  • "Windows that didn’t open, stains on furniture, huge holes in walls on hallway hastily plastered and painted over badly."

    Paint splashes on floor , something ( I don’t know what ) splashed all down bathroom door. Rotten decking and paint peeling. Obviously not checked properly as we found evidence of previous occupants. Had to go and buy a plunger on the last day as toilet blocked. Complained to Sykes and no response. Absolutely gutted , we saved really hard for this over a really tough 12 months.

  • "Beautiful cottage in great location."

    We stayed for 3 nights & would have loved to stay longer. Extremely clean, hot tub was fantastic, beds really comfortable. Simon Faulkner was available at the end of the phone for any queries. The only suggestion I have that would improve our stay would be to convert the downstairs cupboard into a bathroom. One bathroom between 4 girls was not ideal

  • "On arrival the main bedroom was ‘full’ of flies, I contacted the owner who immediately came round and said they’d had the problem before, he put a smoke bomb in the room to kill them, after about an hour they were all dead but all over the bed and floor, not ideal, we used another bedroom, thankfully we didn’t need them all!"

    ! The lounge kitchen area lovely, hot tub and garden nice and not overlooked. Just very disappointing with the flies, don’t expect it when you pay for a break away.

    ! The rooms were clean and comfortable. The kitchen had everything we needed to make basic meals. Perfect for us as we were three adults and one child. The view from the cottage was lovely and offered sufficient privacy. Would recommend.

  • "A lovely week in a very comfortable cottage."

    Hot tub is amazing. A slow cooker would be a good addition in the kitchen.The oven door seal isn't too great and heat escapes so food took much longer to cook than anticipated. Generally though it was a lovely property and has most equipment you will need. I think next time I book I shall take along my Ninja!!

  • "Lovely little cottage on the outskirts of Belper."

    Has countryside feel, overlooking fields of sheep. Hot tub is great to relax in. It's covered so protects you from the rain. Only little niggle was upstairs loft bed room was a quite cold, but tolerable. Rest of house comfy and cosy. Would definitely come back.

  • "Had a lovely stay."

    The house is spacious and well-equipped. Highlights included the great hot-tub, comfortable beds and private, dog-friendly garden. Minor issue was quickly sorted by the owner. The kitchen floor tiles need attention and having one bathroom for six people is a bit limiting, but overall it’s a nice house in a good location and would certainly recommend. Enjoyed the food and ambience of The Black Boy Inn, a mile down the road.

  • "Lovely roomy property on the edge of town - car definitely needed to access shops and local pubs in the centre of town, but good location for easy access to nearby Peaks and larger towns."

    Very comfortable beds and a really well stocked kitchen with all necessary equipment as well as additional extras such as soap and washing up liquid etc. I would highly recommend this property.

  • "This cottage was lovely but very cold, we used over a bag of logs just on one night!"

    It would've been nice to have some throws but I understand that is difficult due to Covid-19. Good job we took robes for the hot tub so we just put them on. Also there was no lighter to light the fire, we have bought one and left it in the drawer. Location was good .

    Hot tub very clean and warm Dog friendly garden was great. Beds spotless and comfortable Lovely wood burner. Just be aware only enough wood to start off. Had to buy more at local garage but fire very homely. Tv bigger than on advertisement which was ver good. Walked to greyhound pub about 1 mile very welcoming with dogs too Definitely take a trip back at some point. Thank you

  • "The bunk beds are no good for 2 adults as they are not adult bunk beds."

    It would be better with a sofa bed. The dishwasher didn't work. Even after I had read the review before I would of thought it would have been fixed. It needs an extra toilet. Seen a couple of rats in the garden. Told not to use hot tub after 5PM as it needed to be cleaned. They never came to empty and clean it. But apart from all these little miss haps it was a nice holiday

  • "The cottage was lovely as an escape and the view from the back was excellent, hot tub was very inviting in a very wet and inclement climate."

    The open fire was welcome and much needed although only enough to start the 1st night which meant the heating didn't really accommodate the weather conditions, if enough was left and not needed it would have shown good faith! The towels that were available were really not good enough to use very rough so either don't put in or make sure they are a little bit softer. There were no instructions to use any equipment...oven, hot tub, so on which would be useful. In the lovely large antic room there's only 2 of the 4 roof windows with blinds which meant a early awakening for light-sleepers! Only 1 toilet could be a problem with more people. These are meant as helpful suggestions not complaints.

  • "The house is lovely and the hot tub most definitely made the stay."

