This is our second time staying at Upper House Barn.
This beautiful barn is a large dining/kitchen and living room area with a much needed larger couch and tv than the last time we stayed. Downstairs are four large double bedrooms and a bathroom. Hot tub is outside the front which was ready to use. All areas were extremely clean and tidy, plenty of towels provided for the shower and the use of the hotub. Beds comfortable and had a great sleep in them. Fully equipped kitchen including air fryer and coffee machine. The negatives about the barn. The fridge is not cold at all and I was worried some of our food wasn’t kept at the correct temperature. The air fryer hadn’t been cleaned from the occupants before us. The hotub could do with a cover over it so it can be used in the rain. I messaged the owner before our stay about the use of the coffee machine and asked what pods can be used. His reply was it was a universal one and can use any pods. This isn’t the case, it’s a Tassimo machine and we didn’t bring the correct pods. The biggest negative is the foul stench of eggs and drains coming from the upstairs bathroom. The smell was so bad when the door was opened it stuck the whole of the upstairs. Apart from these things our stay was great. Would we stay again? absolutely! This is in a great area with some beautiful views with some lovely pubs not too far away.

It is always a pleasure to welcome you back again and to hear that you highly recommend Upperhouse barn. Thank you for mentioning the extensive upgrades and investment of both the sofa area and the large television; as well as brand new kitchen appliances, most recently being the fridge freezer just four weeks ago. The fridge freezer has a digital display on the front with four cold settings. I have also added a thermometer internally now, it was; and is showing 2 degrees. We have considered enclosing the hottub and we may consider this further, however outside of the exceptionally wet weather you experienced, we do get a lot of feedback from customers enjoying the experience on those frosty mornings, snowy conditions and those clear moonlit nights. With regards to the bathroom, that has surprised me. Please do contact us during your stay if you have any questions or issues and as always I will respond immediately and rectify any issues I am aware of during your stay. We consistently strive with relentless effort to go above and beyond for our guests. In an increasingly turbulent global environment we genuinely give everything we have and more at times. Cottage lovely host very friendly and helpful.
Had a leak under the sink which was dealt with promptly. Loved the hot tub...had a few nights in there just looking at the stars...bliss. All in all a fab break in a lovely place. A few tweaks would be: Leaving a few more tea towels in the kitchen. A couple of cloths to wipe surfaces down. And sorting the drains out in the upstairs shower as there was a slight smell. This may be down to people not really using the upstairs one. All in all I would definitely use the cottage again x

The drain nut holding the seal assembly on the sink had come loose so it was much appreciated that was noticed under the sink. The aeration pump had failed hence the note with reference to the upstairs. A new air pump was installed 2 days ago so glad to say that is taken care of. Upper house barn was the perfect location for our weekend away- a lovely secluded spot, yet close to amenities.
The living space is huge and the photos don’t do it justice, it’s much nicer than it looks and it’s obvious that the owners have taken on board previous comments. The house is very well kitted out and the labels on the kitchen cupboards were a great help! The owner was very accommodating and helpful throughout our stay. Would highly recommend a stay here!

We labelled all the kitchen drawers a while back as from personal experience when on vacation it is a constant irritation opening all the cupboard doors to find what you require!! It is also a really useful aid for the cleaners and stock taking. We put all new kitchen appliances in this year too, as part of our 3 year replacement policy, with new additions such as the ninja air fryer and universal coffee pod machine. A 75" smart TV on a swivel mount has been a new addition also, perfect for those wet days for gaming or family films. You can also watch it from across the room if in the kitchen. We constantly aim to refine, maintain and enhance our guest experience so it is wonderful to receive your recognition of this. We have also just had the photography re-done to reflect all the changes and the current representation of the property. From the moment we arrived we were impressed with the conversion of the barn.
The open plan living space meant we could all be together whatever the activity. The kitchen was well stocked with all we needed. The dairy box was excellent value for money - I’m sure there was more in it than was listed so thank you. The bedrooms were all a decent size - an en-suite would have been a bonus but were knew this before we booked. The garden isn’t very big but it suited our needs and the hot tub was a success. The owner was always contactable and very helpful - especially when I left something and he happily returned it. A great stay - thank you.

