  • "Nice big property."

    Ideal for a large family gathering. Could seat everyone in dining room . However, there were two lounges to accommodate our full party. Hot tub wax great. Property needs a bit of TLC but comfortable enough. Overall would recommend.

  • "This is a great property for a family stay."

    Lots of living space and a huge outdoor area including hot tub (we weren’t able to make the most of the garden as we stayed in December but it would be beautiful in summer). Plenty of parking, we had 7 cars. Nearby to a lovely pub where we had a carvery (Coachmann Inn) and a few drinks (The Peacock). The only slight feedback was on the main floor there is only one bathroom for 5 bedrooms which did get a bit hectic in the mornings. Other than that it was a fantastic stay and we would definitely stay again

  • "Had a lovely time!"

    Bedrooms all a great size and cosy. Plenty of space for all our party of 8. Would feel a bit of a squeeze if we’d filled the bedrooms. Especially as neither living space could fit you all in at once. The high street is a busy road car wise and therefore the noise if heard in some bedrooms and one of the lounges. One of the en-suites is in a connected outbuilding and this needs some up keep including resolving the mould issue. The washing machine and dryer are in an out building which is extremely damp and mouldy and the walls are crumbling, not the greatest space to be washing clothes. The plates in the kitchen need reviewing as more than half have chips in which isn’t good for hygiene. Was really snowy and icy during our stay and no grit left for the drive which was a shame as we struggled to find any in the shops. I’d also say I don’t believe the drive would fit 5 cars on. We had 4 comfortably Having paid quite a lot to stay here was disappointing to arrive to no welcome basket or even milk, tea, coffee and biscuits.

  • "It was lovely cottage we all really enjoyed staying there."

    The only thing I would suggest is maybe having lights outside specifically in winter if you coming back late it’s really dark.

  • "We visited The Lodge for a family celebration and we had such a lovely time."

    Easy to find, enough parking, ideally situated for a couple of friendly pubs - one of which had excellent food. The garden is spacious with a private hot tub. The log burning fire was great for a cosy night in. The house was very clean and comfy with plenty of pots and utensils. The house was lovely and warm despite storm Babet! The only thing that may have improved the coziness was a few throws / snuggly blankets. The showers and bath were enjoyed by all. Plenty of space and a big enough table to house some family games and meals! Would thoroughly recommend. Communication prior to arrival was welcoming and regular. Informative manual detailing all possible questions was also provided. Thank you and will look forward to coming again xx

  • "Lovely setting & character, and the garden was enormous, lovely for the dog but it was a bit disappointing that we couldn’t let him run free as it wasn’t fully enclosed, and could have been without much expense."

    Hot tub was excellent. Good kitchen equipment with plenty of crockery, cutlery & cooking utensils, and useful washroom with washer & dryer. More seating needed in the kitchen, around the island, and the existing stools are a bit wobbly. Beds very comfortable, and good bath & shower rooms upstairs & down. One problem we discovered is that the toilet near the downstairs bedroom seems to have a slight leak near the base. This toilet & shower room could do with an upgrade to make them more user friendly. They are very cold. All in all we had a very good holiday, thank you.

  • "We had a really good weekend and the property offered us exactly what we needed."

    The kitchen facilities were exceptionally good and the downstairs bathroom/ toilet was clean and modern. However there were a couple of issues namely the door handles on the first floor were loose and often came off. There were some cobwebs around the window catches in the front lounge. Although non of us were smokers the receptacle for the discarded cigarette ends was full. The downstairs shower and toilet next to the bedroom could do with modernising. On a positive note our dealings with Julie were excellent and she was very helpful.

  • "My Party were extremely satisfied with the property in all respects,regrettably it was already booked for the following Christmas."

    The one aspect which could have ensured a recommendation as Wheelchair friendly was to remove the stone at the rear entry point from the car park and the provision of a custom made moveable ramp to the kitchen. The adequate size of the ground floor bedroom together with close access to your shower and toilet meant you were only a whisper away from perfection. P.S perhaps the removal of the stone would have been a. Contravention of the terms of Grade 2 listing.?

