We had a brilliant holiday here.

Everything you could need for a family and a really clean house. The kids loved playing on the park. The owners who live next door are lovely and can't do enough to help and ensure you have everything you need for your stay. Definitely recommend this place.

where do i start, from the first meeting with the host jeannie to the time we left after our holiday it was a wonderful experience, the accommodation was superb and the freedom we had to roam the farm was brilliant, good points, pool table, dart board, very spacious, cows, goats, chickens, trampolines, playground, and the house is central to all parts of the north yorkshire amenities, we will definately be returning, andy and helen

What a fantastic stay we had at Boundcliffe Farm.

Could not recommend enough. The cottage was so cosy and had everything you need. Communication was clear throughout, the owners were so helpful if we needed anything and so welcoming. The homemade bread and cake and dog treats were a lovely touch. There is also a play area that was brilliant and kept the children entertained for hours.

Lovely house for a large family group.

Kitchen was well equipped, everywhere was clean and comfortable. The lady who owned it was very friendly ensuring we had all we needed. Would highly recommend.

This was a top class family orientated venue with absolutely something for everyone from small children to excited adults.

The welcoming pack supplied on arrival was superb with the aroma of a new loaf baking as you walk in the door - great touch! The accommodation was well presented with ample space for all 10 of us plus the puppy! The added indoor activities area of pool, darts and video play station kept everyone engaged the children were so active they did not ask for their pc tablets all weekend. The outdoor area to the rear of the property with swings, trampolines and various sized slides were well used on a sunny Bank Holiday weekend by all the children. The owner is a very friendly and helpful lady ready to assist with any issue or question. We enjoyed the Boundcliffe Farm accommodation so much we look forward to returning for another full family get together as soon as we can arrange it! What a great weekend!!

What a fabulous cottage, we stayed with all our family & we all enjoyed it especially the 3 youngest granddaughters who were amazed by the 2 staircases & tiny door.

The park & games room were a definite hit. Arriving to the smell of baking bread was a lovely touch plus the milk & biscuits left for us. Would definitely recommend anyone to go & we’ll be back.

Lovely clean comfortable spacious property.

Lovely welcome with fresh bread baking for us and milk in the fridge and cake to enjoy. Plenty of space for us 6 adults and 2 dogs. Everything you could possibly need for a short break or longer stay is provided. Great location within easy reach of coast or countryside. Very friendly owners who are next door if you have anything to ask but not intrusive. We all enjoyed the games room! Would highly recommend and love to return one day.

An excellent place to stay.

We found it really comfortable and a great place for a shared holiday with friends. Really well equipped and in a lovely location. Lots of activities nearby or within about a 30 minute drive suitable for families. Our children absolutely loved the playground equipment and getting to spot cows and tractors! We found the hosts excellent. Really prompt to reply and they were quick to help when we had an issue with the washing machine.

We had a brilliant family weekend.

The children loved looking around the farm and especially enjoyed the trampoline! The cottage was perfect for the nine of us. It was very well equipped with everything we could want. Thank you Gary and Jeanie for the wonderful freshly baked bread a lovely surprise as we arrived. You made all the family feel very welcome. We intend on returning in the near future.

Boundcliff was an ideal accommodation for a multi generational stay.

The facilities were superb, and it's location is ideal for getting to many of Yorkshire's tourist attractions in relatively short times. We will definitely be returning, and looking forward to the Freshly baked bread that was awaiting us this time.

⭐️⭐️⭐️⭐️⭐️ We stayed at Boundcliffe Farm over Christmas (24–28 December 2025) and it was absolutely perfect.

The property was spotlessly clean and had everything you could possibly need for a comfortable stay. There were nine of us plus two dogs, and there was plenty of space for everyone. The house was beautifully decorated for Christmas and felt extremely Christmassy, which made our festive stay even more special. The games room was a fantastic addition and kept everyone entertained throughout the stay. We also loved the local eggs, they were amazing. The location is lovely, peaceful, and ideal for a relaxing break in North Yorkshire. Jeannie and Gary were amazing hosts: friendly, welcoming, and always there if you needed anything, while still giving us complete privacy. We couldn’t fault our stay and will definitely be coming back again. Highly recommended!

Boundcliffe Farm is in a very small village just beyond Pickering.

