A wonderful converted barn on a farm.

Spacious, cosy, warm. We really enjoyed it - the pool table was an added bonus! A lovely location for a weekend escape.

Lovely comfortable well equipped property, loved seeing the visiting animals.

Great location for visiting surrounding area. Only disappointment was the noise from adjoining property late at night and on 2 nights 3am, this property extends into the roof space above Brookley Barn over the bedrooms, unfortunately this was not mentioned in the description as it would have been a consideration when booking.

Perfect for our stay with daughter and son in law.

Pool table is a fab idea. Loved the donkies, we wanted to kidnap them

Lovely cottage, peaceful and relaxing, well kept and with everything you might need.

The location is perfect to Belper, which is a beautiful town with all the amenities.

Brookley Barn, what’s not to like ❤️ We loved every minute and had everything we could possibly need and more.

Liked the fact that it was self check in and we were left to enjoy our stay. Loved it being on a working farm as we had visitors every morning, which was just amazing. We took 3 dogs so we were a bit worried about them with the animals but the garden was fully secure and up a few steps so everyone remained safe throughout. We didn’t want to come home and felt fully relaxed. We will definitely be back ❤️

A Fantastic holiday in a quiet rural location.

The accommodation was very comfortable and well Equipped for our stay. Great hosts who were very welcoming.

Lovely well set out property.

The pool table was a bonus. As expected, there were animal noises first thing. The adjoining property’s bedrooms seem to be above Brookley Barn bedrooms, we could hear footsteps at night and early morning. This wouldn’t prevent us from booking again. Good value for money. We had a large dog with us, some nice walks, although restricted by so many stiles. Kedleston Hall is only a few minutes away, well worth a visit.

From the moment we saw the property we knew we would love our stay.

It just oozed restfulness and peace. The property had everything you would need. It was clean and tidy and also was a cool property inside as when we went it was the hottest bank Holiday so far of the year. Yes it's on a working farm and yes you do hear the animals but it didn't distract from the peace and quiet. In fact as far as we were concerned it added to the ambience. The only thing I would recommend would be to look at sorting the bbq out. Perhaps we were being extra fussy so we bought barby quicks to put on the bbq. We would definitely stay again. It is such a lovely property and in a most wonderful part of the country.

Lovely setting property nice & clean everything you need.

Lovely views from property & great to see all the animals. Only down side was the noise from the adjoining property who's bedrooms are in the eves of this property that disturbed all of us every night by waking us up at around midnight & again around 5am every morning.

We really enjoyed our stay at Brookley Barn!

The Barn was clean and had everything we could need, they were incredibly accommodating for our toddler providing a cot, highchair and a blackout blind plus a basket of toys and books! Welcome pack of fresh farm eggs, milk and cookies was a lovely touch! Enjoyed the location on the working farm, we saw cows, sheep, lambs, chickens, geese, donkeys and peacocks! Our toddler loved seeing the animals each morning and saying hello! We would have loved to have given 5 stars however the noise from the adjoining property where there were rooms above the bedrooms was enough to keep us up till gone midnight and then awake again from 5am also waking our toddler. Lauren and Jamie were apologetic for this and assured this is being worked on to rectify with the property owners, so once this is sorted we would 100% love to return!

This is a beautiful and well appointed cottage within easy reach of several interesting areas such as Carsington Reservoir, Cromford Mill and National Trust sites at Kedleston Hall and Hardwick Hall to name a few.

Lauren and Jamie were lovely and friendly and the footpath through part of the farm enabled us to see many of the animals. Peacocks, geese, goats, heifers, chickens and not forgetting the White Park bull. We would have preferred to give a 5 star review but our sleep patterns were badly disrupted by the late-night and early morning noise from the adjoining property which seems to have a bedroom in the eaves immediately above the bedrooms in Brookley Barn and the earplugs provided were ineffective. The only downside to what could have been a perfect holiday.

Beautiful place very rural and all the mod cons you could want .

Working farm location so if you love cows geese and sheep it’s perfect

The property is everything we were looking for and the walks for the dog are amazing. Couldn't fault it!!

All good, we liked the location but sadly after all the recent rain the farm track was muddy so we didn’t use the public footpath through the farm.

2 minor grumbles is the small shower cubicle in such a large bathroom and the low king size bed. All in all it was an enjoyable stay.

Had a wonderful stay here in Feb!

The outdoor festoon lights were on when we arrived and the barn was toasty warm! Everywhere was clean, comfy sofas and beds, all you need in the kitchen (washing up liquid, sponge, bin bags and more! all supplied) great selection of utensils, crockery, cutlery, glasses etc. And a secure garden for our small dog! Lovely peaceful place, with beautiful views and wildlife (we had the peacocks visit and sit on the garden wall one morning!). We didn't really see the hosts, but they were very prompt at replying to messages and even left us some delicious fudge! Would definitely recommend and we will no doubt book another visit soon!

