    Very clean, modern downstairs with upstairs more traditional, the view and hottub is what makes the place and is top drawer. Garden is open plan and near another building with guests but no issue and remains private as is the hottub Thanks for our stay

  • "Lovely little cottage that has been lovingly renovated by the owner."

    Super location with easy access to the High Peaks and lots of walking trails. Well equipped kitchen and plenty of towels provided too. The hot tub is a fantastic addition and the views are fabulous. Our only issue would be the stairs being quite steep and the steps down into the kitchen from the front door. Not a cottage for anyone with mobility issues. Overall we had a great few days.

  • "We were looking for a farm when trying to find the property and lack of any sign on the road or gateway didn’t help."

    We thought the owners were in the first property but that’s a holiday let too. We loved our stay however found the mattresses too hard and used both beds in a bid to find a comfortable sleep. The hot tub was the highlight of the property and booked it only because of the view and the hottub. Think lesser ambled people would find the stairs to bedrooms and down to the only toilet in the property difficult as they are very steep and narrow in stair width. The steps down to kitchen are very steep and uneven, but the kitchen has all you need apart from a dishwasher and dryer. The kitchen crockery and pans are good quality, everything you would need to make home cooked meals at home.

    Kitchen was well equipped with everything we needed. Enjoyed hot tub and outside area with lots of seating options. Beds were comfortable and the view across the fields was breathtaking. Owner was friendly and helpful. Would definitely return….

  • "It was a nice stay for a few days and nights."

    Views at the rear are great especially when relaxing in the hot tub. Some aspects of the outside need tidying up. The cottage was quite comfortable and suited our needs although having no bathroom or toilet upstairs took me by surprise so I must have missed this on the listing's. Met the owner on arrival and he seemed a really nice guy. All in all we enjoyed our stay

  • "This detached little cottage has been really sensitively modernised, with cleverly warm and light-increasing touches."

    Comfy, stylish, solid, spotlessly clean, good value. Many lovely walks and drives from here (v well-maintained public footpaths everywhere), genuine sense of peace, and we loved the view, hot tub and range of garden furniture. When the promised wood-burning stove gets added, it'll feel perfect in all weathers - although the heating looks adequate already. It's not within the (overcrowded) Peak District itself but still in a lovely landscape, and many attractions aren't far. I didn't want to come home. I could only quibble with a few tiny practical details: I'd've liked a few more mugs, one living-room lightbulb bright enough to let you read on the sofa, a bannister rail and soft surface at the bottom of the staircase (which is steep and narrow-stepped as in all genuine cottages - unsuited for mobility-impaired or small kids); a small dishwasher would be handier than the storage for 40 (!) bottles of wine. But the kitchen is well-equipped, and the walk-in shower is excellent (no bath btw). Didn't use the firepit or bbq, but great to have. If you're a dog owner do be aware: as the photos show, garden is shared and not enclosed, and sheep graze one field away, so a long lead might help. But your pup will love the walks here, and the furnishings are very practical. Two dog bowls were kindly left, but you'll want to bring your pup's own bed.

  • "Absolutely fell in love with this place."

    Views amazing. Hot tub wonderful, no restrictions on how long or how warm we could have it. Owner friendly and available if any problems arise, which they didn’t for us. Very dog friendly…. loved that. We will definitely return. NB A potato masher was the only thing we missed.

  • "We had a fantastic holiday with our two dogs who loved running around the large garden."

    The garden was amazingly equipped with lots of different seating, BBQ and most importantly a huge hot tub. A fantastic way to unwind after long walks. The house was spotless on arriving and well equipped. The beds were comfortable and it was nice to wake up to views across the valley. Simon, the owner was very friendly and knowledgeable about the local area. Would highly recommend for a relaxing break.

  • "My husband and I booked Top Hill Farm Cottage for our minimoon with our little beagle, Welly."

    We have had an amazing few days here. The cottage was exactly as expected from looking at the photos online, a beautiful cottage with gorgeous views across a corn field. The cottage was clean, comfortable, and came with everything we needed. The outside area was brilliant, a hot tub, and plenty of seating options to take in the lovely views. Simon, the host, greeted us on arrival and departure. Simon is a friendly guy who gave us some very useful recommendations to local pubs, restaurants & take away's. We also had the pleasure of meeting his 6 month old labrador! We look forward to re-visiting again in the future :) thank you for a brilliant and memorable minimoon

  • "Top Hill Farm Cottage is in a beautiful location and the inside has been presented in a modern way."