  • "We had a wonderful family get together at The Lodge."

    It was warm, cosy and had a homely atmosphere. The property provided all the facilities our party of 17( including three children, a baby and a dog) required. The kitchen was well equipped and had plenty of storage space and the bathrooms/toilets were good, however the toilet next to the annexe could do with an upgrade. The adults enjoyed the hot tub and the kids loved and made full use of the extensive garden. There were no complaints from any of our group except for comments on the passing traffic on the adjacent A170. We found Samantha and Julie most helpful when we were planning and preparing for our 3 day break at The Lodge. We can recommend The Lodge to anyone, however those who prefer accommodation away from busy roads may not find it suitable.

    We all had a fantastic weekend here and would definitely recommend it. Very handy for driving to the coast and north york moors, and our kids loved exploring all the rooms and gardens.   • "Disappointed."

    For the amount of rental money spent on the property it did not live up to expectations. The property on arrival was not as clean as it should of been. The kitchen floor, hall floor and bathroom floors really needed a deep clean. They were dirty. The attic room bedside drawers and wardrobe were broken. 2 tea towels left for 16 people for a weeks stay was not enough. The heating for the house was odd. It was incredibly hot in the morning and then not very warm from teatime and evening onwards. The dining room was very dreary and lacked any warmth. It also had damp in there on the walls. The bedding was average and most of the divans didn’t have a valance not very appealing. The property needs some love and attention there was damp patches in alot of the rooms and the paint work work showed this off. The annex was cold and needed the heaters on constantly.

Our cleanliness is of upmost importance, and we are normally praised by our guests in their feedback on this. Clearly we have missed the mark on this occasion and we will look into why this has happened. I'm sure you can appreciate that we had extremely cold and wet weather on the lead up to your stay, and this has clearly affected the property (being so old), in terms of some water ingress etc. Again, we will be looking at this as a matter of priority.   • "Property was very clean and comfortable, parking looks much bigger on the pictures than it actually is."

    Kitchen could of been better equipped with a few more appliance , like a slow cooker and electric whisk , coffee machine . The Tv broke on the first morning in the main living room, this was the room with the log burner which spoilt things slightly as we all had to use one living room. I had paid extra for extra logs which obviously weren’t needed because of the tv problem . We did report it but the maintenance guy was out of the area ……

  • "We would definitely recommend this property it was very well equipped for a large party and well maintained."

    The hot tub was a great addition, as was the large enclosed garden. Similar to other reviews the house is very well maintained and in very good working order, the bathroom and toilet in the annex just look a bit tired but work absolutely fine. The only thing that could have been a little clearer on the listing is the description of the top floor bedrooms, you have to go through the twin to access the double which is fine for a family but doesn’t really work as well for a group of friends each with an infant in the bedroom. The owner was very helpful when we sent an email asking for a clearer description and we managed to make it work but we felt it could have been listed a bit clearer. Overall an excellent stay and we would definitely book again.

  • "A fantastic place for all my friends and family to come together for my 30th birthday!"

    Bedrooms in the main house were clean, spacious and warm. Very modern main bathroom with twin sinks, bath and walk-in shower. 2 cosy living rooms with fires. Kitchen well equipped with plates, glasses, cutlery etc for a large number of people , something we have struggled with in other holiday homes. Large enclosed garden meant we could allow the dog to run around with freedom. Bathroom in Annex is very simple, not quite matching the rest of the house but in good working order all the same. The owner sent over lots of information and also took the time to call me the day before we arrived to make sure we had everything we needed. Would absolutely recommend to anyone who wants a place for a comfortable, well furnished and reasonably priced gathering!

  • "It is a very interesting house, comfortable and with a good specification of the facilities."

    The Annex has a very comfortable bedroom but the toilet and shower room are more basic and not as luxurious as the rest of the house which was disappointing. The garden is very nice indeed and the hot tub proved very popular! The road through Snainton is the main Pickering to Scarborough route and as pointed out in other reviews can be quite noisy at times but this did not detract from our enjoyment.

