• "Very high specifications."

  You would not think you were in a 'log cabin'. Very comfortable lounge area and beds. Well equipped kitchen area, both for appliances and utensils. Good soundproofing to protect from the main road passing by. The hot tub was well used by the whole family! Excellent wi-fi connection and speeds. Routhorpe was a perfect base for exploring the Yorkshire Wolds area - a trip to York and back was easily manageable. The owners also regularly checked to make sure we were happy. Thank you.

• "We had a fair few issues with the property."

  1. Some of the lights kept flickering from blue to white. Very annoying. When we turned of they would come back on. 2. The listing said 2 singles or a king-size bed. The beds we asked to be singles. They were very small singles. We were a group of 7 women and we all were uncomfortable and kept thinking we was going to fall out of bed. 3. The hob was extremely difficult to use. Needs to have instructions. 4. The hot tub was set to 38 and could not be turned up. Could do to have been hotter. When asked we was told someone would be coming the following day. No-one tuned up. 5. Could do with more sofa sharing as not enough for 8 people to sit on the sofas. 6. We had many issues with the heating. When we arrived it was cold. We turned it up and it took 6 hours to get to 21 degrees in the main area. This kept dipping alot and took so long to increase again. Also all the bedroom heating was not great. One bedroom never got above 18 degrees and was very cold. Also around 11pm when we tried to turn it up in the bedrooms we was unable to. I believe these were manually done by the owners or set to not be able to turn up. 7. The decking area was extremely slippery. We had a very cold windy icy weekend. There could be some anti slip out on decking or at very least spme salt for us to have thrown down. Also could do with something at the sides of decking area as a wind break as it was awful and could get a break from the wind. We was very disappointed due to these issues we found. We was going to speak to the person that was suppose to come Sunday about some of these issues. But as already stated that person did not turn up. I do believe we should have a percentage refunded from out booking price.

  Thank you for your feedback. We take guest experience seriously, but several points in this review require clarification for accuracy. Lighting All lighting was tested prior to arrival. No fault was reported during the stay and no issue was found when the property was checked afterwards. Beds The listing states the room can be configured as a king or two single beds. When arranged as singles, these are UK-standard single beds, not “small singles.” The beds were originally prepared as requested, then changed at the last minute after being made. As a goodwill gesture, we arranged for the housekeepers to return and alter the setup at our cost. Hob The hob is a modern induction unit. A file containing manuals for all appliances, including the hob, is provided in the breakfast cupboard and referenced in the welcome information. Hot Tub The hot tub was operating correctly. For safety reasons, the temperature is capped at 38°C. Average body temperature is around 37°C, and above this the body naturally begins to sweat. Prolonged exposure above 38°C increases the risk of dehydration and overheating, particularly where alcohol is consumed, and is unsafe for children. The controls are intentionally simple: two buttons operate the jets (Pump 1 and Pump 2), with a third for the lights. Seating The lodge provides seating for the advertised maximum occupancy. Layouts and photographs are clearly shown in the listing. Heating Instructions are in the house manual. The lodge uses a modern air-source heat-pump system, which maintains steady temperatures and operates differently from a gas boiler. The system was functioning correctly throughout the stay. Decking and Weather The decking is compliant with outdoor safety standards. The severe cold, wind and icy conditions during your stay were outside our control, and guests are expected to take reasonable care. Access and Communication A visit was made on Sunday following the message received. All curtains were drawn and it was clear guests were asleep, so no disturbance was made. If guests were genuinely experiencing the number of issues described, we would reasonably have expected a direct phone call. All contact numbers are in the house manual and we are always available to assist. We are disappointed that concerns were not raised clearly during the stay so they could be addressed in real time. The lodge was provided exactly as advertised and fully operational. We consider this matter closed and remain focused on providing a safe, high-quality stay for our guests. Property Owner

• "Spent 3 nights over New Year at this fantastic lodge with the family as a party of 7."

  First impressions had the wow factor and we were not disappointed when we entered the lodge. Very modern and spacious inside with high-end appliances in the kitchen and a very impressive 78 inch TV with surround sound as the main feature. A nice touch with the beautiful Christmas decorations, including a fully dressed dining room table to see the New Year in, in style! The place was spotless and we particularly enjoyed chilling out in the hot tub with a beautiful view. Would definitely recommend.

• "Routhorpe Lodge is a superb property, beautifully appointed and furnished."

  The Lodge was spotless and so well equipped. The Christmas decorations were an incredible bonus. The owners were helpful and sorted out the tiny hitches that go with a party of eight having a retirement party. The buffet provided for the party was excellent. We did not venture far over our three day stay and the hot tub in November, in the rain, was a novel experience. I can’t recommend this property highly enough suffice to say we will be back in the summer.

• "Fantastic accommodation everything you could possibly need and more."