    We booked having looked at the photographs on the website but I feel I must warn others that these photos are not up to date and that the presentation and cleanliness of the property is not accurately represented. The outside area especially was extremely disappointing. The hot tub was a health hazard with dirty water, green algae around and filters covered in slime- absolutely incapable of filtering anything. The lid of the hot tub is broken so it lets in rain water. The outside furniture is very tired and the cushions are filthy. There were broken plant pots and old broken furniture left around. The fire pit had not been cleared nor the grass mown as shown in the photographs. The view from the bedroom is countryside but also the building site next door. I take no pleasure in writing this review but I feel compelled to as in its current state it will leave others feeling as bitterly disappointed as we were. I have contacted the owner directly but he hasn’t responded. He has to accept that he needs support to maintain the ‘outstanding’ grade of his property. It is not ‘outstanding’ currently so please book with caution. Additionally, Sykes are impossible to communicate with if you do have a problem. Please read your booking conditions as it seems they have no interest in quality control and ensuring their properties are accurately represented on their website. Who knows what you could arrive at.

    I’ll take this opportunity to apologise to our last guest, they did seem to fall victim to an unfortunate set of circumstances that has obviously upset them, and understandably so. Firstly unbeknown to me there was an underlying issue with the hot tub that led to failure with in the circulation pump circuit and ultimately the circulation and filtration system, this caught me off guard as I have not experienced this before and it left the tub looking dirty, on top of this the previous guests had managed to snap the hot tub lid so it didn’t close fully and sagged in the middle. I emptied and refilled the hot tub and the guests were able to use. I have since fixed the issue with the circulation system and replaced the broken lid. However, despite this, I sense from the guests feedback that it left them feeling bitter and I must debunk some of their report above: 1. The photos are up to date and the place is absolutely breathtakingly beautiful, particularly in good weather like it was when these guests arrived and they were full of praise (prior to the hot tub incident) 2. The outside furniture is mainly ratan and we are south facing so the sun (which we get all day) does it’s UV thing, apart from that there were a couple of the cream cushions (out of a total of 40 cushions) with marks on that I have now washed. However, granted there was a broken table in the corner out of the way which I have now removed from site 3. In the fire pit there is a bed of ash ready for the next fire to be built upon, this protects the underside from the heat. 4. The grass is cut once a week every week, it was cut while the guests had gone out during their stay! 5. The view from the bedroom is of the countryside. however, if you look to the right you will see the grounds of a derelict barn and equipment within it. It is not a building site. It has been this way for 20 years now and I expect it will be for another 20. May I also take this opportunity to refer to our other reviews who don’t share the same opinion with this guest or myself, and on a final note as the builder who designed and built/ renovated every square inch of this plot, I can hand on hart recommend it to anyone who likes enjoying the great British countryside in these summer months……. Especially when you get the weather It really is so peaceful! Property Owner

  • "My husband and I just finished our stay at top hill farm cottage."

    Firstly the area is stunning upon arrival the views of the surrounding area was spectacular, as city dwellers the peaceful silence was welcomed. We met the owners absolutely charming family very friendly but also non intrusive (very important) we were left to our own devices. The 2 bedroom property was immaculate with lots of towels, utensils etc we needed nothing. The hot tub was brilliant we used it every night of our stay. Would highly recommend this property and we will be using it again, top farm top stay!!

  • "The cottage is very charming and very quaint and very cosy especially with the wind and rain howling outside."

    The kitchen was well equipped with all the things we needed, it was clean and tidy throughout. Bedding and beds were comfy. When the sun came out it was a pleasure to be outside with the French doors open and the countryside just pouring in, we had nobody else other than the sheep in the next field on for company. It is super quiet at Top Hill Farm Cottage and to be amongst nature and relax for the weekend was a real pleasure in contrast to our fast-paced lives…… There is an abundance of furniture outside to make the most of the nice weather and the views on offer. The Hot tub is huge with 8 seats, there was more than enough room for the two of us and we especially enjoyed listening to owls tweeting during the extreme quiet of the night whilst in there. A brilliant setting in a fantastic location, with plenty in the way of dog friendly country pubs to choose from for eating and drinking. All in all a great place to stay to get away from it all.

  • "Whilst the property was set in a lovely area, the house left a lot to be desired."