    The children loved the garden. Adults loved the hot tub. The kitchen was very well equipped, the house was spacious but yet cosy and very warm. We would definitely recommend & return.

  • "Overall the cottage was superb."

    We all enjoyed our stay and would recommend this place to people. a few minor issues are- The cottage is situated next to 2 roads, one of them being a busy main road which made it noisy at times. Obviously there isnt anything the owners could do about this, but we would have prefered somehting a little more isolated. The garden was not very secure. Near the bottom there was not much of a boundry as parts of fencing had fallen down and had some nails poking out. It was not horrendously bad, guessing just damage from over the winter and just needed a little tlc. These were, as we said, minor issues and did not ruin our enjoyment of our stay at this cottage and we would recommend it.

    An amazing garden. Kitchen was enormous and very well equipped. Lounges extremely comfortable and spacious. Good bedroom sizes, attic ones less so. Christmas decorations and trees Cons; Road noise. Bathroom adjacent to ground floor bedroom extremely basic. This bedroom always cold, despite radiator. Windows difficult to open(despite covid advice). One kitchen chair very wobbly

  • "The Lodge was a perfect house for our large family Christmas."

    We were initially concerned that it wouldn't feel like Christmas but we need not have worried as it had certainly been made to feel Christmassy, thank you! We were grateful that we could get in touch with the owners/ managing agents fairly early on as there were a few issues that needed addressing and getting an answer from Sykes was impossible. Thank you for sorting out the secondary glazing for our stay and although I know that you are in the process of changing these, we do still feel that clients should be made aware that some windows can't open if these are left in place. Despite the size and age of the property the house was extremely cosy. The one area that could do with a little more warmth was the corridor to the downstairs bedroom - perhaps curtains at the doors/ carpet on the floor? With all 15 of us using WiFi, we were grateful to have super efficient broadband! Thank you! The property is fairly well stocked with equipment although a few more mugs and extra tea towels (or let clients know to bring more than the two provided) would be beneficial. The dishwasher is also fairly old and although it worked ok during our stay, is held together by a plastic wire and has a very wobbly bottom shelf. It was also really handy to have a hand soap for each basin, thank you. The garden is huge and although we didn't use it as such, having the grounds and the hot tub was fantastic. We visited The Coachman Inn a number of times and can highly recommend. The little shop that also serves fish and chips was very handy and the butchers also has various provisions. There are some good walks, both local and further a field. If I could give the owners/ managers a separate star rating it would be a 5 as they were always at the end of a phone and very happy to sort out the few issues we had despite it being Christmas. I am absolutely sure that once all the updates have been completed at The Lodge, it will receive a very well deserved 5 star too.

  • "We had a lovely stay in this beautiful old house at the beginning of December."

    The property was well furnished and the kitchen is very well equipped. We made good use of the large hot tub and the dogs loved the very large garden. The house felt very comfortable and is so spacious. It is situated on a main road and there is some traffic noise but this would not deter me from booking again. If you want to have a celebration this is the house to have it in. Would definitely return.

  • "We had a lovely week based at the Lodge with extended family - 5 children aged 3 - 7 and 9 adults across two generations."

    The house is spacious, the kitchen ideal for a group like ours and although a few things could be improved upgrades and refurbishment is ongoing so the house will soon be excellent. Any issues we had were resolved quickly where possible and Sam was extremely helpful and quick to respond to my messages. The garden is amazing and the children (young and old!) spent many hours exploring and enjoying it. The local area has a huge amount to offer activities-wise and the Lodge proved to be a brilliant base for us.

  • "We had so many problems whilst away and they were sorted but they shouldn’t have happened in the first place."

    Brand new boiler apparently and it kept breaking. The windows don’t open and considering how hot September has been it was very hot in the house. For the amount of money they are charging they could afford to get the windows fixed. It’s just all looking really run down, needs an overhaul. The garden however is great, so spacious. The kids loved it. Thankfully the weather was lovely so we didn’t have to spend much time in the house. I certainly won’t be paying next years prices as I don’t feel they reflect the property at all… you are paying for what’s around you.

