There's everything you could need and more. The living area, kitchen, garden and conservatory are amazing. The beds are very comfortable. The bathrooms are probably the weakest point but overall they are ok apart from having carpet in one of them.

"The bungalow is in a good location within 5 minutes walk of a few pubs and 15 minute walk to the lighthouse."
The place itself has a good layout with plenty of space and a nice conservatory.
The place had been cleaned however the overall cleanliness could have been better, with the bunk beds having hairs on them and an old duvet left on top of a cupboard. The shower cubicle didn’t look like it had been cleaned and the shower head had limescale on it.
The property could do with a bit of maintenance as the toilet in the en-suite had a leak which someone knew about as toilet roll was wrapped around the leaky pipe.
The dishwasher was on when we arrived but wouldn’t switch off and didn’t appear to work when we loaded it, so I switched it off at the isolator in the kitchen.
The coving in the living room is coming away from the wall/ceiling which was no major concern but again a little bit of maintenance required.
A few simple features could improve the stay, like a cheap coffee machine or even a cafetière, the big tub of Nescafé was all stuck together and probably needs to be replaced.
A smart tv with Netflix would also be good for families in the evenings. The current tv said it had Netflix but the Netflix button on the remote didn’t work.
There was dog poo left in the garden which
Is no major concern as we have a dog but the kids nearly trod in it.
Overall a nice place but a few minor improvements would make it even better.

"The furniture throughout the property was of good quality and very comfortable, and the bed was genuinely one of the most comfortable we have ever slept in."
The property was in a good location to the town and the beach.
While the property itself is attractive, we were disappointed to find that it does not appear to be cleaned or maintained to the standard we would expect for a 4‑tick rating.
In the kitchen, the surfaces felt gritty and required wiping down before use. The oven was very dirty, and the baking trays were unusable. Many cupboards and drawers contained clutter, leaving little clear storage space for groceries. Some cups were chipped and several glasses were dirty. We also found food items and condiments left in cupboards, many of which were well past their best‑before dates.
The dishwasher did not work, the kettle needed descaling, and tea, coffee and sugar items left out appeared old and unusable. The microwave repeatedly displayed an error message and could not be used, and there was no instruction manual available.
In the main bedroom, storage furniture was filled with bedding, and a dirty duvet had been left on top of the wardrobe.
The en‑suite shower was dirty and mouldy, with poor drainage causing water to pool in the shower tray. Towels smelled mouldy and were in poor condition. The tumble dryer in the garage contained damp towels, which may have contributed to this.
The carpets throughout the property would benefit from a deep clean, and all windows were very dirty inside and out. The front porch was unclean, and the rear garden requires weeding.
There was no proper information folder in the property, only notes on a notice board, and no guidance on how to use the dishwasher, washing machine or TV. There were multiple remote controls without instructions.
We book several cottages each year and this is the first time we have felt the need to raise concerns. Unfortunately, the overall condition of the property did not meet our expectations for a 4‑tick rating.

The property is very spacious and comfortable. The heating is easy to work in the colder months and the property gets lovely and warm. Really enjoyed our stay and look forward to going back in 2026.

We’ve just returned home from a fantastic week at this delightful holiday bungalow!! A lovely welcome card, pumpkin, welcome pack incl for the dogs!! Excellent parking so easy to unload car, friendly quiet neighbourhood, spacious, well equipped, tastefully decorated, comfortable and homely bungalow, well maintained, lawned, enclosed dog friendly garden, very dog friendly including dog beds, treats etc Excellent location to walk directly out to the coastal path and head north/south incl via seal colony at Flamborough!! Short drives to dog friendly beaches at Filey, Scarborough, Reighton & Bridlington! We stay in 12-14 Sykes cottages a year and highly rate this one and will definitely be returning next year!! ❤️❤️❤️

"A wonderful spacious bungalow with everything you need and a large enclosed garden that was perfect for our dog to safely wonder round on a very peaceful road."
Trips to the north landing, south landing and the lighthouse are very short drives away .
The village has a few shops and pubs in very close proximity and The Rose and Crown and Seabirds pubs both offer dog friendly dining.
The Seabirds is very busy and I would recommend reservations.
Overall we had a great stay in a great bungalow.