The area is an ideal location for forest walks, visiting Flamingoland and the surrounding market towns of Pickering and Kirbymoorside. The house is extremely spacious with more than enough room for 10 people - the kitchen has every utensil you need if you want to cook (I made a fabulous Sunday dinner) and is a huge space with a good sized dining table. The sitting room has a wonderful log burner which makes for cosy evenings by the fire. The games room was a must for our teenage grandson and daughter. Beds are comfortable with good pillows. Thoroughly enjoyed our stay, the owners are next door should you need anything but as we didn’t we were just left to enjoy our holiday. Great stay, highly recommend.

Fantastic spacious cottage with everything you could need for a large family /party to enjoy, even your furry friends .

Lots of places to visit nearby. Quiet location with a little stream flowing through the village. Situated on a beef farm with a large play area.They even have a Fish and chip van that visits the village on a Wednesday night which can definitely recommend and a local pub the grapes is very nice . Overall 5.

Fantastic spot for a break in North Yorkshire.

Roomy and well appointed cottage, comfy beds, great games room, safe garden for dogs, friendly owners - have to recommend the mobile fish and chip van on a Wednesday and The Grapes pub (especially if you are travelling with dogs)

Lovely clean and spacious home.

Perfectly situated for everywhere we wanted to visit. The pool table was fantastic and enjoyed everyday along with the dart board. Use of the park was perfect for the beautiful weather we had. Owner was lovely and rectified any little issues straight away. My family had an amazing time and Would 100% recommend.

Second visit to Boundcliffe Farm and again a great break, Gary and Jeannie are lovely hosts never imposing but there for any help or a chat.

Cottage again to a high standard of cleanliness and well equipped with new equipment added to the playground so even more for the kiddies to do! Well located with the coast 30 mins drive away and York 45 mins (advise park and ride), excellent food at The Grapes at Ebberston about 2 miles away and a very friendly welcome at The Providence Inn, Yedingham again about 2 miles away. So another fantastic stay and cannot praise this property enough, great value for the price and would love to return again.

Had a lovely holiday at Boundcliffe Farm.

We were a family group of 7 with ages from 21 to 88. My parents struggled with the stairs, one staircase had no handrail, but we managed with this. My only negative is that the property is listed as having 3 bathrooms but there are only 2 bathrooms and a separate toilet. The hosts are lovely, they live next door and are there for anything you might need but are not at all intrusive. Before I arrived I contacted Mr Watson to ask if he knew where I could hire a wheelchair for my mother and he borrowed one from a friend for us. This was a great help, thank you. The cottage is very warm and cosy with everything you could need on holiday. The kitchen is very well stocked and there were lots of cleaning products left, plus washing up liquid, dishwasher tablets and washing powder. There were lots of towels and also spare towels in a cupboard which is handy for a large family. The games room was great and there were numerous board games. We found the cottage very clean and welcoming. Thank you for a lovely holiday.

A true home from home we felt content as soon as we arrived.

The welcome packs for humans & our dog Penny were much appreciated! Very well equipped kitchen, spacious lounge area with ample seating and the games room was perfect for our teen boys! Upstairs there were plenty of towels and pillows (and beds!) for us to choose from. Some of the mattresses were a little on the ‘soft side’ for our liking hence the 9 out of ten rating but all of the positives and the friendly owners more than outweighed this point we would still highly recommend this property. Locally you are in an excellent position to explore the area, we visited Pickering, Thirsk, Kirkby Moorside, Whitby & Scarborough in three days. In addition we explored Goathland to climb down to see the waterfall and also Brinham Rocks (NT) to climb up the rocks! We crammed a lot into our time but that is just the beginning of our Yorkshire adventures to come!

Our 2nd visit will definitely look to book again in future .

From the moment we arrived at this property it was amazing.

Opened the door to freshly baked bread and a lovely welcome pack. Absolutely everything you could possibly wish for. Spotlessly clean and well stocked. The PlayStation and games room was a big hit for the children and men alike. The owners are about if needed but not in the least bit intrusive and were always pleasant. We would definitely stay here again and highly recommend to others. We went for new year and what a lovely start to the new year it was!

What an amazing place.

Cottage itself has all you could need, they really thought of everything. The kids had loads to do from the pool table to play area. It was also very comfortable with plenty of room for 9 of us. The owners were attentive without being the slightest bit intrusive. Can't wait to go back.

