  • "We have had an excellent week at this charming cottage."

    It's spacious, comfortable, warm and well-equipped and in a lovely, peaceful location. The generous welcome hamper awaiting us was filled with many treats, which were much appreciated - we have never had such a generous pack! The bed was comfortable, the shower ran consistently hot and the central heating was very efficient. Nevertheless it was nice to light the log fire on some evenings, unlimited wood unusually being provided free of charge. The WiFi was reliable, albeit slow compared with what we are used to. SKY TV provided more than enough entertainment for us. The cottage owner, Jamie, is very friendly and happy to spend time chatting. Although we had no problems, we felt that he would have remedied them quickly if we had. It’s an easy 2½ mile walk down the lane to the delightful Staithes harbour but more arduous returning as much of it is uphill. The small free museum is well worth a visit. We had very good lunches in Staithes at the Captain Cook Inn and the Royal George Hotel – large portions at both – and a superb haute cuisine dinner at the Fox Inn just ¼ mile up the steep hill from the cottage. Remarkable that there is a restaurant of this quality in the tiny hamlet of Roxby! We did the pleasant but muddy 3 mile walk round Scaling Dam Reservoir, seeing hundreds of greylag and Canada geese and various species of ducks and gulls. We did a tour along the beautiful Esk Valley, stopping at a number of the pretty villages. Runswick Bay and Saltburn are also worth a visit; the latter has the oldest still- operating funicular in the UK. The weather throughout the week was mild, dry and often sunny so we had a most enjoyable holiday. The cottage is a great base for visiting this beautiful area and we have no hesitation in recommending it.

  • "The comments for this cottage speak for themselves."

    It is lovely - great setting, very peaceful and nice hamper is waiting for you on arrival. The cottage is larger than it looks and bonus of having your own parking space. All the rooms are very comfortable, living room especially when the fire is lit. We stayed with 2 dog's and there are loads of fields to explore. It's worth asking Jamie (farmer) which fields you can let your dogs off or just use the orchard across from the cottage ( make sure both gates are closed or you may get a cow or sheep joining you!) If you're going into Whitby, use the park and ride, saves loads on parking and dogs travel free. Skinningrove beach is great for the dogs and the white horse trail Kilburn has the best views. Overall the cottage is lovely, the owners are exceptional, the location is a perfect base to explore North Yorkshire. Can't wait to stay here again.

    The area is spot on for exploring the Yorkshire coast area with Whitby only 12 miles away. The host were really nice and helpful with anything we asked. Would stay again.

  • "Had a lovely week in this cosy peaceful cottage,it had everything we needed the bonus being the super comfy bed!"

    ! We watched calves playing in the field opposite and I was lucky enough to see a barn owl fly by on its nightly hunt. It’s a short dry to the coast and the scenery is outstanding. The best thing about this cottage is the warm welcome from the owner Jamie a busy farmer who is on hand to make sure you enjoy your stay even providing a very generous welcome hamper. However he is never too busy to have a chat or a cheery wave if he’s passing. Well done we hope to return one day.

  • "Overall, the cottage was better than expected."

    A minor moan would be the bathroom door, which was difficult to close, due to ill-fitting. However, on the plus side, the welcome pack was way more than any other we have experienced. The other added “attraction” is that there is a local barn owl that uses one of the trees in the orchard, to gather his thoughts on what he is going to have for dinner. We would definitely recommend this property highly. Jamie was quietly attentive.

    The property was well situated for access to many places to visit and lot of amenities. The owners were very friendly and accomodating making us feel very welcome and they had been very thoughtfull with their lovely welcome pack. The house was a typical farmhouse with lots of room to relax and enjoy. Our dogs had a great time as well. We were sad to leave after a week.

    The welcome pack was very nice and this was a rare property in which we had some milk in the fridge- most people don't do that these days and it's awful when you can't make a cuppa on arrival (I always forget to bring some!) Property was lovely and clean. There was a bit of a diesel / oil (?) smell in the property which was quite strong at times but we opened the windows. Possibly the heating? Cottage had lots of space inside, pretty setting. There was a water bowl for the dogs. Not an issue at all but possibly worth updating the information pack with instructions as to working things like the heating / nice places to eat or visit locally.

    Well equipped with everything we needed for a relaxing week away. Jamie the owner and resident farmer was on hand if needed and the hamper was a lovely surprise. Roxby is a lovely little village and the local pub is in walking distance and does amazing food. I would highly recommend this cottage and intend to come back in the Summer. Ideal for our dog with a secure front garden and surrounded by open fields for him to run around

  • "The cottage is set in beautiful, rural surroundings & perfectly situated for all we wanted to do."

