We’ve just spent an amazing week at this beautiful place, we booked this for a relaxing week away from all the hustle and bustle from the city, we had the best week ever, the property itself was so beautiful as was the weather, the owners have thought of absolutely everything, there wasn't anything that we struggled to find for cooking our meals all week.

Property was lovely to stay in, as was the neighbours, it a very private area with loads of privacy, perfect for our amazingly chilled week. Lidl and Sainsbury’s were a 5 minute drive away and it was lovely to walk around Kelso for unique gifts and beautiful food, highly recommended this beautiful home

First impressions were excellent — the property looks beautiful and is clearly very well cared for. It was clean, well maintained and extremely well equipped, with everything we needed for a comfortable stay. We really couldn’t have asked for more and would happily stay again

My wife and I spent our annual March getaway with our three remaining parents, who are in their eighties, at 40 Bowmont Court this year.

We were all very impressed by the house and we thoroughly enjoyed our week there. The generous welcome pack was a lovely start to our stay. The house has plenty spaces where you can congregate and chat if you want, or where you can quietly read or do a jigsaw if that’s your preference. My daughter, son in law and grandson visited for one night and they too were impressed with the house. Overall, we really enjoyed our stay and have already booked for March 2027. Thanks. John

Only wee issue was could have been cleaner floor were dusty and not cleaned. Otherwise we loved and will be back

We stayed at 40 Bowmont Court as a group of 7 people and were incredibly impressed by how much room there was for everyone.

We never felt cramped, and the social spaces are perfectly laid out for a larger party. A huge highlight was the wonderful welcome hamper left by the hosts; it was such a thoughtful touch and full of lovely treats that made our arrival feel special. The house was spotless, well-equipped, and the quiet location in Heiton provided the perfect base for our trip. We’d highly recommend it to any large family or group of friends looking to explore the Borders!"

Lovely house in a fantastic location!

On arrival the house looked as good as the picture.

Inside was very spacious, spotlessly clean. There was everything you could possibly need and more as far as equipment for preparing your food. All rooms were so comfortable. We as a family of seven adults didn’t have to worry about anything except providing our own food. It was the perfect place for either as a base to visit places or stay and relax. There is a supermarket just five minutes away to make life easier as welll. We had the best time there.

Lovely quiet location excellent for dog walking. We had so much space but spent most of our time in the conservatory. Would definitely recommend the property to family and friends. Everything you could need for a perfect holiday. 10 out of 10 to the owners thankyou so much.

The House was great, plenty room and basically clean.

There were cobwebs everywhere, especially on all windows and doors - this REALLY let the place down because inside it was nice and clean with clean linen and towels, I don't understand why it was in such a dirty state, such a shame for a lovely house to be neglected in that way. This is constructive criticism so please don't be offended; any good landlord will appreciate any rooms for improvement so I hope it's taken on board. Also, with regards to utilities etc, would be very helpful if this could be listed so we know what not to bring. A high chair would be very welcome also. Thanks for the little gifts, that was a nice touch and was very appreciated, especially the wine! Thank you for a lovely stay, the family all enjoyed.

Brilliant property that was centrally located within the Borders.

Our second stay at Bowmont Court and just as good as ever.

Comfy beds, great showers and all the equipment you would want in the kitchen. This time we also had the great weather so could do some of the local gardens at Floors castle and Abbotsford house. Ready to book for next year !!

What an amazing house.

Plenty of room, light and airy. The patio area was great for sitting outside with the sun on us. The bed was brilliant - especially since most mattresses don't agree with my back, but no problems here. Great sized kitchen to cook in and had everything I needed. The welcome pack was very generous, and we devoured everything within it - it is those little things that will always stay with us. Adored the quietness of the location, and the ability to walk directly down to the river and along the bank either way. Brilliant location from which to explore the lovely towns and countryside. Would definitely come back.

A very well equipped, clean and comfortable home, user friendly (very good oven) and lots of clear instructions.

If the conservatory was converted into a snooker/pool room, it would be perfect!

This home is well appointed, furnished beautifully and really well equipped with everything anyone could need while on their holiday.

It's incredibly good value and provided all the space we needed, including 2 parking spaces! It was a lovely quiet area with wonderful walks from the doorstep. My only constructive criticism would be that the bathroom in the left side bedroom ensuite was looking tired with rusty radiator and loo roll holder and peeling paint. None of the bathrooms were spotlessly clean and needed a good scrub. We also had to wash quite a bit of crockery and cookware before using as it had food residue stuck to it. A drain underneath the outside tap would have been very useful as washing off muddy walking boots meant muddy water washing over the path. Cleaning issues aside, the house, location, equipment and pricing were perfect and made for a perfect holiday for us.