Brookley Barn was a wonderful long weekend away for my husband and I with our dog.

We got a small settling of snow, which was magical at the start of the New Year. The barn itself is in a beautiful setting on a farm and so very calm and peaceful, apart from the obvious sounds of the cows, donkey, goats and sheep, which we loved hearing mid-morning on the farm :) The place itself is compact, very clean, open plan, warm and well resourced with everything we needed for our 3 night break. Many thank to Lauren who was more than attentive with her WhatsApp responses on where to walk, maps and recommendations for pubs to visit. Super helpful and amazing service. Spacious even for 4, comfortable and well equipped in a great location especially if you like animals (cattle, donkeys, goats, geese and even peacocks).

Lauren was especially helpful in the prompt return of a bag I left behind. However the noise from the apparent room above the bedroom mentioned in a previous review was annoying.

Really lovely cottage, well appointed with everything you would require for a break away, including a pool table.

Very spacious accommodation, well equipped kitchen, off road parking. Loved watching the goats, pigmy goat, ducks, geese, donkeys, the two rather nosey pheasant's, cows, sheep to name but a few. Ideal location for visiting the area, or just staying put for a relaxing time away, highly recommended.

The dining table which is a pool table was a great addition which was used daily. We absolutely loved our morning visitors from Peacocks, Geese, Cow, Sheep, Goat to the 2 lovely donkey's

The property is situated on a farm, which gave it a peaceful and scenic setting—perfect for a relaxing getaway. The accommodation was clean, comfortable, and well-equipped with everything we needed. Being on a farm also added a unique charm, and it was a nice change from the usual holiday rentals. The hosts were welcoming and helpful, making sure our stay was enjoyable from start to finish. It was the ideal base for exploring the surrounding area, but also a great place just to unwind and take in the countryside views. A lovely stay in a beautiful holiday home.

Very well appointed and lovely furnishings. The variety of animals on the farm were a delight and Jamie and Natalie were very friendly. Easy access to some beautiful parts of the district. We visited Chatsworth and particularly enjoyed Bakewell and Bolsover Castle.

Lovely accommodation clean peaceful and it was nice to sit outside and appreciate nature already booked to go back .

The property was semi detached and as such the neighbours were very noisy.

The mezzanine level of the neighbours must have come over our accommodation. Every single footstep could be heard in both bedrooms. Even when the neighbours weren’t partying they were up in the middle of the night making noise. Not a relaxing weekend.

Brookley Barn in Belper would definitely return in the future lovely surroundings lovely to wake up in a morning and see all the animals walking round so freely very clean and comfortable facilities they had thought of everything ideal location for travelling round the Peak District would definitely reccomend

Ideal base for exploring the Peak District

Jamie and Lauren were excellent hosts.

Lauren contacted me on the morning of our arrival to let me know that there were roadworks that affected the route to the property. She also provided me with alternative directions to the property. Lauren was also accommodating and helpful when I contacted her to let her know that our car had broken down the evening before departing the property. During our stay, we saw Jamie several times and he was always happy to stop for a chat and advise us on what was available in the local area, even though he was busy working the farm at the same time. The property was excellent and very clean on arrival. The location was perfect for us, providing lots of countryside were we could walk our dog. The farm animals are a bonus and my mum and myself especially enjoyed spending time with the donkeys. I would definitely recommend this property to others. Thank you very much once again to Lauren and Jamie for being exceptional hosts.

We had a wonderful stay at this brilliant cottage.

It's the second time we've stayed, the first in January and this time at Easter. Our family (two teenage boys) love having the pool table and walking around the farm to meet the animals was such a pleasure. This time it was like our own private 'Lambing Live'! We got lucky with mostly good weather and had some great chats with Jamie & Lauren too, who were always happy to help if we needed anything. We really hope to come back next year. Thank you for providing this special place, and we wish you all the best for the future.

A fantastic stay, the accommodation was lovely and like home from home.

The owners were warm and welcoming upon arrival and left some fresh eggs, milk and biscuits for us which was a lovely touch. The beds were super comfortable and the accommodation was spacious, clean with all up to date facilities. It was lovely for our son to be able to interact with the farm animals including lambs, donkey and cows, a brilliant experience. Would highly recommend and will hopefully come back soon

I would give it an 11 out of ten it was very spacious and comfortable and the welcome pack milk biscuits eggs was a very nice thought it rates up with high with other places we have stayed and he bonus of the pool table was great and every thing in the cottages was high end and can 101% recommend it to any one it was very relaxing and tranquil I will be returning sometime in the future.

