Had a lovely time. Just a couple of things, we did not have any correspondence with owner the whole time we were there. No tumble dryer or clothes airer Main bathroom needs mat in shower as very slippy Spare room shower door doesn't close No welcome pack as others mentioned they received. Had to go back out for pint of milk after 5 hour drive Not many instructions, had to find WiFi code on back on router, didn't have any info about emptying bins , Keyboard wouldn't move off the code Games room was a great bonus Lovely seeing the horses Spacious well maintained property with stunning views

Really sorry about milk, this was an oversight . i have put an airer in now but the bath mat was provided. We always see to bins so hence no instructions. Apologies for no correspodence, i always think no news is good news, an of course the phone numbers are provided should there be a problem or question. Property Owner

It was so beautifully the kids loved the games room but there were a couple of things as always that needed attention No tumble dryer or washing line so able to wash but no way of drying The garden was lovely and secure for dogs but our inquisitive cocker managed to escape onto the next field full of cows the escape route was in the trees at bottom of garden but we could not get through to see where so after day 3 he had to stay on a lead in the garden which was a great shame. In the games room there was a ball missing on the pool table, the darts were useless so if you like darts then take your own and the table tennis net fixings were broken but we managed to sort something out. And you need 2 new snooker cues .I'm sure the owners are not aware of this as I'm sure they would have sorted this out The beautiful bathrooms had a problem whish could easily be rectified the water would not stay in the sins so kept having to top it up constantly so with the price of utilities at the moment I would get thst sorted. But with just those few niggles overall fantastic.

But nothing serious it did not stop us from having a wonderful time, and the bungalow was very comfortable and homely. The only thing was the time to get in and the time you have to leave means you lose one day of your holiday. The owner was very kind and allowed us to go in a bit earlier as the cleaners had finished this made a big difference since we had been travelling all day.

The space this property offers is amazing inside and out! Unfortunatley some previous guests do not seem to have respected the property. We found a crack in the Neff cooker hob and 4 of the six patio chairs broken and a pool ball missing from the pool table. The owner is approachable and friendly should an issue arise.

It is set in a peaceful location, in extensive well maintained grounds with a lovely patio area. The bungalow is spacious, comfortable & clean, and conveniently located for the surrounding coast. It has an excellent kitchen with large fridge & large freezer, a lovely dining area, large bathroom with good powerful shower & spacious main bedroom with comfortable double bed. There are good views from the grounds especially with sunrises & sunsets. With the gates closed the garden is secure for dogs. Two lovely dog friendly beaches are only a short drive away at Skinningrove & Runswick Bay. There are plenty of places to visit, including several National Trust properties- Ormesby Hall, Nunnington Hall & Rievaulx Terrace. Mount Grace Priory also allow National Trust members. Filey Country Park is also worth a visit whilst in the area, approx 40 miles away.

Big property so lots of space. Only downside was the specified arrival and departure time. Couldn’t arrive until 5pm and then had to be out by 9am. On arrival the cottage was warm and welcoming and we instantly felt at ease, especially with the bottle of bubbly waiting for us! The cottage is well equipped and the quality of the fixtures and furnishing was excellent. The grounds are extensive and our dog just loved playing ball on the lawns, or saying hello to the horses that occasionally appeared in the field next door. The kitchen had all we needed and it was lovely to sit and eat out on the patio when the weather was nice. We did have a little issue with the shower, but a quick call to the owners and they were there later that evening and sorted it out in no time. They could not have been more pleasant or helpful, thank you to them. If we could make one suggestion to improve the cottage even more, it would be to put some privacy film on the bathroom windows. These are clear glass and it can feel a little "vulnerable" when the blind is not down!, that aside the owners really have a wonderful gem of a cottage that is comfortable, inviting and a wonderful place to spend the week in Yorkshire.

