    This is our second stay at this idyllic property super comfy and warm and very clean we had an amazing 4 days staying at the stables,there is plenty of information material if you wanted to go hiking and there are some wonderful walks along the coastal path very dog friendly , the pub is within walking distance and is very nice and friendly , I can definitely recommend it to family and friends

  • "A lovely well-equipped and very comfortable cottage."

    Our host (Sandra) was very welcoming and provided lots of local information to enable us to make the most of Roos and the wider local area. Our small dog loved the enclosed garden and the nearby walks to the coast. Both local pubs, the Butcher and village shop were very handy and also friendly. Would thoroughly recommend this very well appointed cottage to anyone. An excellent value Cottage with a high level of comfort and homeliness.

  • "This is a lovely comfortable cottage ."

    It is well equipt and every consideration has been given to providing whatever a guest may need . The bed is super comfortable . We thoroughly enjoyed the log fire and there was a generous starter pack of fuel for us to use . It was immaculately clean . We spent Christmas here and had no issues cooking a Christmas dinner in the kitchen !!! We would come back and stay here again .

  • "The Stables is an outstanding property - clean as a whistle, well-appointed & thoughtfully equipped."

    The owner's instructions and carefully detailed notes made arrival easy. Extremely comfortable, it is a brilliant conversion the owners have completed. Walking to the coast is a good hike, the bakery/butcher is excellent, the Post-Office/Shop has all the essentials...and ideal parking. A perfect spot for 1-2 couples, or solo traveller like me.

  • "Great conversion of old stables."

    Very clean and comfortable with everything you could need on a break. Beds very comfortable and rooms of a good size. It would of been good to know that the stables are situated literally in the middle of the owners garden with the room under bedroom 1 being the owners potting "shed" with the owners dogs almost under the bedroom window. I guess this explains previous barking dogs comments. Lovely pub just across the road and shop within minutes walk. Overall a nice comfortable stay.

  • "Enjoyed the ambience of the house and garden, comfy bed, comfy seating (but took a bit of getting out of."

    .. we ended our stay much fitter!!) Loved the decor, books, local history info/books, bedding, comfy pillows, quirky furniture, good range of crockery, cutlery, and thevwelcome goodies were super As older folk we found the sink and worktop area rather high and the bathroom sink unit rather low. Felt the kitchen pan situation cd be reviewed as 3 + stewpan size is usually ok for size of the accommodation...the wok we used a lot ......loadsa colanders but cd have done with a 1pint size jug or measuring jug...... Overriding comment wd be ' take a bit more care to keep the facility cleaner/'bottomed' ahead of new hirers arriving'

    However incessant dogs barking early morning and late at night. It’s seems whole village has dogs and cottage is right amongst all the village houses.

  • "Lovely cottage , the area was quiet, secluded and cosy."

    The garden is secure and was happy to let my dog roam without concerns. The dog park is a 5 minute walk away and is fab place to take your dog. The location of the cottage is a 10 - 20 minute drive to lovely walks and coastal routes. Would recommend going to stay a at the stables and would happily came back.

    We had a fantastic week’s holiday. The cottage had everything we needed and was well equipped. Gerard and Sandra were perfect hosts - informative, around if needed but not intrusive. Quiet village location with lots to see within an hours drive - the village bakery/butcher was excellent. Highly recommend this cottage.

  • "We have a very much needed stay."

    Property was as listed. Beds very comfortable. I always worry the the garden isn't secure, as I have an expert escape artist in my dog. Garden very secure! Kitchen was well equipped, would have been nice to have microwave in kitchen, but this is a personal preference. Comfort rating was only 1 mark down. This is because the settees are quite low, and were a bit difficult to get up from due to dodgy hips and knees. Again a preference for us. Settes were comfy to sit on.

  • "Where do I begin Sack the cleaner …."

    . Cobwebs everywhere. Kitchen area and pots and pans filthy ( flies or spiders could have been all over the pots as they aren’t in a cupboard, no cups only mugs, sink waste trap was vile, cooker was disgusting, the grease made our eyes sting when it was hot. Everything was sticky and greasy. The washing up bowl was disgusting, the sink area was filthy and the rubber tap hoses were black inside, plumbing was noisy when hot water was running. The tv was tiny, dvd’s but no player downstairs, log burner was filthy (couldn’t even see the fl ames due to the doors being sooty) Curtains were filthy Microwave was rusty, washing machine was dirty and utility room smelled of must. Bathroom was filthy (check the shower screen where it opens it is disgusting) Floor Tiles missing under stairs Bedroom furniture dirty and hairs in drawers. (didn’t even unpack our case) When we opened the velux window loads of bits dropped on the bed. ‘Blinds’ pinned up with cork board pins. Woken up every morning to dogs barking. Garden not secure (the gate needs wire mesh to the top) the garden was unsuitable for dogs if you like them to be clean. Our dog had to have her feet washed all the time she was here due to the mud everywhere. A totally unpleasant stay from the minute we arrived. Left early as we had had enough!!!

  • "We had the most wonderful stay at the stables."

