This detached B-listed, former shepherd’s cottage is tucked away within the rolling hills and woodlands of the Scottish Borders, between the towns of Greenlaw and Duns.
This superb retreat is perfect for a friends or family gathering for those looking to explore the area steeped with spellbinding castles, a picturesque coastline and a magnitude of activities to suit all ages and tastes.
Rest your muddy boots and rain coats within the spacious hallway before stepping into the wonderfully presented property, boasting a clever blend of traditional charm and contemporary styling.

Venture into the centre of Duns, where you will find a traditional pub, a choice of restaurants as well as shops for picking up any essentials.
Whilst visiting the town, you will also find a grand 14th century castle, a swimming pool and a golf club.
Further afield attractions include the Berwickshire coast where you find the picturesque harbour ports of Eyemouth and St Abb's, or walk along the coastal path to discover some of the highest cliffs in Britain.
The great Border town of Berwick-upon-Tweed is within easy reach by car as are the delightful towns of the central Borders, Melrose, Kelso and Jedburgh, famous for their ancient ruined abbeys, among much else.
The Southern Upland Way passes a few miles away through the Lammermuir Hills, and Edinburgh is only an hour away by car.

Comfortable and warm cottage with plenty of space.
A bit quirky in places, but that’s the character of a building this age. A little patio area is ideal for your morning coffee, with a garden area leading to other places to walk your dog is also available

It is an old cottage with all the facilities available for a great week away.
The owners left some gifts that were appreciated and whilst living next door were not intrusive but available if required. It’s an ideal touring location with plenty of places to visit. Edinburgh and Holy island are within easy reach. As a gardener I would loved to have tackled some of the vegetation obviously it has not been as dry as down south. I would gladly recommend to all but please read the listing it does describe the quirks of the cottage.
The house was clean with everything you need for a holiday stay.
The chairs in kitchen could do with being replaced, but everything else was lovely. Unfortunately due to garden not being enclosed it was not suitable for our two dogs we had to always put them on leads and take them out. The patio area needs some attention. Rachel was lovely and very helpful. Beds were very comfortable. Good location for visiting tourist sites.
Very nice cottage with plenty of room for 6.
A log burning fire kept us warm and cozy in the evenings and our dog enjoyed sniffing about the gardens and adjoining woodlands. There is a patio and lawn to sit out and have a barbeque when the suns out and plenty to see and do within an easy 30 minutes drive.
We had a wonderful time at Polwarth Croft and would highly recommend it to anyone looking for a holiday.
It was tucked away in its own quiet corner of the countryside and the peace and quiet were a joy. It's a grade 2 shepherds cottage that has been around for many years but that all adds to it's charm and character. And we were given a lovely welcome by the owner who was so helpful when we arrived.
We found Polwarth Crofts to be comfortable, well equipped and spacious.
While there are a few houses in the neighbourhood, the cottage is quite secluded. We didn't come across any of the neighbours in the week that we spent there. The country roads in the immediate area are very quitet with little traffic and the local terrain is quite pretty. The only negative point was that we found the sitting room to be a bit cold with only one smallish radiator. However, we could have lit the log fire but chose not to do so.

The Cottage at Polwarth Crofts was an excellent choice for our holiday accommodation.
It was comfortable, spacious and in lovely, restful, rural surroundings. We felt warmly welcomed at Polwarth, and there was everything we needed in the cottage for a very enjoyable stay.
It is a listed cottage like the one we live in so it was home from home.
It’s a central point for touring as we did. The owners are helpful without being obtrusive and there was a nice welcoming gift of local produce. This is our second visit and would happily go again.
Lovely cottage just outside Duns, lovely walks and in a very peaceful setting!
Yes it could do with a little tlc in places but it makes up for this with the size of the cottage, amenities and charm…table ping pong was a favourite of our children. Duns has a fab park too, close to the little square where you can find some shops and a lovely cafe. Not to far from Edinburgh and north Berrick, a must visit! I would definitely return to The Cottage. Rachel was very accommodating but also not intrusive, of if I had a question my text was always answered quickly. Thanks again for a brilliant stay!
Very warm & cosy cottage considering we had a wide variety of Scottish winter to contend with!
Great space for family get-together with open fire in lounge and big farmhouse table to play games & have meals together. Lovely area for walks from front door to Polwarth Church and Marchmont House, quiet country roads and tracks to wander on. Having a piano was good fun for kids even if a bit painful for adults (& piano). A nice welcome from Rachel & welcome goodies appreciated, good communication on the few occasions we needed to get in touch. A few areas where a bit of general maintenance and decoration would have been beneficial and a note left re some minor repairs needed.