This is our 3rd stay at 40 Bowmont Court.

As previously experienced the house was spotless, spacious and has everything required for a comfortable relaxing stay. The owners leave a generous welcoming pack which is an excellent start to your holiday. The location is superb to explore the borders and surrounding area. The property also has a lovely large contained garden that our small dog loved exploring. We will definitely be back!

Lovely house and facilities.

Very comfortable house loved the underfloor heating in the conservatory and well equipped kitchen. It was a great place to stay sharing with family. Near to Kelso for our family party. plenty of space to accommodate different ages. Would love to have had longer stay in different season to enjoy the garden too.

Stunning cottage, spacious and well appointed.

Fabulous welcome pack especially after a long journey. Great selection of books and games. Owners had thought of everything throughout the cottage. We would definitely recommend and stay again. Just a couple of things. I could feel the springs in the king mattress but I got round that by sleeping on a spare duvet. Shower door didn't close in ensuite but the shower is big enough for it not to create a problem. Thank you for a lovely stay.

Stunning property on a unique street.

The description and photos do not do it justice, you would expect to pay a much higher price for this sort of premium accommodation. Kelso is only a 5 minute drive away, but a fabulous walk down to the viaduct and river is highly recommended. The only slight criticism would be the lack of a key for the front door, and having to use the back door to come and go (not a major problem, just a very minor niggle).

We found it excellent.

Faultless. The property states 4 miles from Kelso; but it's a 5 to 9 minute drive to parking in central Kelso, superb, main road all the way.

Great location. Lots of good dog walks, especially via the Roxburghe Schloss for a G &T! The house is really well equipped and perfect for 6 adults and 2 dogs. It’s got a very calm and peaceful feel to it. Loved afternoon tea at Ednam House in Kelso and highly recommend that, and excellent fish and chips from Rendezvous in Kelso. Also the Caddyman on the Kelso Jedburgh Road is amazing for Sunday lunches and very dog friendly-Both my husband and Dad say that their sticky toffee pudding is the best ever! We fixed the banging electricity box after the first night thanks to Gorilla tape I keep in my car! That needs sorting! The whole area is stunningly beautiful and the house does not disappoint. Really good welcome pack for human and dogs too! We are already planning our next visit back!

A beautiful property in a great location.

Everything was perfect on arrival, from the gift hamper to the little things such as cleaning materials. Teenagers and adults alike loved the games cupboard. Short distance into kelso and easy to travel into Jedburgh and Hawick. We had a brilliant New year and would highly recommend this place to anyone, we hope to return someday. Thanks to the owners for a great stay!

This property was amazing plenty of room for 8 of us .

Very warm in the winter months clean comfortable . The shower in one room does need a new seal but that's a minor detail Mattress in the doubles do need a change as could feel springs but laid on the duvet so didn't feel them . The neighbours were friendly bumped in to some dog walkers Couldn't make use of the garden but imagine it's lovely in the summer . Would definitely stay agon if in the area

Fabulous walks along the river Tweed with lots of wildlife including otters, and a viaduct at the end of the road. Will definitely revisit in the future

We appreciated the welcome pack for us and our wee dog. Well equipped kitchen and comfortable seating areas. A short drive to Kelso and handy for the Roxburgh hotel and golf.

Excellent property in a beautiful area

The pictures just don't do this house justice.

It's stunning on a lovely quiet street..yet at the same time we all felt at home. The facilities are amazing everything you could possibly need is there. They welcomed us with a hamper and one for our dog too. I truly did not want to leave and we all keep looking at the pictures. Within 2 miles is Sainsbury's and the house is perfectly positioned to use as a base to explore. Holy island a must and Edinburgh just over an hour away. I've always used Sykes because you know your guaranteed a great holiday

This is a beautiful house.

We stayed as a group of 6 with 4 adults, 2 kids and our dog. There was plenty of space and some great areas to walk the dog in the area. We took in visits to Kelso and Jedburgh towns which are both worth a visit. We will be back in the future hopefully!

We thoroughly enjoyed our visit to the Scottish Borders. So much to see and do for all the family a week is never long enough.

Well decorated and clean accommodation, good location for the Scottish Borders and Northumberland, lots to do and see in these areas. I would recommend this property, we were a family group of five adults and when needed we could find some private space. The house was beautifully furnished and modern

This is a fantastic find.

