We loved our stay at Paddock House.

It was homely, comfortable and everything was clean and tidy. The kitchen was well stocked with plates, mugs, cookware etc and it was perfect for our long weekend away

Lovely accomodation, plenty of space with some thoughtful touches upon arrival.

Internet was very hit or miss some was tricky to plan days out at times. It’s worth noting the property is very isolated which was ideal for us but won’t be for everyone

Paddock House was absolutely perfect, it had everything that we wanted throughout the house.

We all said that it was the best equipped house we'd ever stayed in. Once we got the hang of the induction hob, which was pretty easy to be honest, we really enjoyed it. Definitely rate this ten out of ten.

The house was so homely and perfect for our 3 generation family get together. The surroundings are beautiful and although it is very remote (perfect for us!) it is only a short drive to the nearest town. The house is very well equipped with everything you need, I think their kitchen is even better equipped than my own! We had a peaceful week and would definitely come back. Thank you!

What a wonderful holiday cottage.

It was really comfortable and warm, and perfect for spending quality family time together. There was so much space to sit, talk ang play games. (A real fireplace added charm and warmth to this place, you'll feel at home ). Our dog were very happy too. ;) The house is very well equipped, you will find everything you need there. The owners of the house are very friendly. They left it to greet : milk, eggs, prosecco and homemade cookies :) We would like to come back :)

We had a very comfortable and peaceful stay, with a rural view from every window.

The kitchen was very well stocked with both china and cutlery which meant we could completely fill the dishwasher before running it and still have some spare, We had 3 generations staying there the boys enjoyed the table tennis and WII whilst the adults chatted in the lounge in front of the log fire. There was a plentiful supply of logs which meant we could light the fire every day. If the weather had been drier there were plenty of walks from the house and in the area, the hosts had left several maps and suggested trips. All first class and we would love to be able to hold another family gathering there .

This is the perfect accommodation, cottage is spotless and has everything you could ever wish for!

As an extended family of three generations, Paddock House was perfect for all 6 of us to enjoy our holiday in the Peak District.

It was clean, spacious but comfy too and provided everything we needed for inside and outside rest and play. The kitchen was well equipped for making home made meals and the bedrooms were comfortable for a good nights sleep after a 'hard' day exploring the beautiful countryside. We didn't want to leave. We all can highly recommend Paddock House.

The location was easy to find, easy parking for 4 cars, very quiet and scenic and surrounded by sheep which was perfect. The house was very well supplied with quality items and there was plenty of room for 6 of us. The welcome pack was gratefully received, especially the home made biscuits which were delicious. It was an ideal location for a family gettogether with plenty of walking trails and outdoor activities nearby

Paddock House was perfect for our family get-together to celebrate our Golden wedding anniversary.

The house is so well equipped and every detail thought of. We even had an anniversary card and boquet with a bottle of fizz and home made biscuits alongside milk and farm eggs to start us off. It was a home from home and is the best holiday cottage we have been in.

We loved our stay at this cottage.

All the previous reviews are true - it has everything (and more) that you would possibly need and it was clean, comfortable and warm. Comfy beds, crisp white bed linen, cosy throws, fluffy towels (throws & towels colour-matched for each room!), good showers. Beautiful setting with only the farm up the road for a neighbour; stunning views to wake up to every morning, footpaths from the doorstep (though be warned it's up quite a steep hill!) and we enjoyed watching the lambs just outside the kitchen window. We even had great weather and were able to sit outside to soak up the afternoon sun some days. Just perfect :)

Perfect for a quiet, relaxing getaway

The property is absolutely lovely with everything we needed and more.

We did have a problem with the road leading to the cottage as there is building work going on in a property very close to the cottage. This caused us quite a degree of anxiety as negotiating the road was hard enough but with all the building wagons and lorries it was near impossible at times. We did scrape the underside of our car on a raised centre section of the road. There was also a lorry that got stuck in the mud which took a while to clear and no lights at night to make it easier.

Our group of 8 friends absolutely loved Paddock House - it is the perfect venue for a group to send quality time.

