The walk to Carsington Water from the cottage is lovely and the village pub is very close. The owners, Kate and Adrian were warm, friendly and helpful. We would highly recommend this cottage to anyone looking for a quiet, comfortable relaxing break in the beautiful Derbyshire Dales.

  • "Our stay at Green Farm was wonderful."

    We were met with a very warm welcome from the hosts on day one and two. The cottage was immaculate and very clean. The bed was so comfortable and larger than normal. It was a refreshing change not to hear any noise and in particular traffic. It was so peaceful…pure bliss. We both enjoyed watching the birds on the bird feeder and in particular a greedy pheasant who made daily trips for her free lunch! The cottage was very warm. We bought our own logs to burn in the log burner, although it was nice to know we could have purchased logs from the owners. One gripe, and nothing the owners could change is the slanting roof in the bathroom. This didn’t impact me too much due to my lack of height, however, my partner did struggle with this. That said, would we return? Most definitely. We would both highly recommend Green Farm Cottage to anyone who is looking to get away and totally relax. The location of the cottage and the surrounding countryside is outstanding. Thank you once again Kate and Adrian for allowing us to stay in your little piece of paradise.

  • "This is the second time I've visited Green Farm (I stayed in the Stables in November, on a Women's Retreat)."

    The level of comfort, style and attention to detail were so good in the Stables that my husband and I were sure the Cottage would offer the same standards. We were not disappointed! What a lovely little cottage this is, with meticulous attention to detail, cosy, homely, tastefully decorated and with quality, comfortable furnishings. There's a huge comfy sofa on which to relax in front of the wood-burning stove and an enormous comfy bed upstairs with top-quality hotel-style bedding. The galley kitchen is small, but has everything you need (except a tray and more teaspoons?) - and there's even a washing machine, although we couldn't find a clothes airer. As other guests have remarked, the shower suffers from a sloping roof - no problem for me, but my taller husband found it a bit of a squeeze! There's also a downstairs cloakroom which is handy. You maybe can't see it in the photos, but some of the wooden fittings (doors, cupboard doors, etc) have been upcycled from a previous existence which is a wonderful and quirky touch. The farm itself is in a lovely setting, with easy walking up to Carsington Water - and places like Dovedale and the Tissington Trail are within very easy reach by car. (We did lots of walks!) We also spent a day shopping in Ashbourne which is also a short drive away. The owners are very friendly and helpful, too. All in all, we had a fabulous week at this lovely little cottage - and a good reasonably-priced village pub is literally a few minutes' walk away.

    We found the upstairs bathroom slightly awkward with the low sloping ceiling over the toilet and the shower wasn’t quite tall enough, but other than that it was very well equipped and comfortable. It was good to be so close to Carsington Water and we found plenty of walks in the surrounding area.

  • "Lovely spotlessly clean property with a lovely welcome, Kate and Adrian are excellent hosts."

    Equipped with everything we needed. Lovely quality bedding and towels, comfy bed and sofa. An extra or larger frying pan would be useful for a full cooked breakfast but not a major issue, a personal preference would be for brighter lighting in the lounge as it was quite dark but recognised the need for low energy bulbs. None of these affected our stay or satisfaction, we had a lovely time . A lovely relaxing place to stay and would recommend. Thank you Kate and Adrian.

    The cottage has character and is in a lovely quiet location. I slept so well in the very comfortable bed in the peace and quiet of the countryside. Ashbourne is not far and has everything you need. The owners were next door and very friendly and helpful. Loved having a log fire and the cottage is well equipped. It has a powerful shower ( very low ceiling), quality bed linen, the kitchen had everything one would need for a holiday and the views were lovely. The village is very pretty but unfortunately I didn't get to visit the pub which is a couple of mins walk away. I would definitely recommend staying here-you won't be disappointed.

    The pub in the village was an added bonus serving lovely food. The facilities in the cottage were very comfortable, particularly the bed and the log burner for a winter holiday made it welcoming and snug to return to. We would certainly recommend the cottage.     The owners were welcoming and helpful and I was especially grateful that they accepted our very last minute booking! We found the accommodation very comfortable and well-equipped, with helpful information provided and suggestions for things to do in the local area. Our only warning would be that the shower cubicle is very small! At 5’11 and 6’4” respectively, it was a tight squeeze and we had to be careful not to bump our heads! However, this did not impact on our enjoyment of the weekend, and I would not hesitate to recommend this cottage as an excellent base for exploring Carsington Water and the surrounding area.

