  • "This property was absolutely great."

    When we asked for help it was readily given. The only criticism I have was that our beds were extremely hard, though in fairness, after two or three nights, we got used to this. I would suggest that a visitor's book could be useful, so others share places of interest or names of eateries which are particularly good.

    Lounge lights are very bright, a side lamp would help but otherwise completely perfect. Close to Whitby Harbour. A three minute drive or for the very fit, a twenty minute downhill walk.

    Only a couple of things the floor downstairs was quite dirty had to buy dettol and clean it twice. Outside the back could do a tidy up and the back outside lights didn't work apart from that a lovely stay and a lovely location will return.

    Easy to contact owner when a problem occurred and fixed promptly. Instructions for white goods would have been helpful and thermostats on bedroom radiators could not be controlled for personal comfort. But we were extremely pleased with everything else and the cottage as a whole.

  • "Whilst we enjoyed our stay and they made it christmasy and left a small milk and plum cake which was nice there were a few things we felt should be made known mainly the bedrooms upstairs are en-suite but the bath is so small and it just has a short head you wouldn’t be able to stand up and in the single bed rooms the teenager with us is tall and wasn’t able to use the toilet as he couldn’t get near enough to the toilet with the roof slant."

    Both the bed down stairs and upstairs were so hard it was hard to sleep. Also we arrived in the dark and the outside light is lower than the key safe so it was very hard to see the numbers to get in. The postcode given takes you to the wrong place and it is not the easiest to find. Everything else was lovely and there is a great view of the Abby from there. They were helpful with a few alterations it could be fantastic

  • "Smashing cottage."

    Clean comfy and near town. Steep hill. Resorted to walking down and bus back up from bus station. Kitchen fully equipped. Enclosed garden good for dog. Slight criticism. Downstairs bedroom with 2 steps up (as stated) could do with a grab handle. Wet room was good. Bed a bit hard easily remedied maybe qith a mattress topper.

  • "The listing was a little misleading as the picture indicates a bigger/more pleasant grassed garden and a small patio."

    The patio doors on the image open onto a communal area/ front of the property, not a private garden. The garden at the rear was very small and all paved with uncomfortable garden furniture. It had also not been swept when we arrived. The patio was not a pleasant space to sit and enjoy as it was small with a high fence so felt very enclosed. The house itself was pleasant and we enjoyed our stay.

    Very quiet of an evening. Nice seating in outside area. Lovely blooming plants. BBQ needed cleaning of cigarette butts. Enclosed boiler in main bedroom kept the room too hot. Overall though would recommend.

    Beds too hard for our liking. Safe garden for dogs and cinder path walk very near by. No books or DVD's on sight as advertised , we take our own so not a problem for us Notice left dishwasher not working when we arrived, owner tried to sort it after a couple of days but couldn't, again not a problem for us All in all a very pleasant stay

  • "Our 2nd time here."

    There have been improvements this year, outside furniture. Fireplace looked different but hard with the surround, also unsure where to put ashes, needed to empty daily. Bin needed to come back quicker after emptying by bin guys. Still feel a bit more need in kitchen utentials, cooking dishes, etc Fire needs matches or lighter. Guess bk would be nice Accommodation itself is so comfortable, relaxing, accessible to all areas. Thanks Rebecca, needed this break in Whitby, dad passed away in Jan and our oldest dog in Feb. We have been coming to this area for 30 yrs and will continue

  • "Had a fantastic week in early March, despite the rain and snow and winds."

    The cottage is superb - spotless and well-equipped. There's a twin bedroom downstairs, and a twin and a double upstairs, all with their own bathrooms. It's located a 12-15 minute walk from the town (there's a very steep hill so probably not suitable for all), or an even shorter drive, but be prepared to pay for parking. There is access to a huge field - ideal if you have a dog/dogs, and the rear garden is fully enclosed.. I'm struggling to find anything negative to say. My only niggles - and they are only niggles - were that we couldn't get live TV (no signal from the aerial), but it's a smart TV so you have access to Netflix, etc, there's no hairdryer, and you should probably take extra towels. Other than that, i would have no hesitation in returning or recommending it.

