  • "We had a lovely stay and upstairs there was plenty of space for us all."

    The photos of downstairs gave the impression that it was bigger so we were all a bit on top of each other. Parking in the village is a real issue which we hadn't anticipated. Lovely house and very well equipped. Bedrooms were really comfortable and the garden was lovely sitting in the sunshine. Thank you.

  • "Generous welcome pack."

    Good communication and resolution of small problems. Cozy and comfortable. However unloading and loading the car at start and end stressful due to very busy road (yellow lines therefore hazard lights required). To add to this; the cleaners (4-5 people) arrived early whist we were packing car and stood (looking very uncomfortable) a few feet from the front door. We didn't realise they were the cleaners until they made a charge for the door after we drove off. Maybe an agreement for temporary parking with Jacksons butchers might be less stressful and much safer.

  • "Great communal space in a well equipped kitchen made for a lovely family get together."

    Door to outside needs to be kept open to counter the heat from the Aga. Comfortable beds (note small singles) and more than ample quality towels provided. Parking space in the village was just about achievable for our group travelling in three cars, reassured by a reserved space within a local complex that we used a couple of times but only as last resort due to the complexity of manoeuvres. The road outside is busy leading to noise, especially deliveries to the butchers opposite in the early morning. It didn't feel safe to unload at the door, although the size of lorries doing so at the butchers confirmed there was space. Beware of the upper stairway, unpleasant knock to the head highlighted the need to take care, also be wary no handrail on stairway. A request to take the wheelie bin out through the house including getting it down steps from the garden into the kitchen made for an interesting exercise. Overall a good stay, Ruswarp offers a variety of walks and transport options in the direction of Whitby and elsewhere. Highlight, fabulous food at the Bridge Inn, with great outdoor seating overlooking the river with steam trains passing by too.

  • "A wonderful cottage, well equipped and clean on arrival."

    Beds very comfortable and cottage well laid out with a big family kitchen. We had a wonderful stay, Ruswarp is a great base for Whitby, Robin Hoods Bay, Sandsend and Falling Foss. The owners also kindly allowed for a later check in which was appreciated. We will be looking to rebook for next year.

  • "Our fourth visit to Pear Tree House."

    It suits our group and dog very well.Parking o.k.but can be a trial if there is more than one car. The road outside the front door seems to be getting busier and the 20 m.p.h speed limit is not slowing much traffic down.We also feel the house is getting a little pricey.

  • "The family ( four adults and four children) really enjoyed our time at Pear Tree House."

    Welcoming, homely, clean, comfortable, very well equipped, comfy beds with good quality bedding and co ordinating soft furnishings. The dining area and outdoor space were perfect for family meals, and sitting outdoors in the sunshine listening to the birds was just wonderful! My daughter and son in law cooked (with a bit of juggling and pre preparing) a full Sunday lunch type meal for the eight of us using a combination of the aga, electric hob and microwave and my grandson baked bread twice in the aga which cooked it perfectly. Communication with the owners was excellent and a problem we had with the aga on our first night ( not the fault of the owners) was instantly resolved without question by them, also we enjoyed the items in the welcome pack, thank you. We found the quiet Ruswarp village life a pleasant contrast to bustling Whitby ( just a half hour walk away) with a great bus and train service, so a car is handy to get around but not essential. Sadly for our party, finding parking (Easter weekend) for one of our two cars was a problem, but other than that a dedicated parking space was provided a short walk away and a few spaces on the roadside occasionally became free later in the week. Unfortunately we were not aware of the parking situation until our booking had been confirmed by Sykes, and really it was only a problem for us because we had two cars, one of which went home after the weekend, the only negative aspect of the house and its location which is great for families with the idylic riverside cafe, rowing boats, miniature railway and fantastic soft play and pub within walking distance as well as the excellent butchers and local shop just across the road. A lovely house in a lovely village, would highly recommend.

  • "We had a wonderful time, the cottage was perfect."

    We had originally booked for April but due to covid restrictions had to move the dates, turned out the new date was £300 cheaper than original, Sykes completely refused to refund the difference. After many attempts to get it back I gave up. I really hope that the cottage owners benefited otherwise we have both been ripped off. As a result we will never book with Sykes again.

  • "The cottage is ideally located in quiet ruswarp which was a nice easy stroll into Whitby."

    Local pub and 1 shop with basics on the doorstep. The cottage was very clean and comfy. The only downside is parking is not outside the cottage - though we found on street a short walk away. The aga is a traditional touch but we did find cooking in it a little tricky not being used to one! However all in all I would highly recommend and we had a super weekend.

  • "This is a lovely appointed cottage but it’s on a main road which makes it a bit noisy sometimes ."

    There was a few things we made aware to the owners which I hope they pick up on. We found the Aga made the kitchen far to hot for a summer holiday but which would be good otherwise. Parking is only for one car which is hard if you have a different households joining you The cottage otherwise is a great position as you can walk in to Whitby or even catch the train.

  • "Pear Tree Cottage is delightful: the cottage has been decorated tastefully without spoiling its rustic charm."

    It has most of the things you need to make your stay comfortable, the beds are comfy and have quality bedding. We have visited this village before and loved staying here but the only drawback is parking. There is a parking space allotted to the cottage but is not sufficient if you have more than one car and there are few other options available. When arriving and departing, parking your car outside the cottage causes a major problem as the street is busy most of the time and has double yellow lines both sides and we got verbally abused from a tractor driver when departing the property whilst trying to load our car!

  • "Great cottage, beautifully furnished."

    Very comfortable. The kitchen and dining area is a really sociable space, the outside area with large table is lovely, and the front utility area is a big space available for boots and coats so that the hall and other downstairs areas don't get cluttered. Perfect.

  • "Perfect 'home from home' for a three generation family."

    Half hour walk into Whitby (or 8 minutes on the train) with lots of cycling options too. Only one parking space but there is on road parking in places on the High Street. We had a brilliant Halloween break!

  • "Fantastic cottage in a lovely village."

    Well equipped and well appointed with everything you could need for a weekend away. The owners even let us leave a little later on the Sunday and were on hand on the phone when we forget the code for the key box at the end! If you're staying in winter I would recommend taking some more logs for the stove in the living room as only a few are provided but other than that it was wonderful.

Whitby 1.5 miles; Robin Hood's Bay 6 miles.

Situated just 1.5 miles inland from Whitby, the small village of Ruswarp lies on the River Esk, with old stone cottages lining the main street. Ruswarp has excellent amenities, including a local pub with hand-pulled real ales, a village shop and a renowned local butcher. The Esk Valley Walk runs through the village, and it is an easy 25 minute walk to the centre of Whitby. Ruswarp has a regular bus service, and the single track railway has regular steam trains running through!
