  • "We had a genuinely fantastic stay at The Annex at Manor Farm, and we are more than happy to award it five stars overall, despite a few minor hiccups along the way."

    Tucked away in a peaceful pocket of North Yorkshire, the property is brimming with character— featuring stunning exposed beams throughout—and the kitchen was perfectly equipped with everything we could possibly need. We loved relaxing at the picnic bench in the private garden, just soaking up the tranquillity and listening to the wildlife. Our boys also absolutely adored the incredibly friendly resident dog and cat, who were more than happy to pose for photos! The local vibe is wonderfully slow-paced. Charming villages like Sutton-on-the-Forest, Coxwold, and Helmsley are just a stone's throw away, and the hosts provided an abundance of helpful local guides. We took full advantage of being less than an hour from the east coast (Filey, Scarborough, Saltburn-by-the-Sea), and driving back each evening through the stunning North York Moors and Cleveland Hills was a real privilege. Our hosts, Roger and Polly, were incredibly welcoming. Roger kindly accommodated an early check-in free of charge, and having an on-site EV charger was a massive bonus. To offer some honest, constructive feedback alongside our five-star rating, there were a few minor quirks and misalignments with the listing details worth mentioning. First, there was some storm-repair scaffolding up. While this didn't impact our stay — if anything, it actually made the property much easier to spot on arrival !—and Roger very thoughtfully left us a bottle of wine to apologise, it was only mentioned to us after we had initiated contact to arrange our arrival. Secondly, the listing explicitly advertises "EV charging available inside the bays." However, we were asked to avoid going under the bays due to nesting birds and were instead directed to use a charger situated behind a separate building. When you see the listing photos and read that description, you naturally assume your vehicle will be parked directly outside the property for convenient access whenever you need it. While the bird restriction is no doubt completely valid, the practical layout felt different to what we had anticipated—especially as the hosts' own cars were already parked and charging inside those same bays. While we could pull up to the steps to load and unload, having our car parked out of sight meant that grabbing things from the boot occasionally involved walking past the hosts while they were relaxing or entertaining guests in the garden. We honestly didn't mind them enjoying their own space—they absolutely should!—but because the listing notes that the annex retains a real sense of privacy despite its proximity to the main house, you usually hope to tuck yourself away completely without feeling like you're intruding. It wasn't a huge deal, but the setup was just a bit different from what was advertised. Additionally, the listing states the annex is "perfect for a family" of four, but the amenities felt a little stretched for us and our two boys (aged 11 and 13). The sofa bed is quite small, and while the hosts kindly offered an alternative futon, it had some visible water damage from storage (which they were completely upfront about). We also noticed we were only left two towels for the four of us, though luckily we had brought our own. As for the bathroom, the flexible shower adapter shown in the listing photos was missing. I actually had to nip out and ask for it while they were hosting friends; we all had a good laugh when it turned out to be hidden right at the back of a cupboard on top of the fridge, but ideally, an item pictured in the bathroom should just be left in there ready to use. This slight disconnect between the advertised capacity and reality popped up again when the hot water ran out after half a bath. The initial text reply felt a little defensive, suggesting we’d exceeded the heater's limits, referring to our 11 and 13-year-olds as "two teenagers," and hinting they might need to restrict future bookings to two people. It felt a bit unfair given the listing clearly accepts families of four, but thankfully, it turned out the main boost switch just hadn't been turned on prior to our arrival. Roger popped over to fix it, and the issue was completely sorted. Despite these minor hiccups, it really was a brilliant holiday. As seasoned staycationers, we hope this open and honest feedback is taken in the constructive spirit it is intended. Roger and Polly are lovely, proactive hosts, the location is idyllic, and we thoroughly enjoyed our time there. Highly recommended!

  • "All-round excellent!"

