You have beautiful views of countryside.Local shop cafe bite to eat.On road bus route to Leek or Buxton for day out.

This cottage is absolutely beautiful in an absolutely beautiful setting.

Just off a main road, it somehow still manages to feel peaceful and relaxing. Just 10 minutes drive from Buxton, a beautiful town and a tonne of walking paths from the front door, it's in also in a brilliant location. Stunning views all around. Clean house. The only slight "could be an issue" issues.. there is no WiFi. I hadn't checked this and had one teen going crazy with WiFi withdrawals as a result

Beautiful and very comfortable property.

We stayed there as a party of 5 adults and it was perfect (apart from the lack of WiFi, but that is probably to do with the gloriously remote location). The kitchen is very well equipped, and the lounge very comfortable. We were there for New Year, so the wood burning stove was a very welcome bonus. The location is stunning, with lovely views over the valley - there is also a table set up outside which in summer must be a gorgeous place to sit. A couple of small notes for people booking (and I recommend that you do) - the directions were a little vague (the property is before you get to the local cafe/store) and the Travellers Rest Pub (which was the closest) seems to have closed down for the public. Having said that, the New Inn in Flash is only a 15 minute walk away and is charming, with a very good bar, food in the summer and a very warm welcome. We thoroughly enjoyed our stay at this property and wouldn’t hesitate to book again.

A wonderful cottage with amazing views.

It was perfect for our family (2 adults and 2 children). Beds are very comfy, which is what you need after a day of adventures. It is central to so many places to see, furthest we traveled was 40mins within the Peak District. Would definitely stay again.

Lovely cottage, shame there's no WiFi, the large screen TV is a smart TV that could do so much more with WiFi.

Could do with directions changing to say ' coming from Buxton, the property is 500 yards before the cafe. That or a larger sign.

We really enjoyed our stay at New Cottage Farm, it was spacious, comfortable, warm and very well equipped.

A great base for visiting Buxton, Bakewell, Leek and beyond. Our only comment about maintenance would be that some of the windows may need resealing/replacing as the wind whistled through some nights. Otherwise fantastic stay and we all said we'd go there again.

The views from the cottage are stunning, and the cottage itself is very well equipped, immaculately clean, and very comfortable.

Even though the temperature dropped outside, inside we were cosy once we turned on the good central heating and got the log burner going, too. We wanted for nothing - would highly recommend this cottage as a base to explore the surrounding area. The owner was really helpful and communicated with us well in terms of collecting the key, etc, and we appreciated the chocolates and wine that had been kindly left for us to enjoy. Separately to the cottage, the listing is inaccurate as there is no longer a pub in walking distance. The owner said that Sykes has been informed of this but haven’t changed the listing. Although not essential, it was a deciding factor when we chose the cottage over another one, so we were disappointed to discover this.

We had a very nice holiday in New Cottage Farm.

It was comfortable and clean. Fantastic views. We had a few days of very wet and windy weather (which can only be expected in mid October in the Peaks), but the cottage stayed warm and cosy, especially with the log burner going. Not a big issue for us, but watch out for the uneven staircase, as the top step is bigger than the others and caught us by surprise a few times until we got used to it. Not unexpected, but Internet connectivity was very limited for us in the cottage, as there was no broadband wifi, and mobile data services had weak signal (at least on Three, O2 and Vodafone networks). If you wave your phone at the right window you can get enough data for email, messages, google maps and websites etc, which was all we needed :-) But don't expect to be able to stream video. Oh, and the fridge could do with a light in it, but that's hardly worth mentioning. ha ha. We had a very nice week in this charming little cottage. Recommended.

The cottage was just right for a base to explore the peak district from. It was a perfect home from home. We'd stay again if we're ever in the area.

We had a really lovely stay at this cosy cottage despite the weather wasn’t great.

We enjoyed the amazing views from our windows and love the location that is easily accessible to many tourist attractions. We really like being able to get to Buxton within only 10 mins drive and went there a few of times for food and coffee on rainy days. The cottage has everything we need including many games to keep children entertained indoor. It is really warm even when the fireplace wasn’t on and has a separate dining space that we made good use of. The only thing we missed was a dishwasher but it wasn’t a huge issue. We thoroughly recommend the cottage to others.