  • "We had a wonderful time at Green Farm Cottage."

    It is a lovely old cottage with plenty of room, very well equipped and stylishly decorated. The bed is large and comfortable and the shower is very good. We quickly relaxed and loved the peaceful rural location. Kate and Adrian are super hosts - warm and friendly but not intrusive. We walked from the door to Carsington Water and many of the Peak District attractions are a short drive away - Kedleston Hall, Dovedale, Tissington, Cromford and Hartington. The scenery and walking is this area is superb. The pub in the village is good and there are many local pubs and cafes serving great homemade food. I highly recommend a stay at Green Farm Cottage.

  • "We had a lovely 4 night stay at Green Farm cottage."

    This is the ideal place if you are looking to get away from it all. The cottage is set in lovely grounds with plenty of wildlife to be seen. The local pub is just a short walk up the hill, and it is close to the reservoir, if you like walking, there are plenty of walks to be had. The cottage has everything you need to make your stay comfortable, with complimentary tea and coffee, plenty of cutlery, crockery and a very comfortable bed! There are games, dvds and books if required during your stay. Kate and Adrian are on hand if you need anything too, and there is plenty of information provided by them in the cottage and by email, that Kate sent before the visit. The cottage is very local to surrounding areas within driving distance. The only drawback we was only staying 4 nights. Would definitely recommend this cottage and will definitely be returning.

  • "A lovely, warm and cosy cottage for two in a beautiful, quiet location, with attentive and helpful, but unintrusive owners Kate and Adrian living in the adjoining property."

    A great place to relax for a few days and explore the local area by car and on foot. The CH works well, but we loved the logburning stove too. The WiFi signal is excellent in the cottage, although mobile connectivity was very hit and miss throughout this beautiful area. Not a problem though. We’d recommend a visit to nearby Carsington Water, Ashbourne and NT Kedleston Hall and Ilam Park. For us the heaving and illequipped Dovedale was best avoided. In short, we’ve really enjoyed our stay and hope to return.

    Even though it accommodates only two the fact it has a toilet downstairs as well as the bathroom up stairs was much appreciated. The cottage is attached to the owners home and although they are on hand if needed for any reason and are very nice, friendly and approachable Kate and Adrian let you have your space they really want you to enjoy your stay. The location is beautiful and great for CarsingtonWater,Ashbourne,Bakewell and many more places to visit.

The property

Green Farm Cottage is a romantic annexe for 2 with a rustic, welcoming feel, adjoining the owner's 17th century farmhouse.

On the ground floor there is a comfortable living/dining room with wood burning stove, a well equipped kitchen, and a cloak room.

On the first floor there is a super king-size bedroom with en-suite shower room with sloping ceiling.

Outside there is a private patio area with table and chairs.

Green Farm

Green Farm is a 17th century non-working farm, on the edge of Hognaston village, near Ashbourne in Derbyshire. It comprises the owner’s house, plus two rental properties: a big and beautiful detached barn for eight (Green Farm Stables) and a cosy cottage for two annexed to the main farmhouse (Green Farm Cottage). Both properties have warm and welcoming living areas with exposed beams and wood burning stoves, fully equipped kitchens and thoughtfully decorated bedrooms. The properties are surrounded by five glorious acres of grounds, including a large barbecue area for outside dining. The traditional 17th Century Red Lion Inn is a short 200m walk away in the village, and Carsington Reservoir is less than half a mile away by public footpath. All in all, a couple of delectable properties, in a quiet, yet accessible location, excellently located for all year round holidays.

HOGNASTON

Ashbourne 6 miles; Matlock 9 miles.

Hognaston is a peaceful village on the southern fringes of the Peak District. Hognaston is an ancient settlement and has a long and diverse history, but is now better known as being close to Carsington Reservoir. The village has two cosy pubs, a Norman church, a village hall and a range of community groups. Just 6 miles away is the market town of Ashbourne with stalls, eccentric street plan, narrow cobbled alleys, coaching inns and almshouses. In its heyday in the 18th century, the town was a fashionable social centre and many fine Georgian buildings remain from this period. Today the town still has much to offer in terms of restaurants and inns and is regarded as something of a haven for antique hunters - but don't expect a bargain!