One of the best we have stayed in and we have stayed in many in the last 10 years or so. The cottage had everything we needed and the lovely bottle of Prosecco and card was a very nice touch, thank you Karen. The massive garden, which we referred to as our own private park is beautiful and our dog loved it. We were very lucky with the weather and was great to use the lovely garden furniture, the views are great too. The inside of the cottage is beautiful and very well decorated, really top notch furnishings, the lounge is really comfortable with a massive Smart TV with Netflix etc.. The kitchen had everything we needed, lovely and big with a very large fridge freezer, the dishwasher was great too! There is a very handy utility room with washer and dryer. The main bathroom was amazing, big , very well decorated and the shower, well what can I say it’s enormous with a fantastic rainfall and separate very powerful shower head. The bedrooms are lovely, 2 twins and a double. All beautifully furnished, big wardrobes with superior bed linen. The only criticism I have is the double bed, this to me seemed a small double and felt like I was sliding out of it. Neither me or my husband slept that well. A king size bed would fit in lovely (please :) ) I also think a hot tub would be great in the garden to relax and take in the amazing views ( please again :) ) Having said that we would most definitely return to this beautiful, peaceful cottage and area.

The bungalow was very clean with beautiful fittings and a kitchen to die for. A dishwasher which meant I never had to wash up, plus a washer and dryer which was great as I only took home clean washing. The garden was large and with the gates closed ensured the dog was safe plus our grandchild. A thank you to Karen for the thoughtful biscuits, bottle of wine and lovely flowers though we had to leave those behind because of the pollen on them. The location was in a lovely village with beautiful cottages and flowers in abundance in gardens and kerbsides. It was within driving distance of Whitby, Scarborough,Runswick Bay, garden centres and restaurants. Though I was surprised how quickly the restaurants filled up so think about booking as we had a few disappointments. Locally for a flat beach try Sandsend beach as we only drove through it on the last day and wish we had gone there. There are no shops in the village so do go prepared, there is a Sainsbury’s on the road to Whitby with a restaurant The Stables where we had Sunday lunch which has lovely grounds around it. We even had a visit in the garden from a hedgehog who made its away across the lawn. Our break was just what we needed and thanks to Karen for providing this stunning property for us to spend our holiday in Yorkshire.

Beautifully finished bungalow in a rural setting within 15 minutes drive to Whitby and coastal attractions beyond. Top quality furnishings, to a level only usually expected from a prestige showhome, yet practical and extremely comfortable in every way possible. Immaculately clean on arrival with extra special touches to help make our week's stay just perfect. Spacious rooms and superb kitchen with everything you would need and more. Huge well kept private and secure garden with unrivalled views across unspoilt Yorkshire countryside, no better place to wake up to. Ian & Karen made sure our stay was totally hassle free and were more than happy to help in any way they could, such a conciencious and lovely couple and the house is an absolute credit to their care and hard work, we just couldn't recommend this property highly enough. Our only problem was the week just went way too fast and were all really sad to leave, but we'll be back without any doubt at all for another wonderful week at Holly Edge. Thank you so much x

  • "We have one day left in this beautiful holiday home and will be truly sad to leave."

It is set in very large lovely secure, private gardens with a splendid open view. Despite the dreadful gale force winds everyday, we were cosy, warm and comfortable with everything one could possibly need. We arrived to a lovely welcome of Prosecco, fresh flowers and a card wishing us a lovely holiday. Everything about this place is delightful and so well equipped, it’s obvious the owner has given a great deal of thought to the needs of visitors. Luxurious beds and bedding, all a cook could desire from the spacious kitchen, comfortable sofas, plenty of smart TV’s and more. Spotlessly clean, toilet rolls, hand and shower washes in bathrooms, great power showers. Complete peace and quiet, near to coast, great for our collie/lab cross who enjoys the garden. We could not have wished for a better place to spend our anniversary. I would 100% recommend and hope to return.

  • "My partner, 2 dogs and I were the second occupants of this beautiful cottage."

We have stayed in lovely accommodation before through Sykes, but holly edge surpassed all expectations. The vast garden was heaven for our 2 terriers, they exhausted themselves running round and around. The cottage was very comfortable and made it difficult on a few chilly days to venture out. We hope to return in the not too distant future.

  • "We were honoured to be the first ever guests at Holly Edge and are almost tempted to keep it a little secret just for ourselves!"

!! The property definitely has the WOW factor both inside and out. It is set in beautiful gardens in a scenic location only 15 mins drive from local beaches. The house was spotlessly clean and had everything we could possibly wish for. The kitchen is extremely well equipped with plenty of crockery, cutlery, utensils and pans. The bathrooms are very modern with lovely powerful showers (often lacking in holiday lets) and the beds have the best quality bedding. The host was very welcoming and left some lovely personal touches which were much appreciated. We had a fantastic 3 days (blessed with a February heatwave!) and will DEFINITELY return to Holly Edge. We would 100% recommend.