The farm is very comfortable and clean, definitely a "home from home ". It is very well equipped and the beds were really comfy. The kids loved the playground especially the trampolines!! I would definitely book again as we enjoyed ourselves so much.

Great property, very comfortable and warm, very important very comfortable beds, kitchen well equipped as was the games room, with the outside play area on the farm you don’t really need to leave the location to keep everyone entertained young and old.

Lovely helpful hosts not imposing but there if needed and the welcome treats were appreciated, the smell of a freshly baked loaf of bread as you enter was lovely. Cottage was very well equipped and very clean.

Owners were very friendly. Cottage was fairly easy to find even on the first night in the dark! Was in a good location for us with lots to do. Had Xbox, pool table, darts, kids toys, games and an outside play area with trampolines, slides, swing etc. Location was really good for us. Really close to Pickering and Thornton-le-Dale. We all had a lovely time. This has been our favourite cottage so far.

The cottage was a lovely base for the local area and the layout worked really well for us.

We did have to clean quite a bit when we arrived particularly the sofas which were covered in crumbs under the cushions and there was some stuff underneath it such as a babies dummy. Nothing that spoiled our holiday though and we had a lovely stay. The pool table and the darts board were lovely additions.

Absolutely fantastic place to stay me and my family stayed for a week and the kids loved it loads of games to play with the pool table was a really big hit with everyone the owners couldn't do enough for us very sociable I would highly recommend this a place to stay for any ages there's also a park and a big field for the children to play on which was fantastic we are even booking again next year

The location is ideal for visiting Whitby and the surrounding area. Only a 30/40 mins drive to York. We absolutely loved our time at Boundcliffe and would highly recommend it. All-ready booked for next year as we enjoy it so much. Sorry guys we are coming back There is home baked bread plus all essentials when you arrive which is very welcome after a long journey. It really is great for a large family. My daughter stayed in the smaller cottage at Boundcliffe they too had an enjoyable experience and would recommend also.

We were greated by the smell of freshly baked bread which was delicious and a sponge cake. Boundcliffe farm was a perfect place for all our trips out, especially enjoyed the walks in dalby forest with Ronnie the dog,who enjoyed it too.the games room was a big hit in the evenings . The grandchildren enjoyed the playground and looking at the cows. We had a great holiday and would thoroughly recommend Boundcliffe farm. Wendy, tony and family.

We stayed at this cottage for 2 nights.

There were 10 of us from 4 different generations. We spent most of our time just relaxing in the cottage. The cows on the farm were beautiful to see and the play area and field were great for the kids to burn off some energy. The cottage itself was spotless, very well equipped and the bedding smelt amazing! The owner was very friendly and helpful and the fresh bread on arrival just gave it the perfect homely touch. All in all we had a fantastic weekend and would highly recommend it to anyone wanting to book.

We had a lovely stay in Boundcliffe farm .

The kitchen was very well equipped for our party of 10 and the bedrooms and bedding were very comfortable and spotlessly clean . The outside play area was fantastic for the children and the indoor games and snooker table meant they were never bored . The location of the cottage is in a lovely village with easy access to Scarborough ,Whitby and Filey . The hosts were on hand and extremely helpful . A great stay . Thankyou

We have just spent a wonderful week at this lovely property.

Couldn't wish for anywhere nicer to spend quality time with our family. We had 3 teenage grandsons staying who were thoroughly entertained by the wonderful facilities provided (football pitch, trampolines, darts, pool table, xbox etc). The layout of the bedrooms is great, very comfortable beds. Stacks of equipment provided in the kitchen, plenty of off road parking. All in all everything we wanted. The owners were so friendly and helpful. We will be back soon.

We’ve just had such a fabulous stay here during the Christmas period .

We were welcomed by the smell of freshly baked bread they had waiting for us in their bread maker, and it was honestly just the cherry on top to what was already a very inviting home. The beds were all comfortable , and the living room, and kitchen were beyond spacious and well equipped. We thoroughly enjoyed the games room and the beautiful views. They allowed us access to parts of their farm, which also held a very fun park that the kids thoroughly enjoyed. (The adults too!) . We were also able to experience the most beautiful night sky with the best view I have ever seen of the stars and all the constellations. A literal ‘take your breath away’ moment and one I will cherish. The hosts are also beyond lovely, approachable and all round hospitable people. I’d fully recommend booking here, knowing you’ll enjoy a cosy, welcoming home .