Fantastic facilities, spacious, warm and exceptionally well equipped accommodation. Dairy box was brilliant and excellent value too. Plenty of space for 8 adults plus baby and a dog. Super views from the living space. Hot tub a real bonus, well cleaned and perfect heat even on a cold and windy evening. John, the owner, responded quickly to queries before out visit and very helpful. It looks great on the photos, but we found it exceeded this in person. Some good walks nearby. Albion Farm Shop and the Turkey Shed within walking distance. A wonderful family weekend!

Absolutely gorgeous place to stay!
We had a wonderful time, and the views were absolutely breathtaking. Sitting in the hot tub and looking out over the beautiful fields was such a highlight, it really set the perfect atmosphere for our trip. The facilities throughout the house were modern and spotless, and the bathrooms were lovely, really clean and high‑quality. The place had everything we needed, and all the equipment provided was above standard, especially in the kitchen. We also really appreciated the dairy pack, as everything was fresh and such great value. The location was ideal too, peaceful and scenic, yet close enough to town for anything we needed during our stay. Everyone absolutely loved the house and would come back in a heartbeat. Had a lovely stay at Upper House Barn just a couple of minor points the key safe was extremely difficult to open especially in the pouring rain!
And we felt some of the crockery had seen better days. Overall the barn was beautifully decorated and presented and the views from the hot tub stunning.

We shall swap that for a larger key safe to prevent that happening. Further to that we shall check the crockery aspect. We could not recommend this place enough.
Peaceful, well stocked, very comfortable, great location with easy access to lots of little villages and family friendly country walks. The Hot tub was ready and waiting for us and was brilliant even in the snow. Only one minor downside, because its a barn with upside down living you can hear walking from the upper floor when in downstairs bedrooms. It wasn't a big deal Recommend the Turkey Shed, turn left on main road 15 min walk its beside the farm cafe. Fridays and Sundays great family bar with live music.

Upper house barn is a stunning place to stay, the photos don’t do the inside justice.
We were worried that there would be sparse furnishings but actually it was lovely to have the space and certainly enough seating. The kitchen had numerous modern appliances, all the bedrooms were exceedingly spacious and comfortable. The whole place was spotlessly clean, and there were fairy lights strung around the beams which gave a lovely ambience in the evenings when you didn’t want the lights on full. The hot tub was a very enjoyable addition which we made use of on a couple of nights, even though it was raining. we loved our time here with easy walks for our two dogs and even got to see a barn owl taking off from the barn next door on two or three evenings. Just a short drive from Saddleworth Moor we had a great amble on a sunny day.

Great accommodation, loved our break.
Very spacious but still warm, clean, comfortable beds and the dairy box was a great addition if you decide to get one. Just a warning if you are taking children or 'early risers' they will wake you up walking around upstairs (as all the bedrooms are on the lower floor). John the owner was friendly & helpful, he also gave my mum some tips on where to visit and get the tram into Manchester. Would happily return and recommend!
Thank you for your feedback. There is a child gate at the top of the stairs that can also be put at the bottom of the stairs if you wish, it's very easy to move. The open plan aspect and the lovely beams upstairs were the sole reason we have opted for the bedrooms downstairs on this conversion. This also enables you to look across the valley at the Pennine views. We have also installed an air fryer as of this week to further enhance our guest experience. Cottage was lovely .
Very well equipped and plenty space for 8 of us and 2 dogs . There was just a couple of things we thought needed attention. The security light at front of property wasn’t working we noticed when using the hot tub in the evening. A shoe rack at back door would be a good idea . But overall we enjoyed our stay at Upper House Barn .