    It also had all the amenities on offer if you wanted to use them. The welcome pack & more was a total surprise & very much appreciated. We enjoyed visiting Whitby Abbey, Robin Hood's Bay, a trip on the NYMR, from Grosmont to Pickering & back, plus walks which took us along the coast path of the Cleveland Way & on also over the moors not far from the pretty village of Rosedale Abbey. We also took in Staithes & Runswick Bay. All these locations are within an easy drive from the cottage. Should you just want a quiet break away from it all or somewhere to do some crafting then this too is an ideal bolt hole. The owner was delightful & happy to offer suggestions for our days out & any issues we may have had with the cottage. I am pleased to say we had none. The nearest pub, a five minute walk away, also does delicious food & the nearest shop for groceries is in Staithes. We intend to return one day.

  • "The cottage was amazing and so well situated."

    The property was larger than expected and Jamie couldn't have been more helpful or accommodating. The welcome hamper was so thoughtful, even down to the bag of treats for the dogs!.. The cottage is located in a very small village and is extremely quiet. The locals are very friendly. There is a village pub within walking distance of the cottage, it's up hill, but the plus being its all down hill on the way home! The food at the pub (The Fox Inn) was absolutely amazing, we went twice it was that good. Dogs are very welcome too! A few places well worth a visit, and have dog friendly beaches are Marske-by-the sea (the beach here, rivals most overseas, it goes on for mile and miles, its clean, sandy and really quiet!) the other is Saltburn-on-Sea (this is a little bit more seaside like, but does have a dog friendly beach and you can get up to the town either via lots of steps or take the hydro-tram up, only £1.50 each and dogs are free!). Another place is Hayburn Wyke, there is a waterfall accessible here, a really nice dog friendly pub, and great access to the Cleveland Way (this stretch of the Cleveland Way is quite accessible and not too challenging). You also have your more touristy places to visit, such as Whitby and Ravenscar, both of which are well worth a visit.

  • "Well, it has all been written before - and it is all true !"

    A quaint but cosy cottage - comfortable and warm, set on a working farm with sheep and cattle on the surrounding fields. A friendly farmer/owner Jamie, with his two adorable Border Collies - nothing is too much trouble for Jamie, he is dedicated to making your stay as smooth and comfortable as possible. Roxby is a small hamlet set high up in the Moors - pure fresh air and peace and quiet in abundance. Yes, you have to see the welcome pack to believe it - you will not starve here. Two completely new items to mention, firstly, the sumptuous bath sheets/towels and secondly, there is a 17th century, circular, stone "gin gang" (look it up) in the back yard - archaeological history attached. Better book early for next year - we already have !

    Clean, well equipped and warm. Very generous welcome hamper with foods and toiletries.The location is very peaceful and rural. Lovely to see sheep and lambs, cows and calves, geese , hens etc all around. This is the Yorkshire countryside at its best, peaceful and relaxing. Full marks to Jamie and Ellen , you should be proud of what you have achieved. Cannot recommend this cottage enough. We needed a good get away break and this happened. We will be rebooking !

  • "The cottage was lovely."

    However, the description of being dog-friendly did not work for our two dogs. With sheep outside the garden in the road, chickens and geese in the orchard, we simply could not let our dogs off the lead in the front garden for morning toileting nor evening. We had to lead them up. Not ideal at all. The dogs would have easily jumped the low wall in the front garden as the sheep, chickens and ducks were just too tempting. On this premise, we had booked the same cottage in November which clearly was not going to be suitable to take our dogs with us. We have cancelled the holiday as the ‘dog-friendly’ doesn’t apply to us. Sykes refuse to return our deposit (paid for a November 2022 holiday) that we now need to cancel. The description of ‘dog friendly’ does not fit with what we need. Sykes argue with us it’s not their problem. I have asked to be put in contact with the manager and Sykes have not responded. I am furious. 8 months notice of a cancellation and STILL they refuse to refund the deposit!!? I will be taking this to the Ombudsman. Not recommended to book this firm

    Quiet and surrounded by countryside and overlooking a small orchard and some very cute cows. The owner greeted us and provided us with some logs for our wood burner and when we entered the cottage it was wonderful. Very spacious and had everything we needed for a comfortable stay. A welcome hamper had been made up for us and it was by far the best welcome hamper we have ever had! It was full of all the basics we needed and a few extra treats too. There is a washer/dryer with liquitabs to use which made life so much easier for us with a toddler we are currently potting training. Had full WiFi and sky TV too which kept the little one occupied. It's in a perfect location to visit Staithes, Whitby, Runswick Bay etc. The owner was polite and talkative but wasn't intrusive and is close by if you need anything and he introduced our son to his two lovely dogs which he thought was great. Besides the hamper, fresh milk, eggs and bread were provided along with fresh fruit, a few chocolates and a few toiletries. At night there was no noise and light at all which is a far cry from where we come from! All in all, a fantastic stay that we cannot fault and we will definitely be back. Thank you Jamie!