A really excellent place.

Very well equipped, comfortable and spacious. Comfortable beds. Fresh bread waiting for us in bread oven, milk in fridge, and a delicious cake generously provided which was a great start to our stay! Contact with the owner was helpful and very friendly. Lighting in the kitchen is a bit poor (quite dim) and the oven took ages to heat up a cooked casserole, even on max temperature, around an hour, so perhaps the thermostat needs checking? These are very minor niggles amongst all that is excellent about this beautiful cottage and we worked with it - we just had more pre dinner drinks

Lovely old farmhouse with lots of space, was nice and clean throughout and there was a fresh baked loaf to welcome us as we walked in and milk and tea to get started!

The owners live close by and were very helpful getting the heating sorted out and even left towels to dry the dog off. The village is central for a lot of places and we would love to stay again some day. I had a couple of wonderful long walks in Dalby Forest, for which the owners have provided access to free parking which was a bonus.

Wow is an understatement.

We were greeted with the smell of fresh bread baking in the bread oven. Milk and cake left for us. Pictures are true to form although I should point out to anyone with little ones that yes the park is through the gate but it is across a track and there's a bit of a drop. I have never stayed in such a well equipped cottage, everything from coffee machine to slow cookers. There was an abundance of plates etc. I really can't praise the cottage enough. As for Mr Watson well he was lovely, not in your face but just enough to make you feel welcome. As for cleanliness the place was spotless, beds comfy. If anymore was needed the was fresh eggs for sale on the doorstep

Really enjoyed are stay here, children were able to play pool in evenings as well as use field for football or cricket.

Myself and family have just returned from our holiday at Boundcliffe Farm.

The owners were very welcoming and the cottage had everything that we needed for a family of 7 children plus adults The kitchen was very well equipped, the accommodation was very homely and comfortable, bedrooms were spacious as was the lounge. The games room was amazing for adults and children alike. There is a lovely area to sit out but the weather precluded doing that. There is also a lovely play area for children The location is ideal for visiting Whitby and the surrounding area. The North Yorkshire Moors are, as always stunning.Only 30/40 mins drive to York. Plus it's always lovely to come back home to Yorkshire. We absolutely loved our time at Boundcliffe and would highly recommend it. Planning on returning next year.

Lots of room for a family of 8. Not luxurious accommodation but priced appropriately, very clean, full kitchen with lots of equipment. Fresh bread on arrival was lovely. Disappointed that the local pub didn’t take dogs, but all in all we had a lovely stay

Boundcliffe Farm Cottage was amazing.

It was like home from home.We was made to feel welcome from the minute we arrived.The owners where very helpful and on hand should we have needed them but we didnt have the need to because everything was 100%.It was the perfect place and we came home with good memories.I want to say a massive thankyou to both Gary and his Wife , we will definately be back.

The property was just as described and the beds extremely comfortable.

Our only problem was the stairs were a bit steep for one member of our party with walking difficulties. It was lovely to have fresh bread, milk, tea and coffee waiting for us when we arrived. The children enjoyed all the indoor and outdoor play equipment. Unfortunately we had to leave a day early and couldn't find anyone to tell. We left a text message which we hope was received.

We had a lovely stay at the cottage as two families, there was enough of everything we needed.

For our own set up, the sleeping arrangements were a little bit awkward as one of the double rooms is approached by a separate set of stairs to the other bedrooms; so both sets of parents couldn't listen out for their own children at night. But for different family sets ups such as going with grandparents or with older kids I'm sure it would be perfect. The owners were really helpful - There was a problem with the shower system, but they were straight on with sorting it out, and even invited all 8 of us to use the showers at their own home nextdoor until the plumber arrived the next day.

The cottage suited our needs and the owners were on hand to answer any questions re some of the equipment.

They also supplied tea, coffee, milk etc on our arrival plus a very welcome loaf of bread baking for when we arrived.

The property was clean and comfortable and full of extras in the kitchen which was a great help.