The cottage is spotless, has ample space for larger groups, and has a fabulously well equipped kitchen. Communication with Barbara was excellent and timely, and we really appreciated the lovely welcome pack of biscuits, milk and eggs. We will recommend Paddock House to all our friends:-)

We stayed here with my adult family and partners and had a lovely time.

The house is in beautiful countryside with walks easily made to all the local attractions. We didn’t need to use the car. The house was lovely to come back to as was very cosy and comfortable with plenty of room for 7 of us including our two dogs. The kitchen was very well equipped. Nearest shop is Ashbourne so best to organise shopping before you arrive and we had a supermarket delivery which was perfect. Eggs from farm and milk were left by the owners which was a nice touch. Overall a very enjoyable stay and would very much recommend.

This is an exceptional property situated in the middle of the beautiful Derbyshire countryside.

Dogs are not just allowed but really welcomed with treats, poo bags and covers for chairs. Crockery and cutlery are first class quality. This is by far the best property we have stayed in and would recommend it wholeheartedly. Thank you to our hosts for their thoughtfulness.

Such a lovely cottage in a lovely place with views to die for.

The whole place has every thing you could wish for and as they say simply the best. We did a full roast dinner with all the trimmings and there wasn't any thing we wanted that wasn't there. The place was very clean, very comfortable and the owners where very friendly. Lovely homemade biscuits my Grandson's couldn't get enough of, eggs and milk waiting for us. We really didn't want to leave. Thanks for the trip around the farm it was the best part of Finley's holiday he loved the whole experience.

Beautiful property in wonderful part of the country.

Very well equipped and extremely clean and well maintained.It was a treat to have fresh eggs, and home made biscuits, left by the owner , also some milk, which was very thoughtful. Some lovely walks from the cottage and fabulous views, so peaceful and relaxing, we enjoyed our stay and would not hesitate to recommend. We had a lot of fun playing with the games provided and table tennis. Ilam/ Dovedale is lovely to either walk to or a short drive away.

We absolutely loved the house!

The number of bedrooms and beds was just right for our party. The kitchen is better equipped than mine! It's nice to have a separate dining room. Comfortable lounge, TV is a bit tucked away - might be an idea to move that so everyone can see, but it's such a minor thing, we weren't there to watch TV! Really nice location, lovely garden and there are various walks from your front door! Lots of information guides provided and the free range eggs and biscuits were a lovely touch which were quickly demolished! We'll be back next year :-)

The patio and grass areas enabled us to enjoy the good weather. Stunning views of local area from the house and near enough to explore Dovedale and other highlights of the Peak District.

The property is spotlessly clean with everything you would want for a stay there. The furnishings, appliances and equipment are all high quality with condiments, foil, clingfilm, dishwasher tablets, washing powder, hand wash etc all supplied. We loved the complimentary biscuits, home laid eggs and milk that were supplied. I'm sure we will back.

We had a bad experience with Sykes as we had a poorly cleaned property in Cornwall and had been reluctant to book with them again but Paddock House was spotless and we appreciated the milk, eggs and delicious homemade biscuits left for us. We all loved visiting the lambs. We will definitely be returning.

A wonderful holiday cottage!

Probably the best place we have stayed in over many years of self catering holidays. Spacious and comfortable. Equipped with care and thought, everything we needed was there. We loved the stunning views down the valley and that we could walk straight from the front door. Although a wet week, we thoroughly enjoyed our family gathering of three generations, Thank you.

Paddock House is absolutely perfect!

We stayed for 4 nights over Christmas and cannot think of a single negative. The house is clean, comfortable, very well equipped and peaceful. We would definitely visit again. The owners went above and beyond to make our stay like home away from home. The dogs also settled in very well and loved it too!

We had a fabulous few days at Paddock House.

Beautiful, peaceful surroundings and whilst we didn’t do a huge amount, a great base for walks and exploring. The house was a great size for our party of 7 with everything we needed. The fire was great after chilly afternoon walk and the table tennis was appreciated by the kids. Immaculately clean, plenty of towels and the kitchen had everything needed and more. Great house, great location, we hope to return!

The cleanest holiday rental we have ever stayed in!