    Thank you for your feedback it is appreciated. I understand your frustration regarding the boiler having to be re set a few times. As a new boiler had recently been installed we didn't think there would be any problems. There was a small amount of air trapped which caused this and this has now been resolved. I hope you liked your flowers and chocolates I brought to you one of the time as an apology. We have lots of ongoing work to improve The Manor House and one of the main objectives is to sort the windows .   • "The location was excellent to satisfy a range of holiday needs of a large family get together with ages ranging from 2 to 68."

    These included several seaside resorts, a heritage steam railway, a theme park, pretty villages, National Trust properties and easy access to the Cleveland Way which was good for long coastal walks. The house accommodated all 17 of us with ease and the garden space was extensive. The Hot Tub was very popular. Both the house and garden were somewhat 'tired' yet, with investment, could be uplifted to outstanding. The accommodation could be (and was) used flexibly for the benefit of single family and group activities. Main disappointments revolve around cleaning. The following aspects were unsatisfactory; the cooker interior was in desperate need of a professional clean (we were not happy to use it), the kitchen floor (tiled) was long overdue a thorough clean, there were too many cobwebs and the surface of the kitchen island was sticky. Minor disappointments included, limited towel and toilet roll provision, a wet wall in the attic bedroom, a smell of sulphur from the attic sink, an ineffective dishwasher, and the attic and small 1st floor bedroom beds being less than comfortable.

  • "Fabulous house in a great location, we were a mixed family group of adults and children, plenty of room for all of us, we had a problem with the Wi-Fi which was fixed very quickly."

    Slight downside was the freezer kept getting iced up at the bottom of the door which meant if you didn't keep it cleared the door wouldn't shut properly, the shelves on the fridge door were cracked and the other issue was that the outside bins weren't empty so filled up quite quickly. The above problems were however only minor and didn't spoil our holiday as the house and gardens are lovely and we would definitely stay here again it felt so homely.

  • "Lovely place it was huge and definitely did what it needed to do."

    I wouldn’t say it was 5 star though, maybe 4 stars for a couple of reasons: It wasn’t very clean, all the coasters and matts were still dirty and a bread stick and plaster was found down the side of the sofa in one of the living rooms. Some of the bedrooms were absolutely freezing, I believe this is because the radiators didn’t work properly and needed bleeding as they were on but wouldn’t get any hotter and unlike other rooms in the house they had single panes of glass where as other rooms had a perspex sheeting ontop. When we arrived it would have been nice to have some sort of welcome hamper with a bottle of wine/prosecco and maybe some biscuit, tea bags and milk in the fridge, as it was a lot of money for 3 nights but there was no nice little thank you waiting for us. I have paid less before and got a lovely welcome hamper in previous Sykes cottages. I would have also expected a couple of matches and firelighters for the wood burner as the first night we couldn’t get it lit. It did say on the website these would be provided for the first night. Some of the rooms were a little cheap looking, one room was decorated amazingly, if all the rooms were like this then it would have made it feel a lot more up class and 5 star. The downstairs room was nice but the corridor leading up to it seemed really outdated, almost like a school locker room, this was one of the rooms that were freezing. I would also add it would benefit from having more mirrors in each room as it was hard for a large group of women to all get ready at the same time by sharing mirrors. And possibly more sockets closer to the mirrors as it was hard drying and styling hair so far away from the mirrors. On the other hand the showers were always lovely and hot, it was a lovely quiet village, the kitchen was amazing I loved the huge island it fit all our alcohol, snacks and more for the weekend. There’s a great pub up the road called The Coachman Inn, serving amazing food, but the service there was rubbish, I’m saying this just so others who go can expect that. The hot tub was great, it had a lot of grit in it obviously from people walking on the decking, but this would be hard to manage. It is a 15 minute drive from Dalby forest and a 20 minute drive from Scarborough. I would definitely recommend it to large familie/parties. Thanks for having us! Loren

  • "A few things need addressing, the bottom tray of the dishwasher is broken, botched with cable ties but just collapses, resulting in hand washing, bottom tray in fridge door also broken, top floor is freezing (when we were there end Feb), curtains come off tracks when opened/closed and downstairs annex shower room and toilet need updating, shower tray too high to step in and toilet/sink just dated and dead flies in window."