The outside garden and seating area gives a place for relaxing, eating or just a few minutes solitude. Having travelled with 4 children of differing ages this cottage was spot on. The play area and cattle for the little ones and the football pitch and games room kept our tonnage grandson amused as did the trampolines. The layout of the bedrooms meant that we, the grandparents, could keep separate to the two families at night time and the large dining room meant we could come together at mealtimes. The surrounding area has lots for families to do and for us one delight was the pass to Dalby forest. We used this and discovered great value days out. Everyone asked to return again. We encountered one problem but do not believe the owner can rectify it but did not ask. One morning due to lack of water pressure we had no flushing toilets. From that morning the shower in the en-suite bathroom only ran at a tap speed, lovely and hot but only just enough pressure to make the shower work. We hope to return again. First class accommodation. Thank you

Lovely cottage, everything we needed was there and bed linen smelled lovely.

The homemade bread was a extra special treat and Victoria sponge. We would definitely stay again. The only thing was poor phone service but it was actually nice to spend more time playing in the games room

The cottage was ok but needed a very good clean.

The tv screen and mirror in the lounge were covered in finger prints, the tv remote had to be cleaned before we could use it. Some of the furnishings are tatty. The outside area had chalk writing over the patio area, an overflowing ashtray on the table and bits of rubbish strewn about. Some of kitchen equipment needs replacing. The frying pans are only fit for the bin. Not enough wine glasses and they are all mismatched. Cooker hood lights didn't work nor did the two sockets near the cooker. The toaster fused the electrics. The bedrooms were nice and the beds comfy with nice quality bed linen. A bedside lamp in the triple room didn't work. This is the first time we have been disappointed with a Sykes letting, a shame really as with a bit more care and attention it could be lovely.

We all had a lovely time staying in this cottage, it was clean, comfortable, spacious (there where 8 of us and 1 child) and had everything we needed.

The owners are just next door and they even left a very tasty cake for us. I would highly recommend staying here for a family holiday.

It is such a great house and very comfortable. Everything you could need in the kitchen, loved the play room and well just everything about our holiday. It was peaceful and lovely.

For the size of the house and potential number of guests, it would be useful to have a couple of larger pots and pans to cook/cater for those numbers more practically.

Other than that the house had a lovely, homely feeling and was very comfortable. It was clean, well supplied and really no faults. Would recommend to anyone and would definitely stay again.

The cottage had everything, from charm to excellent facilties.

Our pack was made up of 6 boys and 4 adults and we were well catered for in terms of bedroom size and bathrooms. We couldn't fault any if it.

Central to where we wanted to be and could get to different places easily through driving.

A real bonus for us was a dog secure patio and grassed area off the games room. The hosts couldn't have been more accommodating with fresh bread, cake and milk in the fridge waiting for us on arrival. We felt at home at Boundcliffe Farm.

Everything was so well thought out and there was nothing that was missing. We really enjoyed our time, all 9 of us from 3-69 years old. The beds were comfortable and towels soft. The cows and playarea were great and the kids loved it. Dishwasher was a great with so many of us and we used the washing machine and dryer. We would like to thank you, and we would highly recommend to our friends and family.

The owners were very gracious and helpful if we needed anything. We really enjoyed the nearby play area and football field. However, we were somewhat disappointed to find that the only small amount of enclosed garden is overlooked by the neighbour's downstairs kitchen window, which was not mentioned on the listing.

Highly recommend this cottage perfect for families and our dog totally safe enclosed garden.

Owners were friendly and helpful. The accommodation was clean and comfortable. We had fun playing pool, darts and playing on the Xbox. Perfect for our two Labradors as they had plenty of room in the kitchen and had access to great walks in Dalby Forest. Explored Flamingoland, Castle Howard, Pickering, Dalby Forest, Go ape and the new North Yorkshire water park all within easy reach. Would return another year.

A gorgeous and characterful cottage with everything you need to enjoy your holiday.

It was so lovely to arrive and find tea, coffee, hot chocolate, milk, a fresh Victoria sponge cake and a loaf nearly finished baking in the bread-maker. It was all spotlessly clean and plenty of information about what to do in the area. The outdoor play area as enjoyed by our granddaughter and we all enjoyed the indoor games including playing pool. We would highly recommend this cottage and hope to return for another holiday.

The farmhouse is lovely and had everything you could need.