House and surroundings are absolutely beautiful and we didn’t want for anything. Would return in a heartbeat.

Customer service from the owners was excellent.

The location was ideal, close to Ilam park, many walks and excellent restaurants / pubs nearby. Cleanliness was 10/10 as was every aspect of our stay. A much needed few days away surpassed our expectations. We’ve stayed in several Sykes properties - this is the first where our overall experience was 10/10.

We were delighted with the cottage which was probably the best we have ever stayed at.

The farmer's family fell over themselves to be helpful, particularly when unfortunately our car broke down just before we arrived. The owner's family kindly fetched all our luggage up to the cottage, gave us food and even a lift to Buxton to collect a hire car. In spite of this we had a wonderful holiday, the views are so good you have no need to go out for the day but there are some lovely places to visit - with small children we particularly enjoyed Heights of Abraham and Sudbury Hall museum of childhood. Around the cottage is wonderfully quiet and peaceful, a very beautiful area. Thank you so much for making our holiday so memorable and enjoyable, the perfect hosts.

Wonderful house and location.

Great for a family holiday. All the amenities were brilliant. Beautiful surroundings!

What a spectacular setting - the pictures don’t quite do it justice - the house set on the side of a beautiful valley surrounded by peaks and farmland.

It is about a mile from Ilam and the road only leads to the farmhouse where the owners live so there is no traffic at all. There are sheep grazing in fields all around the house and multiple walks you can do directly from the house. We had a wonderful weekend here celebrating my fathers 80th. The house itself was really comfortable with everything we needed. The garden is pretty and we made use of the outdoor seating for meals in the sunshine. What a great find - highly recommend it and hope we can return.

The perfect house for our family weekend away.

Set in beautiful countryside, covered in snow when we arrived but we still had the most amazing time. Barbara and Richard were really welcoming and showed us the lambs on the farm too. The house was well really well equipped including some additional homely touches- home made cookies, fresh eggs and milk. I would highly recommend staying here to explore the Peaks.

We spent an amazing Christmas at Paddock House with our family.

Everything we needed and more was provided for us to spend 4 nights relaxing together in this beautiful property. We attended the local church on Christmas Eve and met Barbara, the owner. The cottage was clean, comfortable, with everything you could need. Rooms were all a good size, with all furniture and furnishings of high quality. The attention to detail by the owners was impressive, and the little touches really elevated this cottage above many others.We really felt like the owners had put a lot of time and effort into making this place special. We had a fantastic break at Paddock House the views from the cottage in all directions are breathtaking.

The property is spacious and very well equipped, there is nothing more you would need. We were made very welcome including our dog who was left some treats. The property is as described and is about 15-20 minutes from Ashbourne through some lovely countryside. We were very fortunate that the weather was great allowing us to spend many an hour enjoying the outside space and the garden. It is also ideally located if you want to walk directly from your doorstep or travel a little further a field. We would definitely recommend this to others and would like to visit again in the future.

Beautiful location, fabulous cottage, two tiny points (purely constructive) - A) the lower part of the garden could be made a little more 'escape-proof' for the dogs to be able to explore off lead, and B) the beds were a little firm for some of our party.

These are very minor and overall the place was spotless, incredibly well equipped with everything you could need. Very tasty home made biscuits, a jar of dog treats and fresh farm eggs, were brilliant touches to make us feel so welcome. We would have no hesitation in recommending it to anyone we know, and we have already begun doing so!

Another fantastic, relaxing break at Paddock House.

Wonderful property in a stunning location. The owners have really thought of everything to make Paddock House as welcoming, comfortable and equipped as possible - which is very helpful due to its remote location! Our dog had a wonderful time walking the local countryside. Honestly if you do want to get away from it all, stretch your legs and sit in front of the fire in the evenings - this is the place to go.

The cottage was beautiful and larger than we expected.

It was warm and very clean, we wanted for nothing in the kitchen and found everything we needed for hosting Christmas Dinner for 7 people. The welcome pack was a lovely touch and the mince pies very moreish. Local walks were numerous so it was a perfect location for us.

