Absolutely spotless and with everything we needed for a pleasant stay. The welcome cake was delicious and the milk and flowers were very nice. We didn't use the heating as we found the house nice and warm all week. Philippa & Clive were very friendly and approachable with any questions and even though they lived opposite it wasnt intrusive at all. Wifi is available as an extension from the main house and is enough to do emails etc, movies were hit and miss depending on signal strength but there is a freeview tv available. We enjoyed our stay so much we are planning to return next July

Very cosy and comfortable. Well equipped and extremely clean. The only improvement we'd suggest is to have heavier curtains in the bedroom because sleep quality was affected by the early morning light. However overall this is a lovely property and we would be happy to make a return visit.

  • "We had a very happy holiday at Stable Cottage."

The accommodation very comfortable in a lovely location and we enjoyed meeting Clive and Phillipa. One small point. The dishwasher was never used by us and the washing of the dishes done by hand simply because there was not enough china and cutlery to use this facility. We appreciate the accommodation was for two people but we thought it was wasteful to use this frequently when the machine would not be full. Peter and Veronica

We were a bit worried about a comment a previous visitor made about getting in and out of the bedroom but my husband had no issues. I also enjoyed going out for walks with my 18 month old Borador puppy, and was able to let him out into the courtyard. The drive to the cottage from the main road ( which there were many comments about) was nowhere was bad as I thought it would be. I managed ok in an old Ford Mondeo with a mobility scooter and puppy in the back. We are looking to returning but for longer next time.

  • "The cottage is quite a good size for a 1 bedroom property."

Access is 3/4 mile down a track. The track was fairly smooth but very dusty due to dry weather. Cottage is other side of yard from back of owners house but guests are free to use that area, which had a large table with a sun shade. Car parking is inside the yard, which had gates, or on the grass beside the track. The front door opening into a hall but normal access was through the french windows from the yard. The hall was useful for storage and a dog (if you have one) also had a cloakroom with a shower. The lounge/diner/kitchen was a reasonable size and seemed to have everything we needed. The TV had a Freestat box (not Freeview as in the description) so channel numbers all different. It was a small square TV and replacement by a 26 or 32 inch TV would be an improvement. Wi-Fi was available. The bedroom is quite small but had enough storage with a small wardrobe and a chest of drawers. The en-suite is a large wet room which has been been well set up for a disabled person. The property is set in beautiful farming countryside, with plenty of walks, including ¾ mile into the charming village of Hovington where there is a shop, a bakery and a cafe. There is good access to Ryedale and the moors to the north. Nearby Helmsley has lots of different places to eat and drink.

  • "Stable cottage was an amazing place up a very long farm track."

The area around the cottage was fantastic farm land with glorious views and good walks 1mile to Hovingham and a bit less to Cawton. Fantastic for our dog Binki. The cottage had all the equipment necessary for a weeks stay. Unfortunately the microwave was rather old and broke. The owners were very quick to replace it with a great new one. The washing machine was not usable without brute force to close the door,so we gave that a miss and did hand washing. On arrival it would have been very nice to find milk, bread, butter in a starter pack. Just enough to get a cup of tea. Fortunately I did get supplies in the village store before arrival, but all the other cottages we have stayed in have supplied basics. Would we go back to stable cottage? Yes it was a great place from which to explore the whole area around York and the moors. Philippa and Clive were brilliant hosts and very helpful, and informative about the surrounding area. Sarah and David Murgatroyd..

Thank you Sarah and David for your lovely feedback, I enjoyed having you to stay and I always like to act upon any feedback and take everything into consideration. You are correct, the microwave did break and, unfortunately, these things happen; however, we replaced it immediately. To be clear, the washing machine does not need 'brute force' to close the door and it is perfectly useable, indeed, I use it every week to wash linen from the cottage; the door does need a good 'push' to close it but not brute force - this is just the machine and there is absolutely nothing wrong with it. With regards a welcome pack I used to do this prior to lockdown and I had just not reinstated it as some people are still concerned about Covid and its spread; however, I have take this on board and am, once again, providing a welcome pack of milk, tea, coffee and a cake. Many thanks for your feedback and I am pleased you enjoyed your two week stay. Philippa Property Owner

Very comfortable - added bonus of two toilets/showers (always makes life easier even if there are only two of you!). Felt safe - clear that all Covid 19 initiatives regarding cleaning and the like had been taken very seriously. Excellent WiFi (not their fault that phone reception is bad). We were blessed with fantastic weather but, if we had been confined indoors because of continuous rain, I would have appreciated a better, larger TV (but that is nit-picking). Excellent situation to attend places like Rievaulx, Nunnington and Castle Howard; lots of local walks available (easily downloadable from the Howardian Hill website); a nice stroll in to Hovingham for the baker or newsagent. Used the outside area for eating. The estate is beautiful and this is really quiet and peaceful. In terms of comfort - some upgrades are needed. The seating in the lounge is very uncomfortable if you want to relax and you might need a magnifier for the tv! The twin beds are also very dated and I could feel the springs through the bed. • "We were given information to locate property however they neglected to advise cottage was behind high gates."

The road was awful with massive potholes. A disaster for a non 4wheel drive. The cottage was very nice for young active people. Our comments of unhappiness related to my wife who has mobility issues. There was an excellent wet room but as the door opening was blocked by the bed. Chairs and sofa too low and very uncomfortable.

In relation to 'neglecting to advise the cottage was behind high gates', I am not clear what the point is however, I advised in my telephone conversation prior to the guests arriving that there is a set of big brown gates in-between the cottage and our property. The cottage has two entrances, one on the road-side which is clearly visible and accessible without going through the gates. There is also an entrance inside the courtyard where the gates lead into. The farm track does have some potholes. As I explained to the guests, the farm track was pot-hole free up until December when, unfortunately, due to the severe rain over the winter period, this has meant that we now have potholes. This is something outside our control but as I also explained, these will be repaired but, alas, at present the land is too wet. The owner herself does not drive a 4wheel drive, just care needs to be taken when driving up the track. The cottage was designed for a person in a wheelchair and I understand the guest had mobility problems. Without knowing in advance of particular problems, sometimes it is difficult for property owners to have everything needed to accommodate those problems. However,pPrevious holiday-makers who have had mobility problems have sometimes informed us ahead of the stay and asked for further information, or asked if they could rearrange the furniture to suit their needs, or requested that we rearrange the room and, indeed, we have done so. We will happily make alternative arrangements for people but, in this instance, we were not aware before or during that there were any issues. The sofa and arm chair are standard pieces of furniture and are no lower than any other furniture Property Owner

Once we entered the cottage we were disappointed. Thankfully we were only using as a base, so not planning on spending much time in the cottage. My husband is disabled and has problems with mobility, hence why we booked the cottage, wet room, disabled bar to hold onto by the toilet and all one level. The wet room you could hardly open the door as the bed was blocking the door, you could not even open the door half way! I have never stayed anywhere where the seating was so uncomfortable, so it was hard to relax, watch tv or read a book. The beds, it was like sleeping on boards, the bed linen was supposed to be white, but it gone that yellow colour, from where it had seen better days! On the surface it looked clean, but it wasn't, the lampshades had flies in them, cobwebs!!! If we had been there for more than 3 nights, I think we would have left and checked into a hotel or come home! We were really looking forward to spending some time on our own and relaxing, but we left very disappointed with the cottage and relived to come home.