Loved the way the owner put the bread maker on so on arrival you had fresh bread and the smell was lovely. If there was any small thing to change it would be, new dart board as the darts now fall out, a cupboard to put your food as they are so we'll equipped all cupboards are full and instructions on how to put heating on as could get cold at night. But overall it was excellent would defanatley stay again.

What an amazing cottage.

So comfortable and relaxing. Excellent facilities and well equipped. The extra touches of bread baking as we walked in and wood provided for the fire was over and above.

Cottage was massive and in a great spot for visiting very pretty nearby villages and bigger towns of Scarborough and Whitby. Had a good sized garden and access to trampoline and football pitch, which my girls loved. Also had darts, pool and a play station, although it desperately needs new darts and cues! Bed rooms were great size although configuration wouldn't work for some. Old fashioned decor but fine for us.

Really enjoyed our stay excellent facilities and very clean.

Will visit again definitely.

Our second year running at Boundcliffe Farm, and hoping to book again in 2021.

Very comfortable, and newly decorated, with everything we needed. Plenty of room for our party of 6, and the two dogs. Had to resort to the woodburner on chillier evenings -- couldn't crack the Enigma Code of the central heating, and simpler instructions might be handy for autumn/winter visitors. But that's a small quibble. Allerston is a quiet village, with an excellent pub at the top of the road. Easy access to Scarborough, Whitby, Pickering, Helmsley and the moors.

Given the current restrictions due to The Covid 19 Pandemic we were absolutely delighted with the accommodation at Boundcliffe Farm.

On arrival it was exceptionally clean, all the accommodation and furnishings were immaculate and therefore we felt at ease and comfortable immediately. The house is very spacious and provided an excellent base for our family holiday. The bedrooms are very spacious and again provided plenty of space for the 3 generations staying together. The large garden and play area were very much appreciated by our lively grandsons. The pool table was a great asset too - the grandsons enjoyed learning how to play. Would certainly recommend to other family groups.

A fantastic cottage for the family, 6 adults, 3 small children and a baby.

Ideal, the children loved it. A lovely gesture on arrival of fresh homemade bread , cake and buns. Milk in the fridge, such a nice touch. Horses in the field opposite. Lovely garden and patio area. A small playground for the children and trampolines, cows in the barn. A field for the children to play football. Not too far in the car to the beach. A visit is a must to Thornton Le-Dale. No coffee or sugar or blue bags for paper and cardboard but we managed.

Myself and 8 friends (all above 30) stayed here for the weekend and we all had a wonderful time.

On arrival the owners had left us some cakes and a loaf of homemade bread which we thought was a lovely touch. The cottage is a good size with everything you need for an enjoyable stay. We particularly enjoyed the games room and large kitchen area where we could all sit together to eat and play games around the table. The bedrooms are large and the beds are comfy. We have no complaints and thought the price we paid was excellent. We would definitely recommend this lovely cottage and hope to return again in the future.

We celebrated my husbands 40th birthday here with family and had a fantastic time.

There was fresh bread and cupcakes waiting for us as we arrived which was a lovely touch. The cottage was clean and had plenty of space for us all. The pool table and darts board were a hit with the whole family and the younger children loved the little door separating the rooms. We used the complimentary pass to Dalby Forest one day and had a drive to the coast another. I would highly recommend this beautiful cottage and am looking for dates for us to go again!

Beautiful cottage with plenty of parking on a working farm which we all loved especially when we went to see the cows in the barn!

The owners were very helpful and friendly and live next door which is ideal if you have any problems. We walked into a fabulously sized kitchen with buns and a loaf of bread waiting for us - delicious. The only thing we found was there wasn't quite enough serving bowls, we had a party of 8 so were doing a lot of food and found we were struggling to find bowls to serve food up in but that is literally the only criticism. The pool table was a big hit especially with the 2 teenagers we had with us and the 8 year old loved the little door between the bedrooms! Having 2 rooms with a double bed and a single bed is ideal when you have smaller children so they can be in the same room as you. Overall we had a great weekend celebrating our sons 18th birthday and would definitely come again as it's only an hour from home and we regularly visit Dalby forest anyway so it was great to have it on the doorstep. I would definitely recommend Boundcliff farm

We all absolutely loved this cottage, the farm was great, the cottage was lovely and clean.

