving tops – one top was wobbly so couldn’t be safely used. The whole table was inappropriate for a holiday let where small children could potentially be staying. • A lovey dragon ornament had, at some point, been broken and needed repairing rather than merely propping up. • The TV was on a very short cable and could not be re-angled. This meant those sitting on the sofa running alongside it, had to sit at a somewhat awkward and uncomfortable position to watch it. • The curtain poles had no finials, so the curtains slipped off. • The first bedroom opposite the living room was large and spacious with a lovely wooden sleigh bed (King size). The linen was white and looked and felt clean and soft. However, there was an unpleasant odour in the bedroom. Upon further inspection, it transpired that the pillow protectors had NOT been changed and stank of body odour. One pillowcase had actually been put on a pillow already encased in a used and smelly pillowcase. They were subsequently removed and put in the laundry bag in the main bathroom and a sheet I had brought from home (you never know with bed linen!) was placed over the pillows. I also kept the window open to air the room. • The next bedroom – also with a King Size bed – seemed fresher and cleaner. However, the third bedroom (double bed) also had unpleasant-smelling pillow protectors. In addition, the mattress was stained beneath the mattress cover. The window catch was also difficult to open/close. Most concerning of all was the ensuite shower room which was lethal. There were 2 deep steps down to the shower room but when the door from the bedroom was opened, it was a sheer drop to the first step. There was no platform (building regs require a platform or ‘going’ of 22cms). There was NO grab handle or rail. The door to the ensuite had a small CAUTION sign but could easily be missed and was fairly useless for anyone getting up at night, still half asleep, in an unfamiliar room. Plus, the lavatory seat was loose and the cistern flush button was partially missing. • Next to the third bedroom was the main bathroom. This was spacious with lovely fittings but again, 2 very deep steps. The top step in particular, had a substantial drop and again, should be a maximum of 22cms in depth. There was NO hand rail and the tiled floor, when wet, was VERY SLIPPERY. There was a missing glass shelf from the wall which seemed to indicate someone had perhaps (understandably) used it to hang on to! Sometimes, the underfloor heating was on which helped to dry the tiles. However, handrails should have been mandatory in this situation. In addition, the laundry basket had one caster which was propped under the laundry bag, waiting for the owner to fix, along with the coffee table and the Dragon! • Next was the kitchen. Spacious and well equipped but the electric cooker had a black, glass finish with no obvious sign of any oven switches whatsoever. By pure chance, I managed to press a part of a front panel which must have been the on/off switch. It took my daughter a while to work the oven out (we are both trained professionals, so not stupid!) but there were NO instructions for either the cooker or the living room fire. Whilst everything appeared clean, some of the cupboards had a strong smell of damp. • There was NO Visitors’ Book which is an invaluable source of info for other guests and feedback for owners. NO general manual for the house including info on emergency services including the nearest surgery, vets, dentist etc. NO manual on places to visit or places to eat out, just two ring binders with a mish mash of loose sheets of paper mixed together in old, crumpled plastic pockets. Nothing was clearly labelled. There was also no Welcome Pack/Hamper which we have always had in previous holiday lets. There were just 5 small individual cereal packets, obviously let over from an opened pack of 6 and a packet of Welsh Cakes left on a tray on the worktop with a pint of milk and carton of juice in the fridge. We have stayed in much more reasonably priced houses and had wonderful packs containing wine, chocolates, samples of delicacies showcasing local cottage industries, homemade cakes and flowers on the table. In fact, we found an empty, lined basket in one kitchen cupboard, obviously once used for welcome packs but now consigned to a cupboard as seemingly, no one could be bothered with it! • Out of the kitchen was the stairs to the two attic bedrooms (both Singles). We did not require these and kept the doors closed. However, I used the small shower room as it didn’t have any steep steps and did possess clean and thick towels (as in the downstairs bathroom). • Also from the kitchen was the light and roomy utility room, containing a washer/drier, iron, ironing board, Dyson stick cleaner (with poor suction and a fair amount of hair wrapped around the brushes) and a long handled brush and pan. However, there were once again, two steep steps down into the utility room and yet again, NO hand rail. The back door from the utility led out to the enclosed, rear garden. There was one hand rail along these steps. • Unfortunately, the grass had obviously not been cut for at least 3 weeks. There was litter in the garden from the bins outside the back of the shop – one of which was open and had no lid. We were told to use the bins there, but the Jackdaws and Seagulls were also using it, having a great time flinging the contents everywhere in their search for food. • In the garden, one sun lounger was upside down, the decking was dirty and slippy and needed replacing with a clean, stone patio. Also, the tall grass and weeds in the corner of the garden, needed removing to open up the space. Our guess was, this had been left to grow to try and hide the scrubland next door. However, a fence or smaller tree could have been planted. The grass was not only long but had several bald patches. It would have been better to have replaced it with artificial turf and/or bark. The back gate needed a bolt, not just a hook and eye at the top, which was easily accessed from the other side and was actually opened by a member of staff from the Spar whilst our dogs were in the garden. There was a retractable clothes line but nowhere to attach it to. At one point, this was obviously been a lovely property but the ongoing maintenance and attention to detail were sadly conspicuous by their absence. It was certainly NOT worth the present cost of £1800. I could also see that one week in July had been originally advertised at £2600 but then reduced to £1800. NO WAY is this property worth £1800, let alone £2600. It is worth around £600 – 700, possibly £800 – 900 in high season IF repairs are done and cleanliness is of a MUCH higher standard. I would be very reluctant to recommend this holiday let despite its good location opposite the beach. Finally, be sure to have deep pockets as the eateries in Anglesey have increased their prices in line with London! £4.40 for one coffee, £18 for a lamb burger in a bun with chips, £8.50 for a dessert, £19 for 2 ice creams and 3 doughnuts to take out. Happy Holiday! NB - it does say on this review questionnaire that Sykes works closely with the owners to resolve problems but from previous reviews, it appears as though the problems stated have not yet been resolved. Based on this experience, I have sadly revised my opinion of Sykes as a Letting Agent. Previous stays have been good and would have led me to give a higher rating.

