The Garden Flat

We thoroughly enjoyed our week.

The flat is very comfortable and well equipped. It's only a 5-10 minute walk down hill into Buxton with all it's facilities, bakeries cafes, shops and restaurants. The gardens are just wonderful and the art exhibition being held during our visit was fabulous. Highly recommended for both visiting Buxton and convenient for exploring the wider area.

What a superb find, the Garden Flat was just what we needed for a week in Buxton.

The information from Sykes and Michelle was excelent, directions helpful and the flat woderful with fresh flowers inevery room. Easy acces to the town and beyong with designated parking. Highly recommended.

What struck me first about the Garden Flat was its spaciousness - something that is not conveyed by the photographs.

It is perfect for anyone wanting to explore Buxton and the surrounding area or, as I was looking for, a peaceful place to retreat to for a few days where I could forget the car and simply walk into town for anything I might need. The flat is immaculately presented and Michelle provided excellent communication about how to access it. There were also a few lovely little surprises waiting for me. I certainly hope to return.

...amazing...Michelle the owner contacted me by email and when I whats app her she replied immediately. We were staying for our wedding anniversary and was perfect from the accommodation....a message in scrabble letters from Michelle etc....and buxton.

Wow what an amazing flat to stay in!

The location was unbeatable — right in the centre, yet tucked away enough to be beautifully quiet and peaceful. It was the ideal base for exploring everything Buxton has to offer. The flat itself was warm, cozy, and perfectly suited for three of us, with plenty of space and excellent amenities that made us feel right at home. Everything was spotless and thoughtfully prepared, from the comfortable furnishings to the well-equipped kitchen. The garden flat is a lovely property very well maintained very clean and equipped with everything you could need.

A short walk to the town centre where there are lots of independent shops and plenty coffee shops, all in all a delightful place to stay.

Great location with parking,lovely accomodation with everything you need , you couldn't ask for more .

Beautifully clean and well-situated for the town centre.

Very close to the train station. Quiet neighbourhood, with no traffic noise. Good communication with the owner prior to arrival and given plenty of info about the location and its attractions. Although the property is all on one level inside, its worth noting that its found up quite a steep hill, which was challenging for my elderly mum and has steps down to the property (although there is a good handrail to assist).

Flat has everything you would need. We had a great stay and definitely recommend.

We would not normally stay in a flat as we like outdoor space however the flat came with a garden area dedicated to the flat which was pleasant and also being south facing we could use in March albeit a little cold.

Also the benefit of a car space outside the flat was a bonus. The flat was well presented, comfortable and clean. The owner left treats which was unexpected and appreciated. Well located in a quiet area within a short walk of the town centre. Also many walks in the area accessed from the flat so could leave the car for a few days. Would recommend.

A great flat to hide away in for a week!

The flat was spotlessly clean, well-equipped and the bedrooms were very comfortable - one of the best weeks of sleep I have had in a long time. The location is ideal for escaping into the countryside, or heading into town. Michelle was quick to respond to any queries I had. Both myself and my friend would love to stay again on our next trip to Buxton.

We have stayed at many lovely properties and this was one of the best.

Michelle obviously takes great care over catering for the comfort and convenience of her guests. Everything was as described , or even better!Thanks for everything.

We have stayed at The Garden Flat on three or four occasions over the last few years.

This apartment is always immaculately presented, clean, well-equipped, and full of thoughtful little touches that indicate how much owner Michelle's guests mean to her. It really doesn't get much better than this, and we would highly recomment The Garden Flat, without reservation.

We were delighted with Garden Flat and impressed by the attention to detail in the provision of every comfort.

A very well equipped and designed property a credit to the owner !

Superb location for town restaurants and venues . Despite being close to town centre it was very quiet ! Had a wonderful stay!

Had absolutely fabulous week in the Garden Flat, could not have asked for anything else.

Delicious food at St Mortiz, Bailey's and Ithaca, would recommend.

A lovely warm and comfortable flat within a short walk to the Opera House and Pavilion gardens plus shops and restaurants close by.