My husband and I spent 2 weeks in this lovely old property.
We loved the cottage, it was comfortable with all the facilities we needed. Rachel the owner was very helpful when we had a problem. The cottage is surrounded by trees and has lovely country walks on the doorstep so no need to get the car out! A delightful retreat! Duns is a lovely town just 3 miles away with all facilities you need. We would love to return! Mary Bishop

It was such a privilege to stay in this unique and lovely cottage.
So perfectly located to reach magnificent houses, castles, monasteries and towns. We particularly loved the sculpture trail from St Abbs and also Melrose ice cream and chocolate shop! We enjoyed both the countryside and the beaches before returning to this magical place where you can explore the private grounds, walk in the woods, watch the sunrise over the cornfields and enjoy the wildlife and wildflower garden. Inside, we loved everything about the cottage - the art, the interior design, the opportunity to remember how to play the piano, the warm fire and the feeling of comfort and relaxation. This is a gentle, quiet house. It requires respect and understanding. If you take the time to explore it, it has so much to say. Very special. Sorry to leave. Thank you x

Our party of five adults and two dogs had a lovely stay at Polwarth Crofts.
The house is well-equipped, clean and comfortable, and the area quiet with plenty of birds and butterflies around the garden. Bats at night too if you're patient! The lack of light pollution made for great star gazing as well. There are plenty of places to visit nearby, and the adventurous members of our party had fun exploring. It has been a chilly summer overall, so we can also note that the heating works well if needed! We definitely recommend a stay here as long as the features of an older house (all accurately noted in the listing) work for you. We really enjoyed spending our week in this beautiful house. Thank you Rachel, and John too, for being so responsive when we had any questions, it was much appreciated.

This is a shabby cottage.
It needs substantial attention. The windows had cobwebs inside and first outside. There was a hole in the stairwell. The towels were fit only for rags.the outside was unkempt. The outside furniture was rusty and only 4 seats for up to 6 people. We shall not be using Sykes again.
I’m sorry that you feel this way and I know people in your party had an enjoyable holiday as they left a lovely note in the visitors book about the cottage and their time here. You were even treated to deer in the garden - that is special! The cottage is regularly maintained but there are jobs that are left to the off season. The small hole on the stairwell was caused by a recent accident; a suitcase - accidents happen and we deal with them in the least disruptive way for guests. There has been a temporary fix for now. There are plenty of towels - just ask and you will receive. There is a lovely elasticated cover for the table - I’m sorry you did not find it - it is found with the other table covers. The outside chairs are not rusty and there are seats for six guests. You need to move the table a few feet to the fixed seats. As for spiders, they have been really busy this past month - I won’t stop their activity on the outside of the house - we live in the countryside and they keep down the numbers of other insects of the flying type! However, inside the house we regularly remove spider webs - perhaps they got the better of us that week. The Cottage is in a rural location in a farming community - we can clean the windows one week (which we did on the first weekend of July) only to find them covered from field debris from a local harvest. The Cottage is old and the listing on Sykes makes that clear - there is a trade off that we manage between keeping its character and original features and trying to clean them as if they were bought yesterday, the sash windows fall into this category. We try our best always, live on the same Crofts and care deeply for the house that is ours too, we maintain the gardens and previous guests have enjoyed their loveliness - we would have liked to have done more work here but the rain has prevented it. We don’t expect full marks every time but such a poor rating with no positives misrepresents the experience that a stay here brings.