We rented the property to celebrate a family birthday in December - not the best time of year for good weather!

Paddock House and its owners are very welcoming. The property is very clean and tidy and extremely well equipped and comfortable. Its location 200m up a hillside is somewhat isolated, but it is in a lovely quiet spot and with a number of good walks literally on the doorstep this is also one of its many attractions.

This property was immaculately clean.

The owners had put a lot of thought and care into welcoming us to the cottage. Due to the rural location of the cottage, travelling to a local shop was a 20-30 minute drive away. This had been taken into account for incoming guests and the property was supplied with milk, tea, coffee and other basic essentials on arrival. The cottage is ideally located for local walking/attractions of interest. If a quiet retreat is what you desire, then this is a perfect venue. It is set in idyllic countryside and apart from the local farmers and sheep, you’ll only encounter the occasional group of ramblers. The cottage has a well stocked kitchen with good quality kitchenware and the open fire is ideal for putting your feet up and relaxing after a long walk in the beautiful countryside. You are supplied with plenty of coal, but will need to purchase extra logs and kindling if you are staying in the colder months. (We stayed in November). All-in-all a perfect retreat. We were sad to leave and could have easily stayed for another week. I would definitely recommend Paddock House Cottage. As with all reviews, it is only fair to balance the positive with the negatives. The only negative point of note for this cottage was that the internet was quite slow, the maximum speed we achieved was 1.5MB/Sec. Not totally a negative as it gives a welcome break from being constantly contactable, especially as a phone signal is non-existant. (A landline is provided for you to use if needed). However, knowing we needed to entertain ourselves on an evening. We had made ourselves some music quizzes etc.. beforehand and uploaded these to Youtube to entertain ourselves and our visiting friends. Due to the slow connection, we were unable to have our quiz nights. We did however, manage. There are numerous board games available in the cottage as well as a collection of DVD’s, so only a small negative. I would highly recommend Paddock House Cottage and have already done so to some of my colleagues at work, (NHS) including my manager who was very interested as she owns a horse, as I believe horses are welcome with advance notice.

The place looks amazing in the photos buy they still don't do it justice.

The setting is beautiful with great walks from the front door. The place was so well equipped, you could tell serious thought had been put into providing us with everything we might need on our trip. Without doubt the cleanest and tidiest place I have ever stayed and my favourite place yo stay in the peak district.

Paddock House is a gem hidden away in the Peak District and there is only one word to sum it up - WOW !

Wonderful location with amazing views, outstanding level of equipment and facilities and a Welcome provided by the owners that is second to none. It has something for everyone - those who want to explore the various walking trails around the area to those who want a quiet home away from home. It's certainly a place we will be looking to return to.

We booked this cottage to get the family together from the West Midlands and South Yorkshire to celebrate my wife's 70th birthday.

I can only describe it as perfect, the views were amazing, the quality and presentation was first class. The cottage was spotless and contained everything we needed and the welcome pack was lovely too. The owners were very friendly but left us alone to enjoy this beautiful cottage. I can 100% recommend it for anyone, you wont be disappointed. If I had to make one negative comment (which did not apply to us) out of season might be quite difficult to access do to the remote location, but for us it was not a problem.

Homely cottage with some lovely finishing touches. Homemade cookies with milk and freshly laid eggs. Great weather most of the week for late September. Enjoyed the local sites and walks in Ilam especially the Dovedale trail. Would recommend the steak and ale pie at the local pub.. Enjoyed a cream tea at the Old Schoolroom. Spent some time strolling around Ashbourne picking up some provisions. The highlight was the open fire being set up ready on your arrival. A lovely cup of tea homemade cookies watching the flickering flames of the open fire. Exceeded our expectations and planning our return trip to share with family and friends. Brilliant to get away with family during these strange times. Thanks!

The owners ensured that we had everything needed inside the property.

Plenty of room throughout and everything well stocked in the kitchen. We used the Gas BBQ supplied and sat outside on the patio one evening. The two gardens gave our children room to move and views over the countryside were outstanding. Our children especially enjoyed the drive up and down to the property because of the sheep grazing in the field being close enough to touch from inside the car. We couldn’t fault the effort the owners have put into this holiday home. Thank you!