    Everything we could possibly needs plus more, the bed was so comfy , the power shower great, and the abundance of towels (even towels for the beach etc) was more than expected. The attention to detail was superb, fresh ground coffee, a cafetière, fridge and freezer both full size! The bonus of a little mezzanine level which became the kids sofa area was great. The dappled shady garden was wonderful as it was very warm when we were there. Our kids loved to feed the birds every morning. We mainly used the cottage as a base as we were visiting family whilst we stayed, but it was so perfect we spent a few days just relaxing at the cottage and reading our books. The hosts were perfect, and lefts notes on everything we needed. Was so peaceful. We took our dog for a long walk most days through the fields at the back towards Tunstall beach which was a perfect way to start the morning. We will certainly be coming back!

    Easy to find and check-in info A*. Fabulous garden, welcome pack (thank you), and everything any user could wish for to hand. No need to 'hunt' for an elusive corkscrew or bread knife (not to be underestimated when hoping to relax when on holiday).     The information in the welcome book is comprehensive and made our stay more comfortable. Last but not least it was a pleasure to meet the owner, Sandra, who lives next door. A charming, friendly lady who went out of her way to be helpful.

    .....smart TV was a bonus. The Roos arms was a 2 minute walk and did exceptional food and was very friendly but you do need to book. Withernsea was just down the road so the sea side was in easy reach.

  • "The Stables was truly a 'Home from Home', very comfortable, spacious and all facilities provided."

    Over and above little touches by hosts in the form of a Welcome Pack and a vase of flowers. And, although the weather was changeable the hosts had provided lots of books, games and DVDs to fill time until any showers had passed and the sun came gloriously shining through the trees once more. A very peaceful and tranquil environment surrounded by a lovely garden full of plants and flowers. The village is very peaceful and calm with lots of friendly & helpful residents & trades people supplying all that's needed for a week's holiday; and it proved the ideal base for travelling out and discovering this part of Yorkshire. We would certainly recommend this lovely holiday cottage and hope to return one day.

    We received a warm welcome from the owners who were on hand throughout the week if we needed anything but otherwise left us to our own devices. There are lots of thoughtful touches throughout the house which made us feel at home and very comfortable. We really appreciated the welcome pack, fresh apples and beautiful flowers from the garden. The detailed information folder was very useful with lots of local tips and recommendations. There are also maps of the local area with plenty of easy to navigate pretty walks from the front door. Lots of interesting books and games for if the weather takes a turn. Everything felt fresh and comfortable, especially the beds! The garden is gorgeous and home to lots of birds and wildlife. The local butchers is just a few minutes away and had a good selection to make the most of the excellent BBQ provided. We hope to visit again to continue exploring the area!

    The little homely touches are exceptional. There were some complimentary items left for us (cake and wine) and the fridge was stocked with milk for our arrival - the tea and coffee was replenished and there was no need to bring cleaning items eg washing up liquid, sponge, tea towel etc which we had packed but did not need - beds were super comfortable, bed linen was fresh and clean. The furnishings are gorgeous, colour scheme perfect for the country cottage look. The separate mezzanine lounge area was well equipped for our teenage daughter so she had her private space but still felt part of ours. The log fire was ready to be lit, which was great as we arrived late in the evening. Part way through we arrived back from a day trip to find some freshly picked apples and homemade pressed apple juice (complimentary) a lovely touch. The location was wonderful for visiting the local sites Flamborough Head and various Nature reserves. Our dog was very comfortable too. Garden full of beautiful Autumnal flowers and foliage and birds. Exceptionally quiet too in a pretty village with store and two pubs. Beauty salon on hand for a pamper if you felt the need - reasonable prices here too. A gem of a place and the owners should feel encouraged that they will no doubt received repeat bookings. We will certainly book again on our next trip up to visit relatives who live in the area. Many thanks The Roberts Family

The property

This detached cottage, just north of Withernsea, on the East Yorkshire Coast if full of character, with its exposed beams and a mezzanine floor that is perfect for families and small groups.

The ground floor consists of an open-plan kitchen, living and dining room which overlooks a mature garden.

There is a large woodburning stove and TV, making the living space particularly cosy for spending a cosy evening with loved ones.

The downstairs bathroom is equipped with bath, power shower, WC and basin.

Upstairs there is a mezzanine lounge with second TV, games area and sofa bed which overlooks the ground floor of the property.

The Stables has one large double bedroom and one twin bedroom each equipped with a large Velux window offering plenty of light.

Outside of the property is a garden, consisting of a lawn area with two patios and a BBQ/pizza oven area that is ideal for family dining.

There are two pubs in the village of Roos itself, and the seaside town of Withernsea has a large selection of microbrew puds and restaurants/takeaways.

In the surrounding area of Holdernes, you will find both rural countryside and spectacular bird colonies that make perfect days out for families.

There are also plenty of indoor activities in the area too, such as the lighthouse tours in Withernsea and world class museums in Hull itself which is just twenty five minutes away.

Enjoy home cooked meals in The Stable's well equipped kitchen, or sample the delicious fish and chips that the Yorkshire coast is so rightly famous for.

Withernsea 4 miles; Hull 14 miles

A delightful little village on the east coast of England. A very short drive takes you to the delightful beaches, perfect for a family holiday. The village itself is historical and beautiful with a Grade I listed parish church. It is a traditional village with old cottages and houses as well as a traditional butchers and bakery, two village pubs, a Post Office, Church of England Primary School and a village hall. Just a short drive away is the delightful town of Withernsea which is most certainly worth a visit whilst you're in this area. Also close to Roos is the bustling, beautiful city of Hull, just a short drive away it is a lot different from Roos but is certainly worth a visit whilst you're in the area.