Really spacious and well equipped rustic and historic cottage. It is located in a perfect area for exploring the beaches of the Scottish Borders and northumberland lindisfarne/holy island. Lots of things to see in a 25 mile radius. Easy to find and a beautiful drive. although the garden is not completely enclosed our dogs were safe due to the amount of land around, which you can roam around on. Rachel left us to it, sending a welcome text and some Scottish goodies left for us which we sooner ate! Stayed for a week...would happily have stayed longer. Highly recommended and would definitely return. Still lots to see. Property was spotless and we had everything we needed. Even used the open fire in the evenings even though it was July! An older croft, tastefully set up...only one suggestion...a pack of playing cards!

Spotlessly clean and comfortable cottage in a great location for exploring the Scottish Borders and Northumberland.
The only things we didn't like were that a lot of the plates and bowls were chipped, which isn't very hygienic, and my oldest daughter would have preferred a hair dryer. Other than that, we felt the place was well-appointed, the garden is absolutely beautiful (we loved squirrel spotting!), the roll-top bath was a delight, and my youngest adored the selection of toys!

Everything you need for a perfect weekend. Particularly loved the beautiful garden as the weather was fantastic when we stayed . Short drive into Duns for shopping and dinner . Remember to bring a hairdryer though . Owner Rachel was really nice .

Polwarth Crofts was everything we’d hope for, being peaceful, spacious, extremely comfortable, tastefully decorated and characterful.
It is well located for access to the east coast as well as to Edinburgh. Despite the very wet conditions at times, we enjoyed long walks in beautiful places. Thank you Rachel for your friendly welcome and the tasty treats. We left with happy memories of our time in your lovely cottage.
Cottage was home from home.
We had a great holiday in spite of the weather. WiFi was a bit iffy may have the weather. Cottage is well suited for places to visit and has all the facilities to dine in.
The pet friendly holiday accommodation at Polwarth Crofts was excellent, clean,warm and comfortable, the kitchen dinning room was a joy to sit in and had everything a kitchen needed.
The lounge was very cosy and the beds were very comfortable. We enjoyed the grounds and the dogs loved the walks nearby providing lovely views of the surrounding hills and fields. The town of DUNS was just 10 minutes away by car. Anyone wanting a quiet relaxing break with a good cottage couldn't do better than this.

The owners are lovely people and have worked hard within the listed-building's restrictions, so lots of attention to complimenting the period detail and still providing enough mod cons. The garden was very pretty and private, though the extended areas left to wild and therefore inaccessible. Good for wildlife and roaming chickens! No secure fencing for dogs off lead. Good support from the owners as nearby.

The cottage is a quaint old building with an alluring charm.
It is very spacious and well equipped with everything you need for a relaxing stay. There was a welcoming fruit loaf and some fudge plus many condiments. The gardens are extensive and our dogs had a great time running around and exploring them. As the lanes are quiet you can walk for miles. We enjoyed the peace and tranquillity. My wife and I have not slept so well for a long time, thanks to the comfortable beds and quiet of the location. We did enjoy the visitors to the bird feeder which included a couple of squirrels and a brave pheasant. I would recommend the cottage and we will certainly return one day.

Polwarth Croft is a lovely, characterful cottage filled with artworks in a beautiful setting. It had everything we needed for a comfortable stay, and our two dogs enjoyed exploring the garden and walks from the cottage. Duns is a pretty local town with good amenities and we found it a central base for exploring the borders. We particularly enjoyed visiting Melrose, Peebles, Kelso and North Berwick, Coldingham Bay and St Abbs - all within an hours drive.