    I didn’t provide the highest ratings for this property though because I felt that it really lacked some of the personal touches that I have come to expect from booking through Sykes in the past. I am used to seeing a welcome pack; some bread, milk, crisps etc. and there was nothing like this on arrival. I also really enjoy reading former customer reviews in a guest book because you can get some really good ideas about where to go out or eat, and this property doesn’t have one. These aren’t essential and wouldn’t stop me from booking again but are nice to see and do provide that personal touch I enjoy. The owner was carrying out maintenance when we arrived so had to wait over an hour after our check in time and the dishwasher was broken and did not get fixed for the duration of the stay despite being told it had been. There are rats at the bottom of the garden which is unsurprising given that it backs on to a field in the countryside but is worth preparing people for because it caused considerable anxiety for one of our party who has a phobia and was unwilling to stay in the garden past sundown. The top bedroom does not have blinds on 2 windows so I was awake at dawn each morning and some of the decor is looking a little tired. There is only one bathroom which was ok for a group of 4 but I imagine wouldn’t be enough if 6 people stayed. There is room on the ground floor to put an extra loo where the washing machine is. That said it is a nice clean property in the perfect location to explore the Peak District. The hot tub was an amazing way to relax at night. This review may seem quite negative, it really is a nice property and I would return, however I feel it is fair feedback for my experience.

  • "We enjoyed our stay."

    It was comfortable and as expected. Hot tub was the reason we booked this place and we completely enjoyed it. Few things missing were mirrors. Not enough mirrors in bedrooms. The bar area near hot tub was very unclean with lots of dirt and spider webs and could not be used at all. Only two toilet rolls were provided for 6 people for 5 days stay.

  • "There was confusion in relation to the check out time which was later confirmed as not our fault, at 10am a guy decided to come in whilst we were still in the property and started to clean up - no respect for privacy or allowing us time to collect our things etc, this was made worse as he decided to start in a room where the females of our party had stayed and when asked to give us some time to pack up and leave he just continued."

    This kind of put a sour taste to what had been an excellent weekend away and would have reservations in booking to stay here again in the future.

  • "Lovely cottage with a fantastic hot tub."

    Just feel the cottage could do with a couple of basic improvements. Towels were clean but very old and grey looking. Main oven was dirty and greasy inside and baking trays were rusty and greasy. Lovely open log fire but fire guard could have done with being attached to the wall with hooks to avoid it falling down. Lovely weekend spent here.

    Hot tub was a lovely added touch which we really enjoyed. We had a lovely weekend thanks very much to the owners! Only downside was that the bunk beds were quite uncomfortable so my teen girls didn’t sleep very well. And a few basics missing from the kitchen: a colander and bottle opener.     Great views out over fields to the back, large and well maintained garden and the outdoor bar and hot tub were fabulous. There were fairy lights all around the garden which made it really magical. This was a great place to spend valentines with my husband and I would return in a heartbeat. It really felt like home.

  • "Generally the cottage was very good."

    Place was very homely, loved the open fire at night, dog was happy there as well. Grandson stayed over one night and couldn't get him out of the hot tub, he loved it, the whole house was a little rabbit warren for him. Accommodation in general quite acceptable. However the garden and shelter over the hot tub are not like the pictures though. Garden looks tired although we did visit in April but there is no shelter on top of the frame over hot tub. I think the picture is quite old given the height of the palms in the picture. In fairness the guy who looks after the place did say they had sent in alternative pictures to Sykes without the shelter for publishing but given that was 6 months or more since, one has to question either his comment or Sykes service to its members. I have said it met expectations in the Sykes website tick box review despite my comment above because it was generally very homely and appealing and feel it unfair to mark it down for one little thing but they do need to update the pictures of the cottage. In short its a nice place, good value for money, the general area is lovely with plenty going on and we would go again.

    The only downside was that there were some issues with the hot tub which meant we didn't get to use it-this was not through a want of trying by the owner though, who was extremely helpful throughout our stay. I would recommend it and would stay again!

    The bath was very nice also and shower very good.Shops are not far away so handy for supplies also tesco few miles and aldi.The cottage has everything you need and high chair was bonus as mine couldn't fit in car .My kids loved it and there was a super cute pony right on field next to rear garden.It was friendly and my kids loved stroking it from garden wall.We as family all loved it and im sure anyone else who stays there will love it also.

    The loft room is fantastic with great views over Belper and beyond (especially the lightning storm that passed over one night!). We thoroughly enjoyed our stay and loved returning each day after visiting this lovely area. The weather was glorious for this time of year and we spent most of our evenings in the garden and hot tub.

Matlock 11 miles; Ashbourne 11 miles, Nottingham 16 miles, Derby 8 miles.

Belper, situated in the Derwent Valley Mills World Heritage site, is a town with a long and famous history dating back to the 13th century, when it was then called Beaurepaire (beautiful retreat), a name that still holds true today. Now you'll find it to be a spirited and bustling town, with attractions including the North Mill, Long Row and the River Gardens. There is a thriving local music and arts scene and the town hosts an annual Arts festival every May as well as Winter and Summer Food festivals and a monthly Farmers Market. The nearby historical village of Wirksworth is also home to a well-established Art and Architecture trail and Arts Festival every September. Just 10 miles away, the popular Peak District town of Matlock, together with its neighbour, Matlock Bath, are set in the beautiful wooded gorge of the River Derwent.