    Lastly having to strip the beds..... seriously.... all that money and you have to strip beds!!! Lovely big house, kitchen space is fab, could do with extra keys.

    There were 16 adults 1 child and a toddler Everyone was delight with their rooms and the whole lay out of the property.We did take 2 bean bags with us so we could all get in one living room for my birthday night. As usually the kitchen was the hub of the property. Had a slight problem with a wheel chair until we found the best way was through the stable door in the dining room ... no step there! The hot tub was great....A great place for family celebration .

  • "We recently spent a weekend at The Lodge for a family celebration, and all had a great time."

    The Lodge is suitable for a large group, with plenty of space over 3 floors. The kitchen is a fabulous feature, with a large central island for gathering round. 2 seperate sitting rooms both had comfy sofas, together with a TV in each. Large dining room allows all guests to gather and eat together, although it was disappointing to find that the Aga is a non working feature! The property is listed as 5* but I feel there are several factors which let it down, and do not feel it is worthy of those 5 stars. The dishwasher - this was damaged and has been 'repaired' using string! Unfortunately this repair does not work and meant a lot of washing up, which is not what we wanted to be doing while away. The external lighting was practically non- existent. The light near the hot tub is damaged and non operational, and the only light that came on, lit up after you had gone past the large step/trip hazard. The downstairs bedroom annex is in desperate need of updating. The toilet and shower room are awful and feels like you are in an old church hall! The loft rooms are also quite soul-less and need some TLC, something as simple as bleeding the radiators to heat the room would help!. There are numerous problems with curtain tracks in the property with hooks missing, curtains falling off, or not opening/closing. Despite there being lots of pans in the kitchen, there is a lack of serving bowls. A coffee machine would also be a great addition. Most self catering properties we have stayed in have a 'staples' cupboard where you can find salt, pepper, sugar, herbs etc. but there was absolutely nothing like this which meant a trip out for basics. Finally, you are asked to strip the beds and leave all bedding down in the dining room....I am sorry but that is not something I expect from 5* accomodation. This said, we had an enjoyable weekend and if a small amount of money was spent on finishing touches, we would recommend the property.

There were plenty of lovely beaches, sporting activities, castles, and history to suit all tastes within an hour’s drive . The local shop/ fish and chip shop was an asset and very friendly.

  • "The Lodge in Snainton is a lovely house with plenty of room and a lovely garden."

    Access is a little limited through a doctors surgery carpark, the gate is difficult to open and there is only room for 4 cars not 5. The upper bathroom had a leaking wash basin, and one bathroom for 5 rooms to share is not ideal. The radiator in the downstairs bedroom would not shut off at all, and remained hot all night. My main complaint is your policy of charging me for a 4 night stay in June at the price of a 4 night stay in July, due to the exceptional reason of my having to change my date due to a bereavement in the family. According to the website you were able to relet the house for the date in July, furthermore I had been given the new price for June by your salesperson at the time of change. I consider your policy to be morally wrong and your offer of £50.00 towards another trip is derisory. I shall never book with Sykes again and will be taking my complaint further.

    The hot tub in particular was very popular with our group and during our weekend visit it was used every day and evening. The property was easily located and the key facility worked very well. We only had two small problems. Firstly we could not find a teapot and secondly we also could not find any salt or pepper Otherwise it was first class.

  • "The garden was brilliant for the children and they really enjoyed it."

    The hot-tub was done differently to other houses that we have stayed in over the years, which usually have a mushroom float that needs to go in to help with chlorine. The showers were amazing but the beds were a little too hard for about half of our party. Not all the doors shut properly. The Wi-Fi wasn't amazing but it wasn't too bad but the kitchen was a great space. The owner was helpful and responded to messages. Overall, we all had an excellent time.

