  • "A perfect location to unwind and get closer to nature."

    Property is on the doorstep to some lovely walking paths and we were delighted to see the resident owl. The Barn is very clean throughout and plenty of room for the family. The personal touches from the owners are very thoughtful, and we really enjoyed our stay.

  • "Stunning view from the very top of a spectacular spot on the edge of the peaks."

    Amazing sunrises and glimpses of the resident Barn Owl. An excellent location for a small family reunion this New Years. The barn is immaculate, cosy and well equipped for families and the paddock a great space for the dog. We took a superb day out to Chatsworth during our stay and climbed Mam Tor in the sunshine (and wind!!) on New Years Day. Some wonderful memories made. We look forward to coming back one day soon to see a different drier season and explore more of the hundreds of walks that are close by. Thank you Lynne and Don for your hospitality and the delicious chocolate brownies!!

  • "We had a fabulous stay at The Barn at Hill House farm."

    The cottage was just as described and was very warm, welcoming and comfortable after our walks in the Peak District with our pooch. The enclosed paddock was a great feature of the cottage and the perfect safe space to let our dog run around and for us to watch the ever changing weather fronts roll in over the hills. The hamper was a lovely touch and Lynne and Don were very welcoming.

  • "Amazing barn conversion, all on one floor and to a high spec."

    Location is perfect - lots of opportunities to get out and about to Leek, Ashbourne and up north into the wider Peak District Park. We walked out to Butterton and back which takes around 1hr 15min. This walk direct from the barn takes you across fields and you get some great views back towards elk stones. In Buttetton we’d highly recommend the Black Lion pub along with the Lazy Trout (10min drive) and a walk around Tittesworth Reservoir.

  • "We had a wonderful stay at Hill Barn."

    Our welcome was warm and the goodies left for us were amazingly generous. Everything you could wish for is waiting for you, stunning scenery from the window, a beautiful home and such a well equipped kitchen. There is also an enclosed area for dogs to play safely.   • "This is a very special cottage."

    We have been to many cottages over many years and for us this cottage is somewhere we will return to. Just stunning views - the best we have experienced. Cottage - so very comfortable- a real home from home. I love to cook and the kitchen was very well stocked. We love to be able to walk from the door and there are many options from this cottage which take full advantage of the amazing countryside. Although you are attached to the owners property you are are very private and the owners Lynne and Don are just great hosts. There has been a lot of attention to detail to ensure their guests have a great holiday, Sammi our 3 year old working cocker spaniel also had a great time! Thank you for allowing us to stay in such an amazing place. So looking forward to returning in May 2024

  • "Wonderful cottage with a fabulous view across the valley."

    The cottage clean and tidy, with everything you could want during a short holiday. Our 4-legged friends were well catered for, with a lovely fully enclosed grassy area for the to run around freely in. The cottage is well off the beaten track, with only the main house close by, so a lovely quiet spot to relax and enjoy our holiday. We had a lovely meal in the local pub (about a 10 min drive) - good food and very friendly staff. We will be back to stay in thecottage again next year.

  • "The Barn was very comfortable, had everything we needed and had wonderful views of the surrounding countryside."

    We really enjoyed watching the rabbits on the lower lawn area and the barn owls flying about. Also the other birds and butterflies. The peace and quiet was wonderful and we felt very relaxed. Lynne and Don (the owners) were there if you needed them and they recommended some local pubs that did lovely meals, also there were lots of places to visit. We would like to come back to the area and visit the places we weren't able to this time.

  • "Wonderful large clean property, fully equipped including the Welcome Pack (but beware of the triple chocolate brownies, you'll find out who your friends are!"

    ), and very helpful and friendly Owners in the adjoining Hill House. Nice patio seating/dining outside the door, with absolutely stunning views over the valley, lower seating area in the Paddock also with the views, wonderful in the sun but also superb in the grey. The patio area is enclosed by planters and fencing, the huge lower paddock by fencing on the Paddock side, and a wide bed of stinging-nettles on the hillside below it, so that not even our 2 Irish Setters (a breed not noted for its intelligence!) were tempted to try to escape! There is also a handy dog-poo bin en route to/from the Paddock, if you take your furry friends. I recommend viewing Google Maps to see the approach to the property, so that it's easy to recognise the well-labelled sign at the sharp bend for The Barn at Hill House. Also do aim for Upper Elkstone, as your satnav may point you to Elkstone near Cheltenham! The steep single-track drive to The Barn at Hill House is most definitely worth the climb. In the Barn's folders for Visitors there is clear information on the property, the equipment within, and nearby Eateries, and also Sites of Interest helpfully graded according to distance (more properties should do this!). Leek (20 mins away) is a small but interesting old town, and in the opposite direction is Hartington, with a few pubs and shops, in particular the Farm shop, which includes a cafe; try their Sticky Toffee Pudding and Ginger cake, it's heavenly! The Lazy Trout and the Reform Inn are both excellent restaurants, and we recommend booking. Altogether a great place to stay, peaceful but with all mod.cons, and not far to shops, eateries, and Peak District attractions.