Paddock house is large, very clean and very welcoming.

We loved our holiday and fully intend returning to paddock house again. The views are amazing!

House wonderful, homely but beautiful, and owners thought to provide everything you would need and more, with delicious welcome package. WiFi rubbish which made the holiday complete as with an older family we spent more time talking and playing games, of which plenty were provided. The best holiday ever, thank you.

Beautiful location. Very comfortable and clean - perhaps decor a little old fashioned but did not detract from stay. Kitchen incredibly well equipped. Owners very helpful. Lots of fuel left for log fire. Everything you could think of for dogs. Would fully recommend and aim to return.

Paddock House has the most amazing location.

It’s about a 1.5 mile Walk to Ilam Hall for a National Trust Cafe. You can reach Dovedale and Climb Thorpe Cloud Easily. In the other direction is the Manifold Valley and Thor’s Cave. Ideal for a larger family gathering.

We couldn't fault the accommodation or location.

Everything was spacious, comfortable, clean and welcoming.

This was our second stay at Paddock House, Barbara & Richard were most welcoming.

As per last time there was homemade biscuits, fresh eggs,tea coffee and milk. We have had many holidays in cottages but have always had to shop to buy the normal household goods before we could settle down so to speak. Every thing that is needed was already in place and with the help of OCADO we even had all our groceries. Paddock house is beautiful and has exceptional views.

Paddock House is delightfully situated at the top of the valley with amazing views over the countryside.

The cottage is spacious and welcoming and really well appointed with everything required for a family holiday away from home. A couple of minor points; if your dog is adventurous and fond of cattle please note you are right in the middle of farming country and we felt the garden wasn't fully enclosed meaning dogs needed to be supervised in the garden. Also the large amount of livestock also meant a fair number of flies. However, these were minor points, they didn't detract from the beauty of this cottage. The owners are next door, and are ultra friendly leaving a very nice welcome pack on arrival. We will definitely be back in the future.

This is a well equipped and comfortable house in a great location.

No shops, no cars - just beautiful views and wonderful walks on your doorstep.

The cottage was absolutely lovely, very clean with excellent facilities.

The setting of the cottage was amazing, it gave us a very relaxing and uplifting break. We will certainly visit again and will definitely recommend to friends and family.

A very comfortable four bedroom house - we appreciated the remoteness whilst still being 20 minutes or so away from Ashbourne.

Great base for Ilam and Dovedale which are in walking distance down the road. You can also plan circular walks although you need a proper OS Map and some care with navigating. Also went to the Ashbourne cycling centre for a day out on the Tissington Trail. We all enjoyed the quietness and green landscape around the house whilst being a well appointed base for meals and relaxation.

Extremely helpful owner who lives in farm behind. Let the little ones feed the lambs and pick chicken eggs. Great trails and walks in right next to property

The cottage was in a wonderful location, better than we had hoped for, all the family really enjoyed the long weekend and we were able to eat every meal outside and chat (weather played a major part in this).

Within walking distance of Ilam and Dovedale it was great for those of us who like walking. The rooms were very spacious and the Kitchen had everything you could want,including some milk, local eggs, tea and coffee and an Easter Egg! Richard and Barbara did a wonderful job I would recommend this cottage to anyone wanting peace and quiet.

Fantastic cottage - location was perfect with plenty of walks from the front door.

Dog friendly - a couple of sheep in a nearby field but once through they were off! Biscuits were a treat on arrival as was the open fire. Will definitely be visiting again!

We were a group of 5 ladies and my cockapoo.

The house was extremely dog friendly which was important to me. The position of the house was just so amazing perched on top of the world. Views were unbelievable. It was well stocked with everything we needed for cooking. Beds were comfy and the area was outstanding with lovely parks and walks nearby. Can’t wait to go again.

The hosts are accessible and keen too please and help in any way.

It fulfilled every requirement and in fact probably exceeded most. No one wanted to come away!!!

The house was lovely and very comfortable.