Really nice and clean which is the biggest thing for me. Lots of nice pubs near the location, really nice owners and so cute having the animals so close by. Thank you and hope to come back soon!

A wonderful stay.

We loved the barn, it was clean and quiet. The farm animals were a delight - also being greeted by peacocks was unexpected

The barn was very well equipped and spotlessly clean.

A beautiful area to visit and it was so pleasant sitting outside and watching the animals,peacocks and the bulls. IT was very quiete for a working farm and we weren't disturbed at all. The only down side was the shower which couldn't be accessed. Having said that it was explained that their had been a leak in the bathroom and was due to be refurbished. Just a little thought in the lounge dining area- blinds would be a good idea at the two small windows near the fire, the sun was very bright for a couple of days. All in all a very good stay. Great accommodation, and a good base for lots of attractions in Derbyshire.

WE HAVE BEEN TO BROOKLEY BARN A FEW TIMES AND ALWAYS ENJOYED IT .

THEY HAVE DONE A FEW CHANGES TO IT AD THE DECORATION IS LOVELY .ALWAYS FOUND IT CLEAN AND TIDY .I LOVE ANIMALS SO IN HEAVEN WITH ALL THEY HAVE,ARE DOG THE FIRST TIME HES BEEN AND LOVED THEM ALL .THE AERA IS STUNNING PEACEFULL AND PLENTY OF GOOD PUBS AND GOOD FOOD .REALY ENJOYED IT .WOULD WE GO AGAIN ..YOU BET WE WILL.

Wanted a nice quiet location to relax and unwind.

......this was exactly what we wanted ❤️ The cottage was lovely, nice quiet location and nearby to the peak district where we wanted to visit x Cannot fault anything, even had a nice little surprise welcome package

We have had a lovely stay at the barn.

Jamie was very helpful when we had an issue with the tv on our first night. The kitchen is fully equipped with everything you need. All rooms were clean and tidy. Tea/coffee and biscuits on arrival was a nice touch. Constructive criticism: We found having 4 people for 4 nights with only one toilet roll wasn't sufficient maybe an extra toilet roll, one tea towel and one dishwasher tablet wasn't enough again maybe supply a few more. Outside lighting needs to be looked at, solar lights are very good during the summer months but not adequate for the winter months especially when letting the dog out in the garden. The solar step lights as mentioned earlier need to be looked in to again solar lights are ok during the summer months. All in all we had a wonderful stay and we will definitely return.

Lovely cottage in a nice rural location.

Jamie could not have been more helpful. It was very warm and clean on arrival and had everything you needed.

Lovely stay beautiful cottage ,unfortunately due to the recent floods outside very muddy,didn't affect us ,we were concerned about walking it in, we still got around doing what we'd gone for ,as the few days we were there the weather was lovely.

Lovely stay at Brookley Barn.

Very spacious and equipped with everything you need. Very clean on arrival and beds and seating very comfortable. Situated on a working farm but very quiet which was lovely. Communication from Lauren was excellent prior to our stay. Warm and cosy with great shower pressure and constant hot water. Pool table was great entertainment. Good walks direct from the property. Would definitely recommend.

What a great property.

Plenty of storage and space to spread yourselves out, also great fun being able to play pool ( not bad cues and chalk, more than you get in some pubs ) Love the geese and cows. Would without doubt stay again given the opportunity, and would definitely recommend it to anyone who likes rural and peace and quiet. Lovely clean open plan cottage.

Every thing we needed was there.Practical flooring for dogs as easy to keep clean. Excellent BBQ We would certainly stay again if we choose this area.

Lovely cottage in a lovely setting.

Great location, close to a number of good places to visit. That farm was very quiet, with decent parking and a secure garden for the dog, especially at night. We found the king sized bed very comfortable. And the sofas were comfy too. The provision of Sky TV is a massive plus compared to a lot of places we have stayed that only have a Freeview box. The dining table that converts quickly into a full sized pool table, was another really good plus point. My only personal complaint would be the size of the shower cubicle, which is small - and I am not!! All in all, a great place to stay and somewhere we would probably book again in the future.

Every facility for a good holiday break. Good powerful shower and lovely towels. Would be nice to have a shower shelf.

Overall we had a great stay at Brookley Barn.

The location is very good for many walks with our dog and it also has a pub 1 mile down the road. Incredibly quiet location and it was lovely to sit outside in the morning sunshine. Clean, comfortable and spacious. Couple of minor points. No soap dish or shelf in the shower . No dressing table to put things on in the main bedroom to do make up etc. I am sure Jamie will sort this out for the next guests. We loved the Peak District for the scenery and choice of varied landscape . If you love walking and amazing scenery, this area would be a good choice for you.