"This property needs some maintenance and care if it is to justify the price."
The owners obviously rely on it's location alone to sell it to potential customers. There were a lot of little problems/niggles which affected our stay:
- Underfloor heating in kitchen diner was not working (fuse had been removed from the control so this was obvioulsy known before our stay but we were not warned) It meant the diner was unsuseable on chilly mornings and evenings.
-The front door was very difficult to lock/open and we stopped using it halfway thru the weeks stay.
-Upstairs shower door fell off rails twice.
-No shelves, towel rails or shower caddys in any of the bathrooms, and a soap dispenser fell off wall.
-Terrestial TV cable was very short and didn't work
-No information pack which is normally provided, with instructions for refuse collection, appliances etc.
This is the first time I have compalined about a property like this, and we have stayed in many over the years, but problems like this are not what you expect for the price. I will not use Sykes Cottages again
Firstly this is the first time I have heard of these maters, we live next door.
Underfloor heating has been decommissioned, and is not in the specifications for this property, this was due to abuse in the past.
The central heating is new and is a very warm house as it is insulated to a high standard
The shower door will be investigated, running repairs are ongoing and with a heavily rented property there will always be repairs needed
There is an information pack, in the many years of renting we have never been asked where the bins are, they are right outside the back gate.
It would be nice to have had a discussion about these items, as mentioned, we live next door.
O I forgot. The front door is brand new and is working fine, another one of those running repairs that we need to keep on top of.
I’m really sorry for your experience, but we will look at everything you mentioned