It was nice to be in the middle of Buxton but have a private parking place right outside the flat. Although it would also be perfect for anyone without a car as the railway station and bus stops are only a few minutes from the flat. We enjoyed the wine and snacks left for us by the owner who also emailed clear instructions on how to find the flat.

We spent a really lovely week in the Garden Flat even if the weather did throw everything at us.

We had lovely sunshine, torrential rain and sleet and hailstones!!! We were very comfortable and found everything we needed. We slept very well indeed in a very comfortable bed. The flat is beautifully presented and Michelle has gone above and beyond to provide all you could want. An added bonus was having a private parking space at the property. Thank you for the welcome gifts, fresh flowers, wine and nibbles were much appreciated. We would recommend this flat to everyone. Mavis & George

Only hiccup front door lock a bit difficult to operate

Great flat, Buxton very nice; some lovely pubs (Sun Inn especially) with excellent beers and restaurants good; we really enjoyed our long weekend; the snow was a bonus.

The flat was very clean and had everything we needed; treats very welcome; one of the better flats/cottages we’ve stayed in. You must try the Trading Post shop; best sausage rolls we’ve had n the Beef and Horseradish sausages; to die for

I don't usually write reviews but I thought the Garden Flat deserved some praise.

  I stayed here a week with my daughter and was totally relaxed and comfortable the whole time. It's position close to the town was ideal as we often dined out for our evening meals. The outdoor patio area looked inviting for meals alfresco, however the weather didn't allow us as November is not ideal. Michelle is a brilliant host and has the flat furnished to a very high standard.  I found the king-sized bed very comfortable and the cottage had everything I needed for my stay. The smart TV worked well and I even used my5 to catch up on some missed episodes of Dalgliesh.  Phone signal into the garden flat was just enough to make voice calls but not for internet use. However the broadband in the cottage was excellent with good fast speeds.  I made use of the thoughtfully provided wine, tea, coffee, sugar, and biscuits.  All super clean and nothing seemed too much trouble to ask of this excellent host. I would happily stay here again and highly recommend it.

Second visit to this property which is ideally placed to explore Buxton and the area.

Very well eqipped and maintained with lots of little extra touches to ensure a warm welcome and comfort.

Fantastic flat, with high quality fittings and really comfortable.

Lovely and warm & plenty of hot water. I use crutches and managed here perfectly well. A few steps down to the flat with handrail to use. Buxton is hilly and to get from the nearest food establishments it is uphill.

Very spacious bathroom and a great location - handy for walking into Buxton or driving to nearby attractions.

A delightful well equipped apartment close to the centre of Buxton and the railway station but in a quiet location.

There are Waitrose and Aldi supermarkets a few minutes walk away. Off road parking is very convenient, being just in front of the apartment. The apartment is spotlessly clean, with modern bathroom and comfortable beds. The owner has provided a range of helpful tourist information, as well as a range of books and dvds. There are buses nearby that run to Derby via Bakewell and Matlock and a train that runs to Manchester. The apartment provides an excellent base for exploring the area including further a field, Manchester and Chester.

The Garden Flat is an amazing place to stay, our host Michelle left some lovely treats, bottle of wine and flower arrangements for us too, along with a lovely welcome message on the hall/dining table.

Lovely cosy flat with parking space handy for Buxton centre yet quiet and peaceful.

Absolutely 1st class property.

Great location close to Palace Theatre. Having parking is an added bonus. Beautiful flat and facilities, everything has been thought of, including torches. The short walk from street to flat can be dark so I'd recommend taking the torch if out late. Once close to the entrance the lights do come on. Loved all the little extra touches. We've already recommended this place to friends and family.

situated in the heart of buxton so easy walk to town .Bedding and towels fantastic quality, fresh flowers in most rooms ,lovely welcome pack .we had a problem with shower but it was fixed same day .lovely little patio in front of flat .parking right next to flat .wouldn't hesitate to visit again .