    The cottage was clean and smelt lovely, very bright. It was quiet especially at night where you couldn’t hear another soul. The location is spot on to get to Whitby, grosmont etc

Perched in the small village of Roxby near Staithes in North Yorkshire, is this delightful cottage set on a working farm, Manor House Farm Cottage.

Well-known for being the oldest standing building in Roxby and Grade II listed, Manor House Farm Cottage is ideal for a small family getaway to North Yorkshire, with easy access to glorious beaches and the gothic Whitby Abbey.

Be welcomed into the spacious sitting room with traditional feature beams, where you can look forward to cosying up with loved ones in front of the crackling open fire as you toast to a wonderful holiday.

Move through to the fully-functioning kitchen/diner where you can whip up delicious feasts for your loved ones as they open a bottle of fizz and set the table.

Gather around the dining table to tuck-in to a sumptuous meal and discuss plans for the adventures ahead.

Completing the ground-floor is a handy cloakroom, where you can quickly freshen up before setting out for the day.

Climb the stairs to the first floor which features a generous bathroom, where you can pour in the bubbles and indulge in a hot soak in the bath, before popping on fresh pyjamas and heading to catch your rest in one of two well-presented rooms, a double and a twin which features a single and a 2’6 single .

Wake-up and join your guests for morning coffee out on the front garden, before getting ready and exploring the grounds orchard.

Walk to the adjacent 13th-century church of St Nicholas, an impressive historical building which holds a beautiful candlelit carol service at Christmas.

For a tasty bite to eat, wander up to the welcoming Fox pub which houses a fabulous restaurant a deli for taking treats home with you.

Walkers and cyclists will delight at the plethora of exceptional trails on offer from Roxby, including the extensive Cleveland Way and the Tour of Yorkshire.

Perched just outside of the village is Borrowby Equestrian Centre, where you can enjoy rides out across the moor, as well as pub rides in the summer months.

Be sure to bring your camera as Manor House Farm Cottage is set in a haven for wildlife, so you will be sure to get some fantastic shots to remember your trip by!

Venture to the nearby town of Staithes, where you can brush up on the local history at the Captain Cook and Staithes Museum, which details the history of how the famous captain worked in the ton before setting out to sea.

Sample fresh sea food at the fabulous Cod & Lobster restaurant, as you enjoy views of the pier and sea.

Take the short drive to Saltburn-by-the-Sea, which has the delightful Saltburn Miniature Railway, the Saltburn Cliff Tramway which will take you down to the bustling pier and gloriously sandy beach, where you can paddle the shores, savour fresh fish and chips with the sand between your toes or lose yourself in your favourite book.

Foodies will delight at the superb selection of eateries on offer as well as the annual food festival which takes place in July, monthly farmers markers and the popular Seaview Restaurant being featured on the BBC’s show ‘Remarkable Places to Eat’, it is a Mecca for foodies.

Next stop is the seaside town of Whitby, home to the ruined gothic Whitby Abbey, which was the inspiration for Bram Stoker’s famous vampire, Dracula.

The town boasts its own Dracula experience where you can explore the tale’s history through animated scenes and live actors.

There is also The Captain Cook Memorial Museum, which is set in the former home of the captain, here you can delve into his life and learn more about his voyages.

STAITHES

Whitby 10 miles.

The charming and sleepy seaside village of Staithes, with its cobbled streets and back alleys, is something of an artist’s dream. Its pretty houses and cottages are clustered around the old harbour and surrounded by high craggy cliffs on three sides, with a sheltered sandy beach set amongst the rocky coastline. The village can claim connections with Captain Cook who was apprenticed to a draper near the harbour. Nowadays, Staithes is a must for anyone visiting the Yorkshire Coast and has a good selection of pubs, shops and tea rooms. Staithes is still home to an RNLI lifeboat station and a small fleet of cobles (fishing boats) landing fish, crab and lobster, with boat trips for birdwatching, fishing and even whale watching available. It’s also the location of the popular BBC children’s TV series, Old Jack’s Boat. Staithes has a strong attraction for artists, with an annual Art and Heritage Festival, galleries and artists studios with art courses and workshops regularly on offer. There’s a free Illusion Trail, which guides visitors around the network of ginnels (alleyways), with trail guides available locally. The best views of the town can be enjoyed from the Cleveland Way which runs down the cliff to the sea’s edge. Altogether a superb base for exploring the Yorkshire Coast, visiting the larger resorts of Whitby or Scarborough and enjoying the moorland villages of the North York Moors National Park.