Owners left us to enjoy the peace and quiet, but made sure we knew how to ask if there was anything we needed. Highly recommended.
We went to Polwarth with our son, daughter in law and their 3 week old baby, and our daughter and granddaughter aged 7.
The cottage offered us everything we needed, an en-suite bedroom where the new little family could spread out with all the equipment needed for a new baby, a large twin bedroom for our daughter and granddaughter, with plenty of space for a seven year old to hang out and a cosy double room for us with a very comfortable double bed! Downstairs, the kitchen is well equipped with everything required and lots of room in the dining room for the whole family. The cosy lounge offers a lovely space to relax at the end of the day to watch a video, play a game or do a jigsaw from the shelf beside the piano! Outside, the owners are happy for you to explore the woods and garden where there are lots of quirky little surprises to discover! The owners are friendly and happy to help in any way while leaving you to enjoy your holiday. If you are looking for a comfortable, clean and relaxing place to stay you can’t go wrong at Polwarth. Enjoy!!

Spent most of our time in the dining Kitchen area, would it be possible to fit a wood burner here it is the only possible improvement we can think of.

Even though the owner's home is just across the courtyard, the cottage and its garden area was very private and quiet. We especially enjoyed the sunny sitting room and our dogs loved exploring the woodland. We hope to return.

The cottage is spacious, comfortable and well equipped. The welcome pack was generous. A bonus was the bird table outside the dining room which attracted a number of species - and a squirrel. A very quiet and peaceful location.

No banister rail on the very steep right hand bent stairs.
No outside lights. The road leading up to the property has more holes than Swiss cheese and the pot holes are ridiculous. The soft furnishings are extremely uncomfortable
Before your stay, I gave you details of how to contact me, my husband or my mother in law if there were any problems; I spoke to your parents on arrival and I spoke to one of your party on your second day asking them if everything was OK and they replied positively. Sadly, everything that was a problem could have been solved, from changing the light bulb in the outside light (there is one on the courtyard side of the house where you parked your car, to the left of the kitchen door), to giving you more cushions to make the two year old sofas more comfortable I do leave washable throws and quilts in the house some of which are plump and could have doubled up as big cushions. Finally, I was sorry to hear that one of your party struggled with the stairs (which are not steep) but I could have told you that there is a sofa bed in the sitting room and given you all the bedding you needed to make their stay more comfortable. I challenged you on the cleanliness rating as I had cleaned the cottage to my usual high standard and you told me that it needed a lick of paint in places. The lane that is used only by us and guests at the cottage, has potholes, but if you drive at 5 miles an hour, either straddle the potholes or move to avoid them, they are not a problem. The lane is regularly maintained and we have been waiting for a delivery of Type 1 for a while. Thank Rachel

It was clean, well equipped, warm and roomy - the perfect base for exploring the Scottish Borders and Northumberland. So much to do and see within easy reach. The Co-op in Duns is very handy for food.

The house was spotless and well appointed. The garden was delightful with lots of wildlife to watch from the warmth of the house. It is centrally located to a host of attractions and if walking is your thing you will not be disappointed. We would be back in a heartbeat.
A really spacious and clean cottage in a very peaceful location but a close drive to the coast for walks and local towns such as Berwick and places of interest like Holy Island.
A day trip to Edinburugh is easily doable as well from this cottage.

Had a lovely relaxing time in the Cottage at Polwarth.
The area is stunning and there's lots of places to explore. We liked Berwick on Tweed very much, give Slightly Foxed bookshops a visit if you can, along with the many other independent shops. The cottage was cosy and well equipped. The big downside for us was the garden wasn't enclosed, so our dog had to go out on a lead every time. There's many possible walks around the cottage which were lovely although incredibly muddy, but that added to the fun. We would definitely recommend the cottage to anyone considering it. It's a great place with plenty of quirks.
This is a comfortable, warm, spacious and quirky cottage in countryside surroundings, but just off a main road offering easy access to The Borders or anywhere else you might want to go.
Well equipped, great showers and a lovely stand alone bath. We were there in a time of not very good weather but heating system was good and nights in front of tv with a roaring log fire were delightful. Good place for a nervous dog, plenty of places to walk, although we did surprise a few grouse and the odd rabbit! Lovely in November, would be glorious in summer months.