    All rooms perfectly adequate. The downstairs toilet broke during our stay, but was fixed the next day, so brownie points for efficiency. Couple of essentials were missing, a teapot and cooking scales. Getting a couple more chairs for the dining table might be an idea. Also, the 'start' button on the dryer is pretty much inoperable. But overall, a very good experience.

  • "The Lodge is probably the best big house that we have stayed at."

    The rooms were all spacious, with plenty of comfortable seating downstairs (no sagging sofas!), and large, good-quality beds. The kitchen was very generously supplied with crockery and cutlery so there were no problems with running out of plates etc. There were also adequate pots & pans to cope with cooking for a crowd. If you don't want to cook, we can recommend the Fish & Chip shop in the village, and also the Cedarbarn Farm Shop & Café, near Pickering, for an excellent Sunday lunch. We did have a boiler failure during our stay but the owner quickly arranged for a plumber. There were a number of minor issues in the house that need attention, but overall it was well-kept, and various members of our party enjoyed the large garden and the hot-tub. Whilst you can just get five cars on the back yard, it is a squash for family-sized vehicles, and getting out again requires some manoeuvering!

  • "The cooking facilities were not sufficient for a group of 16."

    The oven would not fit enough in and was very slow. This meant we had to eat in shifts. The pictures led us to believe there was an Arga but this didn't work. Nor were there anything like enough wine glasses. We were constantly re-washing them. There were only 15 chairs in the dining room and this was after we had gathered one from a bathroom.Then we had to use one from the garden with a cushion on it. The position of the house on a main road and also a side road meant waking early morning from traffic and the lawns were badly maintained. We planned to play croquet but the grass was long and uneven. The ground floor bedroom was well below standard. No mirror in washbasin room for shaving, not enough coathangers, No suitable mirror in bedroom next to a plug for drying hair. However, overall, we had an enjoyable week and made the best of it.

    My only suggestion would be that as you have ground floor accommodation, you are thinking of the guests that may struggle with the stairs, but there was no high seating in the lounges and the sofas were very low and difficult to get up from.   • "The property is wonderful."

    Well maintained and luxurious with a very high standard of cleanliness. The gardens are worth the rental money on their own - simply stunning. Masses of space inside and we parked 6 cars. The kitchen is wonderful and all the bedrooms are super comfy. We did not have any problem with the road noise at all. The location is brilliant, with a shop just steps away, 2 good (though very different) pubs and fantastic fish & chips. Walk to Brompton by Sawdon and try The Post Office Tavern - we loved it! Great walks from the door - we didn't even go into Scarborough. In 20 years of renting properties, the owner was the best I have encountered. Thoroughly professional, reassuring and very proactive. I would not hesitate to recommend this very special property.

  • "The accommodation was lovely, although some repair work was required and for this reason I am not sure the property should have a 5 star rating."

    The patio doors to the kitchen did not work properly and we had difficulty in opening and closing them. The back gates were in need of repair works and they kept swinging open in the wind and couldn't be locked safely. The advertisement for the wood stove should indicate that the starter pack will only last one day and perhaps highlight this in the final email, as we could have brought some from home but had to go out and buy additional wood. Only one toilet roll per toilet was provided - 4 toilets, and with us booking for 17 adults you can guess this didn't last long. We then had to go out and buy a 16 pack for the weekend. No one could connect to the WIFI all weekend and we followed the instructions to use the password at the back of the hub but it did not work. Finally, the hassle I had trying to get in touch with the owners for the key code to the property was terrible. I would recommend that this is controlled by Sykes Cottages themselves as getting the key code on the day we are to commence our holiday, when most of our family members and friends had already set off from their homes, unknowing whether they would have somewhere to sleep that night is ridiculous!! The owner did eventually get in touch when we had already arrived and been given the key code from Sykes and kindly allowed us to stay until 5pm on our final day, however, the damage so to speak had already been done and completely put me off booking with Sykes Cottages again!!

    As the weather was good children enjoyed the garden. I would request that the gates were mended as they did not stay closed and as we had 6 children and a dog this was rather a nuisance. The owner eventually got back to me with key info 2 days before our holiday and did not e mail or tx the information so was getting rather anxious.   • "Fantastic place, the magnificent kitchen that looks out onto the lovely gardens was where we spent most of our time."