  • "A gem of a place to stay!"

    We had a fantastic time staying at the Barn. It was luxuriously appointed throughout, spotlessly clean and felt warm and cosy at all times. Each bedroom is large with extremely comfortable beds and the bathrooms are beautifully appointed. The views from the open plan living area are just stunning. We appreciated the lovely welcome pack- especially the Brownies! It was nice to be welcomed by the owners Lynne and Don on arrival. One of its charms is that its location is certainly ‘off the beaten track’: down single track roads, on the top of a hill overlooking the rolling countryside/moorlands. We went outside each dusk just to stand and listen to the owls - and even had the joy of seeing a Barn Owl closely flying by. An amazing place to stay and we (3 friends and I) couldn’t recommend the Barn highly enough.

    It was so well planned and the open plan living area was amazing for our family get together. It housed 4 couples easily - we never felt crowded. The beds are sublime the sofas are plentiful and very comfortable, something that many other cottages fail to have. The showers are all power showers and do not ‘run cold’ if others are being used at the same time, all of the kitchen equipment is modern and spotlessly clean, the washing machine and dryer works very well, all in all a brilliant place to stay do not hesitate to book.

Absolutely incredible views, beautifully clean, extremely comfortable including great beds, linen and towels.   • "This cottage is in a fabulous location with outstanding views."

    The paddock area was wonderful for the grandchildren to play and provided extra seating for the adults to eat and drink. Bedding and towels were plentiful and the whole cottage was beautifully clean. Homemade treats were provided by the owners as well as some basic food items. The Wi-Fi worked well throughout and there was plenty of cutlery, glasses and crockery. More than enough for 8 people. A very peaceful location and we will be back!

  • "We went with high expectations given the photographs on the listing but it doesn't hold a candle next to the reality of the view and the comfort of the cottage itself."

    We had a great time, the property was as advertised and the owners had provided a welcome pack that exceeded our expectations, I will also add that in it we had the best homemade brownies ever! It's in a great position to access various parts of the peak district and even has walks on the doorstep, There's a well put together book on places to go all referenced by distance from the cottage. I would go back at the drop of a hat, a great holiday, thoroughly enjoyed!

  • "Nice place to stay, albeit a bit cut off if bad weather hits."

    Up a very narrow, steep lane, but our 3 large cars had no issues. Good parking for 3 cars, with room to spare. Lovely welcome pack of farmhouse bread and brownies, with milk, coffee and tea and a bottle of fizz. Comfortable seating, with reclining settees, and dining area with large table and chairs for 8 people, and kitchen very well equipped. Bedrooms good size with good storage facility clean and comfortable. Bathroom and 2 ensuites are clean and practical. TV has a Chromecast, so you can easily stream from your apps which is a great plus point. Wifi is good and works very well for tv streaming/internet. There is a good selection of books and games for all the family, and a selection of DVDs. Good pack of information about the house and facilities. Great gas stove for cozy evenings. Dimmable spot lighting in both living/dining and kitchen areas, for practicality and ambience. Great view from the front of the house over vast expanse of countryside. Use of paddock for doggies very useful. Minor points are that the owners property utility room adjoins to the main living/dining area of the holiday stay, with a connecting door so there is some noise from there at times. This also made it feel less private. Plumbing is loud, so when taps on elsewhere in house, rushing water can be heard quite loudly in front bedroom. Batteries in the remotes could do with changing. Fridge in the kitchen area is small, and not really big enough for a full party of 8. Overall, an enjoyable stay.

    Glad you enjoyed your stay overall in this beautiful part of the Peak District and appreciated all the little extras we provide. The plumbing is powered by eco friendly air source pump and indoor pumps giving good pressure for the water demands. We try to be as quiet as possible when using the utility room which is used to wash the Barn laundry. Maybe you didn't discover the second under-counter fridge provided in the guests' utility room off the hall, giving guests two fridges to use if needed. Property Owner

On arrival at The Barn at Hill House in Elkstones near Leek in Staffordshire, you will already be delighted by the outstanding view; it really is the feeling of being on top of the world!

With its own entrance, this lovely property is attached to the owners' home but is completely private․ On entering this single-storey, semi-detached former barn from the spacious patio into the hallway, you will find a utility room with a washer/dryer and a useful space for coats and boots.

Carry on through into the stunning open living area, designed to take in those fabulous views, and you’ll discover a modern fitted kitchen and dining area.

Adding character to this space are unusual steel beams, and a warming gas woodburner-effect fire in the sitting area.

Completing this beautiful holiday home are four bedrooms, two king-size doubles with en-suite shower rooms and two twins which are zip/link and can be super king-size on request and are served by a family bathroom.

Outside there is an enclosed patio with table and bench seats and barbecue, along with a gate leading to steps and an enclosed field that's ideal for exercising dogs, outdoor play or relaxation.

The pretty village of Hartington, complete with a charming duck pond, a traditional cheese shop and other interesting shops and inns, is a short drive away.