A very clean and an ideal property for mum, dad, 2 teenage children, grandparents and 2 dogs. Lots of walks nearby & a dog friendly garden. Thank you for the welcome goodies for both humans and dogs! Loads to see and do in the area. The small estate the property is on backs into the Schloss golf course and it is so quiet. Loved the conservatory and the separate small reading room. The kitchen is well equipped and bedrooms comfy. Only downside is when looking to rebook this property for the same time next year, it’s already booked out to someone else!

Absolutely fabulous property.

We had planned a family gathering at the weekend for my great niece's first birth. It was great for 6 adults and a crawling one year old. The owners even provided us with a high chair which was brilliant. Lovely place to come back to after a day sightseeing. We know the Scottish Borders well as my nephew has been living there for about 15 years now, but there are so many lovely places to visit. Kelso, Melrose, Peebles, North Berwick and Dunbar are all lovely.

Beautiful property, everything you could possibly need.

All fixtures and fittings are of a very high standard, it was immaculately clean. There were plenty of plates and cups, not just the usual 6 so you have to constantly wash everything! The conservatory with underfloor heating was amazing on a cold day we could relax in the room and enjoy looking out at the garden. The location is really quite and there is easy access to Kelso a few miles down the road. Will definitely be coming back, could easily live there!!

Lovely house spacious warm comfortable all home comforts nothing missing at all.

Fab welcome pack very grateful for that and owners were really great too would highly recommend and we will definitely go back again. Great base for exploring also near to train for day trip to Edinburgh.

Amazing property we couldn't fault it.

Cosy warm and clean. Plenty space for everyone with a large kitchen diner and bonus of a conservatory. A lovely touch was the guest hamper with some coffee tea biscuits fudge wine crisps etc.we were delighted. The rooms and toilets were spotless with fresh linen and towels .everything was thought of and not a thing was missing every utensil for cooking. The washing machine was a bonus as we has a long walk and clothes got a bit grubby. It was such a great house we have booked again for next year.

This is an amazing house.

.There was plenty of room for us all and we had a fabulous stay..The house was clean and tidy and there were plenty of utensils in the kitchen if you wanted to cook. The information brochure was good but we found the info on putting the rubbish out a bit unclear..it said don't put glass in either bins but didn't say what we should do with the glass bottles..The lounge was very comfortable and it was nice that there is a snug if you wanted to sit and enjoy a book. The bedrooms were lovely but the mattresses on the double beds were hard..I slept on top of my quilt..it maybe worth investing in new mattresses however this wouldn't stop me from coming back as this is such a beautiful place and a great base to explore..Also it would be nice to have a tv in your brdroom...but i understand not essential The welcome packs were great especially the fudge..very delicious and overall I would give the home a huge 10 out of 10..

Beautiful property, just as the on-line brochure showed.

Ample space for the 8 people in our party. We were impressed with the attention to detail within the property. Obviously a lot of thought went into the furnishings and ornaments. Fantastic quiet location with local walks. Maybe would benefit from a water pump, as we struggled to have 2 or more taps on at the same time. This was an issue with 8 people in the house. The beds were a little uncomfortable, but manageable. We all had a great stay; I was actually sad to leave! Thank you for allowing us to rent your wonderful property.

This was a wonderful house in an amazing location.

We particularly enjoyed the peace and quiet, with lots of local walks. Great location for both Edinburgh and Northumbria. The house looked good on the website, and exceeded our expectations. A special week’s holiday!

Property fabulous very comfortable, clean and every cooking utensil you can think of.

Garden table and chairs very comfortable but the only thing for us that was missing was other garden furniture ie sun loungers, when the weather is great you don't want to leave such a nice garden but would nice to have something to lie on

What can I say about this "cottage" , well for starters, it's more like a mansion.

For me, the only thing missing was a butler :). Seriously, 40 Bowmont Court was stunning. From the moment we walked in, we knew we had found somewhere special. The welcome hamper for us and the one for our four legged family member, the spacious rooms and conservatory, this was luxury. The gardens were immaculate too. We will definitively be visiting again very soon.

What a wonderful house - everything we needed and more.

A very clean house with thought put in to guests' needs. Great for walks and relaxing, a tranquil spot in walking distance of the Golf Hotel for drinks and/or food. Thank you so much for the hamper (maybe too generous!) We would definitely re-book.

Stunning property in an immaculate condition.

Attention to detail was second to none. Everything you could ever need was there, A welcome pack and milk in the fridge for my arrival was greatly appreciated. Property is in an ideal location, remote enough to enjoy country walks but close enough to shopping and supermarket for essentials. A 5 star property and 5 star service from the owners.
