The two local pubs have a nice atmosphere and food.
It would have been nice to have tea and coffee in the canisters and some basic toiletries in the bathroom apart from hand soap and toilet roll.
Would recommend and stay again.

"When we arrived we came through the utility room which had a piece of wood nailed over the leak in the ceiling, outside there was tarpaulin over the roof."
The kitchen was new and clean and very well equipped. The small front room had two two seater sofas. Upstairs was dated. We found there was an unpleasant smell to the property which was quite noticeable and possibly damp from the recent water damage. There was also a fly problem, large blue bottles kept appearing which we kept swatting and our dog was trying to catch and got quite agitated about, windows and doors were closed so I was not sure where they kept coming from, it was quite unpleasant. We did not feel the property was a good enough standard for a holiday let so we stayed one night and regretfully felt we had no other option but to go home. We notified Sykes while we were there of the problems and the owner on our return. We have stayed in many holiday properties and never had to return early due to the standard of accommodation so this was very disappointing.
The sofas are a two seater and four seater, don’t know how you came to that conclusion, take a look at the photos online which show you are incorrect.
The roof work which was beyond my control and is located in the utility at the back of the house is separated from the main living areas has made no difference whatsoever to the property and it is definitely not damp having no other complaints at all about the issue. I regularly checked it too and absolutely no damp or smell.
Upstairs was refurbished 2 years ago, did you not look at the photos of the property prior to booking because there is no difference to the way the rooms are now and it is also is in keeping with the character of the property.
The camera is not functioning, it was the neighbours that heard the issues you were having and reported as such, they were extremely concerned about you and my property.
You sent in a photo of one small fly, the cleaners were upset to see they had missed it.
I hope your next stay with Sykes is better. We won’t host you again.

"Really warm and comfortable."
Well equipped and clean. Friendly neighbour.
Small gripe : could have done with a coffee table or two in the living room, but that's all.
Great location for a short walk into town. Parking not a problem.
I’m so pleased you enjoyed your stay.
There are two side tables for drinks but take your point on board and now have a coffee table in place.

"We stayed at Churchside House for 4 nights and the house is beautiful set next to a gorgeous church and graveyard!"
The house is absolutely amazing with everything we needed for our stay with our dog Oliver. Couldn't fault our stay and will book again later on this year. The host Sarah was really lovely and nothing was too much trouble. We would highly recommend staying at Churchside House.

"Check in was at 4pm and had to wait 45 mins in the rain outside as the cleaners had only just got there."
Radiators were literally falling apart and the washing machine was leaking through the floor even though we did not use it . Stair carpet was filthy and needed cleaning. Location of property was great.
I’m sorry you didn’t have the best of stays, you asked for an early check in at 2pm which we agreed to and the cleaners said they were out by 3pm, had you raised these issues at the time of your stay we could of done something to make you more comfortable. The radiator was the side panel cover that had come away and just needed pushing back into place. We have positive feedback constantly. Hope your next stay with Sykes is better.

"Charming house, charming location, charming church bells!"
We loved our stay at cosy, comfortable and very well appointed Churchside house. It had everything we needed and more. Very well equipped kitchen, all mod cons - including Nespresso machine.
Spacious and comfy bedrooms, great shower and interesting pictures throughout the house!
Short and very pleasant walk into town and St. Giles churchyard was magical, in a wonderful elevated position…great for morning and evening dog walks.
We stayed for three weeks and would have stayed for another, if the cottage had been available.

"Great little cottage, ideal 4 exploring Matlock, lovely, local pub just across the road, walking distance to town fabulous place."
Me and my husband had a lovely time. Only time for was the parking. It really was an issue, but will definitely be back for another trip.
So pleased you had a great time. I wish I could make the parking a tad easier for all, I’ve had Sykes’s make it clear in the write up.

"We enjoyed our stay at Church side House very much!"
The location was fantastic in the 'Old Town ' part of Matlock away from the busy main roads but only 10 minutes walk to all facilities. Think it would be a good idea to purchase a couple of heavy duty door mats (one for inside and one for outside) for the front door and some sort of box/container for storing muddy walking boots.

"Firstly, cannot wait to go back!"
Secondly, apologies to owners for early arrival and unloading our cases but we let owner know and owner was gracious about it.
What a property?!? Quaint and olde worlde stone cottage. Beautifully decorated and fitted out. Everything you need in the kitchen with quality utensils. Bedrooms with lovely, tasteful decor and comfort. Nice bathroom and modern shower - hubby thrilled with the massage option on his feet lol! Tv has Firestick-style option so can get YouTube and Netflix etc. The situation of the property is spectacular! Overlooking a beautiful 17th century church where we can walk the dogs around and a couple minutes walk to a dog park and lovely walks. Short walk to the town for shopping. I have a bad back so the easy access to amenities was perfect. Loads of cafes, restaurants, butchers, there’s an Iceland and Co-op, gift and charity shops.
At the property as we spent a bit of time in the courtyard garden for a smoke and let the dogs out for a sniff - got to know some of the locals which were lovely. Oh and don’t get me started on the Duke William pub two mins away. Get a Sunday lunch there and you will not regret it. All food home cooked, chef and landlord are lovely, and had to take half the beef home which made me and dogs happy for a couple of days lol! Went back in the week for lunch and never had such a yummy mushroom soup! Make sure you are really hungry as portions are generous.
Thirdly, which I may have mentioned, I cannot wait to go back :)

"Cottage was great i had seen some cements about the church bell i have to say i think those comments were over the top."
yes the church has a bell and i did not hear them at night and they only rang for the hour so i don't think that was fair comment. The parking is as stated limited in-front of the house. the parking space just 100 yards up the road was with space always. the pub in-front of these space does good food. the cottage had every thing we needed for a wonderful weekend away

"We had a lovely long weekend in Churchside house."
Matlock is lovely, there is so much to see and do in the area, and the local amenities are excellent. The house was comfortable and well equipped. I would say, as mentioned in the listing, that neither the house nor the location are really suitable for anyone with mobility issues. The stairs are steep, the walk down to town is very steep, and there is no allocated car parking so you may need to park away from the house. None of that was an issue for us, but I could imagine it being a bit tricky. One other thing to mention is the church bells. They peal the time every quarter hour day and night - the kids found it disturbed them a little bit but ear plugs sorted this so, if like me you are sensitive to noise when sleeping, bring a supply!