Brilliant spacious accommodation, we had a great stay.
The property is clean, cosy and the beds were big and comfortable. The hot tub was a great addition as well. The host was responsive and helpful. It has beautiful views and is within close proximity of great pubs and walks. We really enjoyed our stay and will definitely come back in the future!

We (me, my wife and a family friend) absolutely loved Upperbarn, which has been superbly converted - in 2020 - to a very high standard.
The living/dining/kitchen space on the ground floor is vast, while the 4 double bedrooms and bathroom are downstairs (though there is an additional toilet and shower upstairs). Although the house is adjacent to the main road, the noise hardly intrudes, though it us noticeable when using the hot tub - but who cares, that is a superb facility. There is so much to do in the area - the Greater Mancgester tram network is only 10 minutes drive away at Derker, and is excellent for getting into the City or around. There are trains from Manchester Victoria to Liverpool twice an hour and they take less than 40 mins. And the local countryside is magnificent, with plenty of walks etc. We were blessed with a heat wave so it all could not have been better. We loved this place and would highly recommend it. Oh and the owner, John a local farmer, is a lovely chap and could not have been more helpful. He offers a dairy box and it is well worth taking.

Really loved this stay so much.
The property is situated in a beautiful location where it is super quiet and peaceful. The views are remarkable. The property was well equipped with kitchen utensils and bedroom towels etc. we were very impressed with what the property had to offer. The only negatives we had were the following: The TV is far too small and far away from the seating area. As someone who wears glasses, I was still struggling to watch TV from that far. The connection to the TV was poor and we could not watch our shows on ITV app, so had to resort in using our laptop instead. The garden although gated, is pretty much shared with the other properties besides it. Although I love the feeling of a welcoming neighbourhood, we did find it a little odd seeing people pass through our garden where they had eyes to the inside of the property. There was a few admin tasks that were completed whilst we were at our stay and whilst this might be okay for some, we found it a little awkward as it ate away at some of our time in the garden. There was also an instance where a few of us girls were in the bathroom in the AM, some not fully dressed as we were using the toilet and getting changed, and in the early AM, window cleaners had arrived. Again, it would have been nice to have some notice, because that was an uncomfortable situation to be put in, and we almost felt exposed. Last bit of feedback was that we have a very well behaved dog, however he is extremely anxious around other people. The garden has gates that lead to the other property gardens and everyone walks through eachothers gardens. We felt on edge at times bringing our dog out in the garden because we were scared that people would try to open the gate and walk past, and did not want to scare the dog, nor the neighbours. I believe there should be some sort of awareness or consent required when hiring out a property to strangers who might not be so comfortable with others walking in the premises they have reserved for themselves and their loved ones. Other than this, the trip was beautiful and John was very accommodating. We would definitely love to visit again, and will definitely be booking soon! Thank you.

I entrust you received the car keys we sent back immediately via recorded delivery so you could access your house; and drive your car the next day. Apologies for curries having to deliver the fridge freezer to the one cottage next door. The lovely tenants always use the rear entrance so don't enter the holiday let garden as it's private. The freezer would not fit via this route on this one ocassion. There was nobody out in the garden at the time. The curtains can be closed on the bedrooms and the door if desired. The upstairs sofa can be moved wherever you wish due to the open plan aspect. Thankyou for warning me that the dog was not friendly as I went to enter the property to maintain the hottub, that was very much appreciated. Friendly pets are more than welcome. The barn was wonderful, we were all impressed with the stunning views, the level of finish and the Hot-tub.
It was a great location to all be together for a special occasion with a big dining and lounge area. The extra towels that were provided for the Hot-tub were a bonus and the owner popping by to make sure we were okay was most appreciated. I would definitely recommend it.

This is lovely accommodation, really clean and comfortable.
Has all.the things you need like dishwasher and washing machine. Hot tub an added bonus. 7 of us stayed here as a base for the Manchester Marathon. Owner advised Derker as closest tram with parking, went there and had easy ride into city. Would definitely recommend.