"We were 3 couples …so ample space."
It’s a lovely property but it’s a shame that the fixtures are of a high spec eg kitchen, bathrooms , lots of wardrobe space and wooden floors plus most furniture…..but that the simple finer points were disappointing.
The curtains , for example , were thin and cheap and ours were stained. One downstairs bedroom had no curtains and the vertical blinds were broken- they put a throw over the window at night. The living room had curtain poles but no curtains….not very cosy for November.
The central heating was great but the en-suite bathroom had damp and needed some TLC.
My biggest gripe was the floors… I really don’t think they had been properly cleaned…only swept. Those of us without slippers had filthy feet/ socks within a couple of hours.
Like I said initially, a gorgeous property in a gorgeous location….it just needs some simple extra touches to improve the spec and then receive better feedback. We would book again…but only if some of these points were addressed.

As it turned out I was right to be !!!! Worst property we have stayed In this area. Bed obviously not changed, found tweezers under bottom sheet . Roasting tins and oven trays unusable, absolutely filthy . Have photos of these.
Nowelcome pack on arrival , not even a pint of milk , every previous property we have recieved such . In bathroom toilet roll holder hanging off wall , white powder all around skirting board why ???? No way was this property worth what was charged for 3nights £647 . Feel very let down . If you check up you will see we have stayed in many of your properties. Won’t be using you again if this is the standard. We are pensioners and had taken family for a few days , don’t like throwing money away .

"As there was three groups of us, we wanted three bathrooms."
The upstairs bathroom was unusable as water would drip through the front downstairs bedroom ceiling. The rear garden is overgrown and untidy, definitely not what the pictures show.
The bedding certainly wasn't the cleanest we've ever encountered.
Only positive was the beach was just over the road.

The location is great well stocked shop next door selling fresh sea food , Lobster, crabs mussels . Beach is literally just across the road and it is a very safe sandy bay for kids. Fantastic restaurant across the road the Sea Shanty booking recommended.. they also have an amazing ice cream parlour.
It’s a great place for coastal path walks and is near to South stack bird sanctuary.
The accommodation was good with three double bedrooms 3 bathrooms and two single rooms upstairs. An enclosed garden great for the kids and a dog too . Highly recommended

"This was the second time we have been to Coed Ilai."
The location of the house suits us perfectly, so close to the beach, that even with wet, stormy weather we could run back to the warm quickly.
The house is great, clean and comfortable, and an enclosed garden is a plus for kids and dogs.
The steep steps into the bathrooms are something to be aware of, but are manageable even with small children and an elderley grandparent.
We throughly enjoyed our time, and I'm sure we'll be back again

"We have just returned from our first stay at this property."
We were welcomed on arrival by Ken the owner who gave us a tour around the house. Very friendly and welcoming. There was milk and orange juice in the fridge for us to use and a selection of breakfast cereals, jams, tea, coffee and sugar. The house is very spacious and clean. The beds were really comfortable and the kitchen was well stocked. There is a utility room which leads out to a secure, enclosed garden which was great for the dogs. You can come and go via the front or back door, we found the back door which leads into the utility room really useful when returning with wet dogs!
The house is perfectly situated over the road from the beach and shops. There are so many walks you can do around the island from the house.
We would highly recommend this property and would visit again.

The house is a credit to the owners, very clean, modern and comfortable. Ken, the owner, is very helpful and friendly. The house is large enough to accommodate a family with children and dogs are welcome too. The garden is safe and enclosed and there is plenty of room for several cars to park in the driveway. I cannot wait to return for another holiday later in the year.

The cottage could do with a deep clean. There is no heating in the kichen or 2 ground floor bathrooms, maybe not a problem in the summer but not pleasant in the winter. I noticed someone had fed back in April about the requirement of hand rails to groundfloor bathrooms given there are steps down but obviously not considered a necessity. On the whole we had a pleasant stay and the beach and nearby facilities, cafe, spa shop etc were very useful, so good location. The lack of heating in rear of the property gave lower rating.