A nice little touch was when we arrived there was freshly baked bread and buns waiting for us. It was also close enough to the shops. We will be back.

We loved the location of the farmhouse and the play field at the back was enjoyed by everyone from my 16month old grandson his mum and dad his auntie and his uncles to his grandad .

The farmhouse had everything we needed to have a fabulous gathering for my birthday with plenty of room for us all 7 adults and a toddler . All in all a great place to spend the weekend . Much fun was had by all .

Spent a week at the property as part of a family celebration.

We were greeted by the welcoming smell of freshly baked bread, and a homemade cake. It was an interesting property with unique features, like the little door connecting two of the bedrooms. Overall everything was clean but some parts were tired. All bedding was clean & fresh. As we went at the start of the new season we would have expected everything to be fresh from winter repairs. The drawer in the kitchen, left of the cooker, was broken. The main double bedroom had a curtain rail with a broken middle support & various curtain hooks missing. The shower cubicle door we felt was marked such that it could be best replaced. The pool table has seen better days, & had an interesting fall to one end! A throw on the back of the settee hides a hole in the back cushion. As the week proceeded it was found that the bathroom toilet had a leak, thankfully it seemed to be clear water. The property was ideally located for visits to the coast and North York moors. There were many well signed local walks, including one across the fields to the Grapes at Ebberston. The local pub, The Cayley Arms is worth a visit.

The kids loved the cows. Beds were comfortable and the kitchen was lovely. Cupcakes and fresh bread on arrival were delicious. A downstairs toilet would have been nice. We weren’t able to get the games/videos working and thought that it was maybe unnecessary and better off not being there. We had a lovely time tho

Nine of us recently had our annual girls weekend away and stayed at Boundcliffe Farm.

On arrival we were greeted by the lovely smell of freshly baked bread and a fantastic home made Victoria sponge. The cottage was spacious, warm and comfortable. The beds were clean and comfortable too and the newly opened Cayley Arms is a short walk away. All nine of us have given Boundcliffe the thumbs up and will definitely be booking it again for next year!

Lovely accommodation. The one thing we were very disappointed about was the amount of dog mess that was on the playing field. This left the football pitch unusable.

Pickering is only 4 MILES AWAY inland ; Scarboro,Filey about 10miles on the coast.Lots of "Outdoors Activities" to visit----Aqua Park,Dalby Forest-Go Ape ,great for children. The farmhouse was well equipped and had a lovely ambience about it. Thoroughly enjoyed our familiies holiday

We had a brilliant weekend--the weather was perfect but even in the rain this area is worth exploring.

the facilities for 4 boys,aged 14,11, 10 and 8 were ideal with access to the field at the back of the farm easy. They loved the trampoline and football nets but we flew a kite too. The boys want to go again.

The cottage was very good for our week away.

The owner had left us a nice cake and a freshly baked loaf for our arrival which was a nice touch. The wifi was not as good as we would have hoped - one of our party had to submit work for his OU course whilst we were away and that proved difficult. In one sense it is a shame one has to take laptops away on holiday but often you want to use the internet for holiday-related purposes like checking the times of high tide, the location of dog friendly pubs, and the opening times of places to visit, etc. so a good wifi signal is becoming a must-have. The only other improvements we felt the property could benefit from would be a better dishwasher. Having the electric socket immediately above the hob seemed to be dangerous..... Otherwise it was very good. We like the Sykes search facility where you can see the number of bedrooms and bathrooms, not just say you want a property for a set number of people.

The cottage is in the perfect location for Dalby forest , it's fantastic for a group and everything you could possibly need is in the cottage , loved the cake and fresh bread upon arrival - fab .

Bathrooms are a bit dated but worked for our needs . Would definitely recommend this cottage

One small point - the property is so very well equipped but surprised to find such poor quality cutlery, bends if you put any pressure on it - suggest a quick upgrade - nothing expensive - just a bit more substantial! This was an excellent cottage for a family holiday.

The cottage itself is spacious and a bit unusual with it's two staircases. The field with trampoline and other playthings was a big hit and great for using up the kids energy. We booked the other cottage which links to his one which was great for a family holiday. The only disadvantage was no village pub for lunch out or shop for the odd things you always run out of. The cottage was very clean and welcoming, especially with home baked cake for our arrival.