The path to the property is a bit dark but we’ll bring a torch next time. Also there was a strange smell from the drains in the bathroom, not sure what it was. But overall I couldn’t fault it. Thank you

It's well hidden and super peaceful, plenty of games to keep the kids entertained on a rainy day. Buxton is nice and the main park was lovely, we only discovered it on our last day. Had a lovely few days and would certainly recommend. Thank you for a wonderful stay.

It has everything you need and the welcome treats of wine and biscuits were very much appreciated. It is spotlessly clean and the whole place is so homely and welcoming. We would definitely stay here again if we’re in the area and would thoroughly recommend it.

The flat was lovely, exceptionally clean and a great location for exploring Buxton town centre.

Michelle was a wonderfully thoughtful host, even sending us information about the storms to ensure we had a safe journey home. We had a mini break in February but the flat is a great location for a week or longer to explore the whole of the Peak District.

The flat was well positioned for visiting Buxton.

It was clean and well equipped. The weather turned wet and cold, the only downside was the bedroom radiators which only came on for some reason for an hour at tea time and remained cold. The owner did look and on the day she came they were lovely and warm but only came on once a day afterwards. A good job the bed duvets were warm!

Flat was lovely every room surpassed expectations so comfortable to come back to after a hard day sightseeing towels and bed linen the very best books ,games DVDs toys leaflets everything you can think of lovely flowers wine and fudge left for us even organic coffee and milk lovely little garden to sit in we even heard an owl quiet safe area brilliant

The Garden Flat is a very comfortable apartment in a convenient position just minutes from the Pavilion Gardens, Opera House, shops and restaurants- a perfect base to explore all that Buxton and the Peak District has to offer.

We spent a wonderful week exploring the varied countryside by day and relaxing at the opera or over a good meal in the evenings. The outside seating area at the Garden Flat is a lovely space to enjoy outdoor eating and drinking too. We will be back!

The Garden Flat is perfectly situated, close to the centre of Buxton but quiet and with off-street parking.

The flat was well furnished and equipped and scrupulously clean. Lots of information about the flat and Buxton and surroundings was provided, both before our stay and when we arrived. A welcome pack of a bottle of wine and home made fudge was waiting for us on arrival. As the weather wasn't great on our trip to Buxton, having a very comfortable place to stay was really appreciated. Highly recommended!

Second time here at this wonderfully appointed, semi secluded location only 5 mins from town centre and easy parking.

Ideally situated for most Peak District attractions and walks. Owners promptly attentive to any small query Very comfortable beds and cosy lounge. Nice welcome box and a visiting pet chicken called Ida - what more could you want, especially as an excellent Italian and superb French restaurants are 5 mins away and Buxton sports a Waitrose and Sainsbury’s as well good local butchers and bakers etc to cater for eating at “home”. Perfect place.

This was our second stay at The Garden Flat and we loved it just as much.

Centrally located in a quiet road, you are near to everything. The flat is beautifully appointed with everything you could ask for. Buxton itself is a beautiful spa town which has so much to offer. A short car ride takes you to Chatsworth, Ashford in the water, Eyam, etc. We will be back!

Home from home with thought given to every convenience

Pet chicken called Ida from nearby house comes around for scraps every evening around 6 o’clock.

Eats out of hand and has numerous mentions in visitors comments book - usually accompanied by its friend, a soppy ginger cat Owners extremely helpful and really went OTT assist with one very minor issue. Great location for town, walking and some really good restaurants within 5 minutes walk.

Lovely position to explore the town on foot, and obviously further afield by bus or car.

This was a lovely flat and so welcoming.

It was spotlessly clean with a generous welcome pack provided. The bed was comfortable with soft bed linen. The towels were large and fluffy. It was well equipped too (the only thing we looked for and would have been useful was a knife sharpener). All in all somewhere we would not hesitate to recommend and go back to.

The garden flat was a great place to stay.

It was very well laid out and clean and well equipped. We were very comfy and cosy and enjoyed all the extra touches - wine, biscuits coffee, flowers etc. etc. and 2 big comfortable beds were an added bonus. The owners really have thought of everything. The location was brilliant for both Buxton itself and the roads and station for exploring the area. Highly recommended.

