    Beautifully decorated and so relaxing with a brilliant wood burner (set up and ready to go when we arrived ) and great adjustable lighting and sound system/tv. It was immediately warm and welcoming to walk in. Having the tablet with useful links to activities/walks/pubs in the local area was really useful. Hot tub was great to use even in the cold weather! Set in a beautiful little garden that felt really private and scenic, it really felt like a retreat experience. Gorgeous hillside views from the large but cosy bedroom which had a great en suite with high quality bath and shower. Also, it was really well kitted out if you like to cook - with everything you need including a great set of knives. Alan was friendly, available and helpful when needed. We’ll be back and highly recommend it.

    Very comfortable property so quiet only the birdsong breaks the silence or the great Sonos sound system . Loads of walks from the doorstep. Alan the owner was very informative with plenty of local knowledge to help us get the best out of our stay without being intrusive. Hot tub a welcome addition for relaxing after a day of walking. All the rooms very spacious very clean and well fitted out Hayfield and New Mills are both well worth a visit. So much to see in both places. Hopefully we will get a chance to stay at Overlea Barn or one of the other cottages on the Farm again. We didn't want to leave. Thank you Alan

  • "A lovely cottage, in a quiet location."

    Good location with walks available straight from the door, so can have no car days! Would have liked to have access to a washing machine, walking in the Peaks can get a bit muddy! Also the sofa could have been more comfortable for those nights in front of the wood burner. Overall though very clean, and cottage as described. Owner friendly but unobtrusive to let us enjoy our stay. Would stay here again.

    The drive down to property and in particular the single farm track was a surprise that could be difficult to negotiate in ice/snow conditions (acknowledge that this wasn’t a problem for us and that it may have been something I missed in the property details).     Definitely the most beautifully decorated self catering property we have ever stayed in. Spotlessly clean, warm and cosy with a super comfy bed and amazing bathroom! Location was perfect for exploring the Peaks. The owner, Alan, was friendly and helpful but not at all intrusive. If you are thinking about booking a stay at Overlea Barn then you absolutely should! We will definitely be back :-)

  • "The house is luxurious and beautifully appointed."

    The Kitchen area and lounge had everything needed, Sonos, big screen TV, Netflix, big comfy sofa, etc. and a wonderful log burner. Upstairs the big bedroom and bathroom were equally special and of course a wonderful hot tub in a private area to sit and look at the stars and surrounding hills. In addition to all this the wonderfully decorated Christmas tree made it even more special. The area provides easy access to many wonderful walks, stunning countryside and lots of pubs and restaurants. We couldn’t have been happier.

  • "Lovely property well equipped, could do with larger fridge /freezer for a full week ,if you don't eat out ."

    Welcome milk ,bread,biscuits appreciated also tea coffee ,there are lots of nice extras . High standard overall ,gardens and outside very attractive, hot tub kept nice and warm . The lower mark for comfort is given because of the Lack of sleep every night .Bed was actually lovely but woken every night by something moving around on ceiling above .Noise was loud could have been a bird but was inside not on roof .Last night spent on sofa due to scrabbling noise being loud and constant Reported to owner after two nights, who asked to be updated,didn't see him again .The info does say they don't intrude however feel he should have checked with us and not left it up to us to update him . Spoke to another gentleman ,who told us owner was away ,he assured us he would pass the message on . All other reviews say how helpful the owner is sadly not on this issue .

    Overlea Barn exceeded our expectations (which were pretty high anyway). So comfortable, so welcoming. Absolutely everything we needed was to hand and the quality of everything from decor, fixtures and fittings, kitchen contents right down to a brilliantly comfortable bed was exceptional. We bumped into the owners a couple of times and such lovely people with a fantastic set up - we wish them all the luck with their business. If you're looking for a fully relaxing luxury break in a beautiful part of the world, you will not be disappointed at Overlea Barn.

Much larger than the pictures make it seem! Hosts were friendly but never intrusive and the local villages have some fantastic restaurants and take-aways. Highly recommend!

    The Barn was well equipped, comfy, clean and cosy. The owners were very helpful and left a lovely little welcome hamper on arrival. There are lots of fab local walks, Kinder Scout and Sett Valley Trails are a must. In addition to local pubs and restaurants, The Pack Horse was great for a roast dinner and we had a fab curry at The New Mills Cuisine. Will definitely be recommending the Overlea Barn to family and friends.

  • "Had an absolutely fantastic 4 night stay at overlea barn."

    The cottage is beautiful, the pictures don't do it justice. Comfy bed, great shower and the hot tub is a great for watching the sun go down with a glass of fizz. It's in a great location between Hayfield and New mills with lots of choice for a country pub drink and nice meals. Highlighy recommend the lamb in for the best Sunday roast I've ever had, located a couple of miles from the barn in the direction of Hayfield. Great walks near by, kinder resovoir and would recommend Castleton, the most beautiful little village. Will definitely be back.

The cottage was well stocked with essentials and there was a very thoughtful welcome package left by our gracious hosts Alan and Holly who were available if we needed them. Overlea Cottages

Enjoying an idyllic position at the end of a countryside lane, boasting captivating views across the Peak District National Park reaching towards Kinder Scout are a pair of barn conversions and a 1600 cottage conversion, Over Lea Barn, Overlea Cowshed and Overlea Cottage. Theses properties have been superbly converted to the highest quality, with a refreshing colour palette, plush furnishings and outstanding features. They can be used as a romantic getaway for couples or booked together, ensuring a wonderful base for two couples or a group of family or friends to explore the delights of this rolling countryside location. Each property houses a Smart TV including Netflix and Amazon prime, a tablet with Spotify which can control the Sonos music system (and contains a wealth of information about the local area), and a roaring woodburning stove which offers a sense of tranquillity during a winter's evening. The delightful High Peak village of Hayfield is situated in a wonderful rural setting on the north western edge of the Peak National Park. It’s a peaceful little village, popular with walkers who are attracted by its close proximity to Kinder Scout. Serious walkers head east out of the village, up and over the green foothills to the russet expanse of the Kinder Plateau, Pennine Way and Snake Path, whilst families (and those who enjoy more gentle rambles) head west along the beautiful Sett Valley Trail towards New Mills. Edale – an alternative start of the Pennine Way - is only a few miles away. The village caters well for tourists with pubs, cafes and restaurants. Other local attractions include the Goyt Valley, Castleton – with its famous caverns - and the popular spa town of Buxton.
