A lovely cottage.

Clean, comfortable and well equipped with amazing views across the fields. Well based for the Scottish Borders and Northumberland.

This cottage is a little gem.

Everything was perfect for our stay. Quality, comfort, attention to detail was perfect. It had everything you needed, it was like being at home. The view from kitchen window was amazing, watched the swallows, barn owl and a deer. Thank you to the owners, I'm sure we will be booking again.

This is a delightful cottage; the location is brilliant for the St Cuthberts Way and it is very peaceful.

Access to lots of stately homes and wonderful gardens is easy and we were impressed by the thoughtful equipping of the house- there was nothing that hadn’t been supplied. The two gardens give lots of outdoor space to enjoy, both with great views and wildlife. We would certainly come again.

We had a fabulous stay at the cottage, it was a great base to explore the area from and the accommodation itself was so spacious and well appointed it felt like a home away from home.

We have been taking a weeks holiday in the borders for nearly 30 years.

This has been the best cottage we have stayed in. The views from the kitchen are beautiful. The cottage was well maintained, Very clean, orderly, with everything you would need in a holiday rental. We enjoyed our stay and it was lovely to meet the owners Zena and John. Would recommend.

John and Zena have a super property in a stunning location.

House was spotless and modern whilst still holding the traditional and cosy country style feel. Views at the back are stunning and everything you need for a weeks stay is provided. It’s so quiet with no light pollution. The neighbours and locals are friendly. Zena and John provided us support on our last day due to an unfortunate incident on a local road near Edinburgh by allowing us to stay for a few more hours on our departure day to allow us to sort ourselves out with transport. Thank you both so much. We hope to return again.

Roomy cottage only a few miles north from Coldstream.

So great for exploring the local area. Lovely gardens front and rear and great views across the rolling fields to the rear of the cottage, which was nice in the kitchen with a morning coffee. Looking forward to returning in the future.

We thoroughly enjoyed our week at 5 Swinton Mill.

The cottage is beautiful, spacious, remarkably well stocked with everything we needed and more, as well as being spotless! Furniture, linen and towels were all quality and offered some extra luxury to out stay. We loved the well maintained gardens and wildlife spotting. The kitchen as a hub for our family but there was ample space for everyone. There was lots to to locally and we travelled further afield too. We would be delighted to stay again. Anyone who books this cottage will be so pleased as soon as they pull up!

One of the best equipped holiday properties we have stayed in.

Everything we could possibly need was provided. The local information was invaluable. The view from the kitchen was lovely and the local flora and fauna were excellent.

This is a lovely cottage, about 4 miles from Coldstream.

The setting is very peaceful, the neighbours we met were friendly and Zena and John, the owners, are very helpful. Equipped with the essentials and more, the cottage was clean, well presented and very comfortable. Ideal location to explore parts of Scotland and Northumberland, whatever you enjoy there is something for everyone. Would definitely recommend and would go back if we wanted to stay in this area again.

We were given a wonderful warm greeting by the property owners on arrival.

The cottage is a wonderful property to stay in, it had everything we could possibly need. The area is very quiet with lovely quiet roads giving access to the coast and inland to the Scottish Borders and Northumberland. We were never short of places to visit. The garden was a peaceful oasis. We can thoroughly recommend this property and would happily stay there again. Thank you!

A beautiful home from home.

Our second stay; we have found our happy place here. The cottage has everything you need and more & is spotlessly clean. It is in a fantastic, relaxing location with so much to do nearby. The owners are lovely and so welcoming, we were pleased to see them again. We had a brilliant week and would definitely return again.

We really enjoyed our stay in the Scottish Borders.

The cottage was so lovely, the huge, light and airy kitchen with the beautiful view was where we spent most of our time when indoors. It is one of the best equipped holiday cottages we have stayed in, very clean and the mattress was so comfortable. We didn’t want to go home! We hope to return in the future. The cottage is also nicely situated so you can easily reach Coldstream or Kelso as well as being close to Northumberland.

Good location, very quiet, near to the towns of Melrose, Kelso and of course Coldstream.

Also very near to the stunning coast of Northumbria and the numerous amounts of wildlife. Would definitely recommend the cottage for a base to explore the delights of the Scottish Borders.

We have just returned from a great week at Swinton Mill Farm Cottage.