    We all came from different corners of the world to meet up after 4 years and the place lived up to all expectations. Even a little shop over the road which was great for those small items we needed which was very handy. For the kids the hot tub was a winner. The rooms were great and the upstairs bathroom and the rain shower was cracking. The two pubs (5 mins walk) were well visited and don’t forget to try the local fish and chip shop. Being from Whitby originally, we were impressed with the fish and chips. The owner Aran, was great when I enquired I had not received the required code. Everyone of us absolutely enjoyed the place and the next time we all get together we will be diffently booking it again.

    New fuses were bought and put into the plugs and both then worked. 4 /lamp / light bulbs not working on arrival (1 toilet light bulb) and no replacements found. Should keep replacements easily available as bulbs can go anytime. main fuse box kept tripping plunging ground floor into darkness first 2 times were easily fixed by young family but after that it was very difficult for my 80 year old husband to fix as it is situated very high up on the wall. Having said the above we would book again as it is a comfortable cosy place for a break

  • "A little disgruntled at the communication received from the owners."

    We had to contact Sykes to obtain key collection details as both numbers provided by the owners weren't answered on several occasions. When we arrived the property was freezing, having a one and two year in tow wasn't ideal entering a freezing cold property. We rang the emergency number supplied by the owners and nobody answered. Luckily my Father in Law arrived later who is a plumber and sorted the heating. On a positive note we loved the property and would definitely consider returning (now we know how to work the heating). We were very lucky to be able to enter the property early which we were very grateful of. All bedrooms were comfortable, shower arrangements awkward as 2 are on the ground floor and only 1 on the second where the majority of the bedrooms are but wouldn't put us off returning. Local pub coachman's inn provided us very nice meals on Friday and Saturday. Cooking facilities within the cottage excellent.

    The Lodge is beautiful, all the beds are comfortable. The Lodge is a good base to visit Scarborough, Whitby, Robin Hoods Bay and many other pretty places. Only one small drawback at the Lodge, the shower near the downstairs bedroom wasn't working.

  • "An unexpected maintenance issue arose (water leak)."

    The owner who was abroad, and had greeted us by phone from there shortly after our arrival, immediately arranged for the repair to be done. This required attention two days running and the owner offered some financial compensation for any inconvenience caused. We were very impressed. It is a very large house. At change-over five cleaners are employed to prepare the house for the next occupiers! The only slight drawback of this property was that reception of the mobile phone signal was variable. The equipping of this house is top notch, with fashionable decor and equipment especially in the large kitchen. This house is handy for Scarborough and Filey, in fact the whole North East Yorkshire coast, as well access to lovely country walks. We had an very enjoyable stay with our whole family, children and grand-children.

  • "We were very pleased with the property in general."

    The well kept garden was secure for all the children, who played there all week, especially in more overgrown section which was their jungle hideaway and adventure playground. The kitchen was well appointed and was the focus of the house. Plenty of good quality crockery and cookware so that we could prepare family meals together; a pity therefore that there were a couple of minor items missing. Good knives need a sharp edge, but I couldn't find a method of sharpening them. Resorted to using an old trick of using a terracotta plant pot rim to get a decent edge, until a late arrival brought a steel with her. Also a whisk would be useful, as making scrambled eggs for twelve proved to be an issue. The bathroom and shower rooms were very clean and well maintained, there was plenty of provision for the number of guests the property can hold. Similarly, bedrooms are airy and light, with good quality bed linen. A couple of the rooms had wardrobes that are looking a bit tired, but this is another minor concern. To my mind the bigger issue was that in a majority of rooms the Windows would not open, in fact the sash windows were covered with a sheet of clear Perspex. During our visit it was warm and the inability to open windows prevented us having a cooling breeze circulating the upper floors. We would return to The Lodge, it is very easy to reach Scarborough and other parts of this beautiful county. The location is superb, the general setting is superb and the house makes having a family holiday easy.