  • "We really enjoyed our stay and have booked again for next year."

    It is ideally located for walks into Whitby and the Cinder Track. I took part in the parkrun that started on the field next to the cottage. A few tiny things could be improved. Maybe a chest of drawers in the downstairs bedroom as not everything can be hung up. And a comfier bed in downstairs bedroom. A real plus is the 3 bathrooms. Our daughters enjoyed their own space. The flowers on arrival were a lovely thought. Thank you

  • "We have stayed here as a family treat for my elderly parents three times and have really enjoyed it."

    The property is generally clean, well presented, well equipped, warm, comfortable, spacious and dog friendly with a small garden and a field nearby. The downstairs bedroom for older people or those who are less mobile is a huge plus as are the en-suite bathrooms. If you are fit and healthy, the walk into Whitby and back is not a problem. Alternatively, taxis cost around £6 one way this year. Areas for improvement in our opinion: Hand rail for steep tiled steps to downstairs bedroom (health and safety). Outdoor lighting required on pathway and steps from front door to car parking space (health and safety) Floor length curtains downstairs require laundering (cleanliness and hygiene) Late check in at 4pm and early checkout at 9am this year really affected our enjoyment of both the first and last day of our stay. Hopefully this will be changed once the additional time required for anti - covid cleaning relaxes (customer focus and enjoyment / value for money). None of the suggestions for improvement would prevent us from booking again, however they would enhance the quality of our stay.

    Thank you for detailed feedback. We are unable to fit handrails to the step into the downstairs bedoroom, as they would be actually impede access and prevent correct door closure. The curtains have been sent to the laundrette once we had an empty week. There is outdoor lighting - I have now labelled the switch near the door to make it easier to find. The check out has been changed to 10am - we actually do this at the beginning of December, but you perhaps didn't get the update from Sykes. We will be keeping teh 4pm check -in as it allows our cleaners time to get aound the properties, and for any minor maintenance jobs to be done. Property Owner

    Downstairs bed is like sleeping on concrete, really uncomfortable, we both came home with bad backs. Other than that really enjoyed our stay.

    All you need for a weeks stay. Enclosed garden so was safe for the dogs, there is a field just a minute from the house that dogs can be lose which was great. 3 bedrooms we only used 2 all ensuite which was great.your a 10 or so minute from town centre quite a steep hill for those of us with dodgy knees lol. A few downers on the property one of the settees is unfit for purpose there is no life left in it whatsoever and is so UNCOMFORTABLE. No Lamps in the main sitting room so it's full lights or nothing and no outside light in the garden at the back. Also a 9 0 clock exit is early when you can't get in the property til 4 waste if days springs to mind.

  • "Since the pandemic B&Bs and cottages all over have stated that entrance to the property would not be until 4:00 p."

    M due to the stricter cleaning process involved. We however found that only a cursory cleaning had been done to this cottage, on moving one settee we found crumbs and dust that had accumulated over weeks. There were several things wrong with the property - a radiator in the upstairs bedroom failed to work at all. There was intense noise in the downstairs bedroom from the pipework. It would have been helpful to have some instruction booklet on the workings of the washing machine. The car parking space is designated as two-car parking, but that was not possible to get two cars side by side. Also in the downstairs bedroom, the toilet seat was loose. On the plus side, the cottage was well equipped and the owners had left milk and tea for when we arrived which was appreciated. The location is good and convenient to walk or drive into Whitby and was fairly quiet even though a school was close by. For the price we were content with most aspects of the property - it just could have been slightly better.

  • "The Positives: Spacious cottage, well situated for visits to Whitby and the Cinder Path."

    The kitchen was reasonably well stocked (we took it in turns to cook), and the cooker was very easy to work. It was always warm or cool enough in the cottage, and hot water was on tap. Negatives: No vacuum cleaner (we have 2 long haired dogs). Just a sweeping brush and dustpan and brush. The 2 sofas were extremely saggy and uncomfortable and need replacement. The rubber seal from the oven kept coming loose. We did however, enjoy our stay.