"We had a lovely holiday at Bray Nook with our daughter and grandchildren."
There was plenty of room for us to spread out and not feel cramped, with a nice garden for the children to play in.

The bungalow was well equipped, but it could do with less spare bedding and ornaments. We could have done with a few more litter bins in the bedrooms. Everything looked beautifully clean on the surface when we arrived, but when we were living in it we found it could do with a deep clean and perhaps decluttering of kitchen cupboards. Having said this, it is not a criticism of the bungalow, as it had so much to offer and it is beautifully situated, in fact our grandchildren asked if we could come back next year.

"We had a nice time at Bray Nook and want to start with the positives."
The size of the house, location and proximity to the local amenities is superb. Very quiet, peaceful and safe without being remote. The house is fitted out with nice comfortable furniture which is great to return to at the end of a day out. The garden is a huge plus point when you have dogs. It’s completely secure for even small dogs to roam around. There is outdoor furniture to enjoy sitting outside. The conservatory is fantastic, but hot!! It’s also really easy to walk your dogs out in the village with plenty of green space all around. There’s lots to like about Bray Nook and we did enjoy our time there. Thanks for the welcome pack which was appreciated.
By way of some constructive feedback, whilst the house is really well equipped with lots of useful items, the cupboards do need a good clear out and clean. We actually felt that there was too much “stuff” left in the house from previous occupants in the cupboards and the fridge. We noted tins of food which were years out of date, 11 years expired beans and 5 years expired rice pudding, used roll on deodorants in the bathroom amongst other things.
The house is superficially clean overall but could do with a good deep clean, as it’s when you look around the edges it’s not. We appreciate when it’s a house which allows dogs it needs extra cleaning as the dog hair gets everywhere. The addition of items like toilet brushes would be useful too as there are none.
I hope these comments will be taken in the spirit they’re intended as this is a great house and location and a few changes and updates would make it even better.

"Lovely well equipped spacious holiday bungalow close to all amenities."
The beautiful enclosed garden was enjoyed by our cocker spaniel and the large conservatory was an added bonus after a day out visiting the surrounding area. We can recommend Bempton Cliffs, Filey, Thornwick Bay, and the lovely walk from Sewerby Hall along the cliff top or beach to Bridlington. Would definitely like to return.

"Perfect stay set in a beautiful part of the world."
The pictures don't do the property justice, it has plenty of space and everything you could need for a holiday (and more).
The emphasis on it being very dog friendly can't be understated, There are dog beds in the conservatory, dog bowls, a great completely secure garden with space for furry babies to run around, and of course lots of walking to be done nearby.
The village of Flamborough has everything you need, shops, pubs, butchers, fresh shellfish and lobster sellers. Morrisons and Ocado also deliver to the property. Amazing RSPB site in Bempton Cliffs nearby. Bridlington, Sewerby Hall, and Filey short drives away, all great places for a day out.
Liked it so much we re-booked for a later date in the year during our stay.

"Great bungalow."
Well equipped. Ideal for dogs .great enclosed garden .Lots beaches close by.North landing just up the road .Gorgeous cove .dogs loved it there .So did we .Pubs ,shops and fish and chip shops nearby .

"WE enjoyed our stay, the dogs loved the enclosed garden & chasing the wood pigeons, there was everything we needed in the property, however the beds were quite hard/uncomfortable, we chose to sleep in the front bedroom king size bed due to the heat from the conservatory (no outside window) & the duvet was much too small for the bed."
The property was starting to look tired & needed some TLC inside & out. Although this didn't retract from our enjoyable stay, saw the hundreds of seals from the cliffs, unfortunately we didn't see any puffins.