  Everything about the booking went smoothly .A pre Xmas break for my family incuding grandchildren who were ecstatic when they saw it was all trimmed up n the Xmas books went down a treat.Really couldnt ask for anything more from this accommodation.

• "Holiday | Friends Just back from a girlie trip to Routhorpe Lodge."

  The lodge was immaculate. All parts of the lodge were very clean and welcoming, the kitchen very well equipped and lots of glasses. All bedrooms are laid out well and lovely comfy beds and duvets. Towels thick and snuggly. Lovely touch having them embroidered. Hot tub was great and well maintained. Definitely looking forward to returning.

• "Let down by a stay here with an unusable hot tub and terrible aftercare from Sykes, so hope others don’t experience the same."

  All the research I’ve done since say a fresh hot tub shouldn’t be foaming heavily (with videos provided to Sykes) BEFORE anyone uses it, particularly with a smell of wet dog when the foam dries. Such a shame for an otherwise lovey lodge with higher end fixtures and fittings. However this spoiled the weekends 40th birthday celebrations. No offer of any form of reimbursement just told “contracts with the owner” and to “go to small claims court”.

  Thank you for your comments. I am genuinely sorry that you felt disappointed, but I would like to clarify the facts for the benefit of future guests. After you contacted me regarding the water, I attended the property twice to investigate your concerns. On both occasions, I tested the hot tub water in your presence, and the chlorine and pH levels were exactly within the correct safety range. In fact, the chlorine was already near the upper limit, which is why I explained to you that adding more would not be safe and could cause skin irritation especially when you had children with you. The foam you noticed was not caused by poor maintenance but is a common issue resulting from residues of shampoos, shower gels, or washing detergents left in swimwear. This is why signage at the property advises guests to shower before entering the tub. An anti-foam solution is also provided at the lodge for guest use if this occurs which you was fully aware of. The hot tub was fully serviced and sanitised by myself on the Friday morning before your arrival in the afternoon and was in normal condition. I also confirmed that dogs are not permitted at the property, so there was no possibility of animal contamination or smelling of wet dog like you said which i certainly could not smell. I have over 15 years of experience maintaining hot tubs and take great pride in ensuring they are cleaned, tested, and maintained daily. This is reflected in the many positive reviews for both this lodge and our neighbouring property Routhorpe House check the reviews yourself. Finally, you were offered a discount as a goodwill gesture should you wish to book again, so it is not accurate to say that Sykes Cottages provided poor aftercare. • "Had a brilliant stay here and the accommodation was immaculate."

  The furnishings and decor is completed to a high standard, which added to the experience too. Perfect for a family stay, with a lovely outdoor space to compliment the large living space inside. My partner even left some belongings behind, which the owner helpfully posted back to us. Couldn't recommend this place enough.

• "WOW….what a beautiful lodge!"

  The lodge is really well equipped with everything you need & more. It has everything you need in the kitchen, including an air fryer and wine fridge. All bedrooms had their own TV’s, hair dryers & heating/air con. The hot tub was lovely and checked every morning. There’s garden games in the store room (we enjoyed playing badminton). The garden is really nice and very well maintained. The attention to detail is second to none! There’s plenty of recommendations in the welcome pack for restaurants/takeaways etc. I only spoke to Carl once before we arrived, and he was very helpful with tips on places/restaurants to visit. We have stayed in a lot of UK Lodges over the years - Roulthorpe Lodge is by far the nicest, and we will definitely be back. ⭐️⭐️⭐️⭐️⭐️

• "Great lodge, it’s clear that the lodge has been finished to a high standard."

  Little touches like a bottle of prosecco, milk and bag of ice in the freezer were all nice little surprises. The air conditioning was a nice surprise too with us staying during a heatwave! We also enjoyed playing the swing ball too. I would highly recommend this place!

• "Routhorpe Lodge is an immaculate holiday property."

  The owners have gone far beyond any usual expectations to make this a fantastic stay. The quality of the finish is excellent and the kitchen contains any utensil you could ever hope to need. The hot tub is an added bonus. It is a real credit to the owners who were very helpful and the welcome pack was really appreciated.

Great location close to lots of different places to visit, we even went to Beverley Races on one of the days. Lovely owners would highly recommend, we will be returning in the future, thank you.

• "It was a gorgeous stay, such a well put together accommodation, a lot of love and effort has gone into creating it."

  Loved having a bouncy castle for the day, between that and the hot tub, TVs in every room the kids had a blast. With a selection of beaches not far it's a great spot. Definitely recommend.

  Although on a busy road it didn’t bother us We had a lovely time with family. The only criticism was there was 7 of us and we all couldn’t sit on the sofa’s. One person had to sit on a dining room chair. There is a space where possibly one comfortable chair could be in the living room. Overall a brilliant lodge and stay.

Amazing to see that the property/hot tub maintenance is happening daily to make our stay nice and pleasant.