Can’t fault the place it was lovely and amazing scenery all around the house.

Only thing would be maybe getting wi-fi. No signal and no wi-fi but then the ad does say that! Pub down the road is shut but otherwise it’s a great place and would highly recommend. Owner really responsive too via text! Thanks!!

Wonderful views across the Peak District and well placed in terms of tourist attractions. Loads to see and do in Buxton which is only 10 minutes away. We were there with 3 young boys all under 10 and they loved it.

not quite as isolated as we thought the main A53 was right outside the drive, which is quite a busy road with lorries. Outside courtyard could do with a bit of TLC and a patio table with chairs would of been nice.

Has everything you need for a relaxing rural cottage. Lots of lovely walks from the doorstep and the Flash Bar Stores is great for a cooked breakfast.

A lovely cottage and isolated, which is what we wanted.

Fantastic views too! The cottage was a good size and mostly warm but when it was very windy it was slightly draughty in the living room. The settees in the living room were a bit uncomfortable too. The double bed however, was very comfortable and the bathroom was nice with a good shower. The biggest downside was no wi-fi, and a intermittent phone signal which made it difficult to book things from the cottage. We had to go outside to get a better signal which wasn’t an option in March!

We had a wonderful holiday in New Cottage Farm.

The house had everything a holiday maker could need. The host was at the end of the phone and extremely helpful.

The cottage has been renovated throughout to a very high standard and was ideal for our needs.

Fantastic views over open fields to the east and an old stone cow shed next to the cottage gave inspiration for a bit of holiday painting and sketching. We appreciated the closeness to Buxton which had a lot to occupy a nearly three-year-old toddler (especially the ride-on train, extensive play areas and boating lake in the Pavilion Gardens and ready availability of ice-cream!) as well as grown-ups. We coped without wifi in the cottage (that can be a blessing!) but a reasonable 4G signal meant grandad didn't miss the Champions League final!

If you need to some time away from it all then this is the perfect place. The views alone from the cottage are just breathtaking. Made to feel very welcome by the owner and the added touch of wine and chocolates went down a treat ... thank you! Myself and my family had a lovely stay here and would definitely come back!

....High winds, heavy rain, snow & fog.....In May when 2 weeks prior we had glorious sunshine?!...... This detached cottage is a quiet, welcoming, comfortable retreat surrounded by beautiful countryside. The owner Gary is great.....The bottle of wine & box of chocolates left for us was a lovely touch.....Thanks. We particularly enjoyed the log burner & full size bath. Would definitely recommend. The cottage was exactly as described, and very clean and tidy.

The kitchen was well stocked and had everything we needed. The location was great for exploring the area too. Highly recommend this cottage. Garry was super friendly and couldn't be more helpful.

New Cottage Farm is a well-equipped, comfortable and attractive place.

For those wanting a great base from which to explore the area (including an excellent walk around Three Shires Head) and to visit the locality, it is pretty much perfect. The local Cafe/Shop is fantastic and safe too. It really is a five-minute stroll from the front door. Sadly, the pub had not opened yet, which is understandable. Following lockdown and reports of local viral spikes around the UK, we didn't plan to go anywhere but walking from the house. The area is so lovely, a week wasn't long enough. My family and I (2 adults and twin 12 year old girls) didn't want to leave. Even the view from the front of the cottage is stunning. We saw buzzards, stacks of butterflies and even a stoat. The weather is very unpredictable at the peak of the Peak District, and we got our fair share of the wet stuff, but that view never disappointed. The cottage is tidy and it's clear the owners want people to return. The owners are friendly and attentive. We'll be back although...whilst advertised in an "isolated position" it is only a driveway's length from the main artery into Buxton. Those expecting total solitude and isolation could be disappointed. You can hear the road from the cottage, but it's generally imperceptible once inside, and the overall experience is one of peace and calm. We loved it.

We had a fantastic 4 nights at New Cottage Farm, our Family of 5 with kids aged 2,9&11, were well catered for with comfy beds & cot to games and books.