    We found numerous issues which we wernt happy with which I will list... 1) Kitchen surfaces were filthy with cutlery and pots not cleaned properly. Had to spend our first hour cleaning the dishes. 2) Cupboard doors dirty from paw prints. 3) Cobwebs absolutely everywhere..looked like it hadnt had a deep clean for months. 4) Bathroom disgusting - water ran down side of sink and dripped onto floor, no bath mat to step onto after shower, gap in bottom of glass in the shower so water goes everywhere 5) Bed sheets found with stains on and dog hairs. 6) Bedside tables filthy. Had to clean with dettol wipe which was filthy afterwards. 7) Pillows and beds rock solid, woke up with headache. 8) Hot tub was mouldy and had dirt on the floor. 9) Found 2 slugs on the bathroom floor. 10) Lot of building work going on with rubble etc everywhere. 11) Not really sure where the bins were due to building work so put rubbish in the only bins on site. The whole house could do with a seriously deep clean and a lick of paint or two to bring this up to a decent standard. We felt dirty on leaving the property even after having showers. The surroundings are lovely and there is an amazing view but the house lets it down....

However, this is a 300 year old building and if you search for faults you will ultimately find the odd thing and we shall be reviewing with our staff some of the issues you mention along with the ongoing maintenance, given the heavy demand and use the building experiences.   • "This place is superb!"

    Family of 4 plus dog had a 2 week holiday here in summer 23. Modern and comfortable inside with everything you need and the outside space is fantastic, especially with the apple day bed and hot tub with those views! Spent most afternoons/evenings in the garden enjoying these. A couple of niggles with the wifi and back door but these were sorted by Simon straight away. The local Chinese Cantonese Kitchen was fantastic for food and delivery and the local chippy The Purple Lobster was a hit also. Most of the popular Peak District attractions easily accessible by car.

  • "Stayed here for 2 weeks in July 2023."

    Really enjoyed our stay. Hot tub and patio area just amazing. Views across the fields, amazing. Simon our host was attentive and dealt with any queries we had. Kitchen had everything we needed. Beds were super comfortable, shower was great. Beautiful plot shared with another bigger barn, owned by Simon also. We really loved this place and we would definitely book again. Garden day bed- an absolute luxury - we spent many an afternoon in there! Parking was ideal, and from the barn just a short walk into Outibridge for pubs and restaurants. 15 mins drive from Meadowhall shopping centre. Really really really enjoyed our holiday. THANKS SIMON!   • "The Location of the property was perfect, great views in a beautiful area."

    The property wasn’t very well sign posted as it read in the details. The property overall was lovely, but needs some TLC and a deep clean. We didn’t have enough glasses, which should have been checked when cleaned. Also the outside of the property is undergoing some work, so a lot of work materials lying around. The owner was very helpful though, advising us on things to do and where to go. Overall a pleasant stay, just a few things need attending to.

  • "Really enjoyed our stay."

    Great location, great views. The place was spacious, owner was friendly and the house was clean. Had plenty of essentials in the cupboards and overall a great place to stay. On the contrary, even though the hot tub had great views, it needs a clean and was extremely foamy to the point that we had to turn it off - a quick scrub and anti foaming tablet should fix it. The back door also wouldn't lock which worried my wife as we had a child upstairs so we would put a chair underneath the door handle at night but I know the owner was having problems with that door when we arrived. These are minor things to fix though and we would most definitely stay again.

  • "Gorgeously, renovated property with plenty of space for 4 adults and a dog."

    For clarity we stayed in the building featured on the left of the summary photo, one up one down window, older brick. Really nice open plan kitchen living room for sociable entertainment. Would love to return in the summer and make the most of the outdoor seating and BBQ over those views! Hot tub is a huge selling point and really brings the property up pretty amazing standard. Thank you to the host Simon who was very helpful and responsive although we didn’t have any questions as everything was really self explanatory, he left us to it. Being so recently renovated there’s still a few things that would make it even better but over all gorgeous. Local area was great for walks, we found two pleasant walks directly from the cottage itself with plenty of off lead areas for the dogs, as visitors you would benefit from a local OS map to help non-local walkers find the trails - the OS app is a life saver for that as there’s SO many tracks to choose from. The Pheasant Pub in Oughtibridge do a good Sunday lunch!

It feels private and out of the way when you're there, but a small town, pubs and restaurants are a couple of minutes drive away. The host was very helpful and welcoming.     It is homely and cosy but also stylish. The host was extremely helpful. The location is beautiful and the views are breathtaking. The large hot tub is a real luxury.Perfect location for walking and wild swimming . The local pub does a fabulous Sunday roast with ( of course ) the best Yorkshire puddings you will ever taste. I can highly recommend this lovely cottage. Can’t wait to visit again.