The owners were lovely and very helpful beforehand. The cottage itself was very clean indeed and had everything which we could have needed. It was cosy and comfortable and we had no issues whatsoever. We particularly enjoyed spending time in the lovely kitchen with great views to the fields and hills. The location of the cottage was great - a lovely place to relax but also to explore the area. Would be very happy to return and highly recommend to others.

We were pleasantly surprised by how well equipped the cottage was, plenty of things for cooking and baking. There was also ample information in the cottage about the local area, walks and points of interest etc. We had a lovely stay

It was a pleasure to stay here, the cottage is beautifully furnished/decorated and had everything we needed plus more. We had a friendly welcome from the owners, who gave us lots of information, there is also lots of information provided in the property. Lovely views from the back garden which we particularly enjoyed of an evening. Lovely garden area to the front which we enjoyed. Both gardens a safe space for our son to play & explore. We enjoyed relaxing in front of the log burning fire after busy days adventuring. There is so much to do in this area, we didn’t manage to fit everything in. We enjoyed our stay so much we have already booked for next summer

.the list could go on. The owners were very friendly, met us on arrival & left lots of information for our stay. There are many beautiful places to visit nearby, we definitely plan to return for another visit.

View - tick. Comfortable beds - tick. These are our main criteria for a good holiday. This cottage is one of the best, if not THE best, we have stayed in (and we have stayed in a lot). The owners have thought of everything a visitor could possibly need, and provided some of the basics like dishwasher tablets, wash pods, hand wash...things that we have previously had to go out and buy. The kitchen is amazing, with more equipment than my own! 100% recommend.

A great place to see wildlife and enjoy the local area from a clean and comfortable base. The well-maintained gardens, front and back, with a patio made it an ideal stay during the summer.

We stayed a wonderful fortnight in this lovely Cottage.

The owner gave us a very warm welcome. It is very well equipped and clean, we didn‘t miss anything during our stay. Even the beds are very comfortable, so we slept very well. It was beautiful to sit in the kitchen and garden with that nice view and amazing sunsets. The stairs didn‘t cause any problem. We would love to stay there again!

We loved the property!

! Zana and John welcomed us on arrival and it was lovely to meet them. The cottage was spotlessly clean, comfortable and well equipped. There are fantastic views and lots of wildlife - we saw a barn owl on our first evening and had Partridge in the garden by the end of our stay. There are endless things to do in the surrounding area - we enjoyed walking, fishing and learning about the Borders history. 7 days are not enough to fit everything in. We had a great holiday!

Great propertly and location.

The steep staircase could be a problem if you have mobility issuse ? We would love to there all year!

A beautiful mid terrace cottage, renovated to a high standard.

With lovely open views across farmland from the kitchen which, having been extended, is a lovely place to dine. Outside a delightful garden with patio area. Two double bedrooms, very comfortable beds. A small upstairs toilet with handbasin. The main bathroom off the kitchen with walk in shower. Fabulous! To the front, apart from parking for two cars, another area of lawned gardens and flower beds. We loved it, it's ideally situated for walks, exploring the Scottish Borders. Our grateful thanks to the lovely owners, who made us welcome.

The property was extremely comfortable and being able to go out of the back door for a stroll was perfect.

The location is excellent there was so much we wanted to do there was no way we could complete it all in 1 week. The owners left lots of information about what to do and met us on arrival giving us a quick tour of their lovely cottage, also giving us local advice on what was good. Floors Castle, Hirsel, Berwick Ramparts and the local walks around Coldstream were all highlights. Thank you for sharing this lovely piece of Scotland with us.

The cottage is in a beautiful location and is spacious and very comfortable and well equipped.

Outlook from both the front and back onto the gardens is lovely. The owners were there to greet us on arrival and very helpful . Would highly recommend this cottage and the Borders are a really interesting and peaceful area to explore .

What can I say apart from 10/10.

Really good communication from owners who made us feel really welcome and gave us lots of good recommendations on places to visit/eat in area. The cottage is extremely well equipped, spotlessly clean,cosy, has exceptionally comfortable beds and is in a fantastic location for exploring surrounding towns and villages. Also enjoyed relaxing in gardens (when weather permitted )watching the wildlife and admiring the views. Wouldn’t hesitate to recommend to others and will look forward to returning again in the future.
