  • "Stayed here for doing the Manchester Marathon as it was a convenient location to get on to the tram network (Oldham Mumps) into the city centre, and was perfectly suited for having a 4 year old with us."

    Absolutely fantastic place, really enjoyed our stay here, it had everything we needed, really comfortable and spacious, the views over the moors were lovely, the kitchen was very well stocked with everything you would need for cooking, the dairy box was amazing, my daughter loved also loved staying here and didn't want to leave, and the hot tub was also perfect the day after the marathon

  • "My family were really only sleeping there, and were eating at our house."

    They did notice that the cooking facilities - for 8 people - were somewhat limited… Apart from that, it was truly exceptional: the hot tub, the views, the bathrooms and bedrooms, and the spacious living area. The beams and fairy lights were also very popular, and the ladder for the hot tub towels! I would have liked to have been staying there myself…Jan Capper

    Such a stunning property, clean and very well looked after in lovely, quiet location. Only a half hour drive from the main shopping centre in Manchester. John, went above and beyond to help out. Would 100% recommend and certainly looking forward to staying again the near future

  • "We had a lovely stay and would love to return again."

    The house it stunning and decorated lovely, couch very comfortable. There are smart TV’s in every room which was great. Beds very comfy although one of the decorative throws on the bed was very dirty like it hadn’t been washed. And one of the beds in the room near the back door was so creaky with the slightest movement, it may need tightening. The hot tub was very clean and back garden and views were nice. Very modern place with all amenities provided. However it does require a deep clean eg. Stains covering bathroom wall by the sink and the oven was quite dirty inside. Could also do with hand towels in the bathroom. However, towels and provided for the bathroom and separate for the hot tub with wash baskets when you are finished. The downstairs shower - so stiff to turn the temperature dial & the water was too hot we couldn’t use that shower as it was stuck to lava setting, only 1 of 7 of us could turn it so this could do with looking at (not sure if owner was aware). Overall would recommend staying here.

I'm sorry to hear that all was not perfect as we would have hoped, as we pride ourselves on providing a spotless and comfortable accommodation to guests which can be seen from previous feedback. Had any of these issues been raised with us during your stay, we would have arranged to have them resolved as quickly as possible. Due to time constraints on changeovers it can be challenging to schedule in a deep clean during busy periods, however the property has a thorough changeover clean between every set of guests to prepare it ahead of your arrival. I have discussed the points you have raised with the cleaners to ensure that these areas are shown particular attention moving forward. The shower was also assessed to ensure it was operating effectively and the push button had been jammed in which will be the reason it was difficult to adjust - I have rectified this and assume you have made use of the second shower during your stay.   • "Lovely property, in a great location."

    Very well equipped. Minor issue bed pillows are too hard for my taste, and could do with a couple of extra seats in the lounge (we were a party of six).

    Thankyou for your feedback. We have introduced a lovely poppy covered settle to enhance the seating area. Ideal also for putting the cushions top and tail and lying back relaxing with your favourite novel. We also have an additional 3 seater sofa to match the large existing sofa ordered. Your feedback is valued and this now provides an excess of seating in the barn. There are additional soft pillows in the bedroom cupboard and guests are also very welcome to bring their own pillows to satisfy personal preference.   • "Wow! This property looked amazing in the photos & it didn’t dissapoint."

    There was everything we needed and more. From the board games, sofa blankets, hot tub towels all displayed beautifully, cooking condiments etc. We loved every moment of our stay especially the hot tub with the most amazing views, they were breathtaking. Thank you for thinking of everything to make our stay an absolute pleasure, we didn’t want to leave & will certainly be back again.   • "Great property, bedrooms all equal sizes and spacious."

    Well-equipped kitchen and lovely setting. Only suggestion would be another chair/sofa for the sofa area so all guests could sit together, and the sound of people walking normally upstairs, is so so loud when in the bedrooms. But only minor comments, would definitely stay again!