It met our needs well and was very clean. The kitchen was very well stocked-I have never been to a kitchen with so much equipment. This helped us to cook an early Christmas meal with ease. A very enjoyable stay.

A supremely comfortable, well-equipped house with wonderfully helpful owners.

We arrived to a welcome pack of milk, farm-fresh eggs, homemade Anzac biscuits and a bottle of bubbly! The kitchen has been thoughtfully equipped with everything you could possibly think of including a large fridge-freezer, double oven and induction hob. The bedding and towels were plentiful and of high quality, as was all the furniture in the house. The heating was superb and easy to control. We used the house as a base for our son's wedding in Derby and it was ideal for the 3 generations who stayed. The surrounding area is beautiful and the house would make a great base for a walking holiday in the Peak District. Thanks to Barbara and Elizabeth for all your help - including sorting out a hairdresser for us! If you are thinking of renting Paddock House, we know that you will not be disappointed! We hope to return to Paddock House sometime in the future.

Lovely cottage, in a fantastic quiet location, great views off the surrounding Peak District.

Very welcoming owners, milk, fresh eggs straight from their farm next door and tasty home made biscuits waiting for us. Really wonderful place to spend some time. Hopefully we’ll head back there again soon.

The cottage was exceptional, more than we were expecting reading from the Sykes website.

We would definitely book again should we revisit the Peak District. Everything we needed for the beginning of the holiday such as tea, eggs, biscuits, milk etc had been supplied. Even items like dish washer tablets and paper towels were supplied. Plenty of towels and good quality crockery. What more is there to say!

This is a really spacious house which is beautifully decorated and designed.

The kitchen is extremely well equipped and the owners thoughtfully left us milk, eggs from the farmer and home made biscuits - which were delicious! The view from the cottage was amazing as it is situated quite high on a hill (might be difficult to get to during snow). There is a lovely garden and gas bbq which is really well kept and plenty of great local walks. There is a cosy log fire which we didn't use due to the glorious weather and the beds are so comfortable with good quality pillows and duvets. Absolutely fantastic! Will definitely be returning!

This is the first time we have booked with Sykes.

Although we have enjoyed many years of cottage holidays, the service provided (particularly in terms of communication before the holiday) and the standard of the cottage were both far superior to anything we have experienced before. The cottage was spotless, extremely well-equipped and well-serviced, and the owners had provided a very generous welcome pack. We have used other “high end” cottage rental agencies before and been disappointed by the service provided. We had the opposite experience on this trip and will certainly be booking with you again.

It's location is quite remote but you are rewarded with fantastic views and an ideal base for exploring the surrounding countryside including Ilam, the Dovedale and Manifold Valleys. The house is light, clean, comfortable and very well equipped with plenty of home comforts. As a group of 8, we certainly had plenty of space as the rooms are all a generous size. Paddock House exceeded our expectations and we will be sure to visit again.

Paddock House was perfect for us all as a family ranging from 3 to 83 years of age.

It was a birthday celebration weekend and Paddock House was ideal. The owners were delightful and we would certainly recommend the property without hesitation.

The cottage is spacious and equipped to an extremely high standard; nothing had been overlooked.

There were a number of welcoming, personal touches which we very much appreciated, and we felt that the owners treated us as valued guests. It's in a beautiful, quiet rural location, with open south-facing views - a great spot for wildlife. We thoroughly enjoyed our week there, and would have no hesitation in recommending this cottage. Five stars.

Paddock House is a really lovely house, spacious, well equipped, and warm.

Everything has been so well thought through - it was difficult to think of anything that could be improved. It is quite isolated in terms of pubs and shops (Ilam has neither) but the position of the house and the amazing views across the beautiful valley more than make up for that. And Ocado delivers! We had a golden retriever dog with us who had a wonderful time - no access to sheep so we were able to let him wander in the garden which isn't enclosed but is on a no through road where the only traffic is from the owner's farm above the property. The owners are warm and welcoming while totally respecting your privacy. We were left fresh eggs and home made biscuits and milk and had the added bonus of viewing lambs on our last day. Can't recommend the place highly enough.

A wonderful quiet location for a relaxing getaway, with plenty of walks accessible from the cottage.