Was working in the area and wanted somewhere nice and quiet in the evenings and this place was perfect.

While we have very high expectations of Sykes' Cottages, and had already spent a Christmas holiday in The Garden Flat, we were pleased this time not to experience problems with the key safe!

Since Christmas 2016 the hedge beside the parking area had been trimmed back, making parking simpler especially in the dark and allowing the passenger to get in and out once the vehicle was parked. These may seem very minor matters in the overall scheme of things yet are typical of the owner's careful attention to detail that contributes to a successful and rewarding holiday. Top marks!

set in a quiet location with easy walking distance to main street and shops , parking space very close , good restaurants and takeaways , doing delivery as well , a lovely old market town , you can drive for 30 mins approx to get anywhere , to do sight seeing , or a stately home , very good location , this apartment , is set up really well , good quality through out , what more can i say thanks for a great stay , we will be back .

An excellent property, perfect in every way.

Buxton was an excellent base for touring derbyshire as well as being a fascinating town full of interest

Only thing missing in the flat was a grill pan.

He flat sounded lovely, but photos of it weren’t very good.

Once booked the owner directed me to her own website with some great photos so I suggest Sykes update their photos. The flat was perfect with everything to make our stay comfortable and a great location. Took about 4 minutes to be at the tap house bar or pizza express. There were several other restaurants there too which we didn’t try.

Garden Flat is a spotless lower ground floor flat within a couple of minutes walk from the town centre of Buxton.

Comfy beds, fluffy towels, spacious rooms and plenty of kitchen utensils. The owners obviously takes care of their property and ensures that your stay is comfortable - home from home. We would be happy to rent this property again as the location is ideal for exploring the Peak District.

We were comfortable and cosy over Christmas.

It's a great location for shortish walks and close to the Opera House (pantomime), St Johns church (midnight service Christmas Eve) and Boxing Day lunch at Old Hall Hotel, together with all the town centre facilities. The Garden Flat exceeded our expectations; it was warm, comfortable and very well equipped and we enjoyed the Christmas goodies provided, together with tasteful decorations. We wouldn't hesitate to recommend and hopefully book again.

As I had used the apartment before it was difficult to "exceed expectations" as I knew exactly what to expect!

Once again we were impressed with the location, facilities, comfort and helpfulness of the owner.

A very comfortable flat within easy reach of the Town. Good Parking outside and location means it is easy to vist other places in the Peak District.

One of the best holiday cottages I've been to - "everything a sailor requires" - and then some!

! Good location, only five minutes to local train station.

A real home from home rental property things like kitchen roll, toilet roll, salt, pepper, vinegar, tin foil, washing up liquid & all other utensils everything was there.

It was a nice treat to have a nice little food pack & treats on arrival. Michelle the owner / rental contact was fantastic. The property was sumptuous warm and superbly finished. This was the first but not the last time to use Sykes cottages & this property. 10 out of 10 Thank you very much

We had a most enjoyable week at the flat.

Everything was beautifully presented and we were very comfortable. We found lots to entertain us in the area - walks, shopping and days out, with good food to eat in the evenings. A lovely property at any time of the year and highly recommended.

This is a first-rate accommodation.

Extremely comfortable, beautifully decorated with lots of nice touches like fresh flowers etc. We were greeted with a lovely welcome gift and everything we could possibly have needed was on hand. We travelled by train and the flat is no more than five minutes walk from the station. Also very handy for the town centre which is also within a few minutes walking distance. We would thoroughly recommend this flat.

Such a fantastic property - location was better than anticipated, perfect for the railway station and the town centre.

Had everything we could have wanted, lovely and warm and cosy. The owner had really gone to an effort in leaving fresh flowers, freshly baked flapjacks, milk and butter in the fridge and a bottle of wine. Ice in the fridge for drinks and all those little things that you don't really want to buy when away for only a week, such as cooking oil etc. It was a pleasure to cook in the kitchen and that is saying something when you are on holiday! So quiet and peaceful as well, just what we needed. Would book this property again without hesitation, a lovely, lovely flat.