Stayed here for doing the Manchester Marathon as it was a convenient location to get on to the tram network (Oldham Mumps) into the city centre, and was perfectly suited for having a 4 year old with us.
Absolutely fantastic place, really enjoyed our stay here, it had everything we needed, really comfortable and spacious, the views over the moors were lovely, the kitchen was very well stocked with everything you would need for cooking, the dairy box was amazing, my daughter loved also loved staying here and didn't want to leave, and the hot tub was also perfect the day after the marathon

My family were really only sleeping there, and were eating at our house.
They did notice that the cooking facilities - for 8 people - were somewhat limited… Apart from that, it was truly exceptional: the hot tub, the views, the bathrooms and bedrooms, and the spacious living area. The beams and fairy lights were also very popular, and the ladder for the hot tub towels! I would have liked to have been staying there myself…Jan Capper

We stayed at the property for my sisters 16th birthday.
Such a stunning property, clean and very well looked after in lovely, quiet location. Only a half hour drive from the main shopping centre in Manchester. John, went above and beyond to help out. Would 100% recommend and certainly looking forward to staying again the near future

We had a lovely stay and would love to return again.
The house it stunning and decorated lovely, couch very comfortable. There are smart TV’s in every room which was great. Beds very comfy although one of the decorative throws on the bed was very dirty like it hadn’t been washed. And one of the beds in the room near the back door was so creaky with the slightest movement, it may need tightening. The hot tub was very clean and back garden and views were nice. Very modern place with all amenities provided. However it does require a deep clean eg. Stains covering bathroom wall by the sink and the oven was quite dirty inside. Could also do with hand towels in the bathroom. However, towels and provided for the bathroom and separate for the hot tub with wash baskets when you are finished. The downstairs shower - so stiff to turn the temperature dial & the water was too hot we couldn’t use that shower as it was stuck to lava setting, only 1 of 7 of us could turn it so this could do with looking at (not sure if owner was aware). Overall would recommend staying here.

Due to time constraints on changeovers it can be challenging to schedule in a deep clean during busy periods, however the property has a thorough changeover clean between every set of guests to prepare it ahead of your arrival. I have discussed the points you have raised with the cleaners to ensure that these areas are shown particular attention moving forward. The shower was also assessed to ensure it was operating effectively and the push button had been jammed in which will be the reason it was difficult to adjust - I have rectified this and assume you have made use of the second shower during your stay. Very well equipped. Minor issue bed pillows are too hard for my taste, and could do with a couple of extra seats in the lounge (we were a party of six).

Ideal also for putting the cushions top and tail and lying back relaxing with your favourite novel. We also have an additional 3 seater sofa to match the large existing sofa ordered. Your feedback is valued and this now provides an excess of seating in the barn. There are additional soft pillows in the bedroom cupboard and guests are also very welcome to bring their own pillows to satisfy personal preference. This property looked amazing in the photos & it didn’t dissapoint. There was everything we needed and more. From the board games, sofa blankets, hot tub towels all displayed beautifully, cooking condiments etc. We loved every moment of our stay especially the hot tub with the most amazing views, they were breathtaking. Thank you for thinking of everything to make our stay an absolute pleasure, we didn’t want to leave & will certainly be back again. Great property, bedrooms all equal sizes and spacious.
Well-equipped kitchen and lovely setting. Only suggestion would be another chair/sofa for the sofa area so all guests could sit together, and the sound of people walking normally upstairs, is so so loud when in the bedrooms. But only minor comments, would definitely stay again!

Stunning space, ideal for our family group.
Plenty of room to eat and hang out together - whilst being able to have our own space too. Very thoughtfully equipped, with everything we needed to cook and eat together. We really appreciated the responsiveness when we had one very minor issue. The Dairy Pack was fantastic - and highly recommended. The eggs and butter from the farm were superb. Highly recommend this property.