  • "Pleased with property overall but had following issues."

    1 Deep clean needed, eg tops of kitchen cupboards, under sofas, rug in lounge. 2 Lack of wardrobe space in downstairs bedroom as it houses boiler and cleaning utensils. 3 Attention to detail needed, ie patio area needs cleaning, shrubs need cutting back, curtains too long (trip hazard and getting dirty), clothes hangers need replacing. 4 Sofas too low and uncomfortable. 5 Parking space not suitable for two cars. One had to park on an angle which wouldn't have been possible if the larger unit was occupied.

  • "Overall, great weather made for a great week."

    Cleanliness could b improved by cleaning around bases and tops of kitchen units, skirtings and cooker, also on bathroom floors and skirtings. Sofas are of good quality but too low and soft, making it difficult to rise. Sustained cut on foot in downstairs shower, possibly from metal grill or could be sharp edge of a tile. Lacking in cutlery, only 5 forks for 6 people, but should really be at least a dozen of each piece of cutlery so you don’t have to constantly wash up. All appliances are of good quality but you should leave instructions for programming dishwasher. Lacking drawer storage in upper bedrooms, had to leave clothes in suitcases for the week. All of above issues are easily put right, and shouldn’t put anyone off booking property, it’s in a great location, just needs a bit more TLC.

  • "Kingfisher Cottage suited a family of 6 with 3 generations well as downstairs bedroom gave space and privacy for the ‘oldies’."

    Only complaints were one of the settees extremely uncomfortable and definitely needs replacing. There are no instruction booklets for cooker and dishwasher. Dishwasher needs attention, lights flashing for both salt and rinse aid . We could not get dishwasher to work after day 3! We left note informing host. Cooker needs attention. Dials so worn very difficult to read. Frying pans need replacing. These may seem minor problems but attention to detail is important when renting out property. We really enjoyed our holiday and ate out each night which compensated for issues raised. Not all families could do this .

    And outside BBQ is full of cigarette ends and furniture could do with a jet wash! Plus dust bins almost full the day we got there not emptied till Wednesday.

    Thank you for your feedback We don't advertise the property as being disabled friendly. We do show the steps om the website photos from the bedroom to the kitchen so customers can see this before booking. We aren't able to add a handrail due to the opening of the bedroom door The leather suite isn't damaged. The property is pet friendly so this may have a few scuffs but is certainly in perfect working order and cleaned on changeover. We would always replace any items that are broken and no longer working I am sorry that the garden wasn't maintained. We had a run of bad weather prior to your stay which meant the gardeners were unable to complete this. This has now been rectified but we do apologise for this Property Owner

  • "Stayed in Airyhill Farm complex previously, and love the location which is so close to town centre."

    10 minute walk, The house is modern, and clean. Would have given full points but for the mattresses. Not memory foam, but very firm and noisy springs. Been a landlord ourselves, before we retired, and in our flats, we always used "middle firmness foam mattresses, which tends to suit all. These were like sleeping on a board. No maker's label either, which is a bit unusual.

    Our only complaint would be the two large steps leading to the bedroom with an accessible bathroom. There's really no point making the bathroom accessible if the bedroom isn't. There were grab rails in the bathroom, how about putting some grab rails by the steps? Otherwise a lovely place.

    Great location for Whitby and touring local area. Tiny niggles were the 4pm arrival (we had to wait a further 20 minutes as the cleaners were still cleaning our cottage at 4pm) and the very early 9am vacating time (Covid restrictions are now finished) and there is no vacuum cleaner which made it difficult for us to ensure no dog hairs were left - especially on the rug.

But these are very minor points and not detract from a very good property in general. Near to supermarkets Sainsburys BM and others on near by mini shopping area going out of Whitby 2 min drive . Short walk into town 15 min by footpath near bridge . Great stay will do again

    It has a warm and welcoming feel about the place together with its own parking area. Additional usable plugs in the lounge area would be helpful or an adaptor provided for use with the existing round pin sockets having said that it has everything you need there for a very comfortable holiday. We look forward to our next stay there which has already been arranged.