Lovely open fire - fuel provided - in cosy sitting room. The kitchen is well equipped with all we needed, plenty of hot water and both showers are excellent. The setting is convenient for local shopping in nearby town and not too far from bigger shops when needed. The owners welcomed us when we arrived then left us to our own devices but were nearby and available if needed. We thoroughly enjoyed our stay.
We had a very fine week in Polwarth.
The cottage was fantastic. The distance to Duns was about 6 km. just to far for a walk. That was the only disappointment.
Lovely house and beautiful place.
A couple of suggestions (we could see that the owners had just started up). 1. A little more info about the immediate area would be great. For us, the best thing would have been long dog walks (3-5 miles) from the immediate vicinity. 2. Would have really appreciated a washing line -- owners may find this hilarious given the weather when we were there, but we don't like using driers more than we have to and we'd like to have had the option of finishing things off on a drier rather than it being the only way of drying. 3. Organised recycling. As you can see from above, we're trying to live the dream. Organised recycling is really fab so that you can recycle if you want to without disturbing the owners -- just some separate, clearly labelled bins. 4. Finally the mattress on the bed in the master bedroom is on its last legs. You may get people with back ache being grumpy if you're not careful. But, having said all this, had a smashing time and we're sure this is going to be a very successful holiday cottage. We have put it on our list of places to return to. By the way, we liked the art and furniture.
There is lots of places to see and to have good long walks.
The woodlands around the cottage was good for our dog to explore and sniff. The owners were very nice, we knew they were there if there was a problem... (which there wasn't) but they left us to enjoy our week. The hot water was amazing, lots of it and very hot, as was the heating, bedrooms very comfortable. The kitchen is fully fitted. After daily visits to the Edinburgh Fringe Festival (one hour from the farmhouse approx ) it was lovely to return to this lovely farmhouse which has been in the family for over 100years.
The farmhouse has all the mod cons but retains the comfortable farmhouse atmosphere. Friendly owners close by. Ideal for those wanting to tour The Borders, Berwick, Scotland etc etc.
Polwarth Cottage is a really spacious and relaxing place to stay in a great location for exploring the Borders and Northumberland.
The modern kitchen/dining room is fantastic for getting the family together for meals. The lounge is comfy and ideal for settling in on an evening to relax, watch tv or read a book. There is a piano in the lounge if anyone can play too. The owners have combined modern with antique which works really well and adds to charm of the property. The garden area is lovely to sit out in if you get a chance. Duns is about a 5 min drive from the cottage with free parking in the market square and plenty of facilities such as a pharmacy, co-op, pubs, takeaways and gift shops. We loved our stay and would definitely book the cottage again.
THE COTTAGE IS REALLY LOVELY.
THE BEDS ARE EXTREMELY COMFORTABLE. ALL THE FURNITURE AND FITTINGS ARE FIRST CLASS. THE AREA IS QUITE REMOTE BUT IS VERY BEAUTIFUL. THE OWNERS OF THE PROPERTY HAVE OBVIOUSLY GONE OUT OF THEIR WAY TO MAKE THE COTTAGE A VERY COMFORTABLE PLACE TO STAY. IT IS VERY DOG FRIENDLY WHICH IS A BIG BONUS. THE WEATHER WAS QUITE COOL AND RAINY SO IT WAS NICE TO HAVE A WARM PLACE TO COME BACK TO. THERE ARE MANY INTERESTING PLACES TO VISIT BUT MOST DO INVOLVE A DRIVE. HOWEVER THE ROADS ARE REALLY QUIET SO MAKES CAR TRAVEL MUCH PLEASANTER THAN AT HOME.

All you could reasonably expect. A small point, as in most cottages, could do with more mugs/cups!
The cottage did not disappoint at all, in fact the photos on the website don't quite capture just how lovely the garden and surroundings really are.
The cottage had everything we needed and was well placed for coast and countryside. Wouldn't hesitate to recommend this lovely cottage. Thank you Rachel.