The cottage is very well equipped with everything you would need and is very comfortable. Buxton is only 10mins away with everything you might want available. We went cycling along the Monsal trail to Bakewell and walked around Lady Bower Reservoir having a great time doing both. We finished off with a meal at the local Knights Tale pub and Breakfast at Flash Bar Stores Cafe both were really good and very close to the cottage. We will definitely return.

We thoroughly enjoyed our stay in this comfortable and cosy cottage and having a beautiful Christmas tree in the lounge added an extra special touch for our festive escape.

Very nicely appointed, clean and spacious. Only downside was the property was described as isolated which it kind of is, but was located 30m from the main trunk road which was very noisy at times and spoilt the isolation.

We have just returned from an absolutely lovely week away at the peak district, The cottage was just near the village of a flash, which is a Tiny little Village, and boasts being the Highest Village in England, the views from the cottage are breathtaking, the cottage itself was cleaned and prepared to a high standard, and there was all the little holiday essentials that you could need, I.

e fuel , wood etc for the fire, washing up liquid, Tea towels, Bath towels that sort thing, and the cottage is so cosy and warm and each window has different beautiful view, which we will miss very much, We even had the pleasure of meeting the owner, who came to see us to make sure we were settling in and he told us about the history of the place, which was very interesting. The cottage is a about a 15 min drive to the lovely charming town of Buxton, where you are sure to find somewhere nice to eat as there are lots of pubs and cafes, and also the pavilion, which boast a little river running through, and 2 good size parks for little ones and older children. We were struck by just how friendly people are, not just in Buxton, but Generally everywhere we went. The weather especially in the village can vary as you are situated around 1518 high so it's kind of like being on a mountain, but we were so lucky to enjoy such lovely weather all except one day when it rained, but that was part of the fun. I recommend you bring your walking shoes/ boots as there are so many beautiful walks and hills, which are all unique but some walks can be a challenge, and if you have very young children, a child back carrier is a must as some of the Amazing walks we did were absolutely not suitable for a pushchair, but if you dont fancy challenging walks, then their is lots of Gorgeous towns to visit and so much to do for everyone. We cant wait to come back again this year as there is still lots of things we would like to do and lots more places we would like to visit. Derbyshire is a wonderful place and extremely beautiful, we have made the most wonderful memories here.

The cottage was very comfortable and we had everything we needed.

However I would like to mention the breakneck stairs ?! The cottage is a new development within an old "shell" so that the outside looks like and old pair of Two up two down cottages. However inside this has been transformed into a three bedroom cottage. Therefore I thought it a same that stone stairs which had been created were very steep and irregular in height. Both myself and my pension age parents found them a struggle. Next year I will pay more attention to the description of the stairs !

This is a lovely comfortable cottage with stunning views from every window.

Very clean, nicely decorated and it had pretty much everything we needed - the games and kids magazines came in handy when the weather took a turn for the worse! Many thanks also for the welcome pack of wine and chocs. A great base to return to after exploring the local area - recommend Ramshaw Rocks, Tittesworth Reservoir and The Silk Museum at Macclesfield. Would certainly consider this property again for future holidays.

New Cottage Farm is a lovely cottage with panoramic views.

There are several good walks from the location and many places to visit. The nearby pub, cafe and shop are an extra benefit.

Originally I thought the lack of WiFi and phone network would be an issue, but actually it just made it better. No interference from "daily life" and the perfect place to escape to. We hope to come back next year!

The cottage was terrific.

It had been renovated to a lovely high standard with roomy and well equipped kitchen, bedrooms, living, & dining rooms. The fire was lovely and even though we were there in summer, it was a great feature to enjoy every evening. It is in a wonderful location for exploring the beautiful Peak District. The only problem was with the directions to find it. The postcode took us past the cottage, and down a turning. It would have been clearer to say it was 500 yards before the hotel, and if possible to have a larger sign.

Tastefully furnished and everything you need for a family with children. No garden but the patio area and views made up for that! We went in August and had mixed weather, the fog surrounding the cottage some mornings was magical. Perfect. Perfectly positioned for all the local visitor attractions - within an hours drive for Heights of Abraham in the beautiful Matlock Bath, Chatsworth, many National Trust properties, Pooles Cavern just down the road, numerous walks! Buxton is a gorgeous town and the cottage was 15 mins drive away.