Absolutely amazing!
This place makes you want to buy a barn and create a replica. (if only I could) The owner brought the dairy box in the morning so it was a nice bonus to meet and discuss the history of the barn. There was everything that we needed. The bed and pillows were really comfortable; The sofa too, with its two reclining seats. The timber beams and massive open space make it desirable for families. The views are exquisite and the hot tub makes it just that little bit better. (I could happily live there and we didn't want to go home) I know owners like to know what could be improved but there is very little for this place. So, the only thing that I can think of is a measuring jug that can be put in the microwave for milky coffee to fill flasks for walking days. However, there might already be one in the vast amount of cupboards. If anyone moans about this place, then they are a serial complainer as this is what I would call a perfect little hideaway.

We were all very impressed by the barn. And really enjoyed our stay. Unfortunately the weather was not in our favour however we made full use of the board games and the hot tub. Definitely warrants another visit when the weather is warmer and dry .

Overall we had an amazing stay at this property!
! Would definitely recommend this place if you're looking for a relaxing weekend away with family or a group of friends. The barn is situated just back from a main road but noise is minimal. There are lots of lovely walks and the house is approx a 6 minute walk to a lovely farm shop. The property itself was fantastic, it was extremely clean, modern and had everything we needed to enjoy our stay. I have listed the cleanliness of the property slightly lower as the property was spotless apart from the hottub was not very clean, it was cloudy and there was no chlorine present. The only other thing I would mention is if you're expecting to have a "bbq" then be prepared as the bbq was more of a fire pit and very small to try to cook for 8 people but we made do! Other than that I can't fault this property and would definitely look to stay again, we thoroughly enjoyed our stay.

The hot tub is emptied for every set of guests and 5kg chlorine granules are next to the hot tub in the large box. That said you do not need them as we check the hot tub every day for you. Contaminants such as hair products etc do have a major effect, chlorine does not help in that regard. If there are any issues on your stay then please do mention in person when we see you or just contact us on the numbers provided. There is a 20 point list on the purple sign next to the hot tub on conditions for use. I shall also check the listing with regard to the firepit barbecue to ensure it does say words to that effect.

Hi This property is ideally suited to walkers and tourist especially if wanting to visit Manchester etc Very spacious and comfortable clan and tidy property to a high standard.
The hot tub was great very clean and great after a long walk. The only things that I feel may help would be some sort of hooks near the hot tub to hang towels maybe just an idea I do find the drive up to the property rather harsh on the underneath of my vehicle but not sure how you would get round this as the barn is night up But all in all a great find for us and will definitely be recommending the property Thanks again

Great to hear that the hottub was utalised well. Just to note there are hooks on the hottub bar for the towels, 3 on each side, but they are easy to miss as they are black. I booked this property because there were two families travelling together and I thought it would afford enough space to get out of each others way when we needed (nobody gets on that well for 2 solid weeks).
It was such a perfect choice. The property was clean, in such an amazing setting and so well cared for. It really did make the holiday an absolute success. Relaxing and quiet, with all the creature comforts. It was an absolute pleasure to stay in.

Upper house barn is in a perfect location with walks from the doorstep and a great farm shop with cafe a short walk down the road.
The barn has lovely exposed beams and plenty of space. The hot tub was a nice luxury. One suggestion for improvement would be for extra seating in the living area as one corner sofa wasn’t enough to seat the number of people the cottage sleeps - and there is lots of space to accommodate more seating.

Had a fantastic stay with family and dogs.
One df the dogs is blind so the open plan layout was great for him. Plenty of room for 7 of us not to be in each others way. The only thing I would of liked is a dressing table but that’s managed fine would love to go back

We loved our stay at Upperhouse Barn.
Lots of space for the little one to run around in plus 7 adults! Lots of places to see (walking trails, villages, reservoirs) and not too far to Manchester City where you can also do high street shopping. The hot tub was a winner after a long day and the view was fantastic. Would definitely recommend the place to people I know and hopefully we’ll be back soon to keep as another family holiday!