    Fridge door had no shelves for milk etc. No information about appliances or local area. Showers in bedrooms not too clever. Patio area not swept and garden furniture old and sad and unclean.inadequate storing for clothing,had to keep them in suitcases.I question whether Sykes Cottages inspects their holiday cottages and my last experience in Dartmouth was awful. Will not be using you again, do please take us off your mailing list

    However, the bed in the master bedroom was quite uncomfortable and the sofa felt a little unpleasant but i appreciate you can't please everyone. We were suprised there was no salt and pepper, which may be a Covid thing but disposable mills would surely be easy enough to clean and hygienic to use?. The garden space was great for the dogs but the plastic furniture did not make it appealing to sit outside. Fortunately with Whitby on our doorstep this wasn't a real problem. Overall it was a charming place to stay but not quite as comfortable as we'd hoped.

    Extremely clean and great spot for going into Whitby and sightseeing elsewhere. My comments are, please can there be a grab rail/ rail by the 2 steps from the ground floor bedroom. Would benefit from a couple of microwave dishes and oven trays. I haven’t given full score for comfort solely because the sofas were uncomfy as you couldn’t rest your head after a busy day! We would love to return .

  • "Lovely cottage with everything we needed."

    Very warm, a bit too warm for me but we couldn’t turn the radiators down for some reason, so I had my windows open. The only problem we had was the postcode was wrong for the property and the name of the school has obviously changed which confused some of our party. It was down as Caedmon school but the sign at the school was Whitby sixth form college. There was another Caedmon school which was causing the confusion. The postcode I was given when picking the key up was the right one, so needs changing on the email we got sent for directions.

  • "On the plus side e liked the thoughtful touches of the towels and bonios for the dogs, the milk in the fridge, and tea and coffee."

    The kitchen was very well equipped. The cottage was lovely and warm on arrival, which was lovely as it was very cold and windy outside. On the minus side one of the sofas was very 'saggy' and uncomfortable. Also the outside lights at the back of the property did not work which was inconvenient when we let the dogs out during the evening. This is why I didn't give the comfort rating the 'full smile'. We mentioned the light situation when we handed the keys back, and the comment was that they knew the lights didn't work! I felt this was a little offhand, as no apology was given and no promise to fix this for the next visitors.

  • "This is the third year we have visited Kingfisher - we love the cottage."

    However, cleanliness, although still good, was not quite as previously - we noticed alot of dog hairs in the rug and fabric back of the sofa cushions, that the blind slats were a bit grubby, crumbs had collected in the grooves of the new pine table (whatever happened to the black glass table?) and my clothes acquired fluff from the bottom of the wardrobe.

    The down side was the materesses are not very comfortable, and bits of the cottage were a bit tired looking, the patio area is overlooked by one of the other cottages so privacy was not 100% and parking is a bit confussing. But over all would book again.

    The beds were comfortable and everywhere was sparkling clean. We enjoyed the privacy afforded by the fence. SKY TV would be a nice added extra . The kitchen appliances were top quality as was the crockery. We will certainly be back soon.

    Location of this home is brilliant lovely scenery and not far to Whitby town centre. Some feedback were asking for a coffee table but we just brought in the patio table if needed that was no hardship. Patio was great for our dogs well enclosed. Well equipped home with everything you would need . Would definitely be back fingers crossed we get the same weather, absolutely glorious sunshine what more would you want.

  • "Beautiful cottage in a great location, near to the Cinder Track which is the old railway line from Whitby to Robin Hoods Bay."