    From the moment we arrived, the property, setting, and welcome from the owners were first class. We definitely expect to return. I'd describe this property as a hidden gem. The sort which you want to keep a secret, but feels only fair to share with others. We rarely book a one-bed property because they're often just too small, but this one has everything we need and plenty of character. There are short or long walks from the door of the property that are absolutely beautiful. The Howardian Hills district is famous for beautiful countryside, and it didn't disappoint. Plenty of places to go and things to see. It's within easy reach of York, the coast (Whitby, Scarborough, etc), and close enough to visit the Yorkshire Dales too. Noteworthy, too, is the use of an on-site EV charger. So much easier than finding chargers in the area when you can just plug in overnight and have a full charge each day - and at a far lower price too, thanks to the generosity of the owners. Despite being on holiday, we like to cook for ourselves. And although the kitchen appears small, it has a wide range of pans and every other utensil we needed for breakfast through to full evening meals. In summary - a really excellent holiday cottage at a bargain price. We intend to return.

  • "Great accommodation, very clean, owners were very friendly and spent time chatting to us."

    They were on hand to answer any questions and to make sure we had everything we needed. The accommodation was a wonderful, refurbished barn, upper level for the accommodation, with interesting cart sheds underneath. The Annex is across from the main house and another refurbished barn is opposite, set in a well maintained garden and picturesque rural setting, close to Yearsley Woods, making it ideal for walkers.

The property

The Annex at Manor Farm is a lovely pet-friendly property near the village of Brandsby, situated in a rural part of beautiful North Yorkshire.

This annex is ideally suited to a couple, or a couple with one or two younger children, looking for a peaceful getaway, and boasts an EV charger, open-plan living space, beams, a sofa bed and a freestanding bath. Walk up the external stairs to the front door and into the charming open-plan living space, which has all you need for a fantastic stay.

In the kitchen area, there is an electric oven, electric hob and a microwave, making it ideal for any self-catering you want to perform.

Plate up a meal which smells so good that everyone is already sitting around the dining table, ready and waiting to tuck in. There is a sofa bed ready for you to sit on, or for occasional additional sleeping, if required.

In the evenings, the Smart TV is ready to entertain when you can all agree on a film or a series to watch.

If you prefer some quiet time, there is a selection of books on offer. If the weather is nice, take your book or a drink of your preferred choice outside into the front garden.

Sit at the picnic bench on the lawn and let the fresh air ruffle your hair as the holiday vibes take over.

Despite its proximity to the host’s home, the annex has a sense of privacy in both its indoor and garden spaces. Surrounded by working farmland, there is minimal traffic noise.

Instead, you’ll hear birds, animals, and farm life, including the local clay shoot on Saturdays.

When the night-time sky is out, be sure to look up and stargaze due to the lack of street lights around, making it a perfect spot for the stars to come out to play. When you sense a yawn coming along, go back inside and call it a night in the neatly presented double bedroom.

In the mornings, start your day off with a fabulous soak in the freestanding bath before planning your day ahead.

The small, peaceful village of Brandsby lies in the Vale of York, surrounded by the beautiful, rolling countryside of the Howardian Hills, an Area of Outstanding Natural Beauty. Close by is Crayke with an award winning gastro pub, whilst nearby Stillington provides a local shop, a Post Office, and three dining pubs, and the market town of Easingwold offers all the usual amenities, including a traditional Friday market. Brandsby is handily placed for touring, with the famous City of York only 12 miles away, whilst the North York Moors and East Coast, seaside towns of Scarborough, Bridlington and Whitby are all within an hour's drive. The surrounding area is steeped in history, with an abundance of abbeys, stately homes and gardens, such as Castle Howard, Byland Abbey and Helmsley Castle, waiting to be explored. Also close by are miniature and full size steam railways, together with Flamingo Land, Light Water Valley, The Forbidden Corner, Sea World and The Deep, great for family days out. There are excellent eating places nearby, numerous market towns and pretty villages to explore, and great walking opportunities; an excellent destination for a varied year-round break.