    Thankyou for staying with us at Upperhouse barn.. We have introduced a lovely 2 seater poppy covered settle, ideal for reading your favourite book and to compliment the existing seating area. There is also a 3 new 3 seater sofa on order to lift capacity to 11 or 12. There is also a clothes horse to dry your clothes etc post hot tub.     Plenty of room to eat and hang out together - whilst being able to have our own space too. Very thoughtfully equipped, with everything we needed to cook and eat together. We really appreciated the responsiveness when we had one very minor issue. The Dairy Pack was fantastic - and highly recommended. The eggs and butter from the farm were superb.   • "Absolutely amazing!"

    This place makes you want to buy a barn and create a replica. (if only I could) The owner brought the dairy box in the morning so it was a nice bonus to meet and discuss the history of the barn. There was everything that we needed. The bed and pillows were really comfortable; The sofa too, with its two reclining seats. The timber beams and massive open space make it desirable for families. The views are exquisite and the hot tub makes it just that little bit better. (I could happily live there and we didn't want to go home) I know owners like to know what could be improved but there is very little for this place. So, the only thing that I can think of is a measuring jug that can be put in the microwave for milky coffee to fill flasks for walking days. However, there might already be one in the vast amount of cupboards. If anyone moans about this place, then they are a serial complainer as this is what I would call a perfect little hideaway.

    We were all very impressed by the barn. And really enjoyed our stay. Unfortunately the weather was not in our favour however we made full use of the board games and the hot tub. Definitely warrants another visit when the weather is warmer and dry .

  • "Overall we had an amazing stay at this property!"

    ! Would definitely recommend this place if you're looking for a relaxing weekend away with family or a group of friends. The barn is situated just back from a main road but noise is minimal. There are lots of lovely walks and the house is approx a 6 minute walk to a lovely farm shop. The property itself was fantastic, it was extremely clean, modern and had everything we needed to enjoy our stay. I have listed the cleanliness of the property slightly lower as the property was spotless apart from the hottub was not very clean, it was cloudy and there was no chlorine present. The only other thing I would mention is if you're expecting to have a "bbq" then be prepared as the bbq was more of a fire pit and very small to try to cook for 8 people but we made do! Other than that I can't fault this property and would definitely look to stay again, we thoroughly enjoyed our stay.

The hot tub is emptied for every set of guests and 5kg chlorine granules are next to the hot tub in the large box. That said you do not need them as we check the hot tub every day for you. Contaminants such as hair products etc do have a major effect, chlorine does not help in that regard. If there are any issues on your stay then please do mention in person when we see you or just contact us on the numbers provided. There is a 20 point list on the purple sign next to the hot tub on conditions for use. I shall also check the listing with regard to the firepit barbecue to ensure it does say words to that effect.     The hot tub was great very clean and great after a long walk. The only things that I feel may help would be some sort of hooks near the hot tub to hang towels maybe just an idea I do find the drive up to the property rather harsh on the underneath of my vehicle but not sure how you would get round this as the barn is night up But all in all a great find for us and will definitely be recommending the property Thanks again

    Thanks for the feedback. Glad you really enjoyed the stay. There are two access drives so if you have a lowered car that can be used also. There is also the lower level parking. Great to hear that the hottub was utalised well. Just to note there are hooks on the hottub bar for the towels, 3 on each side, but they are easy to miss as they are black.     Lots of space for the little one to run around in plus 7 adults! Lots of places to see (walking trails, villages, reservoirs) and not too far to Manchester City where you can also do high street shopping. The hot tub was a winner after a long day and the view was fantastic. Would definitely recommend the place to people I know and hopefully we’ll be back soon to keep as another family holiday!

  • "Upper house barn is in a perfect location with walks from the doorstep and a great farm shop with cafe a short walk down the road."

    The barn has lovely exposed beams and plenty of space. The hot tub was a nice luxury. One suggestion for improvement would be for extra seating in the living area as one corner sofa wasn’t enough to seat the number of people the cottage sleeps - and there is lots of space to accommodate more seating.

    The barn was spotlessly clean, the beds were really comfortable & we all enjoyed having the use of a hot tub - pure luxury! We wouldn’t hesitate to recommend the property to friends & family & we would love to return to this beautiful area someday! Just a few suggestions about the property ( but these are not intended as a criticism in any way!) - another frying pan would have been helpful; matches/lighter for the bbq, & some spare black bags for the rubbish. Also, some extra outdoor seating would be useful.