    3 bedrooms with 3 ensuites was perfect for our requirements with our two dogs. The cottage was nice and quiet, although next to a caravan park and school there was no noise at all and was within a short, ten minute walk, into Whitby ( probably fifteen minutes back because of a slight incline). Everything you could think of was provided even a bowl of flowers on the table. Tea, coffee and milk, dog towels, bowls and treats for the dogs. Would not hesitate to recommend this lovely cottage to anyone thinking about booking. If there were a couple of things I would add, would be a long mirror in each bedroom and a coffee table. Would recommend visiting: Staithes, Runswick Bay, Robin Hood's Bay and onto Boggle Hole, a walk into Ruskelf from the Cinder Track and a lovely walk to Sandsend when the tide is out. Hope to return again!!!

  • "Great place to spend time on holiday."

    Some minor niggles regarding nowhere to hang coats and perhaps there should be a coffee table, but otherwise just the job. Not far to walk to town centre and plenty of other walks close to cottage. Although “warned” about proximity of school and caravan site, there were no problems with either. Highly recommended and very comfortable.

    The weather was awful on arrival really cold but Kingfisher was warm and welcoming. Overall the cottage was great we just found the sofas rather uncomfortable. The mattress cover was not as clean as I would have liked otherwise the rest was spotlessly clean. Roomy, light and airy with spectacular view of Abbey. As we visited during Winter some hooks for outdoor coats and a small nest of tables for cuppas round the tv would have been perfect. Nice walk into town, ideal location and the small enclosed patio garden was brilliant. Our dogs enjoyed treats on arrival and dog towels a very thoughtful touch. Would definitely recommend these cottages and plan return visits here.

    Having everything you need for a relaxing vacation. The property is clean and welcoming with flowers and basic essentials for making a cuppa on arrival. Great base for Whitby (walking distance!). Suggestion - coat hooks and a mud scraper would be a good idea.

  • "Owner rang us while we were on our way."

    We were moved to Farm cottage as there was a problem with the heating in Kingfisher so my reviews are for Farm cottage. The dogs loved the garden there & it is very private. The cottage is very spacious. I do think that compared to the other cottages it's a little tired...just in need of a bit of tlc. It was very warm & cosy though. Just not as modern as Kingfisher looks or as much character as Farmhouse cottage looks to have. The cottage is ideally situated for walking into Whitby (quickest way, although a steep footpath, is under 10 mins) & for access to the cinder track. Although off the main road traffic noise wasn't a problem & you wouldn't really know you were at the side of a school either. We had a minor problem the first day & the owner was there to sort it shortly after I'd text so top marks for that! The cottage was very well equipped with plenty of cutlery, cooking utensils & plates glasses etc. It has a very large entrance hall which was perfect for our grandaughters buggy & all our coats & boots with room to spare. The bedrooms are really good. The master is enormous! We only used 2 of the 5 rooms though! We had a lovely week & would definitely go back. This cottage would have been perfect for my other daughter & son-in-law to have joined us. A perfect place to get all your family together!

    There were fresh flowers on the table, a Christmas tree with lights in the lounge and even a bowl of dog treats for the dog! It was close to walks and 10 mins walk into town! We will definitely be booking agains. 3 beds 3 ensuites. Washer/dryer and dishwasher. Wood burner. Lovely enclosed patio which has bbq and furniture in the summer. We didn’t want to come home!

  • "None of the beds had a top sheet which all guests really did not like and it impaired a good nights sleep."

    The quality of bedding was poor as was towels which were old and had snags pulled. Cobwebs in lounge and master bedroom. TV small for size of room. Pillows and mattress were of a low standard ie mattress very hard, pillows had no substance. Half a roll of toilet paper was supplied in two out of three bathrooms for an entire weeks stay. One tea towel also to last a week... although washing machine provided, guests do not want to launder their own tea towel several times during a week. A lot of money has been spent on quality kitchen appliances whilst items which are cheap to supply yet most important to a guest are left wanting. Bit of a let down.

    Well equipped and very tastefully furnished. The perfect location for Whitby (10 min walk on a footpath) and visiting the beauty of North Yorkshire. The footpath the “Cinder Path” (disused rail track) was accessed practically from the front door. Perfect for my 4 legged friend and brilliant for cyclists and children. Our only suggestion would be a coat rack/coat hooks under the stairs?