We had a fabulous weekend stay at Upper House Barn & John, the owner was very helpful.
The barn was spotlessly clean, the beds were really comfortable & we all enjoyed having the use of a hot tub - pure luxury! We wouldn’t hesitate to recommend the property to friends & family & we would love to return to this beautiful area someday! Just a few suggestions about the property ( but these are not intended as a criticism in any way!) - another frying pan would have been helpful; matches/lighter for the bbq, & some spare black bags for the rubbish. Also, some extra outdoor seating would be useful.

Our family had this Barn booked for 2020 but for obvious reasons we couldn't go so we were truly excited about going this year & we wasn't disappointed.
Upper House Barn is lovely ,modern & spacious . The upside down layout was enjoyable for our party . Ample room for 7 adults and a 6 month old . The open plan upstairs was really nice because we could interact with each other if we were in the kitchen or the lounge space . If you did want to chill out on your own the bedrooms were all spacious and comfortable . There is a good sized family bathroom with bath & shower to share on the same floor . The upstairs shower/wc was a great addition to. The hottub was a nice feature & we used regularly throughout our stay. The views are amazing , we unfortunately didn't get chance to visit the local area due to the heavy snow but the snow actually made our family break more magical ! John the owner was only a call away & he was a fab guy , always making sure our stay in the property was comfortable & going ok without any issues. I have already recommended this rental to friends & hopefully our family will get the chance to return .

Excellent stay 5*!
The barn was immaculate and had all the facilities we needed. The hammock was a nice surprise! The hot tub was amazing and topped up every day, with the most incredible view. The bedrooms were all huge, the bedding high quality and curtains blackout so we all slept very well. The location was lovely, it felt like the countryside but with only a short drive to Manchester you get the best of both. Lots of pubs only a short drive away and go Karting. The barn was really faultless. I hope to come back to upper house barn soon.
The property was lovely and modern, very clean and great open space.
We went with 7 adults, 1 baby and 2 dogs - everyone had an amazing time. There are some great walks in the area too, for all skill levels, and even some where we never bumped into another person the entire walk. The hot tub was a welcomed after some long, wet walks!
Fantastic cottage in the middle of the peaks.
Perfect for a weekend break. There was 4 couples, we all had plenty of space and massive upstairs for games. Hot tub was an added gem for the evenings.

Enjoyed a great weeks stay here (4 adults 3 kids and 2 dogs) the barn itself is a bit tricky to find as we missed the turning a couple of times so a sign on the bottom road would be very helpful.
The accommodation is amazing everything you would want is there and it’s immaculately clean. beds were so comfortable and there is more than enough space. Loved the hot tub and sitting out in the garden looking out over the views. We had a lovely meal in the White Lion in Delph and also a few pints with the dogs in The Spinners and The Old Original both within walking distance of the barn. We would Definately look to rebook in the future.

The host was really helpful. Unfortunately I couldn’t go due to Covid outbreak at home, so can give little more detail than the rest of my family that went loved it and highly recommended the house.
This barn conversion is absolutely fantastic it is really well equipped in a lovely location and although we didn't meet the host he was really helpful with directions and he recommended us an Indian Restaurant that we ordered a takeaway from and it was amazing.

Fabulous Barn conversation although it started off a little rocky as we were arriving in the dark and kept driving past the entrance on the A62.
Would it be possible to give more detailed instructions. We had a fabulous time and the place was really comfy and well equipped. Lots of lovely walks around. I just have a couple of little niggles/suggestions :- A steamer set for cooking would be great - the pans are a little limited. There is no towel rail on the bathroom. The sink in the bathroom is very small and makes washing one's face quite difficult without splashing on the floor - and let's fave it there is lots of room in there for a bigger one. As I say theses are small things but would enhance the already great experience.

A very good venue in a picturesque rural setting.
(Not too far from local amenities, restaurants etc). The venue was very clean and well kept with plenty of space for 8 adults. The hot tub is a nice touch with great views of the surrounding landscape. The host was prompt with any communications/updates before our stay and with their local knowledge is very helpful throughout in relation to where to eat, drink and visit if you have time.
