The annex has everything you need for a holiday. The bed linen and towels are excellent quality and spotless. There are many utensils , pot and pans etc of fantastic quality. If you like microwave cooking you need to take some cooking vessels. The sofa is very comfortable. The beds are comfortable. The annex is warm you can regulate the heating yourself. Plenty of hot water. . All fixtures and fittings are of high quality.There is a large double bedroom and a small bedroom with two single beds. The small bedroom is suitable for one adult or 2 children.I personaly had the small room and my friend had the double room.
The garden is beautiful. There is onsite parking.
The owner Lynne is a lovely lady . Lynne is very helpful.

"What a lovely place."
Lynne, the owner, is charming, accommodating everything we needed, and putting up with my popping to the door to ask for help of some kind or another, especially when the bottle of wine fell out of the fridge onto the floor! In she came with the mop and bucket and cleared the mess, as I wept over the loss!
Knock on the door and she's happy to help.
The Bungalow is very comfortable, it's set up for four but I feel that is as long as two are children, sadly I wouldn't recommend it to more than two adults, there is only a 2 seat sofa for comfort.
Regarding the sofa, we found that a tad difficult, my friend is elderly and physically challenged, the only comfortable place was the sofa but only with the use of 2 or 3 pillows to make it easier for my friend to manage to get off the sofa.
The kitchen has everything you need, but be warned the cupboards above the work area are quite high, so if the user is height "challenged" there could be difficulties.
The bathroom is very nice and the walk in shower is a perfect match for physically challenged and children alike.
The French doors lead out into a really nicely put together, private, seating area, which also takes you to the whole garden, which is large, well cared for and very pretty.
I have no hesitation to recommend this lovely spot. Yes, the road outside is the main York/Hull road, and yes, it can be a tad loud, but the situation is great, and the traffic noise not that bad, and a bus stop outside to get into the city is great.
All in all we can highly recommend this lovely place.

"Nice cottage and great value."
Space is adequate for 4.
Lynne kindly provided a jar of milk, coffee and tea bags, a pack of biscuits, ice lollies, etc, on our arrival.
My favourite feature is the well-equipped kitchen with quality facilities.
Traffic noise could be obvious during the morning inside the double bedroom but wasn't a significant issue for us.
Overall, we enjoyed our 1 week stay at the cottage.

and the whole place could do with repainting as it was in poor condition.

"Although this property states it is for 4 people, it really is only suitable for 2 people."
There is one large settee which would probably hold 4 tiny people but not 4 average sized people. The settee was very low along with the toilet. When you walk in it seems clean but once you’ve unpacked and sorted everything out, it is not very clean. The kitchen grill wasn’t clean and a lot of the plates etc had to be washed before use. This is up to the last occupancy but should be checked by the owner. Plenty of cobwebs but no spiders were spotted funnily enough. Beds were comfortable. Had a couple of problems while we were there but they were sorted out straight away. The electric hob has been installed up side down, just to be aware of. We will not be staying here again but it is in a good location it just needs a good ‘spring clean’. One thing that was left on the doorstep was a linen bag to put towels and bedding in. I expect to put towels in a certain place but is this a new ‘thing’ where the customer has to strip the beds before they go! I notice on your website you are stating to do this if requested. I have paid for a holiday, not to strip beds. I am disabled and I stripped one bed and did all the pillow cases but could not manage the other bed. Sorry.

"The picture of the bungalow is in accurate, the place you stay in is only an annex,."
Although advertised as for 4 people it is only comfortable for 3 adults with a squeeze,
the owner was pleasant enough.
The property has a full double bedroom. The second bedroom has 2 full size single beds, a small wardrobe but nothing else as we felt single beds were better than bunk beds or pull out settees. Yes the cottages does ajoin to the Bungalow, but I don't think that Sykes describe it as detatched anywhere. It has easy access to York and surrounding areas recommended for 2 adults or a family of 4, 4 adults can but up to you.

"Great location, handy to all the things we wanted to do."
Clean, tidy and the host was very friendly and helpful, even leaving a bag of sweets for Halloween.
My only issue would be that the listing, could be mistaken for being misleading, as the exterior photo shows more than what you actually get to use. The window and double doors to the right of the photo are what you are paying for, not all of it.
But having said that, for us, for a week, it was ideal. The single beds may cause problems if its a taller person though.
Would recommend it to anyone who was heading that direction.

"On arrival we discovered a large bottle of milk and a packet of biscuits which were greatly appreciated."
I noticed that the cottage is now advertised as being suitable for 4, but we were with 3 adults and found it a bit tight. The dining table is just about large enough for 3 and there is one very large comfortable sofa which can, just about, sit 3, but it was not comfortable for the middle person. A smaller sofa and two extra arm chairs, especially if there are 4 people, would be more comfortable.
Some items were missing from the kitchen which were quickly replaced by the owner when we pointed them out.
Handy location right near regular bus to York (and Hull) Beware: We nearly missed our busstop as the bus company now call the bus stop to Kexby Bridge. The bus stop it self still says Old School House.
Nearby is the Yorkshire Air Museum which is well worth a visit.
The coast is about an hours drive away. We visited Bridlington and Flamborough Head were we saw lots of seals near the 'Drinking Dinosaur'

"Conveniently situated."
Well equipped. Great shower but no shelf to place toiletries. Picture in brochure misleading - exaggerates size of property. Bed could be bigger. Settee smart and comfortable, but for a fat man like me impossible to stand up without assistance.

"We were led to believe (from the Advert) that we had a Bungalow but it was just an Annex to the bungalow."
The bath was deep and was not disable friendly. The glass door on the bath would hardly move to allow access to the taps.

I am sorry you did not find our cottage to your liking. We have never described it as detached or disabled friendly. The boiler only runs when the heating is on. I apologise if you found any dust - this is not acceptable and we will look into it.We live next door and we are always happy to help in any way possible