  • "Our family had this Barn booked for 2020 but for obvious reasons we couldn't go so we were truly excited about going this year & we wasn't disappointed."

    Upper House Barn is lovely ,modern & spacious . The upside down layout was enjoyable for our party . Ample room for 7 adults and a 6 month old . The open plan upstairs was really nice because we could interact with each other if we were in the kitchen or the lounge space . If you did want to chill out on your own the bedrooms were all spacious and comfortable . There is a good sized family bathroom with bath & shower to share on the same floor . The upstairs shower/wc was a great addition to. The hottub was a nice feature & we used regularly throughout our stay. The views are amazing , we unfortunately didn't get chance to visit the local area due to the heavy snow but the snow actually made our family break more magical ! John the owner was only a call away & he was a fab guy , always making sure our stay in the property was comfortable & going ok without any issues. I have already recommended this rental to friends & hopefully our family will get the chance to return .

  • "Excellent stay 5*!"

    The barn was immaculate and had all the facilities we needed. The hammock was a nice surprise! The hot tub was amazing and topped up every day, with the most incredible view. The bedrooms were all huge, the bedding high quality and curtains blackout so we all slept very well. The location was lovely, it felt like the countryside but with only a short drive to Manchester you get the best of both. Lots of pubs only a short drive away and go Karting. The barn was really faultless. I hope to come back to upper house barn soon.

    We went with 7 adults, 1 baby and 2 dogs - everyone had an amazing time. There are some great walks in the area too, for all skill levels, and even some where we never bumped into another person the entire walk. The hot tub was a welcomed after some long, wet walks!

  • "Enjoyed a great weeks stay here (4 adults 3 kids and 2 dogs) the barn itself is a bit tricky to find as we missed the turning a couple of times so a sign on the bottom road would be very helpful."

    The accommodation is amazing everything you would want is there and it’s immaculately clean. beds were so comfortable and there is more than enough space. Loved the hot tub and sitting out in the garden looking out over the views. We had a lovely meal in the White Lion in Delph and also a few pints with the dogs in The Spinners and The Old Original both within walking distance of the barn. We would Definately look to rebook in the future.

  • "Fabulous Barn conversation although it started off a little rocky as we were arriving in the dark and kept driving past the entrance on the A62."

    Would it be possible to give more detailed instructions. We had a fabulous time and the place was really comfy and well equipped. Lots of lovely walks around. I just have a couple of little niggles/suggestions :- A steamer set for cooking would be great - the pans are a little limited. There is no towel rail on the bathroom. The sink in the bathroom is very small and makes washing one's face quite difficult without splashing on the floor - and let's fave it there is lots of room in there for a bigger one. As I say theses are small things but would enhance the already great experience.

    ! There was lots of kitchen appliances and equipment which made cooking so easy! The milk and butter and ice left for us in the fridge was also lovely. The views were stunning from the hot tub and overall we would definitely recommend!

  • "A very good venue in a picturesque rural setting."

    (Not too far from local amenities, restaurants etc). The venue was very clean and well kept with plenty of space for 8 adults. The hot tub is a nice touch with great views of the surrounding landscape. The host was prompt with any communications/updates before our stay and with their local knowledge is very helpful throughout in relation to where to eat, drink and visit if you have time. The picturesque village of Delph has barely changed from its 19th century hey-day, when it’s small mills were at the heart of a thriving community, and today remains an ideal start for walks up the Castleshaw Valley to the Roman Fort, one of a series built on the Roman military road from Chester to York. Delph boasts several village festivals including a charity beer walk and brass band contest! Nearby, the largest of the Saddleworth villages, Uppermill is situated in the valley below Saddleworth Church and is dominated by an impressive viaduct. The architecture of this attractive village is highlighted in the Local Interest Trail leaflets available from the Tourist Information Centre. Saddleworth Museum highlights the history of the area from Roman times and also has an art gallery with changing exhibitions.