"Absolutely loved this property for it location and perfect for a large family."
My only concern is the lack of hand rails for the older members of the family, I had a chat with the owner ( Ken ) who was only to willing to look into it and address the issue.
My parents are near in their 90’s and they really struggled with the steps inside and outside the property, in fact my father actually tripped going up the steps.
For this reason and this reason only we unfortunately will not be able to return.
To sum up, fantastic house in a fantastic location but not suitable for older people and definitely not disabled.

Much bigger than expected.
3 very comfortable downstairs bedrooms and two single rooms upstairs... ideal for teenager escaping from family hilarity!!
2 minutes across the road to the beach, ideal for children and dogs.
Sea Shanty opposite is great for food (book a table) and amazing ice cream, including 4 flavours of Vegan.
Would definitely book again.

The gas fire didn't work but the owner tried to get it fixed but, unfortunately, was able to do so; however, the central heating was excellent.
The ensuite bathroom seemed to have a leak under the floor and was permanently wet, but the other ground floor bathroom was excellent.
It was excellent for our dogs as the back garden was completely enclosed and had a substantial fence.
We had a very pleasant holiday in comfortable accommodation.

It was perfect for the lovely beach across the road. The glass table in the kitchen had extension leaves which were not very stable. There is definitely a need for some small tables on the patio as there is plenty of seating but nowhere to put plates and glasses if eating outside. otherwise it ticked the other boxes and we would certainly recommend this house.

"Fantastic location only 2 mins walk from the beach, however the house was rather tired."
The floors need re treating and the lounge sofas had legs at odd angles which was worrying every time someone sat down. Having read previous reviews I was aware of the damp problem in the en-suite bedroom but I was surprised that no attempt had been made to clean it and re paint. There was also a horrible smell in the upstairs bathroom so much so that the children refused to use it despite having the window open throughout our stay. The cushions for the garden furniture were again very tired looking and in need of a good clean
The kitchen was well stocked although it would be a very tight squeeze to fit eight people around the table. The bedrooms were all a good size and nicely decorated. Parking outside the property was an advantage. All in all we all agreed that the property rental was overpriced.

The main beach was across the road along with a lovely bar and restaurant. Our host was very warm and friendly. There was a welcome pack with lots of nice treats. We would definitely recommend Coed Llai and we hope to return in the near future.

"This is a beautiful holiday home."
The standard of the fixtures and fittings was very high and the decor pleasing to the eye. It had everything we needed for our mini break and it was an added bonus to have the owner close at hand (next door!) to help us out with any minor issues. Trearddur Bay itself is beautiful and the cottage has a the huge advantage of being only footsteps from the beach and with shops and a fantastic cafe/ bar equally near. Thank you for our lovely stay (and for the welcome pack goodies too!) - we will definitely be recommending this property to friends and family.

Very well equipped and comfortable. Plenty of seating & sun loungers in the sunny enclosed private garden where the dog could play safely. Our 2 grandchildren enjoyed having separate rooms upstairs, 1 with a tv/games/videos, and having their own bathroom.
Both bathrooms downstairs had 2 steps down to reach toilet & shower/bath - not good for anyone with mobility issues. Similarly there were 2 steps down to utility room and further 3 steps down to access the garden.
Host Ken, who lives next door, was very friendly & helpful but admitted that there was a problem with damp penetrating the walls in the lounge and other ground floor rooms due to solid wall construction.
Thank you for your feedback. The property is stone and so can get the occasional cold area. This is monitored and remedied with mildew remover/bleach/repaint. The advert does mention to take care with internal steps with appropriate signage at the property, but we will ask for the advert to clarify the location of the steps the steps around the property.

"We have just had a wonderful week ,best sleeps ever , lovely beds and bedding , excellent kitchen ,and utility , plenty of seating in a comfortable lounge ,great enclosed garden space ,right close to fabulous beach ,shop next door ,so handy ."
